If you're thinking about moving to Johnson City or one of the beautiful surrounding towns in Northeast Tennessee, you're in the right place. I'm your host, Stephanie Moore, along with Shad Frett. This is the Living in Johnson City, Tennessee podcast. Learn about the local towns, neighborhoods, things to do, what you may not like, and why so many people are falling in love with Johnson City. Hop on over to our YouTube channel, Living in Johnson City, Tennessee, to enjoy videos of this picturesque area nestled in the foothills of the Appalachian Mountains. Now let's get started. The meadows and Mill Creek are two neighborhoods with about 400 homes, and they're pretty much intertwined with one another to make up one of the biggest communities here in Jonesboro, Tennessee. And a great thing about these neighborhoods and makes them very popular is the convenience. In three to four minutes, you can drive to the Ingalls grocery store, pharmacy, get some fuel, you can go to a local diner, some fast food restaurants, Neo Salon, there's a couple of animal hospitals, there's even a liquor store, and of course, plenty of car washes. And it's just a 15 to 20 minute drive to Johnson City, to the Johnson City Medical Center, MedTech Parkway, or East Tennessee State University. Another reason residents love these neighborhoods is you can get outside and stay active. It's nothing to see the neighbors chatting with each other, walking, jogging, walking their dogs, kids riding their bicycles. It's a great place to get your 10,000 steps in with all the sidewalks and walking paths. Right between the two communities is Golden Oak Park with a picnic pavilion, restrooms, and a great playground for kids. And the Lost State scenic walking trail begins right here at the park and runs about 2.2 miles into historic Jonesboro. Along the path, you'll see Persimmon Ridge Park, which includes 130 acres with walking trails, ball diamonds, basketball courts, an 18-hole disc golf course, playground, and wetlands water park. And further along the trail, you'll come across several other green spaces before arriving in downtown Jonesboro. Now let's talk about the homes here in these two subdivisions. They're very popular because of the price points and the different styles that you'll see. In the meadows, the original section was built around 2008 and features some of the larger lots in the community, typically around a third to a half an acre. Some homes offer up to about 3,000 finished square feet, and some even have finished basements and a third car drive-under garage. Home prices here generally range from the high 400s to the high 500s. There's also a newer section of the meadows where construction started around 2019. You'll see a mix of ranch homes, two-story homes, and a few split levels. Lots tend to be a bit smaller, and the prices typically range from 375,000 to 525,000. Another section of the meadows was developed by D.R. Horton and features about 50 homes from roughly 2200 to 3,000 square feet. Prices here typically range from the high 300s to the high 400s. D.R. Horton is known for building homes that offer a lot of square footage for the price, giving buyers great value. Right next door to the meadows is Mill Creek Subdivision, the original section built around 2006 or 2007, offers split levels, ranch homes, and two-story homes, with prices typically ranging from the low 300s to the mid-400s, making it one of the more affordable ways to call Jonesboro home. There's also a newer section of Mill Creek where many of the homes were built around 2021 or later. In this area, you'll see more modern home designs, including two-story homes and ranches. These homes offer open floor plans, updated finishes, and a little more contemporary feel compared to the older section of the neighborhood. Prices range from $400,000 to $500,000. And if you love mountain views, be sure to go to the top of Mill Creek on a street called Birdseye View, and you'll see it was named appropriately. There's about 20 homes up here with breathtaking mountain views, and they're priced from $400,000 to $550,000. And finally, a brand new phase of Mill Creek is currently being developed with homes ranging from about 1,600 to 2,400 square feet, and prices starting around $425,000 and going up to $525,000. As you can see, there will be many more homes available over the next few years. Another thing that residents often mention about living here at the Meadows and Mill Creek is the sense of community where people get to know each other. And sometimes that's rare these days. So if you like to know your neighbor, this is a great area for you. And the Meadows and Mill Creek checks so many boxes for so many people. Affordability, walkability, convenience, and community.
