Everybody loves the post that says “I bought a tiny home” and “we won.” We wanted to talk about what that actually looks like when you’re the one sweating in the Texas heat, hauling cinder blocks, coordinating a mover, and cleaning up someone else’s leftover mess so you don’t damage your reputation with the RV park owner.

We walk you through a real tiny home move from start to finish: meeting the mover on-site, pulling dozens of blocks, adding wheels, loading up scrap and old plumbing parts, and getting the home set and leveled at the park. We also share a simple but effective tactic for real estate operators: leveraging your network. When time is tight, we post the job, offer a clear payout, require photos, and buy back hours without losing control of quality.

Then we get into the numbers and the strategy behind this tiny home investing deal. So everyone sees the post that says, you know, I bought a new tiny home. We got a rent to own. We kicked ass. We won. All the stuff, right? But what they don't see is like behind the curtain. And it looks different for everybody, but this is how it looks for me typically.

Meeting The Mover And The Block Grind

So like today I went to Pleasanton, Texas, which is 30 minutes from my park. Met the mover there because the owner needed to meet the mover so they won't move it that we're using. Mover uh charges three grand to disconnect everything, get it up on their truck, move it. Um, pretty pretty freaking cheap for everything they do because then when they get it there, they level it. But here's the back end of how it looked today. So I meet in there, and it's pretty cool because like on these tiny hums, if they don't have wheels already, they um they bring their own wheels. Alright, so the way it looked was there's tons of blocks under there, and that's what they level them on. Well, they'll pick up the back end with the machine, and then we'll pull, I'll help them, we'll pull all the all the blocks out. There's a ton of them, right? Like I I can only fit 40 in my truck, there's probably 70, you know, concrete cinder blocks and and square blocks. But anyways, we're pulling them out as the back end, and then uh, you know, he'll put the wheels and then we'll pick up the front end and take those off. And anyways, he'll get it up on the truck, and they got a machine that's remote controlled, pretty cool. But I had to load my truck up uh with as many blocks as I could. I can only fit 40, and I went and uh I just want to give you the back end of like kind of how this looked, right? And uh he gets it loaded up, and then I load as much crap up as I can. We used to have a hot water heater there, all the plumbing that was cut off, you know, paint, like all the stuff that was left behind. So then I meet him at the park and I help him get all the blocks under and level

Using Facebook Help To Save Time

it and all that. And I make a post on Facebook. I'm like, hey, can somebody take a truck and trailer and get the rest of this stuff for me? I don't feel like making several loads. And of course, like I always post off Facebook, and I got an audience. Luckily, there's a lot of people that volunteered. I was like, I'll give you 200 bucks. Just send me a picture, you know, that you cleaned out that whole space. Because the last thing I want to do is like piss off an RV park owner, too, and like look bad because I bought this from somebody, you know, and and um and then also stack all this stuff behind the tiny home uh in an orderly fashion. Take a picture of that. Here's the lot number. I did a video, like a selfie video, and and do all this, and then send me your cash app or Venmo, and I'll send you the 200 bucks. Thank you so much, right? So, like it's able to help me leverage some time. Um, could I have planned and had somebody do it ahead of time? Yeah, but we have a lot going on. I didn't, so but luckily I have an audience and there's people that want to work and do stuff and have you know equipment and whatever.

Deal Structure Note Assumption And Returns

Here's the structure on this tiny home. So I bought it. Uh I assume the note. The guy owed 10 grand and moved out of town. I assume the note, it's $400 a month. I gave him a grand. The bird dog wholesaler, whatever that told me about it, I gave him a grand. All right. And then now I'll pay $400 a month. Or if I ever want to just pay it off, there's $10,000 owed on it. It's already done. We already have it sold on a rent zone for like $39,000 at uh $9.75 a month. So pretty pretty dang good return. But the back end of this is what I really wanted to explain to you. Uh it took me about three hours, met the mover at 10, get all the crap done, you know, get it there, get all the crap done there. It's about three hours straight. Freaking hot. Um, yes, I could hire more people to do all this stuff, but right now it's me, right? And I usually hire a helper like I did today with the truck and trailer. Once everything's there, I couldn't take enough blocks. So once what they'll do is they'll put, and I keep yawning too. I went to bed late. Uh, I'm a diabetic dog in Shed episode last night. Sorry about that if I'm like a little out of it. But anyways, they'll put blocks um around the perimeter and level it. You need blocks going, center blocks going down the middle of these tiny homes, too, just so over time they don't like buckle and they're a little stable in the middle. Uh, but the movers will generally we don't have enough blocks at first, so they'll generally just do the outside and tell you to put the middle ones later, which we're gonna do. But that's it in a nutshell. That's your tiny home move. So I had somebody bring it to me, right? Hey, this looks like a good deal. Cool, this is what I'll do. And then I told them to do the assumption because they couldn't sell or finance some two, any of the stuff, and then uh, and then I told the owner it's what we'll do, and then you know, I hired them the mover. up early, uh lay on my dog, diabetic episode all night. I had to feed her all night so she wouldn't uh keep crashing her glucose. But, anyways, the they actually this is important. The people that hold the note, the company that holds the note, they were cool that I assumed it was really easy, super simple contract. I don't mind assuming everything doesn't have to be sub to, right? Uh, whatever. There's times and places, but anyway, I assumed it, and then uh there's no fee to assume it, and they actually had preferred uh vendors, which were movers, and if you use their movers, then if anything happens, it's covered. So I was like, Yeah, I use your movers and they were cheap. I paid three grand total flat for everything. Move, you know, disconnect, move, all that. But now I've got to get it connected. So I'm gonna have this guy drop all the stuff off. I took videos of everything so that my team wouldn't know because they're not there. I was like, hey, I put the lockbox on the door, here's the combo. Uh, that's how we show stuff. You know, I was like, here's the electric cord, it's actually nailed to the side of the thing. You're gonna need extension cord. I couldn't get it to fit. Uh, they're bringing the plumbing parts. Can you get a you know, handyman over here to hook up the plumbing, the sewer, all the stuff, right? Um, and they already have it sold on a rent zone. So I was like, go ahead and get everybody over there to do all the crap. Hope this
