SPEAKER_00Hello, friends. It is me, Lindsay Dreyer, brokerage owner, mom of three, and a real estate coach, two top producing agents. And I want to start this episode with a little confession. I used to think that AI was for tech bros and people who had way more time to than me to figure it out. I really honestly thought that it was gonna make real estate feel robotic and weird. And I was a little bit worried that it was going to replace the parts of this job that I actually love. But I dove in a little over a year ago and really committed to learning AI. And here's what I learned is that AI isn't replacing you. It is actually replacing the stuff that's keeping you from being you. I actually think AI can be used to help you present your more authentic self to the world and help you get out of your own way. AI is going to free up your time and energy. It can handle the repetitive, time-sucking, soul draining stuff or the things that you just get stuck on can help you really just kickstart the momentum and helps you focus on things that are going to move your business forward. And honestly, when you set it up right, it will give you back more than 10 hours a week. And those are hours that you can spend with actual clients or your family, or I don't know, like taking a nap. Anyone? Oh my gosh, a nap sounds so good. So today I'm walking you through exactly how I use AI in my real estate business. This is not in some theoretical futuristic way, but it's this is a like what I did this week way. And I'm going to show you how you can do it too, even if you're not a tech person. So let's talk about what AI actually is and what it's not. Before we get tactical, I want to clear up a few miscon misconceptions because I think a lot of agents hear AI and they immediately picture one of two things: a robot that's gonna take their job and make real estate agents obsolete, or they think of some complicated technology they're just never gonna understand, they're never gonna get good at. And neither one of those things is true. AI, at least the kind that I'm talking about today, is just a tool. Just like your email, just like Canva. It is like a really smart assistant who never sleeps, never gets annoyed, and can write faster than you can think. So I want you to start thinking of it as a tool and it is like a digital assistant. You give it instructions and it gives you an output. And then you can basically train it to sound like you. Done. That's it. That's the whole thing. I know it sounds really simple, and honestly, it pretty much is, but AI is so helpful to real estate agents because it is good for writing first draft emails, listing descriptions, social media posts, blog articles. It's incredible for organizing information, summarizing contracts, pulling key points from long documents. It is great for brainstorming. So marketing ideas, email subject lines, open house themes. You can repurpose your content, turning one piece of content into like five different pieces of content, and then helping you with your repetitive tasks. So, like follow-up sequences, updating your CRM, FAQ responses. What AI is not good for, and it is not good for some things, which is replacing human connection. Your clients absolutely still need you to show up. It is not good at making strategic decisions. Yes, you can brainstorm with it, but you are ultimately the business decision maker. And it is not good at being you. It can sound like you, but that is only if you train it. So this is the key. AI is a multiplier. It's not a replacement. It can make you faster, it can make you more consistent, and it can make you less overwhelmed, but it's not going to make you obsolete. And if anything, I really think that it can make you more human when it is used appropriately. Real estate agents have to wear so many hats, and AI can really help make wearing all of those hats easier, which means that you can show up for your clients the way that you want to. You'll have more time and you'll have more energy, which honestly isn't that what this is all about? Is like doing the most important work, which in my opinion is the client work. All right, so let's dive into the five ways that I use AI every single week. And I like to get practical. So I'm gonna walk you through the ways that I'm using it. These are not theoretical. This is literally what I did last week. So at the end, I will give you more information on how to do this for yourself. You can learn how to do it. All right, so use case number one, and this is the one that I think most agents are using it for, is writing listing descriptions. So I remember I used to just sit at my desk staring at a blank Google Doc, trying to make a 1200 square foot ranch sound compelling. Um, and it would take me like 30, 45 minutes. And half the time I would just like kind of take the remarks from the last listing and like make it my own. Now I spend like three minutes. So here's what I do is I open up my custom GPT. Um, also, I've been kind of like going a little bit into CLOD, to be really honest with you. So I'll open my AI of choice. I will again, this has been programmed with like my preferences, but I put in all the property details, like bedrooms, bathrooms, square footage, features, neighborhood information, if it's a condo, amenities. And then I will say, write a listing description for me. And three seconds later, I have my first draft. And that's the best part is like we're not taking anything that AI does and just copy and pasting it. I want you to know that it is a first draft. It is getting us 80% of the way there. So I'm still reading through it. I'm still tweaking it to sound more like I want it to sound, and then I'm done. But that's down from like 30 to 45 minutes to three minutes. And that is time that I can reinvest to energy I can reinvest in my business, or honestly just go take a lunch break. Like either one of those are great answers. But having that time and energy savings is priceless. My next use case for AI is writing follow-up emails that don't sound robotic. And this one has really helped change my life. So once I've had a meeting with somebody, so whether that's a listing appointment or a buyer consult, they go into my nurture database. And I don't believe that drip campaigns are really working anymore. So what AI has helped me do is now write custom one-off emails to my nurture contacts because I don't have to sit there and generate, like, I'm just not using all that brain power to write something from scratch. So I usually will tell my custom GPT or my Claude project, I'll give it some context and then ask it to write a short friendly email. And I will give it the details that I want it to know. So I might say their dog's name, the neighborhood they're looking in, the fact that we both loved hiking. This is literally copy and paste notes from your CRM, basically. And then AI is going to spit out that follow-up personal email. I can literally knock out 10 one-to-one emails in like 15, 20 minutes. And that is incredible. And those are personal. And so you can use this for emails, you can