This podcast is as much a journal of my own real estate journey as it is a way to try to help other agents. 

For 2019 I had set some pretty lofty goals for myself professionally.  I set 2 goals.  I wanted to sell 40+ homes AND I wanted to grow my own team of local agents. 

I realized quickly that January and February 2019 were going to be slow as they have been in the past years.  I was already behind the pace I would need to reach my goals.  This IS the year I breakthrough!!!  I can't fail already. 

My big speed bump or hurdle was the expense of lead generation.  You see, in order to hit my production goals, I need more leads.  AND in order to be able to provide for agents on my team, I would need...you got it...MORE LEADS!

Facebook Ads, Google Ads, Zillow Ads etc all cost money! 

Then when you get a heavy enough flow of leads coming in you need to make sure they are handled effectively to ensure conversion.  Our friend David Tal from Agentology just mentioned a story about a top team in California that realized that 75% of their Zillow leads that bought a house, used a different brokerage because they were not following up with their leads effectively.

So I needed MORE leads, and I needed LEVERAGE to ensure the leads were being handled correctly to maximize my ROI.

A friend had reached out a few months ago asking about the beach market in my area.  I thought nothing of it at the time but in recent weeks, I had seen posts and chatter about a new team forming HOMES + CITY and HOMES + BEACH.

I reached out and talked to the team leader, asked all of my questions, did my "due diligence" lol.  Then I reached out to my coach and bounced the idea off of him.  With Coach's blessing I accepted the offer to join the team.

The team has the lead gen systems already in place.  Support and coaching is in place.  I know am already receiving a flow of leads that feels like it will definitely allow me to hit my goals, and without that concern, I have bought back time to focus on maximizing my conversion.  I also now have a brand and team that I can leverage to attract other agents and grow my local team to work with me.  Its a win-win for me.

Teams are becoming to the new brokerage if you will.  A brokerage within a brokerage.  Now teams may not be for everyone.  Some people were just meant to be lone wolves lol.  I for one am already enjoying the "esprit de corps" if you will, of having a team around me.

