Welcome back to the Randy Lynn Show. Today's episode I am really excited about because we're diving into something that's completely changing the game right now. And that's content, personal brand, and how agents are building businesses just beyond transactions. I have Jamie Knight right now with us with Real South Agents helping me here today. So excited to have you. Yeah. So he's not just a realtor, he's built a platform, a podcast that he just talked about, and a brand that's helping agents grow, think bigger, and actually win in today's market. Um, so what I want to talk to you about, actually, and I'm super excited to talk to you about, is who are you and what was your actual reason beyond starting a podcast because it's grown pretty rapidly.

Yeah, absolutely. So I've been in the real estate business here in South Louisiana for going on 21 years now. Wow. So I started back in 2004. I graduated from University of Louisiana at Lafayette, the Raging Cajuns, like my hat. And I um I thought I was gonna go work out in the oil field. I thought I was gonna go be offshore and everything else. And we ended up having young kids. And then when we had our young kids, we just, you know, I just decided that that lifestyle was not gonna be for me. And then someone said, Jamie, I hear that you want to invest in real estate and do property flips and all these other things. Why don't you just get your real estate license and see how that goes? And I'm not even sure which friend told me that, but it was great advice and it changed my life because I was able to build a successful real estate business and build up a rental portfolio as well in that same time. And what's fun is now I've gone from investing in real estate to investing in my clients to investing in realtors all over the country with our podcast. And it's just an exciting place to be. And it's an exciting place to be after 20 years because I feel like too much who you know, what what is the line they say to for to whom much is given, much is required. So I love the idea of giving back to agents and helping them grow their business. And that's a big passion of mine, and that's how we started the podcast. And so that's that's basically how it started is just so that we can share value, share the stories of realtors around the South, people who are doing big things in their real estate business.

No, perfect. Actually, this is totally off topic to where I wasn't even thinking this was gonna go, but you talked about investments too. Well, touch base about um your podcast and a bit, but investments, where did you even start investments? Because a lot, I'm actually doing a few investments. A lot of my listeners and clients, um, that is the thing now, but um, you went into apartment buildings or so how my investment journey started was I prepared myself for the opportunity first.

I think that's the first important part is you got to be prepared. You got to be prepared for the opportunity when it does show itself. So I was early in my business when I first started my investment journey, and I was really interested in investing. So I prepared myself, right? My first step was I had to buy my own house. So my wife wouldn't let us invest until we bought our own house. So we bought our own house. And then I remember the day, like it was yesterday, honestly, I had a client that came to me and he said, Hey, Jamie, I have three investment properties that I would like to sell. And they were all single-family homes, and they were just basically fixer-uppers and whatnot. And he so I looked down at the piece of paper that he slid across the table to me, and it had three addresses on it. And one of them I knew was in a growth area that was very close to our local college. So I basically told them, I remember telling the guy this, I said, Well, look, you have two investment properties to sell because I'm gonna buy that one. And he said, Jamie, you're in luck because I had someone who went almost all the way to closing and they backed out at me, they backed out on me at the 11th hour. And what ended up happening was I essentially came up with $3,000. And really, that was just for the down payment that I needed. It was like 10% down on a $30,000 house. So I came up with $3,000 and I bought my first investment property. The bank just told me, Jamie, you come up with $3,000, appraisal's already done, title work's already done, everything's already done. And I came up with that $3,000 and I bought my first investment property, and it was terrible. We essentially did everything ourselves.

Great, everything's great, right? $3,000 is great.

Yeah, we we did our own work to the property. We I painted it, I changed the roof, I did all kinds of things through the years, and naturally we got better and better, and we improved the tenant quality that we had there. And then what I was able to do was able to pledge the let the equity that I had in that property to be able to buy other properties, the next one, the next one, the next one, the next one. And then I would just use the equity that I would have in each property to pledge for the purchasing the next property. So to date, I only have $3,000 invested into my whole real estate portfolio.

So a lot of people say, like, hey, how do I invest in real estate? I say, hey, step one, prepare yourself for the opportunity and be looking for it. Kind of like the red car theory, we don't know what we don't see. But I would just say be prepared and then look for the opportunity and then work hard. Do it yourself to start. Learn the process yourself, learn how much things cost, learn what's reasonable and everything else. And then, you know, beautiful things happen when you take a step out in face sometimes.

