Just all of the above. It is like, oh my God, you know. And so last night we went to 190 at 5. Yeah, and it was like this crazy family reunion, a bunch of folks I hadn't seen in forever, and Tanner was supporting the Studio USA wardrobe.

I love that, yes, awesome, and so made the announcement and even last night Made. What announcement oh the?

announcement that he is now a partner with me.

You know, I'm like okay, that was awesome, that's right, uh, and already blowing up just from last night, just although that's amazing, that's fantastic, yes and uh, then because there was a long time that you guys were, uh, yes, yes, rivals, right, yeah, competitors, competitors, yeah sure, yes, nice and I.

Speaker 3:

I would be the first one to admit that he was objectively better than me at like the photography side, and okay, it was just, I had the video right uh, yeah, he did um, so we actually kind of came up in very similar ways. It was just that I came up from the inside as a mortgage guy, right he came in from the outside, which, no matter what you're doing, would be a tougher climb just because yeah you're not baked into the real estate community there's benefits of, and then there's also the downside.

Speaker 2:

Because, again you're baked in, but then you also don't have those preconceived notions which can be helpful.

Speaker 1:

Because sometimes you know too much for your own good, well, you know all the terminology, but sometimes you're carrying some baggage. Baggage Trauma, the trauma, the trauma, that's exactly the trauma of it all.

Speaker 2:

Yeah, trauma, that's exactly the trauma, yeah.

Speaker 3:

So so on the ones that you aren't able to, trauma bond with yes, yes it becomes maybe an obstacle.

Speaker 3:

Absolutely, uh, I couldn't be happier. And then so, like cory, just jumped on this morning and we're now. So we have this new wrinkle that we're rolling out, and I was. It's the, uh, almost like a white glove concierge content idea where okay. So, for example, first one up is Deanne Abbott with Berkshire, and shout out to Marvin Jolly, we're doing a broker open next week after we've already done tons and tons of content 11,000 plus square feet massive, massive house.

Just ridiculous, amazing. But one of the things is, regardless of how well known an agent is or how big their footprint is or how much they do per year or whatever, there's an element of you can always use help. You can always use more eyes on what you're doing.

Speaker 2:

Oh for sure, Especially in this market.

Speaker 3:

Yes, especially now in the year of our Lord, 2025.

Speaker 1:

Exposure right now is more important than ever. Perceptions reality.

Speaker 2:

Yeah.

Speaker 1:

And people need to see you active and busy in with houses and looking at listings and things like that, absolutely Whether they assume it's your listing or not your listing, but it all plays into what they need to be doing, right now, that's what I spoke with someone about when we were coaching yesterday.

Speaker 2:

yesterday I was onboarding a new client and I was like you need to be posting, and that was her comment well, I don't have anything, okay? Well, I have a list of listings that you can post, and I'm sure there's plenty of agents out there that would do the same thing uh, so part of the new white glove deal and it's expensive because it's a lot.

Speaker 3:

Yeah, uh, so we're doing we've already done the the standard luxury content. Then the broker opened next Thursday from 2 to 5.

Speaker 2:

Thank you. Thank you, I'm excited the first 25.

Speaker 3:

Yes, so the first age, the first 25 that RSVP. We're actually going to do custom content for those folks at the actual party.

Speaker 2:

Yes, that's exciting so it's going to be we're going to put the assembly line, the factory. That's right, exciting. So it's going to be we're going to put the assembly line, the factory right into the. It'll be its first iteration where cory will coach up everybody as they are essentially on deck. So they're over there, you know like in baseball where you're like they're swinging like three bats I feel like it's like american idol, where they're just standing in line waiting for their audition.

Yes, I love this because this goes back to my movie directing days yeah and I haven't got to do a lot of that in a while, so it's gonna be really fun to be like on set again.

Yes, total on location and, and so I'm kind of excited.

There you go, and one of the cool things is for the listing agent, as part of the big package or whatever, now they get to have not only the broker open and the BTS and all the stuff that'll come out of that, but they will have 25 minimum 25 of individual spheres that have custom content that go out to promote their listing.

Exactly. Reaching people in places they would never be able to get Exactly. Yes, absolutely.

