SPEAKER_01:Thinking about reselling your home or upgrading your business space, this episode reveals how coatings can be a game changer for resale value. Welcome back, everyone. I am Millie M, co-host and producer back in the studio with David Maniga, president of Mile. Hi Coatings, how are you, David?
SPEAKER_02:Hey Millie, how are how you doing today?
SPEAKER_01:Doing great. Let's kick things off with this one question. Do coatings improve the resale value of a home or business?
SPEAKER_02:Yeah, that's actually a really good question. I think that oftentimes resale value gets focused on, you know, things like a kitchen, bathrooms, things like that, you know, inside of the house. But certainly I think that a lot of people think that, you know, a garage floor coating is is oftentimes maybe just for looks, but it's really not just you know for aesthetic reasons. Um, you know, I personally I think the the primary function of a coating is to protect concrete, you know, from deterioration, from you know, stains, oils, chemicals, and probably, especially in Colorado, salt attack, you know, from the road salts that that that get used in the winter that ultimately end up getting deposited on your garage floor when everything melts off. And so uh so I think that it definitely will obviously it's not gonna devalue the home. I I think it can only increase the resale value. And certainly, you know, the appeal if you're looking at two two similar houses, you know, one has a has a has a nice coating on the floor and is protected, that might may be more appealing for for a potential buyer just because it also kind of gives that feeling of oh, the homeowner, you know, cares, you know, maybe a little bit more, you know, for for their home and and want wants it to last, you know, and and see that value and having a coating. And so with that said, I think it also kind of creates like an opportunity for a for a finished space. You know, you can't really have a finished room without having you know a floor finish. And so uh a coating certainly gives that gives that feel of of creating a finished space. And a lot of times people have us come in and you know paint, you know, the garage. I mean, some people take it further and they they they you know come you know, finish the drywall and they they texture it and they you know install trim. And that's another thing that we can do to create another added benefit, you know, as far as you know, aesthetic appeal in a garage, is we we install a one by six baseboard, so so we supply it, install it, and coat it, and it creates a nice, just it really kind of amplifies that that finished space, even in a garage, and it just feels more welcoming when you come in. With respect to coatings in other areas, you know, basements. You know, obviously we we do a lot of concrete staining in basements as as finished floors. I mean, that that is the point of a finished floor as far as you know finishing a basement, you know, you stain the concrete. We have a couple different ways of doing that. And then of course there's you know porches and and patios and and front walkways that that really can benefit you know from from being coated because it enhances your curve appeal. You know, as you're walking up, you know, that's literally, I mean, the the you know, they say the front door is very important, you know, your front porch too, you know, obviously is gonna be the first thing that a you know potential buyer is gonna is gonna see as they enter the home. So so certainly I I think that you know all those different sort of types of coatings that we do uh all have their own place and and and and value and in creating uh you know a better resale value.
SPEAKER_01:I think it's important as people get down to nipping between two different houses, and you just never know how those finishing touches can put your home in a better position than another one that's really, really close. And even what you were saying about the garage, how it makes sounds like it makes it feel like more of an extension of the house as opposed to just, you know, sometimes garages can feel very separate and very distant from the warmth of a home.
SPEAKER_02:Yeah, I mean, a lot of times you know, you think about it, a lot of times the the garage for many people kind of ends up being the destination of last resort. You you you're like, oh, I have this this item that I don't want sitting on my countertop or in my house. Let's just go throw it in the garage and set it on the floor or set it somewhere.
SPEAKER_01:And so forgotten space a lot of times.
SPEAKER_02:Yeah, and so you know, with that said, too. I mean, you know, not just the coating, but we do, you know, cabinets too and and and organization for for garages also, and that just takes it to a whole nother level of feeling, you know, finished and organized and kind of refreshing, you know, it kind of inspires you to maintain that space like you would the inside of your home.
SPEAKER_01:I think organizational tools in the garage are the best kept secret in the world. So you talked about different types of art coatings. Are there different types of coating that differ as far as the highest return on investment?
SPEAKER_02:That's a good question. I I don't know that I could necessarily speak to that. I've I've never really done that maybe level of of research or thought about it that deeply in terms of how a specifically different type of coating could affect it. But certainly I think that again, if you're talking about a basement, you know, sometimes, you know, I go into basements and people just literally have like a painted concrete floor, and they're like, we want, you know, we're gonna finish it or refinish it, we want something better. Okay, well, certainly painting a floor can help with dust proofing it, but it kind of feels cold and maybe not so so welcoming. So if they're looking to finish the space, we might we might opt to go with with what we call like a uh well, we could do a few things. We could do a concrete polish, we could do a dye and seal, we could do an acid stain, and so depending on again their aesthetic, what what they're going for, you know, as far as the look the look and the feel of the basement space, you know, there's there's different applications, and so so those different, you know, whether it's polishing the the dye and seal, which involves diamond grinding the floor, and a polyaspartic top coat, that differs even from an acid stain. So they're generally similar, but but still different. And so I don't know that any one of those would necessarily have maybe a better resale value or or or influence it in a different way. I think that at the end of the day, it's you know, it would be considered finished, and and it also gives a future you know buyer versatility. They may not necessarily want a stained or polished floor. The nice thing about that is that they don't like the selections of a previous homeowner. You can literally just cover it up. I mean, you could put you know a laminate floor or or you know a carpet down right over any of those finishes and not have to remove, you know, you know, so as opposed, you know, think about it like say, you know, say they you know put tile in the bathroom and you thought the tile was really ugly. Well, you gotta remove that. Removing tile sucks. It's it's not an arduous process. Totally. And so, you know, a a coating, you know, can you just literally go, there's no removal of it, you can just go right over the top of it, you know, with with with with tile or or again laminate carpet, whatever it is. And so it kind of offers some future versatility, and so it it can also be kind of maybe viewed as maybe a little bit of a safe bet for a current owner if they if they're thinking ahead to maybe a future potential buyer.
SPEAKER_01:Makes it look nice for now, but also gives them the opportunity to do what they want to do in the future. So, what advice would you give someone considering codings purely a resale process?
SPEAKER_02:I would say, you know, probably first and foremost, you know, start with the garage, just because that's often probably the the easiest, kind of best bang for the buck in terms of dollar, what you're gonna return. And and again, and not that necessarily people are focused on the on the garage when they're looking at a home, but some people are. Some people want you know a bigger garage. You know, they may be moving from a two-car garage and they want a three or a four-car garage bigger. And if they go in and you know, again, they're looking at a at a home, and wow, this this garage floor is is done, it's like mentally, okay, I can check that off my list. I know that's not something I'm gonna have to worry about. The floor is protected, like it just gives that that that instant, you know, uh appeal. And so I think probably a garage floor, and then and then second might be you know a front or back patio space that that maybe if if neglected or just kind of ugly can be really enhanced by by a coating and and really give it, I mean, it it can we can make ugly concrete look look pretty good. We don't have magic in a can, but we can do some pretty cool things, you know, to to really enhance you know the appeal of ugly concrete.
