SPEAKER_01Welcome to the Good Neighbor Podcast. Are you in need of in-house service developers? Well, the right company may be closer than you think. Today I have the pleasure of introducing your good neighbors, Andy and Corey, with Develop Inc. and Develop Inc. Architectural. Hi, gentlemen. Great to have you on today. How's it going?

What Develop Inc Actually Does
SPEAKER_01what you do. So tell us a little about your company.
SPEAKER_03I'll let Andy start. He's uh he's been in the Dallas market for a lot longer than I have, and so I'll let him start.
SPEAKER_02Yeah, so we are a uh developer with in-house uh services, including architectural design, uh land acquisitions, and uh construction and construction management. Um so we aim to be a uh one-stop shop uh developer. Uh, either you're landowner or you want to invest in real estate or you're buying a franchise and we'll be able to help you define a space and design and construct, or you want to simply develop your the land that you already own and you want to see what you can do to to deal with that piece of poverty, then we can help you to go down that uh study and uh just help put a good package together for them. Yeah, okay, just yep.
SPEAKER_01Wow, that's uh really, really cool. It sounds like you guys definitely do
Why They Built A One-Stop Shop
SPEAKER_01quite a bit. So, what originally led you both into this one-stop shop?
SPEAKER_03Well, I started developing company uh about five years ago, many Andy, about a year after that, and we merged the architectural and the development side together and formed this company to help a lot of uh local people in my community. To be totally honest with you, we were doing a lot of um foreign people in the market that had issues with not understanding how to work here in the United States. So we found a big need and it was it's been very successful.
SPEAKER_02Yeah, my my training is being an architect. I've been architectural design for 29 years, and I in the past that I see a lot of uh owner architectural designers or engineers and contractors, they're they're fighting each other within the project, not working as a team. So um I I would I love to to have this opportunity to just hey, let's work together as a team uh for this for the best interest of any projects.
SPEAKER_01Yeah, I love that
The Biggest Misunderstanding Clients Have
SPEAKER_01now. With having this business that you guys combined from two different industries, what do people most often get wrong about understanding the services you provide or your industry in general?
SPEAKER_02Well, Corey is in the uh complaining or whatever client relationship department.
SPEAKER_03It just surprises a lot of people because most people think, well, I need to get an engineer, I need to get an architect, I need to get a realtor, and and then I need somebody to out and do all my interior designs, and they find it quite strange that somebody's doing everything at once. But when they come here and they see how you can do everything in one spot, it's it makes the process much more same line and faster for the client.
SPEAKER_01Oh, yeah. Now
Who They Serve And How They Grow
SPEAKER_01we know that marketing really is at the heart of every great brand. So speaking of, you know, some of your clients, who are you looking to reach overall and how are you attracting them today and letting them know about your one-stop shop?
SPEAKER_03Well, to be totally honest, uh, frankly, to be honest with you, everything's been pretty much word of mouth for us. Uh, relationship buildings, as you know, is very important. We don't do a lot of social media. Um, thanks for this opportunity, but most of it is just uh um just relationships we built and the trust that we have in the community. You know, Andy's been here for 20 some years in the Dallas Fort Worth, and he he has a lot of people that he knows. And I've been here for now going on 10 years, and you know, people have trusted us to with their projects. So, you know, you do a good job for one person, as you know it, it hands over to the next person.
Trust Built Through Permits And Problems
SPEAKER_01So, at what stage of project development do you feel that trust is really being built the most?
SPEAKER_03That's a good question. I mean, it really depends on the on the on the client, I would I would assume. I mean, I'm not sure, you know.
SPEAKER_02Yeah, I will I I I would say that any development project in construction, it it you will face a lot of difficulties. Uh whatever that is, it either is uh getting the permit cities or simply the weather is winning, delayed in schedules and uh over budget. And I think that trust is building through that. It's not without those difficulties, but how do we work together as a team and for the client to overcome those obstacles to achieve the goal?
SPEAKER_03And it's really scary for your client because they got to deal with the city, they got to deal with the inspectors. And if they don't know these people who never worked with them before, it's it's pretty intimidating. So if you have good relationships with the the city and the inspectors, those those type people, it helps a lot in the process, and that's where we can help our clients.
SPEAKER_01That's wonderful.
Life Outside The Jobsite
SPEAKER_01And when you're both not helping your clients outside of working, what do you like to do for fun?
SPEAKER_03Well, we're we're both family men. Andy's got three beautiful girls that are off to college. We just sent the last one to college this this year, and his wife is heartbroken. And I have two kids, and one's graduating in college, one's in our third year. So that's pretty much our focus.

Final Message And How To Reach Them
SPEAKER_01before we wrap up today, what final piece of information would you like to leave our audience with about your company?
SPEAKER_03You know, I mean, if somebody's looking for a good company that can streamline their process and help them through some difficult, you know, decisions on a piece of property or on a building or just an idea they have, we're we're a good place for them to come.
SPEAKER_02Yeah, I would say that every project, every client is unique. Uh we're we we don't just give you a a standard package and we would like to know what what the clients wants to do. And if we don't know the answer, we will find out. We're not running away from the fire, we're actually running towards it.
SPEAKER_03You know, and then the other thing is, you know, it doesn't matter how big it is or how small it is, Andy's done stuff from the Swexon Hotel to the Rolex building doubts out. You know, nothing's too big, nothing's too small.
