Jesse and I have toured a LOT of industrial buildings, and we kept walking 
out realizing we forgot to ask the same questions over and over. So we 
built a simple one-pager checklist we now bring to every appointment.

In this episode we walk through the full thing: every question we ask, 
why each one matters, and the mistakes that cost us money before we 
started using it.

What we cover:
- Property overview: asking price, reason for selling, square footage 
  discrepancies, parking, construction type
- Why the seller almost never gives you a real asking price (and how to 
  pull one out of them)
- When to bring up seller financing on a tour (hint: not in the first 
  five minutes)
- Building specs: dock doors, drive-in doors, clear height, column 
  spacing, sprinklers, power, HVAC, roof age
- The sprinkler trap that can kill a 20,000 SF deal
- Utility meters and why one shared water meter has cost us real money
- Tenancy: rental rates, lease expirations, lease types, and how to use 
  a bad lease as a negotiation tool
- Two tools we use to capture every tour without taking notes (Plaud 
  recorder + Meta Ray-Bans)