So yeah, no, I apologize. I actually brought you on to talk about your podcast, which we will, but then you said investments, and it's crazy though, because what you just said to the opportunity, and so many people don't feel like that is a reality because they don't have a hundred or two hundred thousand dollars sitting there to invest, but you literally started with three thousand dollars. So I love that. Uh, but let's go back to the opportunity because again, I I would love to talk about investments all day because I'm like kind of obsessed with it. But the fact that like opportunity, so you started this podcast for like what specific reason? Like, what do you I don't want to say what do you get out of it, but kind of like why did you start it, you know?

Yeah, for sure. So the podcast came out of a struggle, and I think all great things in life come out of a struggle. I was chatting with a friend of mine who it lives in a small town here in Louisiana, and she was a school teacher, and she was working her way up to try to be in administration. And we live in the South, so things are a little bit different in the South, and there are still some prejudiced things and some things that aren't always the right thing. And basically, what happened to her is she was applying to be in the administration more, keep moving on up in administration in that role. And she actually applied to be the superintendent of schools in Acadia Parish. We have parishes and not counties in Louisiana. So they basically told her that she would a woman would never be the superintendent of schools in uh Acadia Parish. So I just thought it was such a bold thing. And I mean, this is not terribly, terribly long ago. This might be uh eight years ago or something. So it wasn't terribly long ago when they told her this. So what ended up happening is she ended up getting fired and let go from being in this administrative role that she was in, school teacher role. So she used that uh disc to create an amazing real estate business. And she started off by trying to prove a point, right? I'm gonna prove a point. She got huge 50-foot billboards on I-10, which we're here in the South, you guys know I-10, but she got huge 50-foot billboards to make sure the people that dissed her would see her face every time they drove to work. So it started off by just trying to prove a point, but then it switched to trying to help people. And I just thought it was such an engaging story. And I felt like wait, we have to tell the stories of agents in the South and agents that are doing big things in their real estate business. And that was the reason that the podcast started was that story. I just said, I have to get this down so that we can tell the stories of these agents that are doing big things. So that's actually the story of our first podcast. And that's our first episode that we hosted was with her. So I encourage people to scroll all the way back a hundred-something episodes back and find our first podcast and hear that story of Heartbreak for her, but how she used that heartbreak to create a beautiful real estate business. And she does 75 to 100 transactions a year in a small community with only 2,500 people. So it's such an engaging story. But, you know, it's also the podcast, really, the goal for me with the podcast is to put myself in the room with people who are doing big things, right? You and I connected because I saw Randy Lynn doing huge things, and I'm not even sure how we connected. We might have just connected with with a back and forth on Instagram. And I see you're out there doing big things, building a personal brand. You and I are both big fans of Grant Cardone. Grant Cardone uh, you know, grew up in Lake Charles, Louisiana, which is about an hour from from me. And, you know, we just saw each other doing build big things, building a personal brand. So I love putting myself intentionally in those rooms with people who are doing big things in their business. And I like to share that room with other people. So I would say that's probably the main goal of the podcast is to A, put myself in the room and B, put you in the room with somebody that's doing big things.

Yeah, I mean, a few of the things that you said right now hit home with me. Number one, put yourself in big rooms. Like that is why I aligned with Grant and some other people that I am currently aligning with, because so many times people get caught up in I am intimidated by those people. So I'm just going to number one, some people, um, kind of back to your story, how your your friend actually heard she couldn't do it. So she used that as motivation. You have those people who use what they're told they can't do as motivation, and people who are like, oh, those people are big. I'm going to somehow try to bring them down, right? Or you get people who another other hand are like, oh my goodness, I want to surround myself around people like that because I believe, I truly believe that you are who you surround yourself with. And like the five people, and have you heard this before? The five people that you surround yourself with are the people that you become like, right? So if you surround yourself around like bigger and better people and you realize like there's opportunity out there, you just start to become like that, right? So I love that you you said that. It's it's so empowering. And I appreciate the fact of you showing and bringing awareness to people. Um, because that's really what your podcast is doing. It's bringing these stories to make people resonate with them, right? Does that make sense?

