Slash consult. All right, Angie. So on the last video we talked a lot about whether or not foreigners can buy property in Mexico. It seems it kind of depends on what the zone is, what the area is, uh, what country the foreigner is coming from. There's a lot of variables, um, in this. So now we're over that hump. The next question we get asked the most is. Okay, well I'm interested in buying in Mexico. Where should I go? Where should I buy? Where should I buy? Yes. And uh, something that a lot of foreigners run into is they don't realize how big of a country exactly Mexico actually is. So then they get a little overwhelmed when they realize there's so much here. So to the foreigner who's watching in the United States, or Canada or Australia, maybe they haven't spent a whole lot of time here outside of the tourist areas. What would you say to the foreigner who's like. Okay. I'm interested in buying in Mexico. What should I be looking at? I guess most of the people goes to Rivera Maya, that it's part of Quintero. Um, that in that includes like baccala that it's becoming very popular. Yeah. Baccala is, I, we hear that a lot. He wants to take me to Bacca. It's beautiful. It's beautiful. So before that, the people goes first for, let's say Cancun, uh, Puerto Morelos that is very near to Cancun or Tulum. After that, I will say Merida because it keeps being on the safest place of the world. Of the world, and Mexico is the number one. So Merida has a lot of properties for sale. Uh, after that, I will say that the tourist places, of course, like Bayata Guadalajara, it's often for people to move here. It's a big city and Los Cavo, it's one of those two. But I will say something that is very important, like in Yucatan or. Merida Mostly they have this limited, uh, selling land because. Of the ecosystem, actually, if they sell something, you have, you can have a thousand square meters, but you only have the access for 20 or 40% for construction. Okay. That's because they wanna keep the ecosystem right? Yeah. And, and that's one of the things that's important to know about Mexico is, you know, depending on the area, maybe there's certain restrictions on how much it can be developed. Depending on the area, you might need a freehold lease. Then depending on another area, you might be able to buy it outright. There's a lot of different variables, uh, here. And you know, if a lot of people are looking at Mexico as their first international investment mm-hmm. Great place for your first international investment, but you need a team of people Yes. Uh, to help you with all the different moving parts. And you mentioned it on the last video as well. Mexico's going through a lot of systems changes. Mm-hmm. So everything's changing. Immigration's changing, real estate's changing. Lending is changing. There's a lot going on here right now. Yeah. So you need people who are, you know, abreast of all of these restrictions. Yes. Like you're mentioning, um, right now. So would Garman be on that list as well? It is. There's a lot of people mention that. Yeah, it is. But I will say that if you go around, most people, or I will say my opinion. If I travel to Europe, the people say, oh, I have been in Mexico. And then I would ask them like, where? And they say, Cancun. And I'm like, well that's not Mexico. Mexico, you don't like this. Yeah. If you have the all included or the all inclusive resort is not, that's not the Mexican experience. I mean, you have to go around. I will say Karmen, it's also included on the list. It's very near to Cancun actually. If you go to either Meida or Cancun. It's like four hours difference by driving. Yeah, so it's very close, but it's very different. One state from the other. Yucatan, it's the food. It's very different than the one from Quintana. Also Campeche, I think Campeche is not very. I don't know if the people that, that they don't have the vibe to go to Campeche or something, but Campeche is beautiful. I will say that most people is getting interested in Oaxaca that have Ah, yeah. Oaxaca. Oh my. You're hearing a lot about it. Amazing food and great beaches and everything like Oaxaca. And I will say that it's a lot of people also already living in San Miguel. Dede. Yeah, San Miguel. Dede, yeah. Is, it's another part. Chapala hot hotspots. Yeah. Yeah, we have clients, for example, so for our clients who are interested in our relocation services, if you do your immigration, we can get your immigration done here in Guadalajara. We have a lot of you who are interested in Ahah and Chip to check those out. We actually have, uh, connections and partners where we can actually put you in a house in Chapala so we can, you can see the area. You can see Gu. Uh, AHI the thermal spas in San God. Oh my God. And I see, uh, a lot of people starting to sell properties in Koto