SPEAKER_02I am doing good also. Now we are so excited to learn all about you and your business today. Can you start off by telling our listeners just a little bit about your company?
What An Apartment Locator Does
Accidental Path Into Real Estate
SPEAKER_01Sure. Actually, I am an independent contractor, so my company name is just my name, my title. I am brokered by Spirit Real Estate Group, though. I do have to get that out as a legal requirement because I am a licensed agent here in Texas. Uh being a real estate agent does allow me to uh work all kinds of real estate transactions, but I specifically uh focus on the niche of apartment locators for people looking for an apartment. Our database has a lot more filters and it's a lot more comprehensive than what most people find online. So it helps us narrow down and help our uh clients get exactly what it is they're looking for.
SPEAKER_02Now, getting a little bit more into your background, how did you originally get into this industry?
SPEAKER_01By accident. I was working offshore uh deep sea with underwater robots, kind of purchased a house back here in 2007 while I was still living in Tennessee. Um got into real estate because of a fix and flip back in 2007. Um, and then one thing just kind of led to another and finally settled into the uh apartment locating niche. It seems to be uh what a lot of people need help with. So that's how I got into it by accident.
SPEAKER_02Now, getting back into your industry today, what is the most common myth or misconception you come across on the day-to-day in your industry?
SPEAKER_01Well, there's a there's a couple of things. One is you hear a lot that the apartment of locating service is free, which the service to them is free, but there's a lot of skepticism from our clients because they're thinking, well, if it's free, there's got to be something in it. They're either raising the rates on the rent so they get paid. And the uh which they don't. The rates are gonna be pretty much the same with or without us. And the and the other misconception is that uh a lot of times people will say that the apartment locates only look after themselves, so they're looking to find them what's gonna pay us the most commission from the apartments, because that's how we do get compensated is from the apartment's marketing budget. So that's not a win-win situation because we played the long game because rents are usually for a year. Um, so we want to be able to do repeat business, so treating them right to begin with kind of helps with that uh repeat business, if that makes sense.
How YouTube Became The Lead Engine
SPEAKER_02Yes, now switching gears for a second. We know marketing is the heart of every business. So today, who are some of your target customers or audience, and how are you attracting them, especially on the online front?
SPEAKER_01That's a great question. Again, kind of by accident, I was actually made a post out on Facebook Marketplace. Somebody called me from Minnesota, was wanting to know if I could get some video out to them. And the only thing I knew is just maybe uploading it into YouTube, which I did. And I was just talking to the guy and I recorded it and uploaded it, didn't realize it was public, and then somebody else found it and asked me if they could do I could do a video for somewhere else. And so that's how I started my YouTube channel, which attracts uh mainly out of out of town, out-of-state clients that are moving here for you know mainly for work andor school. So they find me on YouTube. I uh started marketing with with uh specifically for the Plano market. Uh, and then I put I do put the videos, name them after the specific apartments. So if they're looking for those apartments in Plano, more than likely they're gonna find me. So uh I do full video tours on YouTube, and that's drives most of my traffic and our leads.
SPEAKER_02Great. Now, have you ever thought about having your own podcast for your business?
SPEAKER_01I have, uh, but that's about the extent of it. Not sure exactly uh what I would do as far as podcasting. Uh, since most of our work is just uh visual showing people apartments. Uh but it is interesting. I I wouldn't mind getting back into that somehow, uh, get into work it into the marketing as well.
Life Outside Work
SPEAKER_02Now, outside of work, what do you and your family like to do for fun?
SPEAKER_01Well, that's just about it. Nowadays, just kind of hang out with the family. I like to smoke meat, um, watch football, and I have my rescue dogs. I like to hang out with them as well. So it we just kind of locally uh hang out, explore the area. So not too much, not too crazy.

SPEAKER_02Well, the memories are what we always remember in the long term. Now, going back to your business for a second, why would someone want to work with your company over another apartment locator? What really makes your business stand out?
Mission: Find A Place That Feels Home
SPEAKER_01Specifically, uh, I try to target just Plain O Texas because I live here in Plain O. I know the area. This is why I do the video tours here. Uh, a lot of apartment locators cover a lot of different cities than a DFW Metroplex. And this DFW Metroplex is huge. I've come to establish relationships with some of a lot of these people that are uh the personnel at the apartment complexes, the managers. And every once in a while, not always, but there are times that I'm able to negotiate deals even lower than what they're they're offering for some of my clients. And so they're they're happy. And uh, so that's what kind of separates me from I wouldn't say anybody else, I just mainly specifically target uh Plano. And and the other thing about it is YouTube, to get back to YouTube one one second, not everybody's gonna want to work with me. I get it. We don't all we don't want to work with everybody and everybody, but uh YouTube more than likely just attracts people that want to work with you. They got us they get a certain vibe. Um, and so you make that connection so that lead is not really a co-lead the more, it's a warm lead. They'll know if you're um just talking just to talk, or you have the sense of knowing what's going on in the market. So it works.
SPEAKER_02So, Gerald, if you could sum up your mission statement for your business in just a few words, what would it be?
SPEAKER_01To make sure that our clients move into a place that actually makes them feel like a home, not just an apartment.
SPEAKER_02And why is feeling like you're in a home so important to help your clients find?
SPEAKER_01Because they got to go back to it every day, regardless of where they work. So it's important for them to feel comfortable and uh happy where they're located. And uh, I want to make sure that they get that spot.
SPEAKER_02So, to you, what's the difference between a house and a home, other than a place you go back to?