use this for text messages, like you can use this for anything. And so I use this to basically help me nurture those people that I've already started building a relationship with to keep them off of a generic drip campaign. So I think that is super helpful. The other is that you can use these to draft like a check-in email with a past client that maybe you have lost touch with. It could be a client who's ghosted you, like whatever the information is, whatever the situation is, you just plug it in and AI is going to help you. Again, this is about AI is writing the bones. They're writing the first draft, and then you are adding the heart. Like you're adding your touches to it. And if you train your AI assistant well enough, it actually can add the heart for you, which is pretty fantastic. So let's dive into case use number three, which is oh my gosh, one of my favorite things on the face of the planet, which is turning one piece of content into five. So let's talk about content repurposing. Because if you are creating something once, whether it is social media, your newsletter, your blog, whatever, you are probably doing way more work than you need to. So here's what I mean. Let's say I record a podcast episode like this. That is one piece of pillar content that I can then turn into three Instagram posts. It can turn it into a LinkedIn post. I can turn it into short um videos. So it could be for like Reels or YouTube. I can make an email to my list. I can create a blog post. Now, how insane to think about how long that would have taken me before AI. I like literally would have needed to hire a human. So now I can like just upload my podcast transcript to ChatGPT and say, like, I want you to do my podcast repurpose plan. And I will have already programmed in the podcast repurpose plan and it will spit out those three Instagram posts, the LinkedIn post, the five video scripts, the email to my list, and my blog post. That is insanity. And then I'm basically just going through and making sure that it's good to go. That is absolutely the value. So if you are creating any type of content, whatever pillar piece, it could be a blog post, it could be your email newsletter, you are 100% missing out on a repurposing opportunity if you are not using AI to turn that one piece of content into five or more. Use case number four for using AI or my AI assistant is organizing my brain. Now, this one's a little different, but honestly, it's one of my favorite hacks is that I take a lot of notes. Client meetings, listing appointments, um, coaching calls. And historically, those notes would just like sit in a notebook or random Google Doc. And that I would have to like go back and like kind of parse through them. But now I can use AI to organize them for me. So after a client meeting, I will open my AI assistant, I will like paste in all my messy notes, and then I'll say summarize this meeting for my CRM, pull out any action items, key decisions, or anything I need to follow up on, format it as bullet points. And that gives me a clean summary that I can then paste into my CRM and send to my client as a recap email. That is the best. Um, the other thing is just like using it as my brainstorming tool. So, like maybe I have a bunch of ideas floating around in my head and I'm like, hey, help me organize like this brainstorm that I just did. And it can help be a thought partner to really help you just kind of like go through and like get clear and figure out is this something I actually want to do? Is this something I don't? So organizing your brain or your notes, it is so crucial. Now, I only limited this episode to five use cases, but honestly, there's like a million. So the last one I'm going to cover is drafting responses to difficult situations. So this is probably my favorite because I, even though I love setting boundaries and honestly think I'm pretty good at it, sometimes you still need to send a tricky email. And it could be that the client's being unreasonable, you might need to set a boundary or reset a boundary, you might have to deliver bad news, and you're just like staring at the screen, trying to figure out what to say without sounding harsh or defensive or overly apologetic. And that is part of why I love using AI for this, is because AI is not emotional and it doesn't have the same triggers I have. So, an example could be like, I need to tell a seller that their house isn't going to appraise and that we need to renegotiate with the buyer. Write a professional, empathetic email that explains the situation and suggests next steps, keep it calm and solutions focused. And then it's going to give you the template. Obviously, you can adjust the tone. You're going to add specifics. You might even need to make it sound a little more like you. But it's nice because I don't have to start from a blank page. And that saves me so much emotional energy. Like that's really what I feel like AI has done for me is it has saved so much of that emotional energy and that inertia of just starting something. Because what's great about this in difficult situations is AI doesn't get flustered. It's not overthinking. It just gives you a neutral, professional starting point. And then you can put your human touch on it, which is really great. So again, setting boundaries with clients, declining a referral maybe that you don't want, responding to a negative review, delivering tough news, like inspection issues, a deal falling through. Like that is so priceless and helps you move on from a situation that maybe you would just get stuck on. So I know a lot of you are probably thinking, all right, I am not a tech person. And that is totally okay. I think there's a lot of people who just have like used Chat GPT, they've like gone in, used the free version, generic version, and they're like, this sucks, like, not a fan. And that is correct. Like, if you are using the free version and you haven't trained your AI assistant to think like you, talk like you, know what your brand voice is, know your business, you're not using it to its fullest potential. Because the number one thing I hear from real estate agents, especially women and especially moms, is that I don't have enough time. I don't have time to nurture my database. I don't have time to create content. I don't have time to write personalized emails. I don't have time to organize my CRM. I don't have time to think strategically about my business because I'm just too busy trying to keep up. And the answer isn't to work more hours, it's to stop doing the things that don't require you. And AI is such a helpful way to start outsourcing and start taking advantage of not having to do everything. Like you don't have to write every single email from scratch. You don't have to spend 45 minutes on a listing description. You don't have to choose between being a good agent and being present in your life. You can have both. But you need systems and you need tools and you need to be willing to let go of the idea that doing everything yourself makes you a better agent. It doesn't, it just makes you exhausted.
