Phase Two: Adding 40 More Homes

Craters for roads, a neglected property, and a community that needed real infrastructure, not hype. We’re in South Texas working through a phased mobile home park turnaround, and I’m sharing what phase two actually looks like when you’re serious about scaling: a large raise to bring in 40 more units and move the park from about 40 paying tenants to roughly 80 homes.

The Phase Two Raise Plan

Yo, so we're about to be doing a really big raise for phase two of our South Texas mobile home park. It's uh I say it's 140 units, it's 130 something units. But when we got it, there's like 10 units in there. We've got like 40 paying tenants right now. We have been doing massive electric upgrades, water, sewer, everything. We've been just upgrading the whole place. You know, it's actually mowed now. We've got new signage up, the city's loving us, right? Because we're like abiding by their rules and stuff and making stuff look nice, and it's just pretty awesome. We're gonna be doing a raise, meaning we're gonna raise money um to put 40 more units, all right, in there. So right now we've got 40. That's gonna put us at 80. That's our phase two. Our phase three is obviously the last push, maybe even a three and a half after that. We'll see. I'm gonna try to fill the RV side up with other people's RVs. So I'm thinking this is gonna be a three-phase

project. We're about to be going into phase two, and we just redid. Well, we didn't redo the roads, and I kind of wanted to talk about this. It's like so the roads all over the park, you gotta imagine. I think it's like 20, 25 acres. All right. This place has never been maintained until we got it, right? And there's just craters in the roads, like big ass potholes, stuff like that. So, one of my partners, uh, they do the construction side, the groundworks, they build parks, stuff like that. That's what they do for a living. That's why I partnered with them on this deal. It's a big project, you know. That stuff could get really expensive. I mean, hell, just to like their cost, it was like, you know, 11 grand or something, which somebody else would have charged me three or four times as much just to fill the potholes. That's how many potholes there were. But, you know, we got it all done, and uh, all the potholes are filled. The the tenants are happy because they can drive all around and stuff, and and it's cool. And then, you know, once we get, I think after phase two, we'll probably just redo the roads completely, you know, but we'll see. I want to do that with cash flow because it's gonna be really expensive, but we got to make it look super nice. But I want that extra cash flow. We do these things in phases for this reason.

But it's funny because I saw my partner post the picture, he's super proud. He's like, hey, we spent the whole weekend filling all these potholes, brought my equipment down, got all the material, light it on. Somebody's like, the roads look terrible with a laughing emoji. He's like, bro, like they did so much work, right? Like, what a douchebag. You know, people can be so stupid and like douchey. I mean, it is what it is. Like, you learn to not let things phase you. But anyways, I wanted to I wanted to bring that up for one, is like, you're never gonna make everybody happy. You're gonna always get haters online, but good on my partner for posting the pictures of the work they did. They'll probably get more opportunities because people are like, oh, that dude does work on parks or does construction and they'll probably get some gigs out of it, right? So, like, tell people what you're doing. Who gives a crap about the haters?

The Real Cost Per Pad

Screw, but you know, this was more about me just telling you about the phases of this park and about how we're about to do a raise to uh get 40 more units and what that's gonna look like. I'm not talking about returns or get you to invest or anything like that here. I'm just giving you the full transparent view of how this goes, right? We raised money to purchase the park, which we bought at really good price, like land value, right? And but like we have a lot of work and a lot more money to put into it, and now we're doing a very large raise to buy 40 more units, and you could do the math, you know, all in per spot. I stay around 25,000 per spot, and I'm getting 40 units, right? And that 25,000 includes infrastructure, so that means like it's cash out of pocket. Some of these might be sub to, some of them might be selling finance, some of them might be cash purchases, just all depends, but that's the purchase, uh, cash out of pocket plus the move, the hauling of them, you know, could be anywhere between five and eight grand, usually for us. And like the the hooking up, you know, uh water, sewer, electric, AC units, you know, all the crap adds up. So my budget, and people are like, how the hell do you do that for $25,000 all in? I've got experience, right? I know what I'm doing. Uh, you can too, it's just you you get the reps and you learn what you're doing. So it's expensive when you start out with anything. Like we, you know, we had to spend a lot more money starting out, but I've still stayed at that budget. But I'm getting cheaper and cheaper on that stuff. But point being is I'll

quit rambling. I'm taking you on this journey, and this is what this looks like. So phase one's done. We've got it cleaned up, we've got 40 paying tenants, we've got the potholes filled, we've got infrastructure great, meters on all the units, existing units there. The city loves us, everything's you know, going well. There's always your this and that that comes up. But I mean, for another in a nutshell, phase one went well. So now we're about to go to phase two, and that's gonna be adding 40 more units. So now I've got to find the units, like I sourced them. Uh, I you know, we arrange moving them, installing them, hooking them up, getting them rented, or rent to own rather, most part, because we don't want the maintenance.