pack. Yeah. Everywhere. Everywhere. Yeah. You'll find the right place. Uh, it depends on where you looking for, right. If you are a big city person, I mean, you're gonna prefer to stay in Guadalajara instead of Ahi or Mexico City or Mexico City. Yeah, Mexico it's huge, is the monster. But I'm, I guess it depends, like, why are you looking like, uh, the quality of life, this lifestyle that you have, the, the things that you wanna look and have around you, like big markets or big shops, or just a little quiet peace of mind place. Like maybe you wanna go too. Near to La Pa or Los, I think Baja, California suite. It's a great place also. Yeah, yeah, yeah. I mean, um, most of Canadians go to ba Yeah. And to your point about like the type of person that you are. When I first came down here, Justin was already in Guadalajara when we met. And um, I loved Guadalajara. I knew nothing about it. Mexico City. I just went through the airport and I'm like, this is too much. Yes, it's huge and it's too much. This is too much like for a living. It's too much. However. I come from a very, I come from Miami. It's a big multicultural city. Mm-hmm. Mm-hmm. So it's interesting because now we're looking at other places in Mexico to go explore Oaxaca is like way up on the list. Yeah. We'll talk about up and coming places in a second. Uh, but for example, me having been from a city for so long, had I gone to. Had I gone to Oaxaca first, right. Or Puerto or any of those places, I probably wanted to die if I went to one of those places first, right? Uhhuh on my adventure. Whereas I came to Guadalajara first. I'm like, oh, city, I get this. Yeah, I understand this. I understand this city. I, obesity. I can move easily. I understand this energy. Yeah, it's familiar. It was a, it was a better like transition. You could get along more. Yeah. And at the same time it was very different.'cause some of you might do what, what I did where um, you know, Justin thought he wanted to go live on beaches and we explored a lot of those beaches and I was like, you know what? I've been doing heat, humidity, and hurricanes like my whole life. I can use a little break from that, but still be in a city. Mm-hmm. Which Mexico is great for because the big cities are more temperate. Like from in ra, if you are looking for a beach, you can drive three hours and a half and you'll be in SI mean, there is not complicated to get out of the city and get. The, no, that's one of the reasons why we love Guadalajara is because you can so easily travel to so many different things. And you can go to the country, you can go to the beaches, you can go to other cities. Exactly. And now we were being told that Mexico's adding in a lot more infrastructure. Mm-hmm. Like more trains, more buses, more things like that to get in between. Mm-hmm. All the cities.'cause there's just so much happening here right now that again, Mexico's the systems now need to keep up with the growth. Yeah. Uh, of Mexico, which for investors, let's talk about investors for a second. That's usually a good sign. Yeah. Uh, for those of you looking for investing. So the perfect time. The perfect time, right? Yeah. So for people who are interested in investing mm-hmm. Not necessarily living. Mm-hmm. Uh,'cause you know, they're looking at different things. They're looking at numbers and cash flow. Yeah. What was it that you said on a call the other day? These are Americans. You need to, ah, they just want to know the numbers, right? Like, what's the price? Where is at and what was the other, what's the profit or something? Yeah. What's the cash flow? Right. They wanna go like just right to the numbers and I get it. Yeah. So for those who are more interested, not necessarily in living here, but more of an investment property, they wanna cash flow, um, or they want to take advantage of the appreciation. Mm-hmm. You know, what are some areas that maybe they wanna be looking at? Okay. I guess, um, there is a lot of. Uh, information outside like that you can buy not just the property, right? Like you can have a fraction and it's another kind of investment. Or you can buy something in pre-sale because you're gonna have a discount or you can buy something that it's ready to live in. And instead of leaving, you wanna rent it. I guess it depends. Um, what's the area? If you are trying to look something in Guadalajara, I can. Warranty that the place is gonna be rent right away. Right. So, uh, so you have to look at the places that are often or most in the search of the people near to the universities. That's another good point to see. Uh, it will be also like, where's the people coming and putting the, the effort to make the city more diversity or the area more. Yeah. So those are the thing. More diversified, more infrastructure, more, yeah. And also depends on the, on the profile of