A big episode in store for you today with CleanSpark officially signing their Sandersville co-location agreement. We're gonna be walking through that in addition to news out from Soluna, an update from Keel and Galaxy. We've got a lot to talk about. Sector Pullback And Sentiment Check
SPEAKER_01All right, guys, away we go. Tuesday afternoon, a big episode in store for you. We've got the go-ahead deal from Clean Spark at their Sandersville site. A lot on the agenda today, but Anthony, I wanted to get your opinion. We've been hearing a lot of news, covering a lot of stories here going into earnings. How are you feeling about the overall uh sector, the sentiment, and the price action we've seen here?
SPEAKER_00Yeah, we've we've had a three-week period of a bit of a pullback, um, not just in um, you know, Bitcoin prices have been dropping for the for the last eight months, but the stocks that we talk about on a daily basis, if they go back to the 22nd of June, and I think most people can go back to that date, look at their portfolio position, compare it to today, and I probably think they'll be down maybe 20, 25, 30 percent, depending on which stocks they bought, but no stocks have been outside of that, um, you know, have been uh you know exempt from the from the from the from the pullback, uh, literally all the all the stocks there, and we you know, whether they're you know bitcoin mining stocks or they're stocks that are moving their power towards HPC. So um it's been a bit of a challenge. What it has opened up for though is is that some people might have thought they weren't able to buy these stocks at lower prices. So it does give potentially some opportunities if you've done your due diligence and you're looking at um you know the number of stocks that we talk about on a daily basis, you might find some of them are you know now showing a bit of value. Remember that we've talked a lot about uh some big deals lately. We'll talk about a big deal today. I think last week we had Patrick Fleury on talking about one of the biggest single-site deals that we've seen up to now, a 400 megawatt compute uh deal that they just landed. That takes their total compute contracted power to about 912 uh megawatts, uh, which, to my reckoning, of the companies that we talk about on a daily basis, that's the highest amount. But we've got um potentially companies that are going to be looking to exceed that in the not too distant future, and potentially one today, you know, is just starting its journey with potential to go really quickly.
Psychology Of Buying The Dip
SPEAKER_01Well, you bring up such an interesting point. Human psychology, we talk about this with Bitcoin too. Literally, lineups of people to buy Bitcoin once it hits six figures. No one wants to touch it at these levels. Same thing with companies like Iron. There was people at 60, 70 calling for 125, piling into the stock. Now they don't want to buy it at 38. It's just really a backwards kind of uh way of thinking. But you bring up a good point, Anthony. We've seen this volatility. You and I actually publish all of our trades real time on Patreon. I gotta give you credit. You're sitting uh with some great cash on the sideline, and this is a perfect opportunity for people in your spot to do
Bitcoin Bounce And Long-Term Accumulation
SPEAKER_01that. So moving over to Bitcoin, uh, we saw a bit of a spike this morning. I'll say a bit of welcome news here. Woke up around 64,000. It's trailed off a bit, but a pretty strong day at least, considering uh where we've been over the last week.
SPEAKER_00Yeah, um, you know, uh much much needed as well. We we were in that sort of sixty-four thousand a few days ago, and the potential was hopefully when Asia opened its markets uh Sunday evening or early Monday morning, uh we'd see a continued rise, but Bitcoin pulled back, and now we're we're seeing a bounce today, which um which it which is you know it's it's it's welcomed. And um, you know, hopefully we can stay within this this banding and and and gradually move up. We don't want to see 10-20% change in a day, but um you know, two and a half percent, um it's still it's still a good position to be in. Um, and as I say, I bought some Bitcoin a couple of weeks ago in the 59,000 range. Uh, haven't sold any SATS in the last six and a half years since I started buying Bitcoin, but keep adding at um at prices where I think you know that there's a chance to get a little bit more. Um, and I'll probably still buy more on the way up now, but um, you know, keep keep my hodl um growing slightly. Um, and uh yeah, it's well a welcome rise today, Russ.
