I’m Kristina Crosbie a Canadian mortgage agent of 15 years, a mom of three, and the founder of Broker Life Socials.

Welcome back to another episode of Mortgage Marketing Made Simple. I'm Christina Crosby. I'm a Canadian mortgage agent and founder of Broker Life Socials. And today I'm pulling back the curtain. This episode is all strategy because March, March decides your spring. Not April, not May, but March. If you want a calm, clean, profitable spring market, the work happens now. So I'm walking you through exactly what I'm doing behind the scenes with my mortgage business. The first one, all documents up front. I shouldn't have to say this. It's the first thing. Every file that comes in right now, until forever, all documents up front. And when I say everything, I mean everything. All pages of the T1s, T4s, pay stubs, three months of bank statements for purchases, or depending on the income, IDs, two forms: the property tax bills, mortgage statements. I'm not doing the I'll grab it later, because that is what creates extending of the condition of finance, and that creates that stress. Missing documents, spring market is emotional, realtors are emotional, buyers are emotional. The only way I can stay calm is structure. And I'm very clear. If I ask for five days for financing, I don't mean three. Seven business days is ideal. I want to give my lenders time to do their job. And if it's less than that, you need to talk to me before it goes in writing. That clarity alone protects your entire spring market. So remember that on files. It's also important to work with the right team, and I'm so selective. I don't work with everyone, mortgage client-wise and referral partners. And it's not because I'm difficult, but because I protect my time and my clients' time. Spring market is not the time to discover your lawyer doesn't answer clients' emails or calls or yours. Your realtor writes sloppy offers, or your client refuses to upload documents to your portal. This season is all about alignment. Great lawyers, great communicators, realtors who understand financing timelines. Strong teams create smooth file closings. So I also want you to think about emailing your database weekly. Every single week, this month, and every single month, I email my database. Not fancy emails, not long newsletters, simple updates. If you're buying this spring, here's what to know: refinance check-ins, renewal reminders and check-ins, because those renewals turn into refinances. Because visibility compounds. And here is what most of us in the Canadian mortgage space forget. 68% of customers are more likely to work with someone they've heard from recently. If you haven't seen, if they haven't seen your name in their inbox, you do not exist. Spring doesn't reward the best broker. Spring rewards the most visible mortgage broker. Now, renewal strategy calls are something to think about because they can turn into refinances. So this month I'm pulling up my renewal lists, I'm checking maturity dates, I'm sending, hey, just checking in early emails. Even if their renewal is not until July or August, because spring business is not just about purchases, it's also about renewals, refinances, debt consolidation. If you only focus on purchases, you're playing way too small. I blocking my work hours. So I work between 9:30 and 3 p.m. every day, Monday to Friday. I pre-schedule content. I'm getting ahead on follow-ups. That structure gives me freedom. And as a mortgage agent who's also a mom, that really matters to me. Spring is busy, but it doesn't have to feel chaotic. If you want a strong spring in your Canadian mortgage business, remember all docs up front, seven business days for conditions, financing condition, email your database weekly. Think about your renewal strategy, and strong team only March is the month that builds May.
