How Top Agents Build Momentum While Others Slow Down
Use Left/Right to seek, Home/End to jump to start or end. Hold shift to jump forward or backward.
In this episode, I’m pulling back the curtain on one of the biggest misconceptions in real estate and entrepreneurship: Q4 isn’t slow—it's strategic. I’ll walk you through why the moves you make in November determine the momentum you feel in January… and why top agents treat this season as their secret advantage instead of a time to coast.
I’m sharing the honest lessons I learned the hard way early in my career—when I believed the “holiday slowdown” myth and started every new year from zero. And I’ll show you exactly how the top 10% create separation season, re-engage their database with intention, clean up their pipelines like CEOs, and use simple systems to build more momentum in four weeks than most build in four months.
If you're ready to finish the year with intention instead of excuses, this episode is your blueprint.
✨ Things I Cover in This Episode:
- Why January momentum starts in November
- How top agents actually use Q4 to separate from the pack
- The “relationship equity” framework to reconnect with your database
- CEO-level pipeline prep (including the 5 buckets system)
- A simple 3-2-1 weekly rhythm to drive revenue and visibility
- What NOT to believe about the holiday season
- The November decision that sets up a powerful Q1

Here's what top agents understand. Q4 isn't slow. It's strategic. It's your last quarter. This season is about planting seeds that could bloom in January, February, or even March. This is when you actually reconnect with your database. You could also reengage your leads. Then you can lock in your systems that make next year even smoother. And you could build your pipeline. Even if you think no one is buying or selling today. There is no break. It comes from the moves you make right now. January momentum starts in November.
Welcome to The Raquel Show. This show is for entrepreneurs who want to play bigger in business and in life. And today's episode is your friendly but direct reminder that November is not the time to coast.
You know, while most agents are winding down the top 10 % and guess what they're doing. They are winding up my top clients. I coach there in what I call separation season. This is a moment where momentum gets created and I'm going to show you exactly how to use these last few weeks of the year to set up a stronger, smarter Q1 and not start from zero.
So if you're someone who wants to finish the year with intention, not excuses, this one is for you. So let's dive in. Let's really talk about what's happening in Q4. You start to hear things like everyone is already checked out. Raquel, no one is buying or selling right now. I will just start fresh in January or I'm just gonna work on my business plan.
People are too distracted by the holidays to talk about real estate. Does this sound familiar? Have you heard any of these? That mindset, that's how the average agents think. It's also how average agents stay average. And now here's the truth. Yes, people may get distracted.
Yes, you might not think of instant results, but here's what top agents understand. Q4 isn't slow, it's strategic. It's your last quarter. This season is about planting seeds that could bloom in January, February, or even March. This is when you actually reconnect with your database because it is so easy to reconnect in Q4 because of the holidays.
You could also re-engage your leads that ghosted you this year, and then you can lock in your systems that make next year even smoother. And you could build your pipeline. Even if you think no one is buying or selling today. You know what top producers know today is that momentum doesn't come from like the calendar flip or the calendar switch of like, Hey, it's December 31st and January. Ta-da. It's a new year, right? There is no break. It comes from the moves you make right now. So let me say that again, because someone actually needs to hear it.
January momentum starts in November. Let me get real with you for a second. Earlier in my career, I coasted into the holidays too, because I bought into the idea, it's the holidays. Let me take the last two weeks off. Nobody's buying. I believe the hype that it was a slow season so that I can enjoy my time with family and friends. I let my foot off the gas and I didn't follow up.
I didn't prospect. I didn't touch my systems. I told myself, I'll just reset in January since this year was just a little crazy. And guess what happened? January came and it was crickets, no listings, no leads, no pipelines. And the worst of it all, no momentum. I actually felt behind on January 1st and I was starting the year from scratch and boy, was it painful.
That was a moment when I decided never ever again, Raquel, never again would I let my calendar decide my growth. Never again would I put my goals on pause for the sake of, let's take it easy during the holidays because success doesn't take holidays. And if you want a business that supports your life, you need to stop treating your business like a seasonal hobby. And I'm not saying don't spend time with family or friends during the holidays.
It's just, have to be intentional and we have to be purposeful. So Q4 became my setup season. It's where I created the space where I built a refine the systems or sowed the seeds that bloomed in Q1. I believe it now more than ever, there were times that I showed properties on Thanksgiving and Christmas Eve because agents were not picking up their phone.
