Welcome to The Deal Pen. This is a podcast that reveals untold stories from crafty real estate investors who you and I can both learn from as we navigate the wonderful world of off-market real estate. My name is Avi Rosowski, and I'm your host, a former bullpen pitcher turned real estate investor. Over the years, I realized that there's a lot of similarities between my previous career as a pitcher more than 15 years ago, and my career as an investor today. And one of the most obvious similarities is the importance of learning from others. I want you to learn from others with me as well. There's a quote that's often attributed to American entrepreneur Malcolm Stevenson Forbes. He said, knowledge is having the right answer, but intelligence is asking the right question. So for example, in the bullpen, I might've known the right answer when it comes to a hitter that has a hard time hitting a change up low and away, but my teammates might help me ask the right questions that can lead to a successful outcome, such as whether or not that batter tends to swing at the first pitch. In the deal pen, you might know the answer to something as basic as how to download a list of pre-foreclosure properties from your county, but do you have the intelligence required to dig into other factors that might help you eliminate significant time wasted on properties that will never turn into a deal? Oftentimes that guidance can come from savvy real estate investors who've been there before you. And that's exactly why I'm hosting this podcast. I want to share with you insights from other investors who've seen all types of situations. And in every real estate investing deal, I have one rule, something always goes wrong. I just don't know what it's going to be yet. And sometimes many things go wrong. So if you can learn from our guests that we have on this podcast, it would be my honor to share with you the wisdom from experienced investors who come on as my guest in the deal pen. We'll have investors, attorneys, lenders, people that focus on all different types of niches, and people that have significantly overcome complicated situations in off-market real estate investing deals. So here's the game plan for this podcast. We'll dive into a wide variety of topics, such as how to find deals, how to fund deals, how to facilitate deals, and how to focus on the right deals for you. When it comes to finding deals, we'll talk about where to look, why off-market is so much different than on-market deals, why people even get rid of properties in the first place, and for example, what some of the common themes are from distressed property owners, such as the five Ds. Oftentimes you can get very discounted deals when there's five Ds that come into place. And those Ds tend to be delinquency, such as tax delinquency and bank loan delinquencies, destruction, such as damage from the elements and abandoned properties, things like that. Death, unfortunately when people pass away and nobody ends up taking care of the property, that's oftentimes a situation where you can pick up a property for less than market value. Detention. Believe it or not, there's people in jail that have properties that would love to get rid of them. You just have to figure out how to find them. And distance. So we're talking about things like people moving across state lines and managing properties that they no longer want anything to do with. And I have some personal stories myself on that. How to fund deals. We'll be talking about whether or not you need money to buy a property. The answer is no. But we'll talk about why that is. Some people don't believe it. We'll talk about bank money, hard money, private money, what all those things mean. We'll talk about people who run companies that focus on those types of funding sources. And we'll talk about my favorite source of money, which is seller terms, getting a property from a seller who's willing to let you pay them over time. We'll talk about how to facilitate deals. So what does the flow of an off-market deal look like from the beginning of the process of finding all the way to funding and closing and managing the cashflow? how to think outside the box, what exit strategies you might not know about yet, how to build your nest egg one deal at a time, and perhaps more importantly, how to protect your nest egg with strategies such as self-directed IRAs and other wealth building tools. We'll also talk about how to focus on the right deals for you. So how to build your business from the ground up, how to find your own path in the off-market real estate investing space, and how to ultimately master your niche. Because once you figure out your path, you'll become better and better at it with repetition. And of course, much more.
