In this 48th episode, I discuss The Goal of Environmental Site Assessments.  Final Report and Closure.

The Goal of performing Environmental Site Assessments is to generate a Final Report to be submitted to the necessary Regulatory bodies to obtain a Closure Report that indicated No Further Remediation is required.

In order to obtain this, a final Report must be prepared and submitted to the necessary Regulatory Bodies.  This Final Report is a complete summary of everything regarding all Phase of Environmental Site Assessments that were performed that give the Regulatory Bodies all the information they need to issue this recommendation.  Total Disclosure of all activities is the best practice to be successful upon this submission.

Hey there, let's talk remediation. This is your host, Charles Fader, and this is our 48th episode of Let's Talk Remediation. Let's talk remediation, where we're trying to have a positive impact on the environmental remediation industry. And with that, let's go ahead and start our 48th episode. Our 48th episode is what is a final closure report? Uh, what is a final report and a closure report? Uh building again upon our 45th episode, which is what is a phase one environmental, which is what's uh the historical of the property, uh, in 46th episode, which is what a phase two environmental uh site assessment, which it was um the sampling to confirm that there is contamination on the property that was of concern in phase one. So phase two found that contamination. So then we uh in 47th episode, uh, we had a phase three, which was creating a remedial action plan or a wrap, uh, and then performing the uh action uh of that plan, performing the actual remediation work, and that encompassed the uh phase three, which was again the creating of the plan and putting the plan into action, doing the actual remediation work. So those things have taken place, uh phase one, phase two, and phase three. So what do we do now? So that's why we're in 48th episode saying, what is a final clo a final report and closure? How do we get to closure? We have performed the remediation work that was required in phase three, and so now what we need to do is generate a report that summarizes everything that has been done. Okay, so this final report that needs to be created um has all the details of the remediation process that took place. You know, uh it's everything from, you know, we we had the wrap that was created, the remedial action plan that was the first part of phase three before we put that plan into place and performed that remediation role in phase three. But um in this final report, all that information is included, plus we want to go further back and include everything uh from phase one and phase two because it's a final report, it's a summary of everything. So this summary of the remediation process, uh, there was concern because of either something prior use of the property or nearby uh properties prior use, which was found in phase one. Um, so it recommended performing the phase two, which is the sampling uh and confirmation that there is uh contamination that was of concern in phase one, it was found in phase two. So phase two did the sampling and found the contamination, and because of that contamination that was found in phase two, the phase three was recommended. The phase three uh started by coming up with a plan of attack. How is this contamination going to be dealt with? And then the second part to, and that was the remedial action plan. Then the second part to phase three was performing that remediation, putting that plan into action, uh, and doing it. Now, now that we've done phase one, phase two, and phase three, we're going to create this final report, this summary of it all in an attempt to get closure for this property. Okay, final report and closure. So, in this final report, we want to include everything, all the details, how the remediation process was performed, what the plan was that was put into action, how we monitored the work, how we did uh the the post-remediation uh assessment results with third-party lab confirmations, all this stuff wants to you know you need to be included in this final report because it's critical for the regulatory agencies to have all details uh of the uh performance of all three phases uh of the environmental site assessment, to have all the details documented to you know why was there a concern, then was the concern was confirmed, then uh a plan was put in place uh to address that contamination that was found, and then how it was done, and during that how that remediation process uh that was performed, it was monitored during the process with you know field sampling um until we got it to where it needed to be. Then we sent samples off to a third-party lab to get uh third-party confirmation that yes, the uh the success of the remediation work was performed. And so all this needs to be included in this final report because we are trying to get the regulatory bodies to completely understand what took place at this property because our end goal is to get closure confirmation from the regulatory agencies that say no further remediation is required, and that this site can now be used for its intended purpose. That is the ultimate goal of performing all of these three phases of uh environmental site assessment. We're doing these things because we want to use this particular property that is being restored for uh some intended use or purpose. But in prior to doing that, there was concern that there was possible contamination on the property, and that was found in phase one, either from a prior use or a nearby property's prior use. So that concern was investigated as part of phase two, which was the sampling. It was investigated and uh unfortunately it was found that there was contamination. The concern was uh positively um uh found that it needed to be addressed. So then we will move forward with phase three, which was to create a plan to address that contamination, and then perform that plan uh and actually perform the remediation and then verify it with your you know post-action confirmatory samples third from a third party confirming that your remediation was successful. So all that stuff was performed in phase one, two, and three, and now our final documentation and site closure is creating this final report that we could submit to the regulatory agencies sh confirming and showing that we have uh uh restored the site to the um uh the required uh environmental standards so that we can um use this property uh for what we want to use it for, its intended purpose or what the whole reason why we're performing all this stuff. So our goal is to submit all this information in a final report and get site closure so that we can proceed with using the property for whatever we want to do with it. So this final report is a complete summary of everything from the beginning of why there was a concern to post remediation um and how everything was performed. The summary of it all gets this final report, and our goal is to submit this to the regulatory agencies so they have a clear understanding for what all took place, how it was performed, what it was done, what was done, and in the end, we have completely restored this property so that we can move forward with how we want to do it, and get a no further action report from the regulatories, no further remediation required, site closure, and uh so that we can move forward with how we want. And so that is the ultimate goal in uh performing those phases, the phase one, phase two, and phase three of the remediation process is to restore the property uh to regulatory standards such that we can use the property for whatever we want to do with it now. So that is the ultimate goal. So that's what I wanted to talk about. The final report uh is again the summary of everything uh that was performed on the property with its uh intended goal to get the closure report from the regulatory agencies. So uh that's it for uh episode 48, the final closure report. Uh final report and closure from the uh get the no further uh remediation required for uh from the regulatory agencies, uh post-phase one, phase two, and phase three, and that kind of summarizes up uh the little short series here on uh environmental side assessments from phase one, phase two, phase three, and then getting final report and closure uh afterwards. So uh that kind of concludes this little series here of uh uh this environmental side assessments. So thank you for tuning in.
