Anne-marie Napolitano shares insight on how the influx of seasonal residents affects everything from home prices to competition among buyers and sellers. Hi Garfield, it's going great. It's going great. We're getting ready for a new season in Port St Lucie and Florida.

Speaker 2:

So, Anne-Marie, with the snowbirds returning and the busy season starting, how does this time of the year impact the real estate market in Florida?

Speaker 3:

It's funny because we can almost time it. Usually they start arriving about the second week of January and we start getting busier with our open houses and our buyers calling us, and the last weekend I already had several calls for houses and it's exciting because we had a slow last quarter and last season it was a very mild winter up north so we didn't have as many buyers as we normally do. So we're definitely excited when we see that snow up north and the snowbirds hitting Florida.

Speaker 2:

Yeah, my brother was just down. He says it's cold.

Speaker 3:

It's good when it's cold for us.

Speaker 2:

Yeah, it's cold. So how does the increased demand during this season influx? How does it affect prices and inventory levels?

Speaker 3:

Well, typically a lot of people don't put their homes on the market until the season because they want the availability for the snowbirds to see the house and just start up with the listing when we start coming, even if they're here for renting or if they're here for just a visit. A lot of people are seasonal here that now have turned to full-time residents or want to be here more, so they're buying bigger houses or they're downsizing or they're keeping Florida in their lives. But that's when the buyers affect our market.

Speaker 2:

So what advice do you have for buyers looking to compete in this crowded market space?

Speaker 3:

and insured, who knows what they're doing, and try to work with that realtor, because typically they may pop into open houses or they may go into new construction and they don't really know what all the facts are. If they have a licensed realtor who shows them the ropes and educates them a little, it's much better.

Speaker 2:

So are there specific property types that become more popular during this time of year.

Speaker 3:

Well, I think it's a lot of communities Like. I'm in a golf community and that's real popular because the golfers come, a lot of our voters come at this time. But I really believe all Florida gets affected and whether you're in a community or not, we see activity from now to probably April, the end of April, early May.

So, anne-marie, when the snowbirds leave, do they take this market frenzy with them, or do they just leave us with chaos?

Speaker 3:

No, no, no, Usually we've sold a lot of houses, which is great, but also when summer starts, that's when people that have families, usually they start looking because they want to buy a house before school starts. So we have different seasons. But no, it's great because we meet new people and it's exciting.

Speaker 2:

Yeah, the snowbirds, everyone loves it, the whole business community loves them.

Speaker 3:

Yeah, they bring some money to our county.

Speaker 2:

Definitely.

Speaker 3:

And we're the fastest growing city in the United States. We have the houses, we just need them.
