What makes Joseph Gozlan with Eureka Business Group a good neighbor?

Think you have to lease your next retail space? We unpack why more business owners can buy their buildings than they realize, and how that choice can lock in location, stabilize costs, and turn monthly payments into equity. Joseph Gozlan, partner at Eureka Business Group, shares practical steps to evaluate lease versus buy in today’s rate environment, including how SBA financing lowers the barrier for owner-occupants and why total cost of occupancy often looks similar to rent.

We walk through Joseph’s transition from residential to commercial and the lessons that matter for investors chasing scale and stability. From underwriting tenant health and reading the local demand story to aligning with city economic development plans, Joseph explains how to identify durable retail corridors and structure deals around real operational drivers. For founders ready to open a second or third location, we break down site selection, build-out planning, common lease terms, and the hidden pitfalls that show up in LOIs and TI negotiations.

Education is the heartbeat of Eureka’s approach. We highlight their YouTube tutorials on commercial leases and investing basics, plus The Retail Navigator podcast, where brand leaders and municipal teams reveal what’s working on the ground. Whether you’re a business owner weighing your first purchase or an investor seeking generational wealth with fewer late-night maintenance calls, you’ll leave with a clear playbook for next steps and a network you can tap before you make a move.

If this episode helped you rethink your real estate strategy, tap follow, share it with a friend who’s expanding, and leave a quick review so more local owners and investors can find it.

Welcome And Guest Intro

SPEAKER_01

This is the Good Neighbor Podcast, the place where local businesses and neighbors come together. Here's your host, Sophia Yvette.

SPEAKER_02

Welcome to the Good Neighbor Podcast. Are you in need of a commercial real estate group? Well, one may be closer than you think. Today I have the pleasure of introducing our good neighbor, Joseph Goslan, with Eureka Business Group. Joseph, now it is lovely to have you on today, and we are all so excited to learn about your business. Please start off by telling our listeners a little bit more about your company.

What Eureka Business Group Does

SPEAKER_00

Yeah, well, thank you for having me. I appreciate it. Uh, we are a commercial real estate group in the Frisco Prosper border, uh, right on 380 and KOIT. And we specialize in retail. So any business owner that needs to find a place for their business or any investor that wants to invest in commercial real estate, that's what we do. We help uh these people.

SPEAKER_02

Great, great. Now let's get into your background a little more. How did you originally get started with this business?

SPEAKER_00

Oh, so I've been doing that for a minute. I've been licensed since 2009. Uh, it started as my personal passion for real estate investing. And uh we got licensed so we can find good investments for ourselves. And then along the way, friends and family wanted to invest with us and help ask us to help them find investment. So that's how we got started with that. And then around 2015, we graduated our practice and our personal investments from residential to commercial, and that's what we've been doing since then commercial real estate.

Joseph’s Path From Residential To Commercial

SPEAKER_02

Wow. Now, today being in the commercial real estate side of things, what is that most common misconception you come across on the day-to-day?

SPEAKER_00

Oh, so a lot of the time we talk to business owners that call us and say, hey, please help me find a place to lease. And then we have a quick conversation about lease versus buy with them, and they don't realize that A, buying is actually a lot more affordable than they realize. Uh, leveraging SBA loans, small business administration loans that help them get high-leverage loans. And B, in today's market and today's interest rates, it's actually almost the same amount of money to release or to buy and pay mortgage. So they're better off buying and having their own building.

Lease Versus Buy Misconceptions

SPEAKER_02

Wow. Now let's transition this conversation to growth for a second. Now we know marketing is the heart of every business. So today, who is your ideal audience and how are you attracting them, especially on the online front?

SPEAKER_00

Yeah, so our main two avatars, the main two customers we service today, is the business owner that needs to find a place, whether it's to buy or to lease. And it's the high net worth individual that is looking to invest in commercial real estate because they had enough from investing in small residential things and getting don't want the headaches that comes with residential real estate. And they want to build generational wealth for their family, and commercial real estate is one of the best vehicles to do that. And we reach out, I'm sorry.

SPEAKER_02

No, go ahead.

SPEAKER_00

Well, you asked how we reach to these people. So we're on every social media platform that exists. Uh, we reach out to our customers, we have a lot of educational content. So if you go on our YouTube channel, you will see a lot of videos that talk about how to invest in commercial real estate, but also a lot of videos for tenants about how to build a lease and what to look for in commercial leases and how to find the right space for their business and so on. So we do a lot of educational content that hopefully brings value to our audience.

Ideal Clients And Marketing Strategy

SPEAKER_02

Wow. Now, with all this great information that you have, have you ever thought about having your own podcast for the business?

The Retail Navigator Podcast

SPEAKER_00

Uh, we do have our own podcast. Uh, it's called the Retail Navigator uh podcast, and it's designed mainly for uh people in the retail industry. So we interview retail brand uh directors and we interview uh um a lot of municipal people. So from the every city has the EDC, the economic development. So we interview these people as well, and they bring a lot of information. So even if you're a tenant looking to find, well, I want to expand my business, I want to open a second or a third location, which city should I go to? There's a lot of really good content over there.
