Speaker 2:Thinking about showing your home. Get ready for an eye-opening chat with a licensed realtor from Keller Williams. Welcome back everyone. This is Garfield Bowen, co-host, slash producer, back in the studio with licensed realtor Anne-Marie Napolitano. Anne-marie, how are you doing today?
Speaker 3:Great Garfield. How are you?
Speaker 2:I am well. So, anne-marie, tell me what can I expect when showing my home?
Speaker 3:Well, there's a lot of details that you want to prepare your clients for. The first thing is, when we meet with them, I actually walk through each room and give them ideas about cluttering cleaning, about cluttering cleaning, and with that it makes it easier once we're actually having showings. But one of the big things is staging the house and you don't have to go and spend a fortune on that. I can help you with reorganizing, moving furniture a little bit, taking things out of the room to make the house look better. Remember, you live there and it's comfortable, but it's not always showcase ready for showings.
Speaker 2:Okay, let's talk a little about first impressions. Okay, now you're the expert here. What things does buyer notice first when they walk into a home?
Speaker 3:Well, I guess the first thing is the curb appeal. So when you drive up you want to make sure that the house shows well, your gardening is in order, there is no dirt all over your driveway. You know, usually we recommend powder washing, a little bit of landscaping to clean up. But first impressions go a long way with that picture outside and when they first pull up. The other thing is when they walk into the house. The most important thing you could do to a house is the cleanliness of a house, and sometimes we don't clean deeply as a buyer looks. So a lot of times we hire a cleaning person to come and clean and to me that's the first thing that they notice.
Speaker 2:Okay, let's talk about some common mistakes. What are some of the common mistakes that people make when showing a home and how can they avoid them?
Speaker 3:Probably, decluttering is probably one of the biggest things, because they have a lot of their family pictures and precious things that they've collected over the years. It's best that they start packing that stuff and organizing that stuff to be put away, because a buyer will look at a house and picture their own things. So that's one of the biggest things declutter, whether it's your kitchen, a bedroom, usually a bathroom, you know putting all the shampoos and all those things away that usually helps.
Speaker 2:I guess somebody who's used to clutter wouldn't really notice that. Huh, correct, let's lighten it up a little bit. I want you to share a funny story of something happened, unexpected, while you're showing a home that we can all learn from.
Speaker 3:Oh, probably the most recent thing that happened was my sellers had cameras in the house and I would always find out the details of the agent showing the house and sometimes agents don't all act professional. Let's say, okay, and this gentleman was very shocked Well, I don't even know how to say this Garfield, he actually was upset because my client told me that he left the door open. So when he went back to lock the door after I called him, he actually I can't believe I'm saying this he actually shot a birdie to the sellers.
Speaker 2:Wow.
Speaker 3:I've never, ever had a situation. He was mad that they told him that he forgot the door open and it was quite unethical. And we still laugh about it, but that's not something you do.
Speaker 2:I take it he knew the camera was rolling.
Speaker 3:He knew after I told him that he left the door open, he'd go.
