Thinking about a move to a 55 plus community. Join us for an exclusive interview with a top realtor who shares everything you need to know about living in a 55 and over community. Welcome back everyone. Garfield Brown, co-producer back in the studio with licensed realtor Anne-Marie Napolitano. Anne-marie, how are you doing today?

Speaker 3:

I'm fine. How are you?

Speaker 2:

I am well so, anne-marie. Why should anyone live in a 55 and over community?

Speaker 3:

That's a great question. We have many, many people coming to Florida retiring and really looking for a lifestyle. They're at the point in their lives. Some them are working, some of them have retired. Some of them just want to look for a lifestyle with activities, and what's nice is they could do as much or little as they want. They can do things from crafting to pickleball, and most of the communities are gated. Most of them are similar mindsets. People usually are in that same mentality. I feel like it's the fun time in their lives. You know, they've raised the kids and now it's about them them. I'm actually a senior real estate specialist. It's a designation that not all realtors have, and what's nice about that is I work mostly with this age group 55 and older. I do have younger clients, but typically it's my age and older, and what's nice is most of them know what they want and they really want to enjoy life.

Speaker 2:

I mean, I can see how the benefits of it you know being around people around your age, that time of your life being able to enjoy pickleball and whatever it is else to offer. What are some downsides of it?

Speaker 3:

Well, remember the 55 and older communities as an example. My mom moved in a 55 and older community about 55 and she's been there for 20 years. So now she's an older person in the community and they don't do the activities that they did 20 years ago, but they still have the security of their friends and neighbors. You know they're very comfortable in communities like that because they've been there so long. I don't see much downside, you know. I don't see much negative about it.

Speaker 3:

It's really personal and what I'm finding is there's more and more young people retiring, moving from other states. So they want to play pickleball, they want to go to the gym, they want to enjoy the pool. So what's nice is you do as much or a little as you want. So what's nice is you do as much or a little as you want? I met someone yesterday who actually told me that they have a big dog. A lot of those communities have certain sizes or how many dogs, but they do allow service dogs if they're bigger dogs. So but many, many people that age have pets, which is nice, and they typically have dog parks and they even have activities for the dogs. So I love it.

Speaker 2:

And, and you know, when we're moving, the number one thing that comes to mind is expenses, the cost. Is there any financial advantage or tax advantages of living in a 55 and over community?

Speaker 3:

Well, yes, typically if they're a certain age, if they're widows or widowers, there's advantages in your homestead with that. I have a lot of vets or disability disabled people as well that have benefits like that. So there are advantages that way on their taxes. But really nice is with the HOAs. They include your lawn and your gardening and you know things that they don't have to worry about anymore Cable, internet, all that stuff. They're at that point in their age where they want to enjoy life. They don't want to take care of their lawn. So it's nice when you're paying an HOA fee, but in the end if you added everything up, it's a lot of money that you would be saving if you paid it individually.

So I guess the bottom line is if you're 54 and a half and you're going to be 55 in a little bit, this is an option you definitely need to explore. Love it, Anne-Marie. You have a wonderful rest of the day.