Yeah, for sure. And then people get value from it, right? They're gonna get value from Randy Lynn and seeing how you've built a personal brand and how you built a great social media following. And and they can there's some things that people can take away from your journey of what you've built and your personal brand and your story. So people get a ton of value from that experience alone. I would say this too about putting yourself in the room is uh I look at uh my journey with my friendships that I've made with people who are doing huge things in the nation and all these realtors are my friends now. And that's not because I asked them to be my friend, it's because I made deposits in their lives. I have uh reached out and said, Hey, would you share value on uh my podcast? And would you share value with agents? And I feel like the best way for uh people to get in bigger rooms sometimes is to find ways to let those people who are in those bigger rooms shine and let them shine. And by letting them shine, you then get a little bit of that brightness on your own. And I feel like that also has been a story of this podcast as well, is I am lifted up by lifting up Randy and her story and of her success. And you and I have become friends, we chat on the phone and all these other things. But if I had just asked you to mentor me or whatever you were gonna do or help me, yeah, you might have helped me for a little minute. But the idea that I'm willing to lift you up as a great person and a great friend and all these other things creates a level of friendship. So I would say my advice through this podcast is not only a put yourself in the room, but find a way that you can make deposits instead of withdrawals on the bank account. Find a way that you can make these deposits because we're talking about investing and all that other things. And I always say when when when someone won't pick up the phone or they're ghosting you or whatever, think about how many times that you've made deposits in their life, just done things that just basically add value to their life without any expectation of return, just a simple deposit into their life.

Yeah, I love that. You're so genuine too. Um, you're authentic and genuine. And I think that that really you feel it when you talk. And I think that helps so much too. Like when you're meeting these people, you're actually, like you said, you're sharing value with them, and they're sharing value with you, and you're growing together. Um, it's that is so powerful. You're not competing with one another, you're not trying to get to their level so you could take their level, you're trying to grow together, right?

Absolutely. And another thing too is you're not you're not fearful of when you're doing it like that. And I feel like being in the culture that we're at here at our company is we're not fearful to share something amazing that we're doing. I remember when I first got into the real estate business back in 2004, it was like the cr a crazy world. We were faxing offers, people don't even know what a fax machine is.

Oh my goodness, knocking on doors, like actually physically going to like being like, I'm gonna go meet with my client to discuss the offer. Oh, yeah, and then we'll have to all hand sign, right? Hand signing.

Yeah, hand signing and meeting with people. And look, people with agents were smoking in our office. Like it was like one of these mafia movies, right? You walk in there and it's like these mean old ladies that have been in the business forever. And I can say that about them because I'm sure none of them are alive right now, but they're like, you know, they were so mean. I just remember, and they were in the bullpen smoking. It was like a scene out of some mafia movie. And here I am, a 24-year-old new agent that's excited about getting into the real estate business. And I brought five listings into my first office meeting. That is awesome. I my broker said, look, you gotta go out, knock on doors, meet people, call for sell by owners, call the expires, call all these different people, call your friends, beg and plead to get opportunities. And I got the opportunities because he told me to do it, and I'm just don't know any better. I'm just a 24-year-old hungry kid that wants to make an make a living for himself to raise his family. And I just remember thinking when I brought in that up those opportunities to my office, I remember thinking, oh my gosh, they are going to absolutely love me. All these agents are gonna love me. They're gonna be so proud, they're gonna be so supportive. And you know what they were?

Caddy, jealous, yeah, insecure. Yeah, insecurities are so loud. Yeah.

Absolutely. So they were all of those things, and they were, you know, even probably worse than that. I felt like they were negative because I here I am 21 plus years later, and I'm still remembering that moment today of how negative they were to a brand new agent who's out there trying to hustle. But I say that to say what a beautiful world that we live in right now when it comes to real estate, because I can share what is working for Randy Lynn and what's working for all these agents that I have on my podcast. And there's no fear that someone might take my business or take my opportunity or take the thing that's working for me and use it against me to do better than me. So I feel like it's just a beautiful place to be in in the world right now. And it's such an awesome place with podcasts and YouTubes and Instagrams and all these ways that realtors and really business owners and anyone else can grow their business if they're serious about growing their business. There's no excuse you can't have a great business with all of the amazing platforms that we have to grow it.

