Mid-Century Modern Fantasy Vs Reality

Yeah, we're not even gonna catch up because you know We've already caught up. We've already caught up while we were rolling, before we were rolling. This this is a fun episode. This okay, and I have my little cheat sheet here if people are looking. Again, please stop watching us. We are we are ready, we are radio friendly. We do it for social media, we are not video friendly. And I'm I'm wearing my moo moo today. I'm all about my moo moo. And embracing my inner um Mrs. Roper. I love her. Okay, um, okay, so I have my cheat online. Okay, we're gonna talk about episode online versus okay, so the online perception versus uh reality. Yes. How expectations in real estate since Instagram, TikTok, Facebook, they've gotten really out of hand. Really out of hand.

And I think right now the the trend is mid-century modern. I like I have four clients that are looking for that. Well, I love that. Well, I do too, but they're not out there. You have to create it.

Well, and well, they are in certain neighborhoods, but then again, let's talk about that. The the reality versus the fantasy. So you see this beautiful mid-century modern in your head, and you're following these mid-century modern Facebook pages and Instagram pages, and then one pops on the market and they're dark, they are compartmentalized, they have lots of closets, um, which is great, but it's not not open, not open living. Lots of paneling, lots of paneling, and in those skylights that they have, because it is so dark, all have water leaks. Uh-huh. Inhale damage. And you know, and I've had clients go in and see these and go, Oh, I want this. And then they're like, Well, but it's so dark and it's not an open floor plan. And I'm like, Yeah, it's um it's century modern. That wasn't the way people lived back then. How about you? Have you had that experience?

Yep, exactly. Yep. Um, I I had one over off of Fire Oak. Oh, I think I love that area. Me too. And people hated. I did an open house over there and it had planters that were near the um staircase, and people hated them. I thought they were so cool.

Oh, so you mean like like they were built into the brick?

Right inside.

Okay, so it was like a oh, I want to say terranium, but I don't know if that's the crazy word, but it had like a planter in the house. Yep. Yes, I remember that.

People hated it.

They were like, there's gonna be moisture and mold. Well, yeah, and there might be, and mats and things. Yeah, but again, that's the reality versus.

At least the fake one. I don't know.

You could put fake flowers in there, yeah.

I thought it was super cool. Yeah, I think there was one on the bottom story and the top story.

But the truth there is you've got to water it. Okay, so you are introduced- Where's that water going? You're introducing water, and then you've got to have these plants, and if you have cats, your cat's gonna use that as a litter box. Oh that is no doubt that's gonna happen.

I was thinking putting white stone and then putting a fountain in the middle.

That could be cool. That could be cool. Again, you have water, but but and then if you have a Newfoundland, they will be in your fountain in your house.

Pinterest Wish Lists Meet Real Budgets

They'll knock it over real quick. What's what's another do you have one?

SPEAKER_00

Well, uh yes. Just the scrolling online and you're looking at all these houses, and you're deciding what you need, what you don't need, what you want, what you don't want. And so it really happens a lot for me with first-time homebuyers. And they'll come to me with this whole laundry list of what they need, and then we get to what the actual budget is, and there's zero compromise. We and I think it's because they have just been shopping online and Pinteresting and doing all this stuff that they don't want to compromise, and they're like, Well, I pay fifteen hundred dollars a month in rent, so I want 2200 square feet at least, and I need single story, I need completely updated, I need an open concept, but also I need something where we have some privacy. I need at least a two-car garage, but three-car garage would be ideal. I need a large backyard, has to be fenced, needs to be on half an acre, on half an acre, needs to be in a good schooldo strip. I need walkability, but I want half acre. And my budget is well, I want my house payment. I could pay a little bit more than I do in rent. Maybe$1,800. I'm like,$200,000. That's yeah. I mean, the reality of what you can get. I'm like, so we can we can get to that price, but um we'll have to compromise on that. We are looking at$11,$1,100 square feet. Yeah. We are looking at so many.

Unless you're in Lagrange.

Well, yes, if you're in Lagrange, you can actually get all that. But then you're in Lagrange. And for people who live in Lagrange and work in Lagrange, it's perfect. There's nothing wrong with Lagrange. Absolutely love it. The problem with it is it kind of floats between Austin and Houston, and it it does have an H E B, it has all these great, but it's small rural town living.

And you're not gonna get half an acre either.

Sometimes you can, but not for that price. But it's it's one of those things where you have to compromise on location. I had these first-time homebuyers who gave me that laundry list and they had to have walkability. And I'm like, So they're looking in bass drop. And I'm walkability in bastrop, you're not looking downtown bass drop, you're in the they were looking in the burbs, and um, but they were right behind H E B.

That's where my client, my client wanted walkability and they moved behind H E B. Oh, that's right.