SPEAKER_01It is, and I was buying Bitcoin recently as well, but I will admit, Anthony, I have purchased Bitcoin over 100 grand myself. So uh I guess hindsight 2020. Now, speaking of pullbacks, this is surprising
Miner Stock Volatility And Heat Map
SPEAKER_01to me. I woke up pre-market, it was looking great. You and I were texting saying this is gonna be an awesome day. Clean spark was up 20% in early trading, and we've seen that pullback come full force today, Anthony. About half of them are now in the red. You can see some of those daily ranges. It it's really hard to get some strength going in this sector this week.
SPEAKER_00Yeah, it looks like a mixed bank today. You've got you know as many in the green as there is in the red. Uh, interestingly enough, um, you know, you've got BitFoFoo, who predominantly are a Bitcoin pure play at the moment, in terms of you know, they have their client hash rate and their self-mining hashrate. They're not really focused on uh in the immediate uh foreseeable future moving into HPC, they're keeping a watchful eye on the space, and they should be because all their peers are doing this exactly moving across to HPC, but they're staying in in that environment that they're up nearly six percent. Um, on the flip side of that, you've got TerraWolf, who I've just mentioned there, got the largest amount of power contracted towards HPC of all these companies that we talk about, and they're down nearly nine percent today. CleaSpot you mentioned there, we'll come on to their their good news today. That share price is over $15 in early trading there, it's pulled back now to under $13. That's a $2 drop in a day, um, and it's still up showing 4.73%. So uh you can see that's had a volatile day there. But that the news they brought out today is is well worth waiting for. We'll cover that during the podcast. As I say, uh, you know, uh as many red as as many greens. So um, and and and if you look at the day range, pretty much a bit of a pullback. A lot of these stocks were higher in earlier trading, but uh we've seen that pullback um occur in the last sort of 20-25 minutes.
SPEAKER_01Yeah, now speaking of a mixed bag, we move over to the heat map. I'm just trying to squint on my phone here to see. I don't think any of these are fully green across the five periods anymore, so quite a different tail than what we were saying on June 22nd.
SPEAKER_00Yeah, the one that could be uh across, you know, is on in four of them is Wi-Fi. We mentioned that before there, it's down four percent today. But if that had turned um you know into a green today, that would be green across all uh segments there. But we welcome the fact there's a bit more green on the board than there was yesterday. Yesterday, then for those first three comments were predominantly red across the board. So that little bit of a change today has affected the the today increase and the five-day increase. It would take a lot more to affect the one day, or sorry, the one month change, which from an average position is 19% across the board, and there's quite a few in the 20 and 30 percent uh down over that last month. Remember, I said to you before, go back to the 22nd of June, look at what your portfolio um prior uh value there was, and look where it is today. And I bet you're down in that sort of region, 25-30% down there. I looked at mine this morning and it and it was a significant amount, but you know, um, this is what can happen very, very quickly in the space. You know, it takes time to rise to those levels, and you know, fortunately, you know, we've been taking some profits on the way up. When it decides to, you know, to make that turn, it happens really, really quickly, and it happens so quickly that you think that's just an off day, it'll come back tomorrow, and then it goes down another five, ten percent, and then another ten percent, and before you know it, you're 30% down, you've lost the will to live in terms of like, well, I can't sell now because I'm I'm I'm actually selling uh you know, and there's a you know, we we but the majority of these companies on here we talk about on a daily basis, we believe in these companies, you know, we're investing most of these companies, so you know we do we know we're not putting companies on here that we're not you know we don't feel have got some sort of value in them. Um, you know, that that you know that's that's why they're in this group there, and we're adding to this group as as we go along. Um, so this is this is um you know, this is what the market can do. The year-to-date change is still showing predominantly green uh there. If you look at it 45% on average, you know, there's a couple of stocks that are over 100% up there. You've got Wi-Fi 120, HUT 116, and we talk about the one-year change there. Keel will come on to a bit of news today, still showing 340 324% up on a year basis, just behind HUT, 348% up there. So, and you know, it interesting is it a couple of stocks there. Iron 122%. Remember, a couple of weeks ago, round about that 22nd of June, that was up uh five, six hundred percent. That's how quickly things can change in the space of a few weeks. That's what you've got to be careful of. It doesn't hurt to take a profit sometimes. Um, just watch what you're doing with your stocks.