And I love that because honestly, there's two types of people that use social media people who number one use it the correct way, which is what you're doing. You're finding value in it, you're helping reach other people that you normally wouldn't be able to. And then you have other people who are using it their wrong way, um, defaulting people, like defaulting people, finding all of that. So, like your podcast is just so powerful and inspiring. And because you're genuine, because the people you're bringing on give so much value. I don't know. I love I love like watching everything you're doing. Um, but what you said too, when you said like you were a 24-year-old agent coming in and you're at five, eight, five listings, and you were like so excited and you got brought down right away. Um, I always talk about number one, like it's like that inner child. You know how when we're a child, we're so excited to do whatever we can do. And this is actually what I somewhat coach about too. You're so excited. You're like, I can do this. Like, I want to be a football player, I want to be a baseball player. And you have, unfortunately, the world, and maybe sometimes it's even your parents who are like, tone it down, maybe you can do that. But you're so excited. And during life, like little by little, life, the world, people you surround yourself with, maybe they don't mean to do it that way, but they slowly chip away at your confidence, right? No, let's let's hold it down, let's not think too big, let's not get away from ourselves, right? And it is so, it's so real. Um, but I had the same experience too when I started real estate. I started real estate and it wasn't the same thing. It was a it was a generation where everyone was a little bit older than me. I was a younger person coming in and I was using emojis before emojis were even a thing. I was like, I got a new listing, smiley face. And I remember being on my appointment or going into the first office, actually, and one agent goes, Um, you know, I think it's cute how someone thinks that emojis sell homes. And I could have used that as like uh, oh wow, that's that's that's not nice. But instead, like your it's so well relevant. Instead, like your friend who you were originally started to talk about, how she was like, This person said I can't succeed or I won't succeed. It's all about mindset. Like you too, at that point, like all of us, like took that as like, you know what? I'm gonna I'm still gonna do it. I'm gonna keep my inner child. I'm gonna go and succeed because I know I can do it, and I'm gonna kind of almost use that as motivation to like prove people wrong and believe in myself, truly, you know. So, how did it make you feel when they were like, Oh, that's not like you got five five listings, and they kind of brought you down when that was not what you were expecting. What did that make you feel?

Well, I mean, certainly I was discouraged, and you know what? I think immediately I knew I was in the wrong place.

Okay, that's the kind of where I was getting at. You were in the wrong place.

It's just funny that that I that I realized that that early on. Yeah. Because I only spent about six months at that brokerage, which is I am thankful for that brokerage because they did train me to become a great agent. You know, they taught me some of the baseline fundamentals of what you need to do. And I do think some of those baseline fundamentals still work in our real estate business as far as like being able to have a good conversation with people, caring deeply about people, prospecting every day. There are some things that I took away from that brokerage, but I quickly realized that I needed to be somewhere else. And the the way I got to go to my next brokerage is I did a deal with an agent who basically started at a small local company. And I did a deal with him, and I remember it was just so different than what I had experienced with the other agents at that brokerage. He actually said, Hey, Jamie, do you mind if I come meet you and present the contract that I had on one of those five listings that I had? And he said, I want to meet you in person, and I just do business a little bit differently. I want to meet you in person, and I want to discuss some of the particulars and the details of my client's offer. And I want to explain to you why we offered what we offered and why what's important to my buyer. And I just thought it was the craziest thing, right? I was like, cool, you know, this it's different than faxing an offer and hope you get it and hope your client likes it or whatever. It's like, no, let's meet down, hang out, have a coffee, talk about the particulars of the offer amongst two professional agents. And then now I have a great understanding of like what that buyer's intentions are. And I can then present that to my seller and say, okay, look, here this is what the buyer is, and they're they're gonna do this, they're gonna do that. And I know it doesn't make all the difference in the world, but you know, it made the difference in this scenario. We actually closed that sale together, and then he said, Jamie. What are you doing with all those old honorary agents, those negative agents? And why are you over there? And I want to build a big company and a big local brand. And it's a local company that still exists today. And I joined that small local brokerage. And I grew that local brokerage or I helped grow that local brokerage up to about 50 agents. And and we grew that company. And look, I was everything to every agent. And I never had any opportunity to earn any money from any of the agents. And that was never my goal or thought. I was just like, hey, let me share the things that will help you grow your business. So I've always been for agents, even in the last 18 years of my journey, I was for agents and I was for them to win in their business. But then when my wife and I got pregnant for our twin boys that we have now who are four years old, we decided that we were like, you know what? It's time for another change. And it's time to maybe look for even just an opportunity to make a little bit more money. And the the reason, honestly, the reason I left that company that I was with for 18 years of my career, I left that company because all I wanted was a an opportunity to cap, chance to keep all of my money that I was, you know, if I get a good production, I just wanted a chance to cap, just to earn a little bit more money. And then so I moved to another small local brokerage, another small little company. And that was a I would tell you this, Randy, like this is the part that I, you know, I kind of get emotional about because like I it felt nice uh to be wanted again from my experience that I had in the business. And like they truly wanted me, which I was like, that was so like after 18 years of building a business and like being everything to agents and like having somebody like want you so bad to be part of their company. And like so that so I moved to that company. They wanted me so bad, they gave me an opportunity, you know, because of my experience. And then about finally, when I was comfortable there at that company, they took the whole 50 agent brokerage over to Real Broker.

