From Government Ledgers to Home Loans: How Bit O Sunshine Builds Trust
Ever felt that uneasy tug when a lender rushes you toward a “today-only” deal? We sat down with Kamirae Feldman of Bit O Sunshine Mortgage to explore a calmer, smarter way to finance a home—one driven by clarity, trust, and numbers you actually understand. From her early days in federal work to a systems-savvy role in real estate, Kamirae built a mortgage practice that values education over pressure and partnership over volume.
We walk through the real differences a broker brings—shopping wholesale lenders, comparing true five-year costs, and matching loan programs to real-life goals. Kamirae breaks down common myths around cold calls and headline rates, then shows how to evaluate points, lender fees, and mortgage insurance without the jargon. First-time buyers learn how to build a clean file and avoid surprises at underwriting. Investors hear how to align products with cash flow horizons. Homeowners eyeing a refinance get a framework for breakeven analysis and timing a lock without gambling. Throughout, the theme is simple: if something feels off, slow down, ask for a second opinion, and demand plain-English explanations before you sign.
You’ll also get a sense of the person behind the advice—an outdoors-loving reader and home project enthusiast who sees houses as lived-in spaces, not just financed assets. If you’re buying in Colorado or Wyoming, or planning a refinance, you can connect with Kamirae at bitosunshinemortgage.com, her Facebook and Google listings, or by calling 970-988-6637. This is the Good Neighbor Podcast, the place where local businesses and neighbors come together. Here's your host, Nick George.
SPEAKER_01:Welcome to the Good Neighbor Podcast. Today I have the great pleasure of introducing Camera Feldman of Biddo S with Biddo Sunshine. Cameray, how's it going today?
SPEAKER_00:Good.
SPEAKER_01:Bid O Sunshine's a mortgage company, right?
SPEAKER_02:Yes.
SPEAKER_01:Well, tell us all about it.
SPEAKER_02:Yeah, so um I'm a mortgage broker. I'm licensed in all of Colorado and all of Wyoming. Um, so I go to wholesale lenders, find the best rate, the best program for the client, and then work with them to get to closing.
SPEAKER_01:Awesome. How'd you get into the business?
SPEAKER_02:Uh I used to work for the federal government, and then I got a job at a real estate office and uh started uh working there. I they wanted an outgoing accountant. Um, so that was my my title. And I got to know the real estate agents, the process, what they went through, and sort of my skill set is the detailed systems and processes. So I started working with agents to help get them paid on time, do their compliance, paperwork type stuff, which is kind of how I got into transaction coordination. And um, then I just found a good spot with mortgages, which is very similar in that capacity. You follow a lot of the same stuff, just a different side of it.
SPEAKER_01:Absolutely. What are some myths or misconceptions in mortgaging? You're niche.
SPEAKER_02:You know, there are a lot of people who will call me because their current servicer reached out to them or somebody cold called them and you know tried to sell them a mortgage that really wasn't great for them, you know. So a lot of people think, you know, that everybody's just trying to make a quick buck off of them or something like that. And I don't run my business that way. I'm there to make sure that it makes a benefit for you, right? It's usually the largest purchase you'll ever make, you know, is a house. So um, you know, I'm there to kind of make it as a stress-free process as possible and you know, make sure that it makes sense for you.
SPEAKER_01:We know that marketing is the heart of every business. So how do you market your business and who is your target client?
SPEAKER_02:Yeah. Um, I usually market a lot to realtors just because we work in partnership really well together. You know, they're helping people find the home so I can help them find the financing side of it. Um, you know, so my clients are usually, you know, first-time home buyers, investors, people looking to refinance, um, anyone that owns and wants to, you know, have somebody on their side when it comes to the financing of their home.
SPEAKER_01:Have you ever thought about starting your own podcast to reach people that way?
SPEAKER_02:You know, I certainly have thought about it. I I never have gotten that far, you know, through the process, but it's definitely something where I think the information would probably be really helpful to people.
SPEAKER_01:What um what is the the takeaway that you would like for people to remember about our interaction today and a bit of sunshine mortgaging?
SPEAKER_02:That's a good question. I think if you're trying to finance your house and you're trying to, you know, buy something and something feels fishy or something doesn't feel right, follow your gut and maybe, you know, think about that more, get some second opinions, try to, you know, really dig into what those numbers are and someone who will explain it to you and will let you know what you're doing and doesn't rush you through the process, you know, and make sure that you are kind of at the forefront of that. So I would just say that, you know, my advice would be to make sure you feel like you have the people working with you that are in your corner and that you trust them, you know, because it's a lot of money and it can get you into a lot of trouble later. So, you know, just making sure that you work with people you like.
SPEAKER_01:Cameray, what do you do for fun outside of mortgaging?
SPEAKER_02:What do I do for fun? Um, I like to read books. I really enjoy swimming, I enjoy anything outdoors, camping, hiking, you name it. Um, and I enjoy house projects. I really enjoy making my home space as welcoming, inviting, unique as possible.
SPEAKER_01:What are the best ways for people to find out more about Bit of Sunshine online at a website and social media? Um, how can they get there directly? And and then what's the phone number?
SPEAKER_02:Yeah, so my website is bitosunshinemortgage.com. Um, my all my information is there. You can book a calendar event with me if you know you want to just talk through what your options are. Um, you know, I do have a Facebook page as well as a Google listing where you can find me. Um my number, I'm in northern Colorado, is 970-988-6637.
SPEAKER_01:Well, Camera 8, we really appreciate you being on our show, and we wish you and Bit of Sunshine the very best moving forward.
