Spring is right around the corner, so is the Real Estate market beginning to emerge from the slower winter months? Zillow's Market Heat Index is showing Denver's housing market dipping closer to a buyer's market and our local data is showing active inventory supply up a huge 44% while pending sales are now 2.2% above this time last year, so the thaw seems to have begun! 

It's still taking about 18 showings to get under contract, but currently homes need an additional 11 days on the market over 2024 to get to that point, so competition among sellers is growing. Looks like an even better time to be a buyer now, but don't wait long as the median closed price in our area is 4.1% higher than this time last year!