SPEAKER_01I'm just chuckling to myself. It's like a relationship with your children. Uh, you have that long-term conviction, you and you invest in the thesis, you support them, but you can also drop them off for a summer camp once in a while for a week. Uh, we've said many times stocks take the stairs up, the elevator down, and it appears that's what's happened. Uh and to your point, Anthony, I think I'm down exactly 20% from the July or June 22nd.
Galaxy Adds Helios Data Center Leadership
SPEAKER_01Now, a couple housekeepings here, guys. Then we've got some big action out of Saluna and Clean Spark. Galaxy, they've appointed a new board member, independent director, happens to be the former CEO of Xerox and a big addition to the Galaxy team as they push forward at Helios.
SPEAKER_00Yeah, Steven Bandrozak, uh, independent director for the AI Data Center expansion, and he's going to be effectively leading on this 15 billion Helios campus um in West Texas as that starts scaling up now. Um, so yeah, great uh uh a great uh addition there. His background, uh, as we mentioned, there's former Xerox, previously CIO at DHL, where he consolidated the global data center operations. He's got large scale integration track record, and he's led the technology integration of IBM's PC business at Lenova, an 11 billion carve out cited by uh CIO Mike Novograt. So bags of experience, another great name to the team there. Hopefully, um, you know, a name that we may be even able to get onto the channel and um you know uh get it get a few questions to him, you know, in the in the not too distant future.
Keel Sherbrooke Permitting First Green Light
SPEAKER_01Definitely. Now, another top stock we get requested on the channel is Kiel. We got an update today uh in relation to their Sherbrooke campus. Now it came out in one of the French papers here. Quebec is a French-speaking province, the only French-speaking province in Canada. Unfortunately, I don't know French, but our good friend Claude does. We were able to go in there, get you guys the details. I do want to preface this, Anthony. While it is an approval and a step forward, it's still early days.
SPEAKER_00It certainly is. So Kiel um infrastructure's cleared that very first hurdle for the Sherbrooke Data Centre, which is the Quebec expansion. Um now the initial municipal approval has been granted, so Sherbrooke elected officials gave a first green light to Kiel's proposed data centre on a wooded industrial boulevard site. Now there's a six-month window to file, and Kiel must submit a complete use application to the city for construction and operation of this facility. Now the Quebec footprint expands and it and adding the Kiel's Pennsylvania Washington site within its 2.2 gigawatt North American development pipeline. And I want to reiterate, as you said there, this is early stage permitting the first procedural step, not a final approval, but the full application and subsequent municipal uh review will still be ahead there. Now remember, on there, this is Sherbrooke's not one of the three sites that they're planning to sign contracts with this year. Those will be Moses Lake, Panther Creek, and Sharon. So this is their four site. This Sherbrooke's potentially the biggest site. I think it's about a potentially a 1.3 gigawatt site if all the um if all the power is granted for there. So this is potentially the big one. They'll have three other sites that they'll be able to show what they can do before they even get into Sherbrooke and start um building and delivering that particular contract there. So I think this is um perfectly poised uh for them to achieve that 2.2 gigawatts of um contracted power in the not too distant future.
SPEAKER_01Yeah, I think we'll be starting to hear some big announcements again, three deals by mid to late summer, still on the docket
Soluna Monthly Numbers And Cati 2 LOI
SPEAKER_01there. Now, moving over to some of the big headlines today, Saluna came out with their monthly update. There's some real nuggets in here, Anthony. You and I were talking about uh CODI 2 specifically. We'll go through some of the production numbers first, but again, you guys, we're really focused on where Saluna is going as opposed to their current uh revenue streams.
