Great to have you. You are the last time I checked, and you won't say this, so I'm gonna say it. Last time I checked, you were number one in the high country in 2026 so far. Um, with uh production, you have had just an amazing start to 2026, yet an amazing 2025. Um, congratulations. I know it's a lot of hard work and dedication and commitment on your end, but um but yeah, congratulations, amazing year so far.

That's right. Yeah, it always does, right? Allison, I want to talk. Obviously, we want to talk a little bit about um the Eagles Nest community, which you are an expert in. Um, one listing in particular that you have there that is, I mean, all the homes you have available in Eagles Nest are spectacular. Uh but this particular one is is is kind of special for sure. Uh so we're gonna talk about that, maybe touch on investing, what the market looks like there, what performance looks like for those who might be considering investing, which is, you know, obviously I'm biased, but Banner Elk in the high country of North Carolina is such a solid investment. So I want to touch on that for sure. And um, and then we'll just chat a little bit about some banner elk highlights, some of the places around Banner Elk that you and your team and your family really, really enjoy. Before we dive into all that, though, share a little bit about how you got here, how you got here in 2026. When when did you begin your real estate career? Uh what inspired that? And uh and just take us through the years a little bit.

Well, it was it was funny. I was at a a really good friend of mine's house. Her husband's a developer. And I remember him coming home and he said, I bought this place called Eagle's Nest over in Banner Elk. And I said, I went to college up in Boone. I just love that area. What's Eagle's Nest? He said, That's really cool mountain. We're gonna put these ATV trails and have concerts and do all this cool stuff. And I was like, Okay, this guy's crazy. You know. So he had asked, um, they had asked if I wanted to come visit Eagles Nest with them. And I said, sure, I'd love to go up there and see that. And I got there and I was like, oh wow, this this place is cool. This is really special. And shortly after that, he offered me a position to work for him. I knew nothing about land, selling any land. I was in sales, but I did promotional products, so like t-shirts and pens. So this is a completely different field for me. Um, and they they taught me how to sell land. I didn't need a real estate license, and I really liked it a lot. I just liked the type of people that I was meeting. Um, they were looking for second properties, and it was a lot of fun. But the people I was selling the land to eventually, a few of them said, well, we want to relist our land, and that requires a real estate license. So I said, Well, I guess I ought to go to real estate school. So I did. Um, and I was able to get my license for North Carolina. And then I guess just over the years, I mean, maybe into year seven or eight of working at Eagle's Nest is when I really started to pick up a lot of listings. And it was starting to overtake my time where I was doing more real estate than I was actually just selling the land. And eventually it just got to the point where I went full-time real estate. And it's been so much fun. I've made the best friends. Um, I don't even want to call them clients. They really are just all friends. They're great people, and it's it's been a lot of fun.

Transactions in the high country, especially, you know, Banner Elk. And I mean, it it's such, it's such a special type of business and experience for the property owners, those who are, you know, looking for land or or a home in in Banner Elk. Um, just being able to take your clients through that process and that experience of um, you know, just the enjoyment of adding a a mountain home to their uh to their portfolio or to their family, to their life is is really special.

Yeah, it is. Um, and it's you know, being second homes, I don't know. I feel like the sales process is just a little bit different. People seem to be a little bit more laid back, like this is a fun house. This is a, you know, a place where we want to come retire and spend time or bring our families up here. Um, so you're really trying to create like an experience for them, like what is it gonna be like when our family's here and we're spending the holidays here? So it's just all um very pleasant thoughts when purchasing a second home, which really makes that a lot of fun.

Yeah, absolutely. Yeah, it's it's definitely, you know, uh a different experience when you're, you know, relocating, especially if it's a job or a life event that's forcing the sale of your home and relocation. It's it's just a different, you know, it's a different uh process and experience. Uh-huh. So yeah, and Banner Elk in the high country of North Carolina is obviously such a special place and a wonderful place to spend time. When did you, what year was it when you connected with uh Eagle's Nest and on the land side started that process?

Oh my gosh, that was a like 11 years ago. So maybe 2015-ish.

