Welcome to the Good Neighbor Podcast. Are you in need of a property tax protesting services company? Well, one may be closer than you think. Today I have the pleasure of introducing your good neighbor, Javier Guerrero, with Domu Tax. Javier, how are you today?

Yes, it's a pleasure to have you on and we are excited to learn all about you and your business. Can you tell us a bit about your company?

Speaker 2:

Sure, absolutely Well, Domotex is all about helping Texas homeowners pay less in property taxes, right?

Speaker 2:

For most American families, housing is the single biggest expense that they have, and here in Texas our property taxes make a big chunk of that cost, right? Property taxes are pretty high and they keep climbing and most people do not realize that they can actually fight it back. So that is where we come in. We handle the whole property tax protesting process from start to finish. You basically sign up online and we take over it, right? We dig into comparable property valuations, we pull recent sales data, we build a report, then we go and negotiate directly with the appraisal district or with the appraisal review board to get our clients the lowest taxable value property. In other words, we do the whole nine yards. We take care of the whole process and the best part for clients is that we work on a contingency basis. That means that if we do not get a tax reduction for you, if we don't save you money, you do not owe us anything, right? So that basically means that it's a totally free service.

Wow Now how did you originally get started in this business? Well, in my previous professional life I've spent over 20 years working in financial services technology, data analytics, and more recently I've been diving into artificial intelligence. Right, I've always loved using data to solve real problems, and that is part of what we do here at Domotax. The idea for Domotax actually started when I used another company to protest my own property taxes and the results were okay, but the fee was very steep and the analysis that they did I think it was so-so right. So that's where I thought that we could do much, much better.

So I started learning everything about property taxes, the law here in Texas, the process, process, and along the way, I met a couple of experienced property tax consultants who had been doing this one of them for 10 years, the other one for almost 15 years. Right, and we teamed up right. So two years ago, we started building our own technology or platform, our own analytics engine, and they lead the process, the process operation, and I focus on developing our own technology or analytics engine, our marketing and our customer service. We're currently a team of six people.

Wow, Six people Now. What is the most common myth or misconception you come across in your industry? I am sure there's a few.

Speaker 2:

Sure, there is actually quite a few right, so the biggest one that I can think of is probably that you cannot win against the county, and that is really it is not true. Property values are often inflated right, and with the right evidence, with the right type of protesting strategy, you can actually absolutely get them reduced. Another misconception is that the process is simple and everyone can do it. And the answer is yes, you can definitely do it on your own, and many people do it and get good results. But there is a catch. The catch is that it takes a lot of time. It takes effort. You have to gather evidence. Most people are not necessarily fully familiar with the process, so it can take a lot of patience and a lot of effort to do it on your own right. So at Domotax, we build expertise, we build the tools, we have the technology to do it in an efficient manner and make the process as painless as possible for our clients.

And we know marketing is the heart of every business. How do you currently market your business and who exactly are your target clients or audience?

Speaker 2:

Sure, we focus on the big metro areas here in Texas, right, so we cover Dallas, fort Worth, houston, austin and San Antonio, right, and that includes people who live in their homes, folks with a second home, landlords with rentals and so on. We focus on residential properties so far. Maybe in the future we'll get into commercial. But most of our clients are busy professionals, some are retirees, some are families, and the common denominator is that people either don't have the time or they're really the patience right to do this and go through the process on their own. We reach to our clients through direct mail, online ads, referrals and community connections, but really what really makes a difference is when somebody tells their neighbor hey, domtax saved me $2,000, $3,000. That reduced my tax bill in 15%, 20%, sometimes even more, and that carries a lot more weight that an ad can do.

Maybe in the future we are building our blog and our site right With the objective of really doing a little bit of teaching and education. People want to be informed, People want to really understand how the process works, and we're getting there so far. Right now it is mostly written. Now, outside of work, what do you like to do for fun?

Speaker 2:

I love. I really love traveling and exploring new cities, new places, new continents, try their food, learn their culture and so on. I'm originally from Mexico. I came to the US 23 years ago to get my MBA at Dartmouth and I've been lucky enough to live in five different countries so far and have worked in about 40 countries, so really travel is in my DNA. I love it. These days, a lot of my fun time revolves around my family, my wife and I. We have two daughters they are 16 and 13, and we love exploring DFW together, and whenever we can, we take trips as a family. My wife and I.