And I didn't know that I needed that so bad in my life. I needed the opportunity to help agents grow their business, to help them win in their business. And now through the platform and through the things that I've built, I've been able to help thousands of agents, you know, at this company and grow a network that I can actually build a little bit of residual income for my family. And and that helps me, you know, with this crazy up and down with our real estate market. You know, I've just started off by bringing a couple of my friends to the company and said, hey, y'all come join, come check this out. And y'all like, you know, it's been crazy. Like it's really been awesome. And it just feels right when it comes to like what we're doing. Now, the podcast was not meant to really, you know, create a situation where agents will come into our company. It's mainly about creating value and sharing the stories of people because you and I aren't even at the same company.

No, and we're both with companies that have down lines. I just um you're you're recruiting and you're, but it's great. Like there's so much opportunity of both, but I we still are connected and we still find value in each other, which is amazing, you know.

Yeah, because that doesn't matter to me. I, you know, I want to help all agents. They don't have to ever come to our company. I want them to know that Jamie's for helping agents no matter what. And if you come to my company or not, it doesn't matter to me. Yeah, I want you to win. I want Randy to win, even if you're not at the company. I'm cheering for you here in South Louisiana, and I support everything that you do. And when you asked me to be on the pod, I was like, 100%, no problem. You know, just let me know when we could do it. And I want to support you without fear that somebody's gonna hear about Randy's podcast, you know, and everything else. I think we talked about your podcast on my podcast. I'm like, hey, yeah, you know, check out Randy's podcast.

I don't know, it's crazy. Yeah, what I love about you though is that um you I think you do have success because, again, I've said this a few times in this show now, because you are so genuine and authentic and you truly believe what you talk about, which is so rare. So I hope you never lose that. Um, and that I think comes across when you're interviewing people, when you're talking about your brand in general, when everything happens. Like you're telling stories of people that um have had success, and you're actually you just have so much power and passion when you talk. And I think that um that really resonates with people, makes people feel comfortable. And I feel like um in this world too, it's so powerful to like surround yourself around people like you, people who truly genuinely care versus looking like, hey, I I'm just making money off you. This is just an opportunity, like actually fully connect with people. Um, and I feel like that's the reason why I wanted you on the show is because to give other people hope that there really are good people in this world still, if that makes sense. Um and authentic people, you know?

Yeah, absolutely. Yeah, no, for sure. And like just truly wanting someone else to win is is just really a great place to be, right? Like we as realtors, we want our clients to win. It's not so that we can make a commission. It's that that we want them to win more than we want the commission, which that's just that's the way I've always been. And then when it comes to agents, like I want them to win more than I want to make whatever small amount of money I make for them joining the company. Like, I don't care about that. Like I'm a producer, I don't need that.

You know, I sell a lot of real estate. So I don't need I don't need an agent to come over here and and join our company to make me money. I want to see them, I want to see them double their income. Like that's the point that I if and if you can't come here and double your, you know, that's the point I want to be at. I don't care about the yeah, it's crazy.

