As we enter the summer months inventory levels nationally are up 36% from last year, but what does that look like in relation to most other years? Well, we are still about 20% below 2020 numbers and we had a little issue that year called COVID and we are about 40% less inventory than 2017, which was a pretty "normal" year. This explains a lot of the reason why prices are still rising about 4%-5% annually. In this episode, Anthony Meisner and I also look at the impact of institutional buyers on the broader market and examine why the idea of corporate purchases are not a huge threat to the normal home buyer.
