SPEAKER_02Welcome to the Good Neighbor Podcast. Are you in native a property management company? Well, one may be closer than you think. Today I have the pleasure of introducing your good neighbor, Shilove Jeter, with MRE Property Management. Shilov, it is fantastic to have you on today. Now, I, for one, am so excited to learn all about you and your company. Please start off by telling our listeners just a little bit more about your business.
SPEAKER_00Well, thank you so much for having me on the Good Neighbor Podcast, Sophia. I really appreciate the opportunity. So MRE, which stands for Maximum Real Estate, we specialize in all things property management and rentals as it regards to single family, small multifamily communities, as well as some commercial spaces also. We cover all of Tarran County, Parker County, Johnson County, and parts of Dallas County.
SPEAKER_02Wow. Now getting back into your story for a little bit, how did you originally get into this business?
Shilove’s Path To 143 Doors
SPEAKER_00In 2011, I worked for one of Fort Worth's largest property management brokerages. And this was in 2011, and I just knew the things that came my way, the ability to work with teams, the collaboration, all for giving great results to tenants and to property owners. In 2012, I attained my real estate license. Now, in that first year of receiving my real estate license, I managed to do what most companies cannot do in years and what has never took place in that company. And that was I acquired over 100 doors within one year. Actually, 143 doors to be exact. So that was a pretty big deal. I knew then at that moment that was my calling, uh, and I could not say no to pursuing it further.
Myths About Property Managers
SPEAKER_02Wow, that is amazing. Now, today, what is the most common myth or misconception you come across in your industry?
SPEAKER_00I I think one, we have many, you know, property managers, we work 24-7, we're perfect, we're perfect, we have all solutions for everything. Um, I think the one that I would focus on the most is that property managers, we're we can we only can deal with what we have. And so when we're talking about things like a property that's on the market, there's so many factors that we have to take into account. And those are a lot of things that we can't control. So it's important to know that as much as we want to give you these quick expedient results, that's not always the case. And there's a lot of strategy that goes into making sure that we can give you the results that you deserve. So knowing that property managers are faced with the market trends, the economy, what's going on, the demographics, the property structure itself, those are a lot of things that we have to take into account that may actually require more strategy and more of a process than some of the clients may expect. So it's not that we're not performing at our best, it's just there are some unforeseen factors that cannot be controlled that require a little more patience, a little more strategy, and some special processes to be put in place to give you those results.
SPEAKER_02Now, speaking of strategy, let's jump into the heart of your business for a second here. Now, we do know that marketing is the heart of every business. So, ideally, who are some of your target clients? And today, how are you attracting them?
SPEAKER_00You know, a lot of our clients are finding us on Google and also through referrals. Um, and so I appreciate that. Um, now when we're talking about our targeted audience, uh, every client, anyone who has a property that they want to put on the rental market is someone we want to work with. You know, we take the approach that we don't use the term accidental landlord. If you have an a property, whether it's one property or 10, you are treated and considered as an investor. Our goal is to make sure that we put everything in place to make sure that your investment is cash flowing. And so that's that's what our target audience is. Anyone who has a property that wants to go on the market and they want to receive cash flow from that property. Now, when we're talking about what's the great, what's the right fit, it's going to be making sure that property owners understand it's more than collecting rent. It requires commitment from all angles. From the tenants, we want them to be responsible. You want a management company that is proactive, and you want a property owner who understands what it takes to nourish those investments. And that means when it's time to pour a little love into it, we have to make sure we do it because that's what's going to ultimately make sure that you have a successful portfolio.
SPEAKER_02Now, have you ever thought about having your own podcast for your business before?
A New Podcast For Entrepreneurs
SPEAKER_00You know, it's funny that you should ask that. That's actually something that's in the play. Uh, and so I won't get too much into it just because I'm super excited. Uh, but absolutely, uh, and it's more so, uh I will tell you this. It is geared more so towards business in general. And the reason why I'm taking that approach is because when I first got started into business, boy, do I wish I had someone to hold my hand, someone I could lean into, some guidance. And so a lot of the things that I've learned in my time in business, it was hard knocks learning. Uh, and so I want to have a podcast put in place to be able to show other people you're not alone, you don't have to pay for certain things, you can simply tune in and learn from us who are still in the trenches.
Beyond Transactions: Human-Centered Service
SPEAKER_02Well, there is no better teacher and no better class than the school of life. Very true. Now, transitioning back to your business here, what is the number one takeaway you would like our listeners to really gather from learning about MRE property management?
SPEAKER_00What I want people to know or gather about MRE property management is that there are still companies that do good business. You know, there's this old saying that what is it, nice people finish last, good people finish last. I don't believe in that. I believe that good people who run great businesses, they're in it for the long haul and they're going to withstand any obstacles that come their way. And our goal is to make sure that we always maintain a human connection. So when you're engaging with MRE, it's not just transactional. I completely will tell anyone, if it's just transactional that you're looking for, we're not a great fit. But if you're looking for something that's meaningful, someone who, if I wake up at 3 a.m. because I have a brainstorm moment, that's how much I'm investing in you and the situation. That's what it's all about. And so I get it, you know, you may think that property management is expensive and, you know, we're nickel, dining, or those types of misconceptions that people will say. But the truth of the matter is there's a lot of us that are doing the work and you just don't see it. The work in the community, the work to good causes, those are so many things that I want people to know more about MRE, uh, and that it's just not a transactional type of experience we want them to have.
