I'm Sophia Yvette, co-host and producer, back in the studio with general contractor and home renovation expert Jeff Bass. Jeff, now it is lovely to have you back on today, and I am excited to get into this question with you. So, what are the five biggest mistakes homeowners make before the project even begins?

Well, Sophia, I'm going to reveal them one at a time. And uh this is going to be a great episode, and it's really it's going to refer back to a lot of the other uh podcasts that we've done together. So this is a uh this is a nice episode to tie things together and to use as a reference point for other podcasts that that people may be interested in watching. So looking at the five biggest mistakes homeowners make before the project ever begins, like you said, you know, the the problems start before the contract is even signed. They don't start during construction. Um, you know, mistake number one is not defining the end goal clearly. So homeowners often say, you know, we just want it updated. I want it to look nicer, I want it to be more modern. That's not a plan. Um, before meeting your contractor, you should decide how many years are you staying in this house? Are you going to be here two years? Are you going to be here 20 years? Um, is this decision to remodel being done based on uh resale value or is it being driven by your lifestyle? Um what what is your actual investment comfort zone? Clarity saves money. Um number two would be shopping based only on price. And this ties in nicely to episode 22, um, which is if if your only filter that you have is price, then you're likely to end up with with change orders, you're gonna have communication issues, um, dealing with work that's not done in a timely manner. You know, hiring a uh hiring a contractor is not an auction, it's a partnership. Number three, not being honest about your budget. A contractor can't help you if they don't know your range. And I know this is um this causes a little consternation because people don't want to um, you know, upfront disclose how much they're comfortable spending. However, that if if they do have that conversation with their contractor, and hopefully you have a contractor that you're comfortable having that conversation with, that can save a lot later down the road. Um, you know, the contractor helps can't help you as much if they don't know your range. If you say, what could this cost? Well, you're going to get a wide range. If you say we want to spend between 90,000 and 110,000, now the planning becomes real. We can give more uh accurate answers on allowances, on work that can be done, on material choices, on all of those things, um, as opposed to dealing with them one at a time as the project goes on. Uh let's see, a budget. Clarity of your budget prevents heartbreak later on down the road, as well as change orders. Um, and speaking of change orders, mistake number four, changing the scope after signing the contract. This one creates the majority of friction as a project's going along. Micromanaging and coming to the project and saying things, oh, can we add some built-ins here? Well, what if we move that wall too? Well, let's upgrade the flooring or let's change this. Those things affect schedule, they affect the sequence, the flow of the project, they affect the trades that are working, and they affect the cost. Changing midstream isn't necessarily wrong, but put pretending that those changes don't affect timeline, cost, and the stress level on your contractor's part. Um, it creates conflict, and pretending that that doesn't happen is a mistake. Um number five, living in a fantasy timeline mode. You know, I call this the HGTV effect. You know, a TV show, that TV show is only on your TV for 30 minutes and it's only 20 minutes of broadcast. Things don't happen that fast and they don't happen that smooth. It is a TV show. Remember, reality TV isn't really reality TV. You know, real projects involve inspections. You're waiting on the city to come and uh check inspections for permits. You have material delays, you have back orders, you have scheduling of trades. Um, if you watch, if you watch that show on TV and you assume it's going to take four to six weeks, but your contractor says 10 to 12 weeks, which one should you believe? You should believe your contractor. Optimism does not build houses. Planning does.

Yep, Sophia, you know me very well. I've always got a little something in my back pocket. So, yes, our bonus mistake is not being prepared emotionally. Renovations are disruptive. And we talked about this on a podcast earlier, too. I apologize, I don't remember the podcast number, but you can go back in the catalog and find it. Um, but not being not prepared emotionally. You know, there will be things like dust, noise, decision fatigue, unexpected discoveries. If you expect perfection every day, the stress will multiply. If you expect a process, you will handle it much better. And uh, you know, in closing, the best projects don't start with paint colors. They start with clarity. Clarity on scope, clarity on budget, clarity on expectations. Do these things before demo day, and you'll save yourself months of frustration.
