The twin cast starts now. Welcome back. We're Nicole and Cherie, Identical Twin Sisters, and your host of the Twin Cast, where we talk about faith, real estate, and leveling up. Nicole, let's go. Let's get into it. So today we're going to be talking to the people that are looking to purchase a home, that are scrolling on Zillow or Realtor.com and just looking to maybe buy a home. That's who we're talking to today. Now we didn't say the person that has it all figured out. We said the person that is scrolling, the person that's talking to their neighbor, their friends, and considering buying a home. Maybe you're on Zillow. I mean, the person that has the idea that I want to buy a house. Okay, if you have the idea, that's what we're that's the person we're talking to. We're going to give you a roadmap of what happens after you think you want to buy a house. What do we need to do? So step one is talk to your real estate agent. Talk to a real estate agent. Hopefully it's Nicole. Um, you'll be talking to her, but really you want to get in touch with her. Step one. Why do they need to get in touch with you? Well, there's going to be lots of questions that you're going to be asking, probably to someone that's already purchased a home. Maybe it's your mom, maybe it's your aunt or a cousin or something like that. But my suggestion is talking with a professional that is educated in the field that can really navigate through the process of okay, these are the steps that you need to take in order to be successful into the next chapter. So you want to get with someone that knows basically what they're doing. Well, and to give a little bit more light to that is we're here to solve a problem and we want to know what are you trying to do? What is the goal? You know, are you trying to get out of a lease uh because it's you know about to come to term? Or has your family size increased? Maybe you got married, maybe you're having a baby, you know, maybe maybe you're transitioning to a new employer. I mean, there's a million things. Uh maybe you're tired of going upstairs because you live in an apartment, you know. There's a million things uh that could be happening just, you know, like you your kids had a baby. Maybe you want to your you know grandma and you want to get closer to them. Uh that could be what your pain point is, and we are just trying to figure that out. That's what we uh our goal is not initially, we don't the selling you a house is is great. I mean we'll we'll get there, but in order for us to do our job effectively, we need to find out what is the pain point, what's the problem, and then we can do our job. Yeah, it's kind of like if you go to a doctor and the doctor's gonna be asking you questions while you're in the doctor off doctor's office saying, Okay, Mary, your knee hurts. Well, how often uh has it been hurting? Where does it hurt? Um, is it just in the morning? Is it when you exercise? So that's tip that's standard as far as an agent, what we're gonna be asking you, or I am gonna be asking you, why do you want to go there, Mary? Why do you want to live in that neighborhood? Is there, do you have family, other family members in this city, or you know, we're gonna be asking questions that helps me navigate what what I'm gonna be looking for to get you through that process? Because a lot of times when we talk to these people that are calling, you know, through Zillow or, you know, websites and things like that, um, they almost feel um a little um standoffish because you know you're asking questions that maybe seem personal and it's only so that you can do your job effectively, you know, and that's the reason why Nicole asked these questions is because it is personal. Because it's personal, I mean it it's a huge transition, you know. You're thinking about um moving whether some I mean I've recently had lots of clients move from one state to Texas, you know, and so it's a big transition, and maybe they don't know the area, maybe they're not familiar with uh certain neighborhoods and things like that are options that they didn't know about. So uh it is personal to me. I want to know those things, I want to know all the things about you so I can help you find the perfect home. But that's what a good doctor would do too, right? A good doctor is gonna say, You have all these symptoms, here's the here's the um prescription, here's the prescription, and let's this is gonna make you better. This is gonna help you, and that's what I'm gonna be doing is getting all the things and saying, okay, here's where you need to be. Yeah, I mean, and so it's not to uh be invasive uh for no reason. There is a purpose. We're going somewhere, um, as a as a preacher would say, we're going somewhere. So uh let Nicole ask those questions so that she can help better serve you. Um in the in this next step is going to be where I become a little invasive because I will be asking questions that pertain to your finances. And you know, the long story short is that people don't like talking about their money. I get it, you know, because it's just uh sometimes uncomfortable to to talk about how much you spend at um Dillard's or you know, going shopping, you know. It feels a little, you know. Can I relate? Yes, and I tell people this all the time, you know, like I get it because I go out to eat too much, I shop too much. So your bank account is not gonna hurt my feelings, believe me. Um, I've seen a lot of them. So we're just gonna look at uh we're gonna start talking about that, but it's only because in order for me to do my job effectively, I need to know, you know, income, I need to know assets, I need to know credit score so that me and Nicole can partner together to figure out what is the best option for you in order to solve your problem of I need to find a house so that I can move in out of my parents' house into my home and to uh downsize or to upgrade or, you know, whatever your pay point is, we're trying to figure that out and we want to bet you know strategically do that. So um when I ask questions, uh, you know, that at that point it's you know just to help serve you. I think it's uh really fun to watch you go through that process and talk to these clients. Um you may not feel that it's fun, um, but it is fun helping you or watching you help them and think of things that they didn't even think of. Um, and of course, that's your profession. So you have different uh ideas that they didn't think about, um, but it puts them in such a better situation financially that they're like, oh my gosh, I didn't know