Welcome back to Clarksville Insider. I am your host, Josh Atkins, like the diet. And today, just like always, we are exploring the places, the people, the peculiarities. Yes, I've been practicing that word and working on all of the things that make Clarksville unique, unique from the areas around it, the bigger cities, the smaller areas and everything in between. And I'm pretty sure I just said all of her thing, but we are going to push through. We're going to power through and move on because that's how we do it around here. one of the ways to explore the peculiarities is something that I discovered when I moved here almost 13 years ago is the idea of boroughs. And we're not talking about Brooklyn. We're not talking about Queens in New York City, commonly referred to in rap terms and language. what we are looking at are the boroughs of Clarksville, the areas that seem like and feel like and sometimes even talked about like they're actual areas, actual cities. We live in this, we live in St. B, we live in Sango, we'd like to find a home in Sango or St. B or anything in between. See, I don't even know them all. I gotta learn. So this is a learning adventure for me that I'm gonna be sharing. because sharing is caring, I'm going to be sharing it with you along the way because I don't know everything about it and I feel like there's lots to learn. And so the previous episode, if you search and I'm pointing down for some reason like there's somebody else here with me, but if you point, scroll down somewhere in your search on Clarksville Insider, you're going to see episode one, which was St. B or St. Bethlehem. And we really just get into what the area is, a little bit of the history, and so we're going to use the same format, the same theme and style for each of them. And today we're talking about Sango. Sango, Sango, Sango, bingo, bango, let's talk about Sango. Now, of course, it's not an official city. And that's the thing about all the boroughs. Like I mentioned earlier just quickly, a lot of times these boroughs are mentioned like they're an actual city, and if you're not familiar with that, you go, where's that? I thought this was Clarksville. So we really need to define our terms. First of all, the borough is just an area, a part of town, but it's still in Clarksville. Okay, Clarksville's big. Boroughs are small, just like New York City. Okay, but we're actually from this part. So that's a little bit how it breaks down. And so it's a community, it's an area, usually defined maybe by a street. Maybe some border outlines those kind of things and so it follows if you can imagine And I'm trying to if I had a map to be easier, but imagine like Madison Street We're looking at Eastside Okay, highway 41a towards Adams the county line if those sound familiar That's pretty much where it is on your way to Pleasant View uh Not quite in that exact area, but you can guess we're just Making a little bit of a thumbprint as to where that might be now visual cues Be looking for Publix. There's a couple on Madison. There's one on Now I know there's a new one on Warfield. So just give me a little grace on that but usually Publix you'll find that new construction homes and More recently in the last few years. You can look for white homes with black shutters and gutters. That is probably give you little bit of indication that hey I'm in Sango look at all those brick homes and wood homes with white exterior and black trim and so you can get an idea of what that is. Now vibe wise, vibe is a little bit of a weird amorphous term. I hear vibe and I think of Jim Carrey in Dumb and Dumber putting out the vibe, leaning against the bar, sticking his hind end out and hoping someone would catch his attention. someone would see him. So vibe is a little bit of a feel. It's a little bit of an awkward thing, but if you think about compared to St. B, and we mentioned St. B is Wilmer Rudolph, and anyone that's lived in Clarksville more than 30 seconds, you know Wilmer Rudolph is busy, it's commercial, it is thick with cars and people, because that's where a lot of the stores are. So that's where you're looking at. But if People are living in Sango. People are describing Sango. It's probably the opposite or something close to it. And so as you're getting further away from that, that's what you're going to get. You're going to get the opposite of busy commercial. You're going to get quiet, probably suburban, probably some more sidewalks, perhaps. I know we're not asking for much and more family oriented, but that's, that's debatable. I mean, There's families everywhere. just ignore that. so getting into it, you almost feel like it's designed for maybe coffee runs, stroller walks, lots of new places going in over there and mix of older farms, longtime residents and newer subdivisions where they all just kind of mashed together into this weird spot called Sango, called a burrow. with no defined areas, but just you kind of know it when you see it