Yeah. It goes so much. I have. So yeah, like I said, you know, he came home, he's like, I'm gonna do all this with the mountain. And I was like, oh, this guy's crazy. And then watching him do it was it was just really cool. Everything that he said he was gonna do, and he did it, and he did it extremely well. So it's just a very unique development. It's the kind of place that you could go and not have to leave if you don't want to. And there's still activities and entertainment and dining. So yeah, the possibilities are kind of endless. And the other thing I really liked about that community, what he did for buyers is you didn't have to build some huge mansion. You could build a little 1200 square foot cottage. And uh a lot of people initially did that, like, well, you know, I don't know, this community hasn't taken off. Let's start small, and now they're buying bigger homes because they love it so much. So it's it's been neat to see that transition.

Yeah, that's a really good point that I love also about Eagle's Nest is the diversity of the types of homes that you know that are available to purchase there in the community. And to your point, um, there are some just lovely smaller cottages that can be, you know, purchased for under a million. And and um, and also I do love the, you know, the I almost hate to use the word because it's kind of sounds commercial, but it's almost like a resort lifestyle there in Eagle's Nest community. And I I love that about the community that you don't actually have to leave if you don't want to. There you have everything you need right there for dining and entertainment and just relaxation and enjoying the mountain life. It's uh it's really amazing.

Yeah, I love it. And it's been really neat to see like the owners start to create groups, like we've got a pickleball group now, you know, a group that's going to the winery. Um, there's even a group, you know, there's a bunch of us going on vacation together on a cruise. So just seeing the community come together too has been really fulfilling.

You and I first met. It was almost a year ago, almost to the day. It was Memorial Day weekend uh 2025. And I had wandered into an open house that you were hosting that weekend with my GoPro camera. And uh I said, I said, Hey, I'm Jeff. I would uh wondered if I could shoot a walkthrough tour of uh this listing. And you're like, sure. And and so we uh full disclosure, we we actually affiliate with the same brokerage. Uh you didn't know it at the time, uh, but you know, I had to explain that as well, which kind of helped everything make a little bit more sense. But since then, we've gotten to know each other really well. You've been a great friend, uh, somebody, and it's been so great to see the work that you're doing. And and um obviously I lean on you a lot when it comes to expertise in and around Eagle's Nest and Banner Elk. Um but I'll I I'll drop a link in the description for this episode to that first uh home that I shot the day we met. Uh that was a really pretty place. Um I don't recall the address offhand, but I'll have it in the show notes. But there's another one that I followed up with, I think it was uh some months later, and it actually was recently. Uh last fall, I think we um we reconnected for a home that was completed and put on the market that is just absolutely spectacular. It really is a special place. And I've and I I say that reluctantly because I feel like every place in Eagles West is special, right? It sounds salesy, but it it's just true.

Um but this particular home is absolutely stunning. Um I want to say it, you know, there's not, it's really quite unique uh in the community, and it's it's just it's really special. It's on Silver Eagle. Um share a little bit about that home.

Yes, so that it's called the Glass House, and it is owned by a gentleman um named Steve Galloy, who's become a very good friend. He's um a businessman from the Raleigh area. And gosh, it had to have been three or four years ago. We were releasing a new section of property in the sunset lots, and Steve said, I want the best, I want the biggest view. I'm gonna build this glass house. And again, I was like, Yeah, this guy, okay, we'll see what he does. Um, but I was very intrigued by him. He's a very personable person, and I liked him right off the bat. And so I just made a habit of going by his lot and watching this build progress. And then I noticed that he was doing a similar build right next door. And I was like, oh my goodness, he's doing two of these houses, a large one and then a smaller scale one. This is amazing. But what he was doing was so different, really, than anything I had seen at Eagle's Nest. It's a little bit more mountain modern, but I mean, he nailed it with the glass. The glass is everywhere and the views are stunning. Really, he just selected a gorgeous piece of property and put a beautiful home on it. So I'm thrilled to represent him um in the sale of this this home.

It is spectacular. That uh obviously, you know, that I was so happy to follow up with you and be invited to shoot uh a video for the channel on uh of that home. Uh just amazing. And I'll have a link, of course, to that as well in the description for this video or uh this episode. I definitely encourage listeners to to have a look. It is, I mean, special is an understatement uh for this place. Uh but it's it's really amazing. He built something very similar next door, as you mentioned, us uh on a smaller scale, not you know, not much smaller, but a smaller scale and and could potentially uh give the right family uh a really uh quite amazing opportunity, um, you know, if they wanted to acquire a couple that are close by, uh close close proximity.