Speaker 3:

And for those that actually come and participate in the fun and get the Coach Corey thing happening in their world. They will actually get. So we already have the pre-existing reels, yeah. I already have yeah but it would be like hey, this is Michelle from knob and key, check out this 11,000 square foot. You know luxury about whatever, whatever, and you know.

Speaker 1:

TV, all this amazing, high-end, beautiful footage that you guys have put together, that just like.

Speaker 3:

So basically they're called to action.

Yeah, I love it. And then it'd be like call text or email for a private showing. Yes, something along those lines.

And so we put that assembly line into effect, and now you've got 25 pieces and had the ability to get him out in front of 500 people.

Yeah, okay.

So 25 times 5 for all you math wizards out there. That's a lot.

And also how much is this listing listed?

Speaker 3:

So wouldn't it be nice to attract some buyers in that few million?

If you're a real estate agent that doesn't have a listing at the moment or doesn't have one in that price range.

Yes, if you're trying to break into that price point.

Well, and that's the thing, it's the way to elevate your price point. Yes, yeah.

It was good, get everybody set up, but we all need to revisit and kind of refocus and ground ourselves again in the practices.

We know that will move us forward. And that's what the second is going to be.

Yeah Well, coaching never goes out of style.

I mean, do you still have a coach? I still have a coach. Like I've been doing this for 18 years, I am a coach. I still get coached. It just you have to to elevate yourself to the next level. You never want to stop growing.

Speaker 1:

Yeah, we all know what we need to do, but that one extra rep, those two extra reps, sometimes we to help us focus.

Speaker 3:

Yeah, absolutely, and there's something about the human, animal and accountability that only comes. Well, okay, I won't speak in absolutes, because statistically there probably is somebody out there that holds themselves accountable.

Speaker 1:

There's got to be one person and they've got like core trauma and just damage, but not to the right stuff. I'll almost say not to the right thing. Yeah, but there's somebody out there that has just a super negative internal monologue.

Speaker 3:

That is just like kicking their ass every day. Every day, yeah and uh. Now I have no experience with that whatsoever. Yeah me, yeah, I don't know, but more often than not it's involving somebody, and a lot of times it's just like saying stuff out loud or being intentional, like saying I want this to happen yes, you know and then having somebody that you're accountable to or at the very you know is like in the bleachers watching. Yes, you don't want to let them down, right?

Speaker 2:

When I was years ago, when I was training for my first marathon, we lived in Lakewood and there was a pastor friend that I would run with and it was 5 am that we would run. And if I texted her or she texted me hey, are we doing this? We would do it, and you know it sucked, but I wasn't going to let her down, I wasn't going to leave her at the lake at 5 am by herself.

Speaker 3:

You don't want to be the one that goes like, no, I don't want to do it.

Speaker 2:

Yes, yeah, you don't want to be the loser, yeah, so?

Speaker 1:

Every great athlete, even at their highest performance level, there's a coach behind them.

Speaker 2:

Yes, multiple coaches. That's helping them refine.

Speaker 1:

And a lot of the times. If you're like your place where you really can focus and do is not on that tactical nuts and bolts every step. You're great at the bigger picture. Yes, Then have a coach that helps take care of this Right. You focus so you can use most of your energy on the bigger picture.

Speaker 3:

Highest and best use.

Speaker 1:

Yes, absolutely, otherwise you otherwise you're still caught up in that little part. You lose. You lose the impact for sure.

Speaker 3:

Yeah, and to tie that back into the second, the whole idea is okay, we're all in agreement of. You know, different world, different market. You need to like exactly what you're saying. So the aspect of your coaching that is like, hey, put yourself out there yeah you know. Nobody knows who you are. Advertise more yeah, that's that's the simple thing.

Speaker 3:

And and if there's some sort of you know um tape loop in your head, that's saying like I don't want to feel, like it's all about me or I'm too sad, like look, dude, how many things a day do you? Look at that.

Speaker 1:

You don't remember 15 seconds later because remember they say that we have what? 65 to 75 000 thoughts a day. We can only process four to seven. So if we're not picking the right four to seven and having someone else pick the right four to seven.

Speaker 2:

There's just so many directions I could go with that.

Speaker 3:

Well, that and it's like wow, okay, the math is just.

