I'm Millie M, co-host and producer, back in the studio with David Nanega, president of Mile High Coatings. How's it going, David?

Awesome, glad to be back. Let's talk timelines and maintenance so folks know exactly what to expect with their new floors. How long does an epoxy floor installation typically take and how do I maintain my newly installed concrete coating?

Speaker 3:

So we always say that most we can typically do a three car garage, a standard three car garage, typically in one day, you know, during most seasons you know, spring, summer and fall, and occasionally in winter too. So things that can alter that, of course, weather. If it's really cold it might take us an extra half day, for instance. That's just because in colder temperatures the coating may take a little bit longer to dry to be able, you know, for us to be able to walk on and get to the next step. The polyaspartic that we typically use in the coating process is kind of the creme de la creme of coatings, so it has some really nice features in that it cures really fast and walk on time is very good.

Speaker 3:

They say that the walk on time at 50% relative humidity and room temperature is about two hours. So that's pretty quick. So that allows us to, once we prep the floor, get that first coat on, and then it doesn't take long for us to be able to walk on it and get to the next step.

Speaker 3:

So again, most standard garages we can complete in one day. Of course there are things that can extend the installation period. It could be maybe extensive, decreasing or crack repairs, coating removal. We do a lot of garage floors that someone else you know has a coating or paint on the floor that takes some extra time to remove. It's not, as you know, it's not as fast as just diamond grinding bare concrete, and so you know that may extend it. And then of course you have, you know, any more. You know, just bigger, bigger garages, four or five, six car garages, garages that are over a thousand square feet, you know obviously are going to just take longer to do. I would say probably 90% of the garages we do take probably a day. And then of course you get your very ones where you know they might take two days.

Speaker 2:

So Sounds like time is not a big issue doing a big project like this. You talked about things that might extend the installation time. Are there any? Is there anything that can speed it up?

Speaker 3:

Oh, you know, we try not to rush through the process Typically. I mean, we do a lot of garage floors where we kind of are walking into a relatively ideal scenario, scenario, meaning the garage is empty, clear it out for us and we can essentially just show up and start the prep, the diamond grinding of the floor. And so you know, yeah, I'd say probably the only thing that would speed it up would be having a clear floor and and then from it just kind of takes as long as it takes. You can only grind so fast, you know, you can only apply the coating so fast, and then you're kind of left with you know, temperature or whatever other conditions for the coating to cure and dry.

Homeowners need to do their part and make sure that you all have a clear space to work with. As far as the grinding it takes, as long as it takes, I can understand that. So what kind of cleaning products or tools do you recommend for long-term care?

Speaker 3:

So I just use dish soap on, you know, a micro-on. It's widely available, easy, simple. Everyone knows how to use dish soap. Another kind of common product is Simple Green. It's a kind of a household decreasing kind of product used for these type of applications. They're eco-friendly and all that. So like when I, when I clean my floor, I know I'll just get it wet. You know usually, usually, you know, especially in the winter, you got all the gunk and stuff that melts off the car, dirt, my whatever, and then you know I just get it wet.

Speaker 3:

There's a stiff crystal broom and just dump a little bit of soap on there kind of kind of work. It work it loose with the broom and then just squeegee it out, rinse it off, and that usually does the trick.

Speaker 2:

Sounds simple and I hope the executives at Dawn hear that and maybe we can get a sponsorship going. So how often should clients reseal or refresh their coating to keep it performing well?

Speaker 3:

Typically the coatings don't really need to be resealed, you know, in the garage floor space. Once they're down there they're pretty well, they're good to go. We occasionally get people that just, you know, after, say, 10 years, they just want it, you know, looking brand new and shiny again and that's fine, there's typically. I actually just visited one yesterday that was there's no issues with the floor itself. It just over years, um, you know, got dull and he just wanted it looking looking brand new.

Speaker 3:

We can certainly do that and that's not. That's not a difficult thing to do and if the coating integrity is still there, assuming there's no peeling or flaking or deamination of the coating from the concrete, we can typically clean it and scuff it and reapply and go right over the existing coating. So it makes it look a little bit faster.