What his thought was with that, you know, we do have people that have larger families and they're like, we could have a little compound here. And um, both homes are are gorgeous. But it was as a seller in particular, what he did that I really just appreciated is he selected everything himself um and was very specific about what he wanted. And you can tell in the final product that there's just nothing like it.

He had a very specific vision in mind, right? Yeah, really, really executed on that vision, and the result was is truly amazing. So again, obviously I have a link to that video, and and uh for anyone visiting um Eagle's Nest, encourage you to swing by and have a look as well. Let's talk a little bit about, and this is probably a topic for another podcast episode completely, because we could go, you know, there's a lot to it, and there's a lot of information that you can share uh for sure on this topic. But that is, you know, I mentioned not only Eagle's Nest and Banner Elk and the High Country is a spectacular place and a wonderful place to have a second home that uh for families to enjoy on weekends and vacations and so forth, but it's also an amazing uh investment opportunity. And uh investment homes, particularly short-term rentals, have performed year over year very, very well in uh in the high country of North Carolina. And specifically, I would say Banner Elk and Eagle's Nest uh continue to just really um thrive in that sort in the market. So I wondered if you could share a little bit of information about, you know, what does short-term rental uh performance look like? What what do the seasons look like? And I know your answer is going to be interesting, which is why I I phrased it that way. I it's something I never really considered until I I got to know the team uh in the brokerage. But um, and any any other thoughts you may have on you know investing in the high country?

Yeah, so really the season, um, and this always surprises everyone, but we're in the the peak of the slow season right now. Things will not really pick up until Memorial Day weekend. When the weather starts to get warm, the first place people want to go is the beach. Can't blame them. I want to be at the beach right now, too. But when the beach gets too hot, then they're all back up on the mountains again. Um, so really our busy season is going to be from Memorial Day all the way through February. And specifically for um Banner Elk because there's ski mountains there. The short-term rentals stay very busy until the ski slopes shut down, which is typically the beginning of March. And then we'll enter the slow season from March until May. So things are ramping up, people are starting to come back to the mountains, the flowers are out, it looks beautiful. So I'm excited for this year. But short-term rentals do extremely well up there through all the, I mean, all the months. Um, in the summer, people come up because it rarely gets above 80, which is so nice. Um, tons of hiking and outdoor activities. Um, Eagle's Nest hosts live concerts on Saturday nights, which is a lot of fun. And it's just a Beach Mountain has also started a concert series as well. So those are great. Um, and then you get into fall and you've got the beautiful leaves and the colors, and you know, it just looks like a mosaic. It's beautiful. And then you get into um Thanksgiving and the holiday seasons, and everybody comes up to cut down their Christmas trees, and then they're celebrating the holidays and hopefully with snow. Um, and then we enter the ski season, and then that ends in February. So that's kind of the cycle. But um, yeah, the rentals are strong. It's not far from Charlotte or Raleigh or some of the major cities in North Carolina. Um, my Florida owners have found, you know, there's smaller airports that you can fly into, Tri-Cities, Tennessee. Um, so they're able to come visit a lot. So yeah.

Yeah, and you know, Charlotte International Airport's not too far away. It's uh a couple hours, so you could uh get a direct flight and and you know, drive and hop in a rental car and and be here in no time. Um, yeah, I have noticed since spending more time uh in Banner Elk that um you know the high country gets a little bit of a break uh between you know mid-late March uh and Memorial Day weekend. And I it I think it's you know it's a it's a great time for everyone to kind of prepare for the summer season and and you know and take a break from the busy um fall and winter seasons. So um yeah, it's really cool. The uh the Beach Mountain is practically adjacent to uh the Eagles Nest community, it's not far at all and uh very close, and then Sugar Mountain, of course, is right there as well. So it's um winter time short-term rental performance is actually really, really good.

It's great. We get, you know, for especially for the Floridians wanting to not travel too far to come skiing, this is the perfect option for them. There's three ski mountains in the area. You've got Beach Mountain, Sugar Mountain, and then Appalachian Ski Mountain. Um, so yeah, there's there's plenty of outdoor sports for people to do up there.

Yeah, and for those who don't want to uh mess with air travel, it's just a day drive, you know, from Florida. And and um, so yeah, the proximity makes it very convenient, makes a lot of sense. Eagle's Nest itself, let's talk a little bit about the amenities real quick before I let you go about the amenities in Eagle's Nest, because I mentioned the word resort style or resort lifestyle, right? And it it really does have so many special amenities uh that make that that make Eagles Nest so amazing. So let's share a little bit of those.