the people that it's coming. I guess we are receiving a lot of people that it's like under sixties, so they are just trying to get a relaxed time and uh, quality of life and, but there is also like a lot of people that are young and looking for the places where they can get the most profit of. Yeah. So those kind of things are like, uh, are you actually buying the property because you want to receive the amount like every month, or maybe you are looking for a place that it's not yet constructed and you can buy, and at the end of that, instead of rented, you can sell it. That's another, uh, part that about the real estate, like the investors are looking for the best opportunities to buy the best prices in the market. And also it's like, I'm not even planning on renting, I'm planning off getting the, the benefit of the Bruce Illa. That it's the The, the appreciation. Yeah, the appreciation. And afterwards I'm gonna sell it. I'm not even going to rent it or. Try to look for someone that could be administrating like an Airbnb or whatever. It's more like, um, I know that appreciation will be in the next six months or one year and I'm gonna sell it. And I have already the benefit of the, I mean, we were looking at the appreciation of even the house that we're in,'cause we're considering buying it. Mm-hmm. Uh, not so much as a cash flowing investment, but more because it's a massive opportunity. So we're running all the numbers and what's our lifestyle. So there's a lot of things mm-hmm. That go into deciding. Yeah. You know, where in Mexico,'cause again, a lot of people don't realize there's so much available here. There's certain investments here that you would never be able to find mm-hmm. Uh, in the United States because of. The way they have things set up here. Um, or for example, you know, there's just something for everyone. You want desert, you got it. You want beach, you got it. You want city, you got it. You want, uh, a town, you got it. You want lakes, you got it. Like there's, there's literally everything here. Everything. Like we were just talking with the clients yesterday and they were like DMing us back and forth and they're like, oh my gosh, we're looking at Busia, we're looking at San Miguel de they were, I was like, you might wanna check out Meida. And they're like, there's so much. And like our team is gonna help you figure out what makes. The most sense for you?'cause you're right, there's a lot. Mm-hmm. In Mexico. And also I guess like there's people that they trust. In the person that is helping them, but there's people that need to see the place. Oh yeah, of course. Yes. And those kind of people. No, that's great. No. Yeah, yeah. Show me. Show me. Where is the place? Show me. But in Mexico, attractive. In Mexico, that's important, right? Because we heard horror stories because it is less regulated. We've also heard horror stories of people, you know, being sold land that doesn't exist. Yeah. Because they never went to actually go uhhuh. See it. So for those of you who are in the business world, one thing you're gonna learn about Mexico is people love to do things in person. Yeah, we love that. But there's a reason for it. They wanna make sure that the person, it's. Yes. It's more conservative and a little bit more old school in that way, but they also wanna make sure that it's like a legit Yeah. Transaction. Yeah. They wanna make sure it, it's uh, like, we're gonna be able to do business well together. Like this is a real person. I know where their office is. I know where I need to go find them if I need to. That, that we have this quote in Spanish and we say, ask that. Yes. I have to see it to believe it. Yes, yes, yes. But we've got people like Angie on the ground. She's very well connected. She's literally had me on meetings for the last two weeks. With people, um, all over the country. So, uh, so for the investors, it's gonna depend a lot on the profile. Mm-hmm. Which we will have that discussion with them, or the time team or the time, yeah. If you want your profit, like in the next months or in the next years, or in the next, I don't know, couple years, we'll see. Like we can find what's available, what's available, and then from, and what's the best option. And then from there we can start looking into, hey, these are the types of investments available. This is where they are, this is why it makes sense. These are the numbers. Uh, just as like that he's very in, in English. It's very what you were talking about. Like they just wanna know the numbers and where it is and what's the profit. Yeah. We call that brass tax. We just wanna know the brass tax of it all. Yeah. Um, okay, great. So then what are some of the up and coming places? You mentioned Oaxaca. Yeah. Uh, which I'm dying to go to. Mm-hmm. I am. I really wanna go to Oaxaca, um, to try the