Speaker 2:Welcome to the Good Neighbor Podcast. This morning we have the distinct pleasure to meet with Eric Salinas. He is a senior associate for Giuliano Law Group. Eric, how are you this morning?
Speaker 3:I'm great. How about yourself?
Speaker 2:I am fantastic. Thank you for asking and we are thrilled to have you here. Can you tell our listeners about Giuliano Law Group?
Speaker 3:Absolutely so. We are a law firm and we specialize in three distinct areas, which are residential real estate, commercial real estate and zoning and legal services. So they all tie very well into each other and we absolutely love doing it. We're licensed in both Massachusetts and New Hampshire to do so and we really consider our slogan empowering real estate excellence. So we work with all types of people developers, entrepreneurs, first time home buyers or someone who's looking to build a real estate empire. We absolutely pride ourselves on client service. That is the absolute number one thing for us.
Speaker 3:And just a quick run through of everyone we have at the firm we have James Giuliano, who is the firm named after the managing partner. He absolutely is Mr Woburn, over where our office is located, and you know everyone around town knows him Absolutely fantastic guy. And then we have our three paralegals, stephanie, chelsea and Rachel, and, as any smart attorney knows, you're only as good as your paralegals and your support staff and they're really the smart ones to get everything done. And we also have a small of counsel branch of an estate planning attorney, joey Lento, who's licensed in both Massachusetts and New Hampshire as well. So we'd like to think of ourselves as a full service firm, beautiful.
Speaker 2:So how did you, Eric, how did you get into this business?
Speaker 3:beautiful. So how did you, eric, how did you get into this business? So it's a funny story because I had gone to undergrad at UMass Amherst thinking I was going to major in business management, go out and start my career there. I had to take an undergrad class that was business law and in that particular class I got asked to answer a question and the professor said hey, that's thinking like a lawyer and it kind of hit me.
Speaker 3:I'm like maybe I'll think about law school. I really ended up pursuing it and loved my time there. When I went and it was challenging for sure Graduated, got to take the bar exam. Luckily I passed it my first time because I didn't want to have to go through it again. So I spent the entire summer before like a job, you know, nine to five, nonstop studying, skipped over the 4th of July, skipped going out with friends. Luckily it was a one and done scenario for me. And then I had a bunch of jobs at boutique firms, kind of learning along the way, some unique experiences, driving all over the state and I mean all over the state doing closings from Pittsfields out west to down to Provincetown. So it was a very fun, unique experience. And you know, I think I all of this got me where I am today and I think you know I was meant to be at this firm and this in this job because I love doing real estate.
Speaker 3:It's what I call happy law Usually, you know someone's leaving with keys to a new house or some funds or, you know, they're just enjoying the experience. So I loved how I, you know, fell into it. It was an internship I had, you know, where the person did mostly real estate, and that's kind of where it, you know, got me into my passion and what I've been doing for the last 12 years.
Speaker 2:Beautiful. Based on your response, you are into real estate law.
Speaker 3:Oh yes, absolutely Very big passion of mine.
Speaker 2:So, eric, what are some myths or misconception in real estate law?
Speaker 3:So I think the biggest myth or misconception that's out there is about owner's title insurance. So you'll hear a lot of different things about it. It's something that protects you as a homeowner in the event that something comes up that we could not reasonably foresee on a title examination search. So the most common one is, say, someone else owned the house, a mortgage was on the property, it didn't get properly discharged, so you had a bank that went defunct or you can't really track it down. That is going to be a major problem, but if you have your owner's title insurance, that's going to protect you. There's a slew of other things that you get into about it, but the biggest thing is that although owner's title insurance is considered optional, I always consider it something you absolutely have to get. Even myself, who does this as a profession, I've never not gotten it. When I purchased the property.
Speaker 2:Okay, well, thank you for that insight. So outside of work, Eric, what do you do for fun?
Speaker 3:So my life outside of work is ruled by my kids. I have two little boys who are six and three, soon to be seven, and four in February, with another on the way in February. So my wife and I will soon be outnumbered. All we're doing is running to each sporting event, or now around the holidays we're going to cutting down a tree or going to any kid-centric event there is around the neighboring towns. They love it and we love watching them enjoy it. So that is my entire life outside of the working world.
Speaker 2:That sounds adorable, sounds fun.
Speaker 3:It is a blast.
Speaker 2:Sounds great. So let's change gears, Eric. Let's change gears, Eric. Can you describe one hardship or one of life's challenge that you rose above and can now say because of it, you're better and stronger? What comes to your mind?
Speaker 3:So the first thing that came to my mind with this is a very difficult one that impacted both my personal life and work life. Unfortunately, just over two years ago I lost my mother to cancer and she was a huge stalwart in my life, along with my father. You know huge support, you know, all the way through college, law school. My mom actually was a paralegal for over 40 years. So you know, as I mentioned earlier, you know the paralegals are really the smart ones and you know what's going on. So anytime I'd have questions, you know she would be my rock, I'd bounce things off of her.
Speaker 3:So it was really hard, you know, both in my personal life and work life, in losing her and losing that confidant. And you know I kind of learned to work through it and realize that if something stresses me out or gets me down at work, at work, you can battle through it. There's bigger, more important things in life than worrying about something that you're going to eventually get cleared up. So that, although it was a very difficult experience, it did help me grow and, I think, become a better attorney and a better person.
Speaker 2:Something like that is just heart-wrenching. The feelings never leave you the loss of a mom or a father. So, Eric, please tell our listeners one thing they should remember about Giuliano Law Group.
Speaker 3:So what I want everyone to remember is that, you know, we've been there before. All of us have, you know, been first time homebuyers or, you know, felt that maybe a person wasn't listening to us or respecting our values, our opinions and that is what we center our law firm around is client experience. We want the client to feel like they are not, you know, just a file number. They are the most important person to us and we understand that it's a stressful experience. You know, buying a home it may be second nature to us, but we, you know, buying a home it may be second nature to us, but we, you know, there are no silly questions, there are no inconveniences and bothers.
Speaker 3:That's one thing I never like. When someone says I'm sorry to bother you, I don't want to inconvenience you, it never is. We're always there for our client and we know you know from firsthand experience, doing it every day as well as being the client. You know from firsthand experience, doing it every day as well as being the client. You know what is, you know, meaningful to a client and what experience they're looking for and we really want to give that to them. And that is, you know, our, our bread and butter is making sure our clients are heard, respected and feel, as you know, part of our team as they go through their journey on empowering excellence through real estate.