Oh my gosh, it's so much fun. You know, the first question I get asked a lot is do you have a golf course? And I'm kind of proud to say no. No, we do not. Um, so it just feels like a different type of environment up there. But what we do have, um, we've got over 4,000 feet of river frontage on the Elk River, so you can trout fish or fly fish. Um, we've got the great camp areas, kind of the first amenity area that you hit when you come in the mountain. We have a Dollar General there now, which is kind of neat that's unmanned. So you can scan your credit card, go in, take whatever you want, and leave. It's really quite fun. You almost feel like you're shoplifting, but there's like a billion cameras in there. So when you leave, it just charges your card. Um, in that area, we have the outdoor amphitheater, which is so much fun. So Memorial Day weekend will start off the concert series for 2026. And there's an 80s band that comes to play, which is just one of the best events of the year. But those concerts are just about every Saturday night, May through October. And then also in that area, they've got the Sunset Lounge, which is a gorgeous little tree house where you can go to watch some of the sunsets or just um read a book. It's beautiful. There's a child's playground, 18-hole putt-putt. And then as you get further into the mountain, um, about halfway, there's an area called Camp Eagle's Nest. And there you'll find pickleball, tennis, basketball, quartz. Those are packed on the weekends. And like I had mentioned earlier, there's even groups if you want to sign up to play with a certain group. Um, there's also a fishing pond there for the kids, more hiking, biking, and ATV trails. And then in the middle of the mountain is where we actually connect to beach. So there's a beach mountain connector, there's a gate there. And when you go out that gate, you're actually only six minutes to the ski slopes, which is great. And the other benefit about that gate is where all the tourists are coming up Beach Mountain. If you're coming from Eagle's Nest, you're actually going down the mountain. So you're not stuck in traffic. You can scoot right into the parking lot and be on the slopes in minutes, which is great. And then on the backside of Eagle's Nest is really become quite popular in the last two years. We've got Eagle's Nest Winery there. Um, that's a great place to meet people. Thursday nights is karaoke nights, but it's just a smaller um place to get to know people. They've got gorgeous fire pits. The views are outstanding. You've got the North Pavilion. There's a bistro there. They have breakfast and lunch Thursday through Sunday. The food is fabulous. It's also where we host our Fourth of July party. So you'll find a live band there, an amazing fireworks show. It's probably my favorite weekend at Eagles Nets in the mountains, is the 4th of July. There's just so much going on, and it's a great time to meet people as well. Um, you've also got the fitness center back there. Um, we've got more fire pits that anyone can use. There's two helipads, and then there's also a basketball court. So lots going on.

Lots going on. Yeah. The uh to backtrack a little bit, um, the Dollar General store is is so funny. My wife was just just obsessed with how does this work? How does this work, you know? And so I think uh we went in there a few times just for fun, just to see, like, and we're Googling, how do they do this? You know, it's really, really interesting, but such a cool little concept there. Yeah, we're gonna Epic Chop House, of course.

Oh my gosh, I completely forgot about Epic Chop House, our newest amenity. Oh my goodness, that it's just fabulous. I mean, you're watching sunsets at 4,500 feet elevation. The food's outstanding, the staff there. I can't say enough great things about. They're just wonderful people. Um, yeah, what an amenity to have. Very lucky. It it's a gorgeous venue.

Yeah, you nailed it. So lucky to have that amenity. The uh to have the team from Epic Shop House uh take that spot and and just really just. Transform the the environment into uh I mean obviously the the builders built an amazing facility. It's absolutely gorgeous. And then to partner with Epic uh to run the restaurant, I mean, what a partnership. Um for those who are in the Charlotte area or uh Raleigh Durham may have experienced one of the Epic Shop House concepts around these cities and and uh we know how exceptional they are. So uh I was so excited to see them in Eagle's Nest. And every time I visit, um, every time I'm you know, we uh we're there on a weekend, uh my wife and I will pop into to Epic Shop House and just enjoy it tremendously. But yeah, the the sunset views are oh my goodness, uh second to none. It's just really a special experience there at Epic on on the mountain. Really, really, really cool.

It's it's literally the perfect name for that restaurant, Epic, because everything about it is it truly is epic. And shout out to Wheels Contracting for building just an amazing building, like it's that restaurant's gorgeous.