And I believe it was the easiest offers to write or even get accepted. And that shift, I'll tell you, it changed everything. And my kids still got to enjoy Christmas. It's no different. I'll tell you, it's no different than when I was growing up and my mom was a nurse and she had to work a double shift on Christmas or Christmas Eve or Thanksgiving. And we just adjusted. We never looked at work as a bad thing. We just knew that it was a responsibility and a commitment.
And we will adjust. So now let's talk about what the top 10 % of agents are doing right now in the separation season, not in January right now.
These aren't just cute tips, they're revenue moves. So let's break it down.
Number one is re-engage with intention. You've got gold in your phone, gold in your CRM, gold in your DMS, gold on social media, on your Facebook, on your TikTok, on your Instagram, on your YouTube, you've got people on there that are watching you. But most of it is getting untouched. Right now it's time to reconnect, not to sell, but to serve and to rebuild trust. Here's what that could look like.
Hey, Bryce, hey Brad, I just wanted to check in. How's your year been? I was thinking about you, anything that I could do to support you with - before the end of the year ends. What's the family doing for the holidays? You can go into the Ford method, family occupation, recreation, or dreams. You can ask them those different questions. That's a great framework or by the way, if you have a question or need help when it comes to real estate, I'm just a quick text away.
I want to wish you and the family happy holidays, whatever the heck it is. It's that relationship deposit. It's that touch. It's like, I thought about you. This is about relationship equity. You're not pitching, you're just planting and you're showing up when everybody else disappears. And let me tell you, people notice that. So come January, guess who gets the call? Not the agent that disappeared, but the one who stayed in relationship.
Number two is prep your pipeline like a CEO. So you don't need 200 leads. You need a clean, clear system for the leads that you already have. Now here's how I want you to think about it. I want you to segment your list into five buckets, 10 and rate all of your leads on a scale of one to 10, actually probably like five to 10. 10 is your ready now buyers and sellers that they could list their property at any given moment or they could write an offer at any given moment. Nines are ready in 30 days, eights are ready in 60 days, sevens are ready in 90 days, and then the rest is they just need nurturing. And your goal is to try to move them up a number so that they get closer to that 10.
Now, what's your follow-up system for each of those? Do you have a clear schedule? Are you using reminders or automation? Are you adding value? Are you just checking in? This is where CEOs separate from the hustlers. It's not about how many hours you work. It's about who you're moving through the pipeline and how consistently a real pipeline equals real peace. Because when you wake up every day, knowing exactly who you need to talk to and what to say, that's freedom. My friend.
Now, number three is repurpose and don't reinvent. That's a big one. A lot of agents go silent because they feel like they have nothing new to post. Let me save you some stress.
You don't need to create, you actually could repurpose right now. It's the best time to reshare past testimonials, highlight your favorite client moments from 2025 post a year in review carousel, or since it's November, be grateful for all these moments. It's gratitude month. Share a quick video on what you're grateful for in the business feature, even a local business or a nonprofit that you're thankful for.
This builds connection, credibility and visibility. And if you do it with intention, you stay top of mind through the holidays without burning out. Now let's talk about a plug and play system for the rest of November and December. It's your simple weekly system. So every week do this three revenue generating activities. want that to be calls, DMs, open houses, lead follow ups, being proactive. Number two is two personal touches. Thank you, tax, birthday messages, client check-ins, your nurture follow up, and then one visibility play. That could be a story, a post, a newsletter, a blog, a quick reel or a video. Just keep it simple. Three, two, Again, three revenue generating activities, two personal touches and one visibility play.
That's it. That's a rhythm. And if you commit to it, even for four weeks, you'll finish the year with way more momentum than most agents will start with. And then last but not least is your challenge of the week. Here's what I will say. Don't go quiet. Don't disappear. Don't start the year from zero. Instead, ask yourself, what can I clean up this week? Who could I reconnect with today? And then what simple win?
Can I stack before Thanksgiving hits? Because it isn't about working harder. It's about working wiser. And if you want Q1 to be your breakout season, Q4 is where it starts. You don't need more leads. You need better systems. You don't need a New Year's resolution. You need a November decision.
And if this episode gave you a little bit of clarity or lit a fire in you, I want you to screenshot it and tag me on Instagram at @itsraquelq.