Speaker 1:

And that's not. If you think about the same thing twice, yeah, start thinking about the same thing twice and whoop Wow. I have some friends. They have about four to seven thoughts total.

Speaker 3:

Some total total.

Speaker 1:

They got it easy. They're just ping-ponging around in there.

Speaker 3:

They're just having a great time. It all works out, the idea being you guys set the table with. This is the intentionality. This is how you would schedule the idea, because so many people are like I'm waiting to be inspired or I'm waiting to be creative.

Speaker 2:

It's like oh yeah, good luck, you're not. It's not going to happen If you live to be 1,000, that might happen.

Speaker 3:

A handful of high single digits, yeah.

Speaker 1:

You know Well what is it? Best of intentions? We have the best intentions.

Speaker 3:

And at the end of the week like there was 15 things I needed to do this week, but what were they? I don't even remember.

Did I get them done, put in the schedule.

Speaker 1:

You didn't wait which ones were really important. It needed to be done. First Get them out of the way and then have someone say hey, how'd you do?

Well, and it was like all of my worlds collided, you know thing, on facebook. And it was like, okay, this is so cool that I can't even wrap my head around it. And then I'm like, hey, wait a minute, what did I? You know, what did I miss that? That's my, you know then the promo hits and I'm like wait a minute, yeah.

Speaker 2:

But then you got me because you and ashley were at a thing last night that I wasn't at.

Speaker 3:

I was like, oh yeah well, and like there that that was, uh, that was a tanner thing, and and there that was, that was a Tanner thing and the fact that he's like hey, you know, because like yesterday, it's so cool having somebody that is like you know, it's like butch casting the Sundance Kid. You know where it's like hopefully we won't die in a shootout in Bolivia.

Speaker 1:

I mean only if you expand, but hey but if they make a movie about you, I think it's okay.

Speaker 2:

Fair trade For sure. Who would play you in a movie? Have you ever thought about that?

Speaker 1:

Oh boy. That's another show. I like that. It immediately came together, gelled and already is expanding. The two of you getting together. Even last night it was like boom yeah, force multiplier.

And there's something to be said about that. In the not forcing anything, because you know I, I would. I dropped the hint to ashley probably for like the last two years at least, right? Hey, man, how's tanner doing? You know whatever? Because, uh, very rarely do you meet somebody that you're actually in competition with. But you like right and you're like that's okay if you you know, and it's where the initial thing is, like they're stealing my shit, or whatever, whatever.

Speaker 2:

Yes, they're taking my business Just like something super petty or whatever. But then you like them and you're like oh, yeah, yeah.

Speaker 3:

And thankfully I aged into or out of or whatever. The imposter syndrome, yeah, where there would have been a time where everybody was better than me, because in the beginning you suck, no matter what you're doing. Mozart didn't just sit down at age six and nail it from ding Exactly. I always think of the John Belushi thing where he goes into Ray Charles and it's like, oh my god, it's brilliant.

Speaker 2:

But what is it you say? If you don't suck and you don't quit, you will be fine there. You go.

I actually practiced that last night. I only did 15 minutes on the treadmill at 9 pm, which is I was going to ask.

Speaker 1:

So you were up until 2, 2 o'clock in the morning. Probably your heart was just pumping, no?

Speaker 3:

no, oh no, no. At 9 pm I am taxiing back to the terminal.

Speaker 1:

I was going to say so I could be here on time.

No, I'm not that bad. He's like. I've been up since Tuesday. I've been up since Tuesday.

I've earned these bags today. Let me tell you no. But yeah, I'm a night owl, so I'm a one to two.

Yeah, that's when more of my oh yeah, Well, speaking of that, okay, so during your segment we won't tell everybody to stay up until 2.

But you know the whole idea behind the event and why you guys. Well, first off, it was like liftoff. It was like Liftoff was just so kick-ass, so fun, and the whole idea of wow. You know the fact that anybody showed up, but you know, like you know, that it was packed.

And then it was like boom boom, boom.

It's not imposter syndrome. No, I think there's a certain level of being humble. That is cool. I'm always so blessed when people do show up to something.

Because you're like why do they want to listen to me?

You're coming to listen to me and I get so much from them. They get so much from us, which is awesome but, they don't realize how much we get.