SPEAKER_00Yeah, I've done the monthly table like I normally do, and you can see very, very quickly there's some sort of differences between June and May. Now remember, there is one day's mining list, which accounts for about 3%. So whoever's seeing bigger than 3%, that's potentially an issue there. Bitcoin mined 6.6, which is you know down 19% or effectively down over 16% from the previous month in terms of mining days. Operational hash rate pulled back from 591 to 540, that's 9% down there. Total hosted hash rate. Now, this has been growing significantly and in May reached its all-time high of 5.3x a hash. That's pulled back to about 4.8x a hash. That's a 10% reduction there. Operational power, we know what the operational power is for the facilities, um, uh 123 megawatts. Efficiency, we know from their fleets, uh, currently at 26, not likely to change unless they add machines there. And we know they do sell on a daily basis. Um, Bitcoin mine per day, you know, reflects um the the production, and so does the Bitcoin mine per exahash, both down 19%. Now, one of the things that caught our attention in the update um was actually the the uh the the the Briscoe power uh plant, which um effectively you know is a 150 uh megawatt wind farm, and they've had to um do some repairs at that particular wind farm there. They are progressing with additional resources deployed to accelerate completion, and the second quarter renewable energy credit for sales has been complete as well. Management continues to strengthen the relationship with local communities, meeting with Briscoe Council officials to discuss further economic development opportunities. So, you know, with that um issue at the wind farm, then I think there was a two-week uh um pullback on on power there. That's likely part of the reason why some of their um hash rate and some of their Bitcoin mining numbers are lower in in June than they were in May. Uh, they haven't stated that, but you can make some assumptions the fact that if you've not got all your power operating for the whole month, that's going to impact on on potentially your your production. Um but there are some absolute positives to the uh to the actual uh update that we did find, Bryce, and uh one of them was Catty 2.
SPEAKER_01Yeah, and I'm surprised they didn't make more of uh noise about this. They sneak uh they snuck this one in just before the Briscoe paragraph, stating that an LOI is now signed for Cadi 2 with a single tenant. Uh we've talked a lot about this as one of their large-scale AI developments. Uh Cotty 2, the Metro Blocks, the MetroBlocks partnership that we've discussed on the channel. This is a big announcement in my world, Anthony, and I'm surprised uh they didn't put more focus on it.
SPEAKER_00No, absolutely. And remember, we had them on the uh on the podcast. Uh we had uh John and we also had the CFO on the podcast, and we talked about the potential for a deal, and they expect to have a deal signed this year. So, you know, uh we've seen other companies, um, DMG, they signed an LOI and they put out an update about that, and we had them on the on the podcast to talk about that. That was big news. It was a 50 megawatt um uh LOI. Uh this is a potentially a 350 uh megawatt um LOI for Cati 2 there. Um and so you know whether they're just waiting for these negotiations to get to a period where it's you know it's more finalized and they're still you know completing elements of maybe the design design and commercial terms, um, we'll wait and see. Uh the other bits of of positive news we we talked on the previous podcast about Russell 3000, Russell 3000, entry to both of those indexes. That's a value add because once you're included in that, it broadens Saluna's visibility across index aware investors and the small cap institutional market. Yeah, Cati 1, which is the um self-mining and hosting um elements of Cati there. The Cati 2 is the HPC, uh, that's ahead of schedule uh with phase two, phase three, and and ongoing ahead of schedule there, you know, uh within the 83 megawatt build. And the Bitcoin sites at full capacity, Dorothy 1A1B, Dorothy 2, and Sophie all operating at full capacity despite increased uh 4 CP period curtailments. Now that might be another issue for power down there, but that I mean to suggest PCP uh curtailments represent you know 16 to 18 percent of your power from that's a bit excessive. You're normally PCP curtailments are normally uh short periods during the day when um you know high domestic usages, so maybe you know, half an hour at breakfast time and maybe an hour in the early evening when people get home from work and that they're having their evening meal. Those are the sort of times that you know you you you you'd be curtailing then to let the domestic requirements um be uh you know be met. So um, yeah, I mean overall, uh you know, a very, very uh positive um update um in terms of um in terms of Saloon this month.