That's where they wanted to be, and I was, but they had a lot of other things on that list, and our budget started at 250, and then all of a sudden, out of nowhere, based on everything that they wanted, they decided that their budget was gonna be in the 400s, and I was like, Okay, are you okay with that payment? Oh, yeah, yeah, and and they were gonna put down a down payment, and then now they didn't want to put down a down payment. So I was like, Okay, let me get this straight. You want 2,500 square feet. You you want your payment to be 1,700, you want to be able to walk to things, you uh want it fully updated. You want it fully updated, you want open concept, you don't want to put any money down, and um you want your interest rate to be low and you want your payment to be 17. I'm like you have no skin in the game, like there's zero compromise anywhere. Yeah, and I think that happens from surfing the internet and looking at TikTok and just building up this dream scenario. It's like, let me wave a magic wand. And I'm like, if I could get you all of that, I would buy it. Yeah, you know, it's like you had to have some skin in the game, you gotta compromise on price, location, uh, the amount of money you're willing to put into it, how much you know, it's turnkey or not turnkey. So I see that. Don't you see it?

I do. Yep, it's we see it too much.

TikTok Realtor Content And Real Selling

We do. And then the uh the other thing that um and it takes a while. Sometimes they they start. We always say buyers are liars, because they do start with this dream based on Zillow and Realtor.com and my favorite is HGTV House Hunters. You magically pick one out of the three houses, which you know they have already picked and under Esgrow on one and whatever, but still it's you know, it's sort of just drama, you know, it's dramatized buying a home and and what reality is, and so versus the the actual fan. I would say that HTTP is the worst at it, and also so is uh you know, fixer uppers that kind of hurt it too because you had this idea that you could buy this little kind of small house and chip and Joanna are gonna come in and make it amazing, and it's not gonna cost you anything, but you actually have to have all of that cash to pay Chip and Joanna. It's not as easy, and you can't always get a loan for that. Um but the other part that super annoys me with uh reality, you know, um the reality versus the fantasy is all of these realtor videos now for listings and just realtor videos in general, um, since TikTok, I think TikTok's the biggest, yeah, and Instagram, and Instagram, where it now it's like realtors have to be like like sketch comedians and influencers, influencers and it like the guy, okay. Mind you, I like this one, the guy jumping through the house like a frog. That was actually funny.

And at least it showed the house in a positive light. It did. But how about the one of the girl that talks crap about the all everything about the house? Why would you want that as a seller?

As a seller. No, I mean it's interesting and funny to watch sometimes as a realtor, you know, at night when I can't sleep. But if that was my house and I was a listing a or a seller, forget about it.

That's the one Barbara really hates. I really hate there's this one that's these two realtors, one's a broker, and they have a small brokerage in San Antonio, and they go to all these two million dollar homes. I know they don't sell any of them. Um not their listings, no, and they're in Dallas, Houston, Austin, but they're out of San Antonio. They have no business shooting content in these markets.

Yeah. And they say, if you're ready to buy or sell in Dallas, give me a call. And they have no geographic, yeah. And they're they're cringy too. They dress like they're so like oh, it's like people are trying to dress at what they think a real estate a realtor should look like, right? Based on, again, reality TV selling sunset and with your silettos and red bottoms and million dollar listing, but no, like it's Josh Flagg is still our role model, right? But it it's like broke agents, so they're like coloring the bottom of their shoes red.

But um, but though I just have a little argument. I know something about fashion stuff, which clearly we do not follow fashion things. I'm gonna spend my money, believe me. You want those sneakers, but it's not on fashion.

Except the sneakers, but even then I don't even really care. Like it's the only name brand thing I want, but uh I would rather not have name brand stuff. Anyway. So scroll. Scrolling. So yeah, it just feels so I watch these videos and where they're like laying in the bathtub, or they're like jumping on the bed and twirling around the room, or like you're that one guy from our own brokerage, his videos are fantastic, but they get a little weird where he's almost doing like a she was committing murder or something. They get him tied to a chair instigating him or the murder in the house and investigating it, and like I get it goes viral, but is that actually selling the house? I don't know. He sells them pretty quick. It could, I mean, hey, it's working for him.

But pricing and staging and all those other things he does as well.

Exactly. It's not just those videos. So I feel like um what we actually do is should be way less boring than that. We should just be doing our good pricing strategy, of course, some sexy fun videos for Instagram that are value added. I don't need to be standing in front of them, hopping up and down like a frog, flopping around on a bed, rolling around on the floor, jumping in the pool, jumping in the pool fully dressed, just so I go viral.

Well, maybe if you did it naked, then that was certainly wouldn't go viral.

That would go I I don't know where that would go.

You would get some fines by somebody.

But that's not how it is. No, and it shouldn't be, but it is. I mean, I'm just choosing not to do it. I know there's other agents who do and they're doing great with it, whatever. I just feel like it's not my jam. And I feel like stupid TikTok put that pressure on us. Oh, yeah. Like it's hard enough to do what we have to do without adding influencer to our SNL sketch comedy in front of a house. Okay, thanks. I can't do that with my stupid phone where I'm listening. Look at that, look at me. So wrong. Okay, let's move on. Okay.

What's the next one?