agent podcast. I'm your host, Rick Gonzalez, Aka Ricky G. For those of you who are tuning in for the first time, i'll tell you a little bit about myself. Again, my name is Rick Gonzalez. I am a realtor with exp realty. I'm down here on the Emerald coast, so that's the northwest coast of Florida on the Gulf of Mexico. I have been in real estate for, this is my ninth year. So I started the podcast about eight weeks ago, right before Christmas to help new and struggling agents achieve the level of success that they wanted to achieve before they got their license. So today there is no guest. It's just us, a little intimate fireside chat, if you would, although it's raining outside and not very warm. So Florida is letting me down today. But I'm not going to complain because I know some of you guys are up north and it's still cold as shit up there. So I'm gonna take my warm rain and I'm going to be happy. So let's get right into it. So today's show, um, again, this is just gonna be me and you talking about something that's going on in my personal business right now. And, uh, that is the fact that I just joined a team. So for the last two and a half years since I joined exp realty, I've been a solo agent and you know, been doing fine. Bills are paid. Uh, you know, we're, we're, we're doing okay. Um, but you know, remember, I'm not doing this podcast to help you be okay. Um, and you know, I've got some goals. So my goals this year, in 2019, we're to have 40 closed transactions. So help 40 families achieve their goal of home ownership or someone at home and moving on to the next chapter. I also wanted to grow my own team. I didn't know what I was going to call it yet. I haven't gotten that far, but I know that I enjoy helping people like I'm doing with the podcast. I enjoy mentoring and coaching and just helping people. It's like my thing, I'm just wired where I want to help people. So I wanted to grow a team and have agents that I could help personally. Um, the problem with that is, is that, you know, when you grow a team, you've got to be the rainmaker. I mean, you've got to be mom and dad and, and feed the kids. So, you know, that costs money. Um, and, and I'm just not at that level yet. And so it was becoming very clear. As we hit the end of February that, uh, you know, I'm tracking slightly behind where I need to be and I'm not in a place where I think that by the end of the year I would have a team. So, you know, I did the next best thing. I reached out to a friend of mine who's also with exp realty over in New Orleans, Nawlins. And um, you know, I've been watching for a few months. They've, they've grown a team over there, um, called "homes and city" and, uh, got a kick ass logo. Um, I see they're doing some, some big things and, um, I just reached out to see you know, what's going on. Um, and I'm really, really glad I did because turns out they were itching to branch out and start the "homes and beach team", um, as you know, kind of like a sister team to the homes and city. So they got the two different brands. Um, and uh, and they're branching out. They've got a big, big, big goals this year to branch out all across the country in all the major cities, all the big beaches. Um, and so luckily enough for me, I reached out of the right time and I get to be the first agent on the "homes and beach team", uh, starting here along the beaches of Destin and a scenic hwy 30a in centers of each of the two big beaches in my market. If you don't know much about the area. So, um, squirrel, uh, you know, to, just to give you an idea, if you've seen the movie, the Truman show that was filmed in a little town called seaside, which is on scenic highway 30a. So it's like, I think it's 13 miles of blue wave certified beaches. I mean, really pretty ass beaches. Um, you know, gorgeous emerald green water, white sand, white, white sand. Um, and, uh, so anyways, I digress. So I'm the first agent on the, uh, on the "homes and beach team". Uh, we are going to be targeting the entire beach up and down the area. So I am going to be actively look into to bolster the homes and beach team by bringing on more agents as quickly as possible. And, uh, and the team leader Anthony is going to be doing his thing and sending us as many leads as possible. So this is, you know, super exciting for me because now I don't have to spend all of my own money on lead generation. Um, I don't have to really build a value proposition for my own team in order to attract other agents. It's already built. So Anthony has done all the heavy lifting, all the leg work, and really positioned me well to completely crush all the goals I had set for myself and with very minimal loss on my part. Um, so it's, it's very, it's an acceptable loss as far as everything I've looked at. Um, and obviously by that I'm just talking about the team split that I would have to pay that I didn't pay before, but again, 100% of nothing is nothing. So I'm very excited. Um, again, the logos are kick ass. If you haven't seen them go to my Facebook page, you'll see them. Um, they got like the old VW bug with a surfboard, um, which it just looks cool. So can't wait to, uh, to work with my design team and get that sounds great, design team, I don't have my own design team. I'm not that fancy. I just have a local design company that I work with. Um, and uh, you know, Chelsea at eloquent signs and her team are fantastic, so I can't wait to give them this logo and, and see what they come back with for some, uh, you know, for sale signs and everything I think is going to look fricking awesome! Um, so, so yeah, so that's what's going on with me guys. I joined the team. Um, you know, I don't want to say I've been anti team, I've had some bad experiences on teams in the past. So I will say that, you know, if you're listening to this and you're like, yeah, I want to join a team like Rick...Kind of pump the brakes real quick, do your homework, make sure that whoever's running the team is, is really someone that you kind of Mesh with. Um, and uh, and you know, take a beat, read through the documents, asked tons of questions, talk to, you know, trusted advisors. You know, like I said, I reached out to my coach and, and, and explained like what I was doing, why I was doing it and he agreed. He thinks it's a great idea. Um, so just, you know, make sure you do your due diligence, you know, hopefully you do your due diligence for your clients. So definitely make sure you do it for yourself. Um, but yeah, I mean teams are, and I've heard it, if you're in the same Facebook groups and on social media like me, you've probably heard it a bunch, that teams are the future of real estate. You know, it's, it's a little mini brokerage inside of a brokerage. So, um, so the, I don't think they're going anywhere. Just make sure that if, if you are thinking about joining a team that is the right team for you, that you know, your goals are aligned, that the team is going to be working for you. You know, that, that's the whole point of a team and a team leader is, you know, educate, train, motivate, provide the leads. Their job is to help you hit your goals. And in doing so they hit theirs, um, you know, don't, don't join a team where, where it feels like you are an employee of theirs and they're just cracking the whip. I mean, that's, that's not a good situation and yeah, don't do that. Um, so yeah. So if, if any of you guys have a question, if you've been thinking about joining a team and, and you know, this is really kind of making you want to do it, but you want to, you know, chat and talk it over, reach out, happy to jump on the phone with you, you know, chat about it for a few minutes, kind of give you a little bit more detail as far as you know, what's going on with, with me in this team. Um, and see if there's a team that you know, that you've been talking to or, or kind of watching, uh, that you think might be a good fit. Um, so with that in mind, I'm going to keep this one super short. Guys. I'm pumped. We had our first team meeting the other day and got to meet, uh, you know, the other team members who are in, in a New Orleans, um, they're all working hard. They're all doing their thing. Um, they're all been very, very supportive so far in the, in a just a few short days that I've been there of me and what I'm doing over here. Um, and, uh, you know, it's just exciting. So it's, it's a nice kind of shot of adrenaline, um, coming up to, you know, uh, March, uh, keep the ball rolling and, uh, and hopefully carry this momentum through summer. And, and like I said, just crush my goals. Uh, grow a team and do big things this year. So if, uh, like I said, if you want to chat about what your goals are and if a team's right fit for you, um, or if you just want to call and chat, I mean, Shit, just shoot me a message. Super Thankful for, for sharing that and, and that kind of positive feedback, knowing that even if that's the only agent that I helped last week, which I hope that's not true, but even if it is, that's a good deal for me. You know, that's one agent who hopefully is now going to be able to improve their business at no additional cost to them because of my podcast. And that just makes me feel all kinds of warm and fuzzy and gooey inside. Um, and you know, I'm a big softy guys. I, I kind of like that stuff. So all of your feedback is, is fantastic.