SPEAKER_01Yeah, and hopefully that LOI turns into a signed agreement before earnings here. Maybe that's what John has in store. We look forward to hosting him.
CleanSpark Sandersville Lease Economics
SPEAKER_01Now, speaking of LOI, Clean Spark came out with their landmark deal, Sandersville co-location. This was the site that we had earmarked as potentially one of their first deals. But speaking of LOI, they've also said that they have their entire Texas portfolio now under a letter of intent with a client as well. So this was a great news for Clean Spark investors. Again, up 20% early trading, but it's pulled back considerably now.
SPEAKER_00Yeah, and the focus really is on Sandersville. This is um, you know, they've signed a 20-year triple net lease with a high investment grade global technology company uh for the for 170 megawatts of compute power at the Sandersville site in Georgia, uh, and that's going to achieve um you know 6.6 billion in contracted revenue and up to 11.6 billion with uh the two five-year extensions on top of that, there and it does have um an escalator with this contract there, so the contract um prices will be increasing uh year by year. Now, as as you rightly say, Clean Spark have got a couple of sites uh in Texas, and if you look at their whole power, including Sandsville, they've got about 885 uh megawatts of power there. Now, if you look at the compute power of Texas, there you're gonna get very, very close to around about 423, 425 uh megawatts of compute power added to the 175 megawatts of compute power that they've just signed for. That's gonna be very, very close to 600 megawatts. That puts you into that sort of bracket that we see hutting at the moment, they're at 597. So very, very much on the deals there. I'm looking at the similar, very similar PUE. The PUE at Sandersville there suggests the a 1.5, they've got 250 megawatts of total power, 175 is suggesting you know, um, a PUE very much close to one and a half. Um, and so um, you know, it's a it's a solid deal. The other thing to say is this is a triple net lease with annual escalators rising to that 11.6 if the extensions are exercised there. Now, with a triple lease, it's literally all uh property costs are in are literally passed through to the client. So, you know, when we talk about net operating income, that 6.6 billion revenues, um, it's 100% net operating income, uh, which which is extremely positive. If you look at that by a megawatt, it's around about 1.89 million dollars per megawatt of net operating income. Not revenue, you know, although revenues is is is the same amount. When we're seeing other companies come through with revenues, they're normally saying 80% net operating income, 85%. This is 100% net operating income. And they're even saying their margin is 330 million average annual NOI. Well, 330 times 20 gets you to 6.6 billion Bryce. So, you know, literally all that revenue coming through the contracted years there is net operating income. Now, if they sign this, this LOI at the moment is it with exclusivity to the to one client there, um, and it also covers not just Sandersville but the 718 acres across Seely, and that's a 300 megawatt site, and Brisoria, which is a three to six hundred megawatt site, uh, which is effectively framing Sandersville as the chapter one. Now the project costs uh they're they're they're looking at now is between 10 and 12 million, so you can you've seen these now start to rise a bit. Remember when Core Scientific announced their original deal, they were sort of the 8 million mark. Then we saw TerraWolf and Cypher Digital come in at sort of nine to eleven. Um iron had a higher number there, but it did include some um some uh fees for for for speed to get things done far more quickly, and so that was probably close to 15 million per megawatt. Uh this one here between 10 and 12 megawatts uh uh per megawatt, there, which is what we're seeing now typically. I think we had um Patrick on uh last week, and I think he was talking about 12 megawatts is the number that they're going to be looking at in terms of delivering. Now, remember, you know, you're seeing all these sites being built. You're gonna need a lot of contractors in there in terms of construction, in terms of electricians, and unless you've got a vast amount um of supply, unfortunately, Pennsylvania, where we we know Keel have got their sites, they reckon there's a there's a lot of capacity um for for for trades in those areas. In Georgia and in Texas, there might not well be because there's a lot of sites being built in Texas. Texas has got the most probably data centers being built in in the whole of the US, and uh now we're seeing other sites there. Have they got the necessary uh skill set? So I