Okay, let's talk about catfish homes, right? Because that happens, that happens with homes where you see the home online, the photos are beautiful, it's gorgeous, you get there, and then it's it's you've been catfish. You've been catfished by that house.

And don't you just wish that you could smell a house through the internet? Oh, I wish I wish pictures were scratch and snow.

Or maybe I don't know.

SPEAKER_01

Yeah, we all it save lots of time.

SPEAKER_00

It would save lots of time. So you had one like that recently. You're talking about mid-century modern.

Just yesterday, there was only one picture. So we knew it was bad.

Okay, so that's also another thing. That's that's kind of a form of catfishing when it's like one picture and a kind of vague description.

So, and get this. It's that investor special. We understand that. But also when you price your house at six hundred and fifty thousand dollars and it's comparable to a updated house, you're not expecting what we walked into.

We walked into mold oh, sorry, organic growth smell.

Biogrowth. Yes.

SPEAKER_01

Okay, bio growth. It smelled like that. Okay. The carpet was full of urine stains from dogs, and half of it was torn up.

I was like, urine stains from humans.

SPEAKER_01

No, it was I don't know. There was a shelf that said daytime depends. So I don't know.

Go on.

Um the master bedroom had a huge hole in the ceiling from the roof.

So it wasn't a skylight.

Yeah, no.

Or it was.

With some insulation and some two by fours.

So a little water damage there on that one.

Yeah, so it was not what we were expecting. My client walked in and she was like, I have an imagination, but not this kind of imagination.

And you guys got catfish because it was just a great neighborhood, pretty decent price. Yeah.

If it was updated.

Yeah.

Yes, and we didn't 10 out of 10 don't recommend. We were getting the creepies, the creepy TVs as we walked down, and my client was like, Okay, I've had enough. We're going back.

Like you felt like there was somebody.

Remember our spooky home?

Yeah. Okay, so as you stepped further down into the So yeah, so I previewed it the day before. And you didn't go into the spooky.

No, because I didn't feel I didn't want to go down there. I just had that feeling. And so then yesterday I told my client, I was like, I didn't go down there yesterday the day before, but we'll go down there if you want to. She's like, sure. And we were walking down the stairs. She's like, No, I can't. I don't it feels bad. And she's like, I don't know if you feel that, but that's not what I'm going for.

Yeah. No, I know. There's yeah, the creepy basements. Yeah. We'll get you every time. And I had one where the photos were great. And this was in LaGrange. It's beautiful, cute little home, priced ex like really well. Uh like$250. And it was totally remodeled. It is smaller. It was only like maybe 1,100 square feet, had a half-acre lot, beautiful big trees in front. And my client and I were like, well, let's, you know, let's run over there. I can't believe that this is still on the market.

There's a reason.

And then we get there, and you can literally shake hands with the train conductor because the train tracks are right smack dab.

They didn't show that in the photos.

No wow. Oh, and I had somebody who photoshopped. And you you're not allowed to photoshop exteriors and things like that. But I was looking for myself personally, I don't know, like four houses ago, because I move all the time.

And it was this again, it was a really cool. This is before the market had turned. So it was 550, but it's the time that was in 20 um 15. So that was kind of like a lot in 2015.

That's a luxury home.

That would be considered almost a luxury home in 2015. And it was that was done nice. It was beautiful. It was on an acre. It was out in Leander. And I'm like, wow. How did I miss that? And it wasn't in the right school district, so I guess that's probably why I missed it. But I was like, let's just go check it out. Oh, there's a huge electrical, you know, those big electrical things.

Wild MLS Descriptions Translated

Thank you. I can't come up with the word right next to the house. Like you could hear it. The buzzing in that house. And I was like, you can't take a picture of this house without getting it. Oh. She photoshopped it out. Talk about catfishing. Yeah. Mm-hmm. No, man. That's against that's against the rules of the yeah. Yeah, that's okay. So and now we're gonna talk about. I love that I have little notes today. I feel like a teacher. Anthony, we're gonna stay on track. Okay, so this is kind of a fun segment we're gonna try to do. Um, we want to read some MLS descriptions because a lot of the times the public doesn't get to see what we see and read. And it so we found like two MLS descriptions that again, it's kind of on the catfishing where the descriptions are absolutely freaking outrageous.

So these homes are. These are real listings in Austin that are on the market right now.

And these are the things that we can see. Okay, so Anthony's gonna read it.

Attention, investors and visionary buyers. This is the deal you've been waiting for. Priced aggressively to reflect its current condition and being sold strictly as is. The custom built home in Oak Run Estates is a perfect rehab opportunity on two and a half acres, surrounded by mature oaks and sweeping hill country views. The home requires works and updates throughout. The price reflects exactly that. The seller has already done the math, so you don't have to.

And we still will, and then we'll discount it. You might have double hallway. That is that you know why they don't do it to these days because it's doesn't make sense. That's why they don't do it.

It's super fun. So I've got my um I feel like this is our funnest episode. I've got my I got my paper. And we're gonna play, we're gonna play a game. And potential to have your property be commercial at one point and be worth more money. I say I think I think it's just awkward.