Speaker 2:

Absolutely. I have the opportunity to speak to them.

And then I would take that even one further, as just you know, like the jack off at the wheel sometimes, where the biggest payoff for me was y'all being there.

Speaker 2:

Yeah.

And first off, is y'all saying yes in the text message, right? Because that's how these things normally.

Yeah and yeah basically, the idea is we're going to throttle up everyone's branding yes because odds are it's mid at best yeah and in most cases it kind of sucks. Yeah, and it's not usually anything to do with the individual person and their message or their personality.

It's more to do with most folks, it's a lack of training Most folks can't get past the they want to want to and they have that nagging thing of like I should be.

There's this fear trigger of saying our accomplishments and letting people know our expertise. This is bragging. That's going to look terrible. People are going to hate us. If you feel that way, you have to be there May 2nd Because we're going to show you that you need to let people know your expertise and who you are, and there's a way to position that that is not bragging. It's educational and helpful for that end user.

We are here to be a resource for our community.

If that turns into a purchase or a sell of their home, then that's great and, in the back of our mind, obviously that's what we want. But in the meantime, we're being a resource and we're sharing information that people want to hear about. I always tell the story. There was a time in my life when I was newer in real estate it was after the recession, like 2009, 2010, and my husband was a Starbucks manager and Starbucks was kind of newer to the area too, and I hated going to things at Christmas because the only thing anybody wanted to talk about was Starbucks and real estate. And that's still true. Maybe not Starbucks, but people want to talk about real estate Like we think they don't and we think that, oh my gosh, we're being like braggadocious or we're talking too much. We don't want to be the no offense, mary Kay lady, or whatever. We don't want to be the no offense Mary Kay lady or whatever.

Speaker 2:

But that's not what it is. People are interested in real estate and even if they don't want to buy or sell right now, they may need a new fence or they need a painter or those types of things.

Speaker 1:

I think we don't realize that all of your database and all your people don't see a thousand real estate videos today. You do because you're connected in real estate, so you think people are saturated with so much real estate content. Why would they want to see anything?

Speaker 2:

You mean like the Barbie in a box.

Right Like I see like 15 an hour Barbie in a boxes Right and they're cool. They are, and no one else is seeing them like that, but no one else outside of real estate is seeing those, except for the people that you're sharing?

that are connected to you, but I am over the Barbie in a box, much like the D Magazine. Yeah, action figure.

Action figure it was like a Barbie in a box action figure and it came with all your stuff, yeah, yeah. And it was. It was it's clever. It is it's clever right? Yes, yeah, but I think we think that our entire outside of the little real estate bubble into buyers and sellers and people that can move your business forward.

And again, my mantra, now and forever will be nobody knows who you are. Advertise more. Absolutely, yeah, absolutely, and the simple Occam's razor is if you don't, the next person will, and they're going to do it without feeling sorry for you.

You can't be out there enough. And then your next-door neighbor is going to have somebody else's sign in their house.

Speaker 3:

Yeah, or your cousin is going to have a different agent. Yes, every real estate agent which you might be okay with actually.

Speaker 1:

Every real estate agent needs to come here and do a podcast and interview the roofer and the landscaper and the home repair guy and all of these different things, so that when people are only buying us selling a house every 12 years. So what are you doing to connect with them? On average, it's every 12 years, so what are you?

Speaker 3:

doing, and it's only like seven, I think yeah, yeah, it's pushed to 12 interesting okay, and that's only about 145 days of that 12 years.

So what are you doing the other 3400 days? To connect with people, so that they connect with you and you're ready. Yes, so you should be doing a podcast giving people information about the most precious thing they have, which is their home. You, and you're ready. Investment-wise. Well, children's a pretty good investment too. I guess that would put the high-end people in the house.

Yeah, and to that the needing to market yourself as the subject matter expert on whatever your little niche is, and that's why you know like we're doing the thing next week at the Broker Open. I mean the number of agents that would want to be in the luxury space. The line would go around this building 10 times and none of them know how to get there, and so we are going to help facilitate that.

And the biggest you know how you get there you jump in.

Exactly it's only numbers.

I've worked with some people like well, right now I'm at like 600. One day I'd love to get to 1.2 and then go to 1.2.