I could do that. And then they feel better about uh making the move and and transitioning into another place. It's putting them in a position where maybe they're not strapped for cash anymore and where they're thinking about emptying out their savings to move to another location just because they want to get to their grandkids, but there's another way around it and you've helped them solve that pain point. So it's kind of fun watching you do that. Yeah, and vice versa, now that I understand what you're referring to, I was kind of leery of agreeing with you, but but it's true because when Nicole's uh in step one when she's asking these questions, later on we'll come back and we'll interview these clients and they'll they'll say, I had no idea that's where we were going. Um, and the same thing with me, when I ask the financing, they don't understand. We're going somewhere, I'm doing this so that I can help serve you, give you options that you didn't know about as a doctor would, because we've been in this business for over a decade. So we have options and ideas that you you know you probably haven't thought about. Um, and that's really our job is to uh position you in a in a uh in a way that you feel, hey, I feel better about this, uh a stress relief, you know. I feel I can do it. And you know what? Sometimes we have to tell people, not right now, but here's a plan on how to get there. So if you don't have it figured out, you're gonna leave with a plan. We're gonna say, hey, these are the steps that you need to take. Uh whether it's real estate questions, like Nicole, if she has to sell a house and you know, there's maybe not enough equity. Well, now you know. Um, and then if there's a credit situation, now you know. You know, you have to know those answers so you can move forward in life in general. So we're gonna get you through those steps, okay? Um, so that's step one and two. We have step three, which is uh working with one team. So how exciting is that? I'm excited about that. So it is so fun to uh be able to work with you, um, knowing that you have the best intentions, not just for me, but for my clients, for our clients. Yeah. Um, that, and that's the same, vice versa. You know the same thing for me, but us working together, we really get to put our best foot forward um and and lead our clients into victory. For sure. We're we're taking you guys to the goal here, but and how that helps you, because everybody wants to know what's in it for me. That's really the I mean, that's how that's a society we live in, and I get it. Um so to answer that question, what is it in what's in it for you is that when you go to negotiate, you have two people negotiating for you. You have two people strategizing for you, you have two people looking out for your best interest at one time. So this is how it benefits you. Um, yes, you can partner with other individuals that have maybe credit, uh, I'm sorry, lending, and then they have a real estate agent on the another team or so, but we are on the same team. So same team, identical to twin team, you know, with with you know, it just don't get better than that, you know. But that just helps in in the fact that we are constantly in communication. When you call her, typically I'm in the room with her, uh, or the car with her or the bathroom. No, I'm just kidding. All those are true. You know, we're usually together figuring things out for our clients because that's what we do. We are strategizing uh to position you guys in uh what as Nicole said, victory uh format here. We want to make sure you are are winning all the time. So victorious. Yeah, the step three. See, look, three steps right there. Okay, I was concerned you were gonna have me have another uh four steps. I was like, we're already at the goal line here. But yeah, so step one is finding the pain point. Yes, we have to understand your problem. We need to know what the problem is so we can navigate through that. So have the conversations, talk to a professional, let us help you. Exactly. Don't don't get shy now, it's not time because we can't do our job if you clam up, you know. Say the information up front. If it makes you feel comfortable saying, hey, I'm not ready to buy a house right now, but let's talk, then just say that up front. And look, I tell people all the time, I've been in real estate for 13 years, I'm not going anywhere. So if you want to buy a home today or 10 years from now, I'll still be I'll still be here helping clients get to the goal line. So I am happy to you can have that conversation and say that up front. I'm not ready to buy right now, but let's get the steps so you can continue to get ready. So you'll know. Uh knowledge is power. And then a step two is the financial plan. I'm gonna talk to you about finances. So uh don't again don't clam up, just let me know. I'm gonna find, I'm gonna find out. So just let me know, and then I can strategize with you. If you tell me your goal, I'll tell you this is how we get there. If it's down payment, if it's credit score, if it's uh debt to income, you know, whatever the pain point is, you tell me and we'll we'll navigate through it, okay? Like what are some of the pain points that you hear sometimes? Well, uh everyone thinks my credit's not good enough. Um, and listen, um, 580 is the minimum credit score. Do we help people uh under a 580? Yes, we do, and we we have solutions and we have options and we have ways, but you'll never know if you don't call me. And uh if it's a 580, great. Uh let's let's start there. If it's not, you know, let's get there. And then some people call me and say, Well, I didn't think my credit was good enough, and they have like a 700 credit score. I'm like, what is going on? You know, so uh that's usually the first credit score is is always tough. Yeah, I hear often money. I don't hear that. Money. There's so many options with money. I mean, goodness gracious, please don't let that stop you because there's down payment assistance programs, there's um there's uh zero down, there's just all kinds of options. You know, you just don't know until you ask. Until you talk to the doctor of finances, that's me. We come up with a solution for sure. Okay, that's uh step two. And then step three is you know, just working with us, getting us uh connected, get once you talk to Nicole, you'll talk to me. You'll probably talk to us the same time, who knows? But if that happens, uh you're better off. You we will get you a plan and we will be better for it. Yeah, and so will we. Of course. We all win, guys. We all win.