almost, like how people describe art sometimes. And some people say, and or have described it, you know, close enough to town for Chick-fil-A, far enough to see the stars. So you can go get your chicken sandwich, but you can also get to a place where you don't have all that light pollution and you actually see what's going on up there. And just side note, is it Chick-fil-A or Chick-fil-A? And I'm more of a Chick-fil-A accent on the A, but for some reason I said it Chick-fil-A right there and it felt weird. It sounded weird. Hopefully it didn't sound weird to you too. But maybe it's weird after this little side note. So let's just keep on rolling here. And you can imagine Sango, you may have heard it. Maybe you don't live there. Maybe you talk to people. And a lot of times it's the, it's where people say they're moving next year. It's like, we're hoping to get out to Sango. And as a As real estate professional, that's a lot of what I hear too is, oh, we'd like to be in Senko. Okay, well you and everyone else. And so get in line. And so getting to the history part, history portion, couldn't really find anything on where the name came from. uh My notes say likely from a local post office in the late 1800s. So there you go. We are really uncovering I mean, this is Dateline, this is 2020, this is everything, this is John Stossel, all rolled up into one. This is what you signed up for when you said, I'm going listen to this episode, likely from a local post office in the late 1800s, whatever that means. So I guess maybe there was a Sango post office, and they're like, hey, we like that, let's stick with it. And it says, early roots as a farming community with historic churches and family land. And I found, I couldn't tell if it was like a motto or a description or just somebody made it up and attributed to something that was a hundred years ago, but it says Sango is where Clarksville's growth meets its rural roots. where Clarksville's growth meets its rural roots. that could either, again, that could have been made up two weeks ago and just put on Google and made to sound like it was from something 100 years ago. as far as history goes, that's really all I could find. And that's most of the history with a lot of these burrows. mean, it's just an area pocket even, if you will. And when you're looking at the growth, it says where Or Sango is, Clarksville's growth meets its rural roots. Okay, explosive growth over the last few decades. Now there's a couple things that could attribute to this. And as somebody who's been working with families, moving in, moving out, I can tell you that a lot of the draw to that area is access to exit 11 to 24. S24 you can go north, can go south to Nashville, you can go north to just even exit 8 with a lot of the explosion of factories and development and all things going on up there, but if you don't want to live up there you could do exit 11. And so it's expanding that way. It's proximity to Pleasant View, to Nashville. Just getting close where people want to somewhat close to Nashville, but they don't want to live in it. Usually what they're gonna start with and where they're gonna start is Sango, Exit 11. And so it's just, it's just the nature of what it's been like in the last five years, five, six years. And so you've seen that and you've probably experienced that you've noticed it around Exit 11. You're like, hey, where did that Whataburger come from? Where did the Publix? And I feel like I've been here long enough where I can start becoming, or I am, the guy who's like, remember when that used to be a field. it's not taking that long anymore. It used to be, had to live somewhere 20, 25 years to say, well, I remember when that used to be a field. But you could have moved in last year and go, hey, I remember that area. Now look at it. There's this trip mall. Oh, we're talking about Rossview Road now, okay. So getting into this idea of growth and landmarks, there's lots of new homes, lots of... subdivisions going in there lots of ones that have been put up in the last five to ten years and You're probably gonna pay a little bit more real estate wise getting into the numbers and I don't have it broken down right in front of me But what I've seen trend wise is that you're probably gonna pay a little bit more for that access For that area and so just be ready for that if you're looking for Yeah, if you're one of those people that say that's where we're moving next year. Okay, just be ready for that and so It's something you could almost call, you know, there's looking at the neighborhoods, the price of your real estate a little bit, and you would also recognize that by the neighborhoods, they get rezoned by the school system every two years. And so what does that mean? Well, uh just talk to anybody that's lived out 41A in East Haven or even Willowbrook and those kind of things that were used. Used to be something, used to be zoned for one school and now they're here and then part of it is