food, the molet, the mezcal, the Oaxaca city. Then there's so much going on in Oaxaca. Yeah. Uh, so that's very up and coming right now. Mm-hmm. Where people are just now starting to discover. Yeah. Uh, Oaxaca, what are some of the other areas that you're seeing are kind of up and coming up and coming now? Right. I will say maybe that it's on the top. I don't know why, but it keeps coming. Like, you know, that it's a lot of people already there, but some people keep, uh, going farther and farther because Merida, it's so on the outskirts of Merida. Yeah. Yeah. Like you can talk about Progresso. Um, I don't know how to pronounce it. I don't know, but it's our, it's like, uh, 40 minutes driving from Merida. You keep saying Merida because Merida is the main capital or the main city, but it's there. You can find a lot of land around Merida that it's 40 minutes driving, 25 minutes driving and it's like crazy. Yeah. People keeps going and people keeps buying, but as I say, um. Maybe you will find a big land, but just with a short, uh, space for the develop. And the other part will be Oaxaca because of the food, I guess. It's amazing. And if you go there, you're gonna be, I don't know, like surprised for whatever they have to show you or whatever you have to try. And I will say also, um, it keeps growing. I will say that most of the people look for their. Uh, to have a place that it's gonna be, you know, colonial, we call it that you have Colonial. Yeah. Yeah. All this old buildings and stuff. And it's very cultural as the same way of Guadalajara. It's a world heritage site. No. Yeah. Yes it is. Um, which other part? I will say, uh, I guess Los Cabos, it's also like very demanding. Yeah. Very, very, very demanding because of the. Um, I don't know the, the great ambience and the great, uh, landscapes. You can find beaches, you can find the base and it's almost like, I don't know, nature near to the desert. And you have so many things there, the great food. What about Guerrero?'cause that's coming up a lot in the comments as well. Okay. Yeah. It's another part that it's very colonial, like the, it's so new to San Miguel. Yeah. I mean, uh. I guess it's less than two hours or even less. Uh, Morelia, it's another big city. I don't know if you heard about it. Morelia. It's not that big as Guadalajara, but it's pretty great. It has everything that you need it. And ter I will say it's another, uh, part of the historical places. Very, and that's like in the middle of the country, right? Yeah. It's like Mexico City around. That's they're all kind of around. Yeah. Kind of in the same area. And then last year we were down at Busia, comes up all the time. We were in Busia last year. We're like, this is like a mini Vallarta. What is going on here? I will say that like maybe. As Merida and now the people, it's like looking around Merida, like Progresso. It's the same in bta. The people is not longer, longer. Like looking in. Exactly. In was starting to look out. Yeah. Out of bta. And then Bus was born. Yeah. A lot of places. Yeah. That whole area. Gua, Vito, Los. Mm-hmm. Like Illa is more developed. Mm-hmm. Than like Gua Vitos or Losa, or Lapita was the other one. But we were in that whole area. Um, that's amazing. Last year, the whole coast there and a lot of, we started seeing a lot more foreigners. Yeah. You know, outside of, uh, and outside of Busia, which are both full of foreigners, like in the more kind of smaller mm-hmm. Places, we were starting to see a lot more foreigners and we were being told by real estate contexts down there. Oh yeah. Investors got their eye. Mm-hmm. I guess on that area, the best way of doing it is like. Go and do your scouting. Yeah. Or hire us to do your scouting. Yeah. Yes, yes, of course. Entrepreneur expat.com/consult. Yeah. You're gonna have the best options, I guess, in the market because it's one thing like it's one thing to like see it on the internet. It's another thing to either hire people to help you. And it's another thing to like actually do scouting tours, which we have people in our network who do scouting tours. Mm-hmm. Um, as well. Uh, and it does make a difference actually either being on the ground or having people on the ground rather than which in Mexico is important.'cause we've talked about this before where. You know, people will be looking from another country. They're looking at real estate listings and they're like totally outdated. The house was sold three years ago. Yeah. That happens a lot. It happens all the time. So we're working on our own Right. Where Angie's gonna have a lot of her listings there. And, and your listings people, they're just ready to move in. Yeah. For people who everything's is ready. Yeah. Everything's ready. And you've done all the due diligence with the paperwork to make sure there are no surprises. Yes.
