EP 313: More Than A Realtor: Margarita Resto on Turning Houses Into Homes
What makes Margarita Resto with Realty of America a Good Neighbor?
What does it really take to succeed in real estate for over three decades? Margarita Resto pulls back the curtain on her impressive 30-year career, revealing that the profession extends far beyond placing signs in yards and waiting for calls.
From her childhood bus rides observing different neighborhoods to her post-military career decision, Margarita shares the unique journey that led her to real estate. Now with Realty of America in the Dallas-Fort Worth area, she's built a reputation as the go-to expert for challenging situations—divorces, foreclosures, and first-time buyers with complicated circumstances. "Every situation is different," Margarita explains, "and my job is to tailor a solution that works for them."
What sets Margarita apart is her people-first approach. While many professionals invest heavily in digital marketing, she's built a thriving business where 90% of clients come through referrals. Her strategic mindset and negotiation skills become evident as she describes her process: sitting down with clients, developing customized plans, and seeing them through to completion. Whether helping a family avoid foreclosure or guiding someone to their dream home, she approaches each case with the same enthusiasm she had at the beginning of her career. "Handing over that key still feels like the first time I did it," she shares, revealing the passion that continues to drive her work decades later.

This is the Good Neighbor Podcast, the place where local businesses and neighbors come together. Here's your host, Sofia Yvette.
Speaker 2:Welcome to the Good Neighbor Podcast. Are you in need of a realtor? Well, one may be closer than you think. Today I have the pleasure of introducing your good neighbor, margarita Resto. With Margarita Resto, how are you today?
Speaker 3:I'm well, I'm well, thank you. Thank you for inviting me on the show sophia, of course.
Speaker 2:Now we are so excited to learn all about you and your business. Can you start by telling our listeners a little bit about your company?
Speaker 3:yes, uh, I've been. Yes, I've been in real estate for about 30 years or so, so for a long time. Right now I'm with Realty of America and we're growing here in the Dallas-Fort Worth area.
Speaker 2:And you know my passion is to just help people through these difficult times of you know the process of either buying or selling a home. Yes, I'm sure it's a very intricate process.
Speaker 3:Now, margarita, what made you want? And I remember we used to take the bus to go to school and homes and then we'd go out to the buses would take us out to the suburbs and it was kind of cool to, you know, just watch the transitioning of the homes and I always wondered, like, how do people buy a home? How do people live in, you know, how do you get to live there, how do you transition? So that that was my uh, uh, as a, as a kid, thinking, you know, um, having a passion for real estate, uh, but actually, you know, I started as after I got out of the military and you know I still was intrigued by real estate and went off, got my license and my journey started and it's been exciting from day one.
Speaker 2:Wow, so many questions for you, margarita. Let's start off with the most common myth or misconception you typically come across with so much experience in your industry.
Speaker 3:I would say, one of the biggest myths, especially in today's market. You know people say oh, you know, they just realtors. They just put a sign in your front lawn and just wait for somebody to call. And that's furthest from the truth. You know, we definitely sit down with our sellers and we put a strategy together and we figure out. You know what is, what is it going to take to get this done? And we put a plan and we execute it. In today's market, social media is just a ginormous part of the platforms that we get to share everything, not only that we're doing, but with homes that we're selling. So we use social media as a big part of putting it out there to folks big part of you know putting it out there to folks.
Speaker 2:Now, on the note of social media, we know marketing is the heart of every business. How do you currently market your business and who are your target customers?
Speaker 3:Right now. Over the last seven years since I've moved to the Dallas Metroplex, 90% of my business comes from referral Just folks that I've met, events that I've gone to and just shook hands with folks and it's been quite an exciting ride here in the Metroplex to be able to build such a strong market through referral. I mean I do a good job and then folks say, hey, you know, you know, here's Margarita, have her help you sell your home. So my target client and this is an area that I have a lot of expertise is the difficult ones like the divorces and the folks that are facing foreclosure. You know those are the tough ones, that sometimes it takes a little bit of more expertise to get it done. But I do have a pretty balanced business between buyers and sellers and I love working with both of them equally.
Speaker 2:That's awesome Now. Have you ever thought of having your very own podcast?
Speaker 3:I have. I have given it some thought. You know it's funny because social media is my new thing now. You know I started, I've been on it for many years but never actively posting anything, and this has kind of forced me to do it in a good way. So I'm having fun with it. I'm really enjoying, I love the interaction from the folks, and so who knows where the future holds?
Speaker 2:Now, outside of work, what do you like to do for fun besides touring and social media?
Speaker 3:Well, I enjoy spending time with my family. That's a big part of it, and I do spend a lot. I love my downtime at home and I love all kinds of outdoor activities. I'm a big bookworm so I love to read and just study. You know what's going on in the world and just study what's going on in the world. So those are the kinds of things that I'm kind of a chill person outside of work.
Speaker 2:Awesome, awesome. Always good to have that balance right.
Speaker 3:Right, absolutely.
Speaker 2:Now please tell our listeners one thing they should remember about Margarita Resto.
Speaker 3:You know, I wish that more people knew that real estate isn't just about buying and selling a home. It's about helping families move forward in their lives. Sometimes that means negotiating top dollars for sellers, sometimes it means guiding a first-time home buyer that has a low credit score, and sometimes it means helping a family avoid foreclosure. Every situation is different, and my job is to tailor a solution that works for them.
Speaker 2:Now, in tailoring that solution for these families. What are your top skill sets that are necessary to be a top tier realtor?
Speaker 3:I would say that negotiating and I love to strategize when I sit down with a client, love to strategize when I sit down with a client it's okay, let's look at it globally, let's come up with a strategy. Are you going to be ready in 30 days? Are you going to be ready in 90 days? In 60 days a year? What is it going to take? And then we just stay in touch with each other and then we follow up on the plan and we start moving it forward little by little by little, so that we both get to the finish line and have the success that they need in order to achieve their goal of owning a home or selling the home.
Speaker 2:Wow, you really make people's dreams come true, huh.
Speaker 3:Absolutely, and that's that's just. You know I I had a couple of closings recently and handing over that key, it still felt like the first time that I did it. So I love, I enjoy what I do and I want to be able to help a lot more families.
Speaker 2:Well, at the end of the day, that's what really matters Now. How can our listeners learn more about Margarita Resto?
Speaker 3:I am on all the social media platforms and you can just, you know look me up as Margarita Resto Instagram, facebook, youtube, linkedin, and I promise I'll get back to you as soon as I can.
Speaker 2:Amazing Final question for you today what is your favorite style of home?
Speaker 3:My favorite style of home. I love a mature neighborhood, one story home, neighborhood, one story home. And I'm a big swimmer so I love a pool in the back. So my it's a very simple home is my style of home, okay, amazing.