think it's providing caution there that 10 to 12 million, they're seeing the rise in cost there, and so um, but when you're looking at the the uh the the economics of this deal here, I mean you know it's it's fairly fairly staggering. And you know, I've also done a a very you know uh quick table to look at the valuation of that particular that particular deal there, just 175 megawatts at the moment. But if you were to sort of put the figures in there, that 1.885 million dollars per megawatt, put in the net operating income margin of 100% there, 20-year deal. The capex cost there, I've used 11 million, I've used the midpoint between 10 and between 10 and 12. That makes it sensible there, and you can see revenue and net operating income per per year is the same amount. The total development capex is just shy of two billion dollars, 1.925 billion dollars there, and that creates um over three billion dollars of um of value um for itself there. So when you look at that from a share price perspective, this 175 megawatts at 100% um for the revenue that I've stated, it's gonna give potentially about eight dollars sixty two um to the to the share price. Now, when they announced that Sandersville was going to be one of their sites and the two Texas sites there, obviously you're gonna get that factored into the original share price, but you can start to see you know that for every 100 megawatts that Clean Spark sign up there, you'll get value from those particular deals. If they were able to get the two deals at Seely and Brazoria as the same as Sandersville, then around about five dollars for every 100 megawatts. And if they've got about 600 megawatts of compute power, that could be $30. Now, some of that would be factored in, but the share price today um you know is is in the sort of like just under the $13 range there. So a little bit is factored in, but uh nowhere near all of that this value is factored in there. Remember, they've still got 50 exahash of mining, they've got 32, 33 sites, they've even got the sites in Texas, they've all got value to Clean Spark. And if you compare Clean Spark's market capitalization to some of their peers, um it's significantly lower. So maybe this deal here, once it's settled in, the market might start to give them a little bit of a re-rate. And uh, you know, one final thing, Bryce, we have Canter come out straight away and give their thoughts on the deal itself.
SPEAKER_01Yeah, I was gonna say $17 price target from Cantor, pretty close to your analysis. If you factor in $13, a lot of that hype is already factored in. You add seven or eight dollars for this deal, you're getting in that $18, $20 range. So I think we're pretty accurate there. The other thing I just wanted to mention on the education side, triple net lease, in case you're wondering what the three nets actually are property taxes, building insurance, and maintenance. So everything down to landscaping repairs, daily operations. So you're right, Anthony. 100% pass-through, 100% NOI. What's not to like about that? I will say though, this is the first AI data center Clean Spark has committed to, and they've now got to prove it, like we've seen with Iron and some of their peers. So time will tell if they're able to do so, but a step in the right

SPEAKER_00Final thoughts for me is obviously that the World Cup. We've still got uh three matches to go. Um, we've we've got France versus Spain tonight, we've got England versus Argentina tomorrow, and this is only the second time that we've had the top four seeds reach the semi-final stage. The previous time was 1990. So uh you've got the four strongest teams in the semi-finals in the World Cup. I quite fancy England's chances against Argentina, France probably that uh are rightly so the the ranked one team in the world, and when you've got players of the quality of Mbappe um, you know, in the team and Dembele, uh you know why they're number one in the world. But Spain are not ranked number two in the world for no for no reason at all. They're they're also uh got some uh world-class players in their team, and they've they've defensively been extremely, extremely good. But two great semi-finals, the finals on Sunday. Um I'm just hoping we can see some England flags at the final on Sunday. Um, because 60 years ago, when I was born, England won the World Cup. So maybe there's something in the water. I don't know, Bryce, but uh uh so far we've had some fantastic matches. Hopefully, these last three uh and four matches, there will be a third-fourth playoff as well the day before the final on Saturday. So four matches to go in the World Cup. It's been um it's been fairly good up to now, and hopefully it will continue to provide great um entertainment for everybody.