So we're going into 28 minutes, but what you just said really quick, I want to kind of end on this a little bit. What you said is about relationships. And how would you explain? I feel like I talk about this all the time. I've built my success in real estate in general because of relationships. It isn't about the money I make on a sale at all. It's about the relationships that we build and what we do and provide for our clients. And you mentioned that too. So I feel like the success you've had and what you really promote is relationships. Would you say that we're more some people get lost and say it's a transactional business, but I'd like to differ that our business that we're in is all like 99.9% relations. You know, we're not we're selling, but we're selling with passion. But we're really it's we're building relationships with whether it be with other agents, because we do need other agents. We're not in competition with other agents, even locally, because we need those other agents to bring clients in for our listings, right? And then it's all about too like just building a relationship with our clients. So they do refer us, they do find that trust in us, so they feel comfortable in working with us. What would you think? That I mean, I feel like your business is very relation relational.

Yeah, absolutely a hundred percent. It's totally relational, and people are using me because I care deeply about them, but I also find these ways that I can connect with people. And you know, like a lot of people will send me like a bottle of wine or something after we have a closing, like a lender or whatever, and I have a stack of them on my desk because I don't even drink. Oh wow, like they don't connect, they didn't connect with me enough to know what's important to me in my life. And I feel like realtors just stay, I call it like in the friend zone, like they don't go deep enough to really culture that cultivate that relationship with that client and find out like what's important to Randy, you know, in this. I'm like dive deep enough to where you really understand what happens. And I'm gonna tell a quick story and then I know we're getting tight on time, but I was sitting in a small coffee shop in Iota, Louisiana, and this farm, and we're sitting here with a group of realtors, we're all sitting around the table chatting about different things about the business or whatever, and we're drinking coffee because coffee's huge in Louisiana. And a farmer walks in the door, and he's a potato farmer. So he's kind of got this like like real, he's not real smiley, he's just sitting there kind of like, you know, whatever. He's getting his coffee, and one of the guys at the table knew him, so he was like, hey man, you know, like how's the potato farming going? And he could like care less. I could tell because I'm just sitting here watching the guy, and but he could care less about the potato farms. So he's just kind of going on about the potatoes, and I'm like, there's no connection. The guy could care less about work. But the guy who was talking to him about the potato farm said something. He said, Hey man, I heard you got a kayak. And he I could tell the guy's face changed, like he immediately started smiling. Yeah, and he started talking about the kayak. And I mean, like Dr. Jekyll, Mr. Hyde, right? Totally different person. Like he just totally flipped and it was like light, lights on, like now, like let's go. And he was like, Man, we were fishing and we went to this river and we got caught under the dock and we were in the rain, we were catching fish and drinking beer and all this other stuff and everything else. And it was just like, okay, you found the thing that that guy cherishes, right? So I always tell that story and I say, okay, as a realtor, you're calling that guy. What are you asking him about? Are you asking about potatoes? Are you asking about the kayak?

I love it. I love it. That is so powerful. Yeah.

That's that's just a that's a story I think that realtors maybe are really business owners or anybody in business can relate to that. Is dig deep. Dig deep. Find the things that people that your clients cherish about, and then call them and ask them about it.

I love that. And I love that more than actually. My last question was going to be if you want to give one tip of advice for our listeners on business, on relationships, uh, I mean, anything just in life, what would that be? And I would ask you again, even though that probably was something we could have ended on, but what would you say?

I would say show up. Show up and put yourself in the room with people who are doing amazing things. Find your five closest friends, like Randy said earlier, but show up for yourself and for your business. And y'all, I'm gonna say this because I say it all the time and I just feel like I'm just beating a dead horse, is confidence is earned by doing the thing. You gotta do the thing, you gotta get out there and do the thing, and it's gonna build confidence, whether it's video or whether it's anything. Confidence is earned by doing the thing. So I encourage people to they're looking to level up their life, put yourself in bigger rooms, take a step out in faith, don't be scared. In the Bible, there was 365 references that said don't fear, fear not. It's one of the most used phrases in the Bible. And for everybody who's in business right now, I encourage you just fear not, take a step out in faith, work hard. Confidence is earned by doing the thing. And if you have that mindset, you cannot fail. You will not fail. That's my advice.
