Why relying especially in today's market on closing is risky? You see, real estate is a cycle. There are market shifts, there are interest rate spikes, there are times where people don't want to buy and people don't want to sell because of their interest rates. There's also seasonality that can all impact your closing or your business. So when that is the only source of your income, you become a little bit vulnerable and I see it stress out agents all the time.
And as a CEO, your job isn't just to sell, it's to build revenue stability. That means active income, leveraged income, or passive income. The more balanced your income portfolio, the more freedom stability you have.
Welcome back to The Raquel Show. This show is for entrepreneurs who want to play bigger in business and in life. And today's episode is episode number five in our six part series, the agent CEO system, build your empire, live your legacy. And in episode one through four, we tackled the three biggest traps that keep agents stuck today. The commission roller coaster, the hustle addiction, and the no leverage.
We've covered how to fix each one. And now we're moving into expansion. One of my fun favorite parts today, I'm going to show you how you can create multiple streams of income in your business. So you're not a hundred percent dependent on closings to pay the bills. But here's the truth. Closings will have its ups and downs, especially with the market sometimes. But when you have other revenue pillars, you can grow your empire without riding the wave of uncertainty.
So why relying especially in today's market on closing is risky? You see, real estate is a cycle. There are market shifts, there are interest rate spikes, there are times where people don't want to buy and people don't want to sell because of their interest rates. There's also seasonality that can all impact your closing or your business. So when that is the only source of your income, you become a little bit vulnerable and I see it stress out agents all the time.
So I remember when we had the market slow down in my earlier years, it was the recession and I was still working hard, but the deals were taking longer to close or there were more cancellation and some never just made it to the closing table. That's when I made the decision that I will never rely on one income stream again.
And as a CEO, your job isn't just to sell, it's to build revenue stability. That means active income, leveraged income, or passive income. The more balanced your income portfolio, the more freedom stability you have.
So Raquel, what the heck is active income in real estate? That means your closings and your sales. What is leverage income? That could be referral fees if you built an awesome agent referral, or you have team splits, or you are a mentor because there are teams and there are brokerages that will hire mentors for your expertise so that you can help newer agents that have never been in the business.
And then there's passive income, which is investments, rev shares, especially with these cloud brokerage and rentals. So, those are the breakdown is either have active income, leveraged income or passive income.
So revenue pillar number one, team splits or referral splits. If you're generating more leads than you can handle, there's opportunity for leveraged income. One of our private clients had built a small team of just two buyer agents that she constantly sends deals to.
And every deal that has closed has added to her income because it's out of the area without her personally handling every single client. If you don't want to build a team, you can create a referral network and earn 25 to 30 % on your deals that you pass on to other agents. And believe it or not, this is becoming more and more popular in today's market. This is why I say you can build a really big business without having a massive team and all the headache and risk.
Revenue pillar number two is vendor partnerships, lenders, title companies, home inspectors, stagers, any strategic alliance, builders. These are all partners who benefit from your business or people that are agents that are in different markets that have relocation referrals for you. Now we're not talking about anything unethical or respa violations, so check with your broker like I always say, but you can create co-marketing partnerships. You can do joint ventures, events. You can bundle services or packages that benefit everyone. And I'm gonna give you guys a little secret tip. Back in the days, you had to be a team to actually have some JV partnerships, whether it was title or mortgage. Today, I have clients that don't have a team that are solo producers that actually have a vested interest in a title company today. reach out to me if you want to know about some of those opportunities
And revenue pillar number three is real estate investments. This one is one that every single real estate agents should be taking advantage of. If you're in real estate and not owning real estate, you are missing the biggest wealth building opportunity of it all.
So I want you to start small. Maybe you might have to partner with somebody, but buy a single rental property or do a flip with a trusted contractor. You are seeing deals over and over and over, or you can house hack today. There are so many different ways where you can actually build real estate investments or start to build a portfolio. Believe it or not, my first investment was so scary.
It was right after my first year. I couldn't even afford California. I had to go to Las Vegas, Nevada, and I had bought two properties in one day and I put $1,000 down. I did it because a mentor told me, and had that mentor never tell me I would have never started building a real estate portfolio. I remember being worried about what if the tenant doesn't pay? What about the repairs? But today, the property. And that property, those two particular properties have paid for itself and has helped me gain equity in other properties.
So the next revenue pillar is education or digital products. I know you guys are seeing it out there and we are going to be partnering with some of the agents that have a system that want to put digital products together.
So if you're an experience agent, have knowledge that others would pay for. I would think about, could you actually put it into a digital course or a product? Could you have your buyer system or your seller system? Is there something that you do that is unique? Could you actually sell some of your relocation designs or listing presentation or buyer presentation? Cause they look so pretty. This creates an asset that you can sell repeatedly without extra hours each time. So imagine your commission.
And then revenue pillar number five, which some of you guys might know about, but these cloud brokerages are offering rev share for anybody that you refer to the company. And I'll tell you, it has been the biggest game changer for a lot of our clients. Not only have they recruited people to their team, people not on their team. And I have clients today that are making well over seven figures in rev share.
Even myself who started really late three years ago, I'll tell you, our rev share today outperforms a lot of our rentals as far as cashflow. So imagine your commission income as just one part of your revenue, not the whole picture. Imagine months where closings are slow, but you still have income from rentals, from rev share, from referral deals and other income streams flowing in.
That's how you build not just income, but you build wealth and inside of the agent CEO accelerator, we help you identify and set up your next revenue pillar so that building a business not only funds your lifestyle, but it also funds your legacy. So how can I just simply invite people to different events and change their life? Or it might be a small digital offer. Just take one step in diversifying your income.
