Dwan Bent-Twyford:Today we're going to talk about the four steps to buying your first rental. All right, everybody wants to own rentals. I find that a lot People are like I want to have a rental. I want to have a rental, I have experience. What do I do? So I'm going to give you the first four steps and then I have already done a lot of podcasts in the past talking about rentals. So I'm going to suggest that you go back and listen to some of them, and I'll be doing some live YouTubes and on those we can talk about specific topics, like, if I'm talking about rental or whatever we're talking about, we can talk about things like that. But the first thing I'm going to suggest for you for buying your first rental is I would like to see you work with a homeowner that's in foreclosure. Now, I know a lot of people are like, oh, I'm going to buy from the MLS, you know whatever. But you know me, I've done over 2,000 deals over the last 30, 2, 3, 4, 5 years and I always still like to try to work with a homeowner when it's possible.
Dwan Bent-Twyford:The homeowners are in trouble. They need help. Once it's gone through the foreclosure process, it's back over at the bank it's bank owned. That's not really the same as a foreclosure, because the foreclosure is where you'd be helping a homeowner that's in distress. Now one where do I find the homeowners? Just go on to your county courthouse All the counties pretty much in the United States at this point. Just go in, type in foreclosures or sale dates, or foreclosure sheriff's sales, trustee's sales I'm not sure how it will come up in your county, but you can find usually the foreclosure or the sale date. Just print those out. You can talk to people, you can door knock, you can mail letters. Honestly, right now I find almost everybody on Facebook. So you see they're in trouble. Just direct message them on Facebook. Like literally everyone's on social media, so you can find everyone.
Dwan Bent-Twyford:So find a rental, now a rental. What do you want in a rental? Well, three beds should be your minimum. I mean, I have had some two ones and some two, twos, but you're really limiting the amount of people that you can rent to. So I'm a fan of three beds, two baths, four beds, two baths, but someone might not have enough family for four beds. So a three bed, two baths. Four beds, two baths, but someone might not have enough family for four beds. So a three-bed, two-bath, solid.
Dwan Bent-Twyford:Now, I'm not saying you can't do multifamily. I'm not saying you can't do duplexes. I'm not saying you can't do commercial. Let's just start off with the basic. Right out of the gate, you're buying your first rental. What are you going to do? First, find a single family home, get a three bed, two bath from the simple closure One, two, spend a minute and inspect the property, and by inspect I mean go through everything the air conditioning, does it have a well, does it have septic, does it have a furnace, what's the electrical, what's the roof? You can hire a home inspector, a home inspector, and really really go through and check out everything so that, if you don't know what things are or what things cost or how to fix things, make sure you know what it is actually that you're buying. And because you're going to have maintenance on all of your rentals.
Dwan Bent-Twyford:Now the next thing is you have to arrange your financing right. Well, Dwan, I don't know what to do. Well, if you have credit, you can certainly buy your first rental just straight from the bank. I mean, it's not a bad thing to do as long as you have down payment money and stuff like that. If it's a homeowner in trouble, you might be able to take over their payment, which is my favorite thing. Or if you belong to a local REIA group Real Estate Investors Association you could go to the REIA and find out if anybody has any money they would lend you short term, like a year, so you can buy the rental. You can get the financing from private money a hard money, lender or private money. Then in 12 months you can refinance it and get a lower interest rate and all the things like that. So get your financing lined up and then when you do get your first rental, take the time really to find a good tenant.
Dwan Bent-Twyford:Now, if I have a rental that becomes available in, say, the summer, instead of signing a one-year rental agreement to where it becomes available next summer, I'll offer a small and maybe a small discount, like just 25 bucks a month if they'll sign for 18 months, because then let's just say it's June and it's going to come due in June of next year, where everybody moves in the summer. So if I can make my lease come due july, august, october, november, december see, if I can make it come due in december, I have a better chance of them signing another lease, because people don't want to move in the winter, people don't want to move over their christmas holiday if they have kids. A lot of people like to just vacation and go do other things, so I like to try to always make my rental agreements come due in the winter. So offer a discount, even if it's 20, 25 bucks a month, a small discount for them or some kind of a signing bonus. Hey, when you move in, I'll give you a 200 and gift cards or just something, something to try to get them to go for 18 months. The longer leaves, the less likely to have tennis constantly moving. So I know those are fast and those were brief, but you got to start somewhere, ok.