Yes. The winery is is lovely as well, uh, and so much fun. There's there's this amazing outdoor seating area um that's really relaxing and really pretty. And um inside you've got this uh big bar with uh a staff that really knows what they're doing and knows a lot about wine, and the wine is amazing. And then uh yeah, a lot of fun too, as well as far as like live music and on Thursdays you will hear some some journey. Uh there's always somebody that's gonna sing uh something from Journey and on karaoke, uh but it's a lot of fun. So you can uh you can be inside and enjoy and participate, or you can sit outside and just kind of uh enjoy a little more serenity if you want.

But well, one of my favorite things about the way that the developer did Eagle's Nest Winery, because that is not actually part of the Eagle's Nest development. It's just called Eagle's Nest Winery, but it is outside the gates of Eagle's Nest, so it's open for the public to come and use. And they do provide you can purchase a day pass if you don't have a membership there, and it's definitely worth the visit.

Absolutely, definitely highly recommend that. Um, and then what do you call that section there? Um we we've uh enjoyed staying in the, I think it is it called the vineyard section of Eagles Nest.

Vineyard Village, and then there's vineyard reserve. So in the vineyard village, you'll find there's uh smaller three-bedroom homes, two or three bedrooms, and then in vineyard reserve, you'll find more of the estate lots that have the larger four or five bedroom homes. But I mean, there's not a spot in either of those sections that has a bad view. It's absolutely stunning. Yeah.

Yeah. Some of my favorite photos that I've that I've shot there uh in the evening were uh from the vineyard village area of um, you know, spectacular sunsets, uh, you know, sunsetting behind these beautiful mountain vistas, and just it's so pretty up there. I yeah, uh again, I could go on and on, but it's hard to describe. It's really something you know people have to see for themselves and experience. All right. So one other thing I want to chat with you about, and that is Banner Elk highlights, you know, highlights within the Banner Elk community itself. Uh great little downtown area, lots to do there as well, as if there's not enough to do within Eagle's Nest, but just a short drive down the road. You can be in downtown Banner's Banner Elk and and um or the town of Banner Elk. And it's uh yeah, so much to do there as well. What are you what what are some of your favorites?

Oh gosh, I love when they host like the arts and crafts fairs. They do that a lot during the summer. There's a big open green space, so they'll have different local vendors that come out um selling their products. And I love to buy local. So that's just a great place to go to meet some of the local people. Um, there's some really great restaurants down in Banner Elk that we frequent a lot. Um, there's a cute little ice cream shop, um, Banner Elk Cafe. You can get everything you want from food, drinks to coffee. So that's a great spot. Um, there's a little park down in Banner Elk that has a cute little walking area down around the water, which is a lot of fun. Um, the thing I love about Banner Elk is you have everything you need, but it maintains that quaint mountain town feel. So 20 minutes down the road, you can be in Boone, which is a college town. They've got a Walmart, you know, they've got all those big stores. But in Banner Elk, it's mostly small locally owned stores, which is one of the things I love about that area.

Absolutely. Definitely one of the things we love most about the Banner Elk area is that it is all, you know, small local brands, uh, mom and pop shops, literally. And and um, yeah, it's awesome. Some great restaurant options down there. Um, and uh I Waterbean, which is uh a Charlotte brand that has expanded uh seems like nationally, but definitely throughout the Southeast, uh, opened their their latest cafe there in in Banner Elk. And I've I've been in there. That's a wonderful little spot.

Yeah, the college puts on a lot of really cool local events. Um, so they'll have some plays and musicals and things like that that you can attend and buy tickets online. The other thing in the summer that I forgot to mention, there's a ton of mountain biking on this at the ski resorts. So that is so much fun. My husband's a mountain biker, so he loves doing that on Beach Mountain, or you can take um the ski lift up at Sugar Mountain. There's a bar up there that you can enjoy. So there's a lot to do during the summer as well.

Absolutely. There is so much to do there in the summer. And yeah, I I uh I'm not a downhill mountain biker myself, and and they have options as well. Like there's you know, flatter trails. You don't have to do the downhill stuff if you don't want to, but it is a lot of fun to watch. Like I just love going to beach and watching uh everyone uh cruise down the mountain on their mountain bikes and get the jumps, and yeah, it's pretty cool.