the growth. That's a whole new subject. We're talking about schools, but since I brought it up, I might as well address it. The idea that the schools are growing so they have to adjust and make the map different to allow for more students to go to different schools and keep it balanced. when you're looking at, little tip, when you're looking at an area, and wanting to buy, wanting to move based on a school zone, just be aware that could change. That line could move. And then you got a decision to make. So just kind of be thinking about that. And so these people that have lived in Zango, I'm sure a lot of them made that decision based on a school they wanted to be in, and now they're not at that school anymore, or their family, the track. their high school that they're going to is not where they want to be or it is and so they got surprised in a good way. So it's just being aware of the possibility that that could happen. And you're looking at Landmarks and know, Port Royal State Park. You're getting out towards Adams and even past out there. Thirsty Goat, great pizza place, family likes to go to and course Madison Street that connects you to downtown. depending on what time you're on it. You can get there anywhere between 12 minutes and seemingly 32 minutes. So it just depends on time of day, just like Wilma and any other road in this darn town. looking at homes and neighborhoods, you got the older brick ranches, newer subdivisions with the big garages, lots of HOAs, and most of the subdivisions that are being put up now, just have them, just be ready for them. If you don't want to be in an HOA neighborhood, you're probably not going to either need to find an older home or find a house that's not in a neighborhood. And that's your best bet. And you know you're in it too because of all the subdivisions and stores with Sango in the name. Quick, right now. Boom. Think of at least one. I can think of three subdivisions with Sango in the name. Crossing Commons and something of Sang... Like, they're just coming into Sango Road, Sango Pharmacy. It's just, okay, now you know where you're at. If you still were unsure up to this point where the Sango area, now you know. When you start to see it all over the signs, there's an idea. You're probably in it right there. And it's kind of like fog. Like, you get into it and you're like, okay, now I'm in it for sure. But really most of the people live there for maybe a little bit bigger yard, a little bit of space and that access to Nashville. That's the biggest one. I-25, 25, I-24 that I've, yeah, I've lived here for more than five minutes. And so you get a little bit of personality, you get a little bit of character. Just think about if Sango was a person driving a truck. drinking black coffee, loves a good power tool. I can think of somebody right there that lives in a Sango subdivision, loves a good power tool and drives a truck. Not sure of his coffee presence, but also may or may not be wearing a Patagonia vest at this very moment. You may be in the car with them right now. Look at them. Say, honey, it's you. You're the guy. But you think it's a little bit of that old and new. Mix, laid back, family friendly. Little bit of bougie and it feels weird just now saying it. Kind of like when I said Chick-fil-A. Like even saying the word bougie, I got it on my notes here and I don't like it, honestly. It came out and I'm gonna cross it out. If you could hear me scribbling right there. I don't think I'll use it again, felt weird. But you got the idea, you got the idea. And so fun facts. Once had a post office and a general store. Okay, we talked about the post office possibly being the history, the naming history. Some of the oldest farms in Montgomery County are still active in the Sango area, close to Port Royal, part of Tennessee's early trade routes. So there you go, fun facts. I'm not sure that post office, general store, fun, but you we gotta have segments, we gotta have areas. And so you're getting the idea. And so wrap up, takeaways. We are keeping it quick, we are rapid fire. Just like I told you I would. Sango, small town charm, suburban comfort, Clarksville growth, those are all buzzwords and nonsense, but you get the idea what it means. You can sip a latte, wave to your neighbor on a tractor, and be downtown in 15 minutes. That... I feel like we could do that. You could pull through Lasseters, and I know you got Muggsy's up by the hospital, I like that one too. But you get Lasseters, wave to your neighbor on a tractor, maybe a John Deere, maybe a Zero Turn, something. And I gotta get down to the press. is where I'm recording this episode, downtown at work. And so all of those things go into the area, go into the spot, the place, the burrow of Sango. And so if someone says they're moving to Sango, it's probably one of those reasons. It's something like that that they're looking for, something that they're wanting for themselves, for their family, for all of the above.
