We are in season five, season five, season five can you believe it? Season five? It's hard to believe. For five years I've been podcasting. It's like I don't even know where the time goes. It's 2024 this year, so I don't even know where that's gone. But here we are today and remember to find me on all the social medias and all the stuff.

Dwan Bent-Twyford:

All right, now these are some things that are happening and that are going to happen Right now. This year it is an election year, so anytime there's an election year, people get a little sketchy about the market. Is there going to be a Democrat in office? Is there going to be a Republican? Is there going to be an independent? Even we have a solid RFK. Is it solid Independent? You don't know. So people are always worried about investing because if person a gets elected, well, I'm just gonna say, if I'm democrat, the whole world's gonna be on fire. If trump gets elected, everyone's going to prosper again, like we did before. Now should you be of the democratic mindset. I love you anyway and don't hold it against me, but you have to admit the world's on fire right now. Okay, we need somebody else, somebody else running this country. The election year is going to make a difference.

Dwan Bent-Twyford:

Another thing is the open borders are making states, border-type states, even states like California in place and sanctuary cities. The open border with millions and millions of people pouring in are making cities like that unsafe. So what's happening is people are boarding up their businesses, people are moving. A lot of people are moving right now to Tennessee. People are moving. They were moving to Texas. A lot of people are moving to Oklahoma. They're moving to a lot of random places and because of the borders, I meanifornia is a it is a dumpster buyer still and everything along the border. Everybody's coming in. I mean, even in colorado we're getting a lot of um of the illegal immigrants and things, and I have nothing against illegal immigrants like listen, if you want to come to this country and go through and do the paperwork, god love you, come on in, man, come on in. We do the paperwork. God love you, come on in, man, come on in, we're here.

Dwan Bent-Twyford:

That when you have millions of people pouring in, it has to affect things. So sanctuary cities are going broke, they go broke. Then the housing market goes down and people don't want to buy there because of the crisis and the drugs that come in with it and all the things like that. So whether you agree with open the borders for the world or close the borders for the world, it doesn't make any difference. The reality is, all the sanctuary cities are suffering. Denver is a sanctuary city.

Dwan Bent-Twyford:

I'm from Colorado. Denver is my city. I live right up in those mountains right there and I'm telling you, downtown Denver, half of it's boarded up again. It's a mess. It looks like a ghost town. Property values are not the same. They don't rise when there's all these trouble and all these problems. So if you live in, on or around a sanctuary city, you know what I'm talking about. And if you live in a city that's not a sanctuary city, your property values are probably doing fine. Your interest rates are okay. Your housing markets are stable, if not rising, because people are fleeing here to live over there. t

Dwan Bent-Twyford:

So this is a time to pay attention to what is happening. If you do decide to invest or buy properties or anything right now, that would require you to have to get, uh, an interest rate or, excuse me, um, I'm watching that frog down with wine. Or, honestly, I'm in Iowa and my sinus has been insane. So there's a lot of planting going on right now A lot of flowers, a lot of cornfields, a lot of stuff, and I think my sinuses are blowing up on me. But you know what, it's all good, doesn't matter, I'm still here for you. So let's just say you do want to buy even just a house. Like, forget about investing, you just want to buy a house. Interest rates are too high. You know what? Buy the house Now, anyway, get a fixed rate, always get a fixed rate, always, always, always get a fixed rate. Get ir and in two or three years, when the interest rates come down, just refinance for a lower rate. Don't not buy a house or not invest because of what the market is doing. There's always good deals in good markets and bad markets. There's good deals in crashes versus non-crashes. There's good deals in high interest rate versus low. It doesn't make a difference if it's a good deal. You want to buy a house for yourself, a house to invest in, whatever it is. If the numbers work, forget about the interest rate, because you can refinance that in a couple of years and get a lower rate when they come back down. But again, when markets are volatile like they are right now, always get a fixed rate because we really don't know what's going to happen. So is there going to be a housing market crash Partially Sanctuary cities are struggling. The crime is so rampant

Dwan Bent-Twyford:

. Nobody wants to move their family and their kids into a place where they just let people out of jail for all these terrible crimes. People just don't want that. So, regardless how where you vote, regardless of where you are on the spectrum, it really doesn't make any difference. The facts are still the facts. Close the border, up your cities, get yourselves under control and the housing markets in your area will go back up. And for the other areas, I mean people are moving into red states versus blue states. If you're going to buy rentals, buy rentals in a red state because red states are landlord friendly. Blue states are tenant friendly Doesn't mean you have to be a crappy landlord or a crappy tenant. That's just the facts of the state. So as you're moving forward, you're like, hey, I would like to know about the housing market

Dwan Bent-Twyford:

. Pay attention to the red states versus the blue states. Again, doesn't matter how you vote. I don't really care how you vote, I don't care at all. How you vote doesn't makes no difference in my life. I still go on, I do my business, I make money, I teach people how to make money, I teach you. I I keep working, I keep doing my job, so it makes no difference. So, but for you, if you're buying like your first little thing, or you're wanting to buy a house, or you're wanting to move, just look at I got A

my alarm back Cruise music. I can't wait to go on a cruise. It's not quite cleared for traveling out of the country just yet, but we're like that close. So just pay attention to the big things. Pay attention to election years, pay attention to all the trials and crap going on. Pay attention to the sanctuary cities. Pay attention to the people fleeing here and going there. Wherever they're going, those markets are going to skyrocket. Wherever they're leaving, it's going to drop. Does that mean you go in and invest? Maybe? I invest all the time everywhere, anywhere. I don't really care what's clean you re the market, because when you know how to be a good investor, a crash doesn't make any difference to you all.
