Hi everyone, this is Kyle Duty, your host of the Henderson Voice Podcast. Uh, we thank you again for joining us. We're doing things a little bit different this time. Normally we're in our studio, but because today we have a very special and busy guest, and he is long distance. We're trying out something new, so bear with us if there's a little hiccup, you know, here or there. But I wanted to thank everyone for you know supporting the show, watching the show. Our guest today will we'll let him introduce himself, but I'll do a slight intro and kind of tell you about a little bit about what's going on. So if uh you're not aware, Kemper Sports is connected to the West Henderson Field House, which is a new project, it's a a great project that is you know being developed in West Henderson and Andrew. Uh Andrew Fleming, he's a big part of that. So Andrew, we'll start. First off, thank you for joining us. I'm a busy guy, but I can imagine how busy you are. I'm busy in my in my city and that you're nationwide.

So maybe if you could just introduce yourself uh and and and tell us about uh you know Kemper Sports for those who don't know what they are, what their mission is, and then we'll get into some specifics.

Yeah, great. Kyle, appreciate you having me on. Uh we're super excited about what we're working on in Henderson and really eager to dig in more with you and and tell you more about the project because we think it's going to be a game changer for the community. Uh, but a little bit about Kemper Sports. We are an almost 50-year-old company at this uh time. We're based in Chicago, Illinois, and we're really in the uh hospitality business. Um we are operators of facilities throughout the country. We've got over 200 uh facilities that we operate. Some of them we own ourselves, some of them we operate on behalf of a third-party client. The bulk of our portfolio and the really the core of the company comes from the golf business. So the majority of our properties are golf courses and golf resorts. Uh, everything from some of the most well-known golf destination resorts in the country, places like uh Bandon Dunes in Oregon, Streamsong Resort in Florida, uh destinations that your audience who are golfers might have heard of. Uh but then we also do have everything from local uh municipal courses, neighborhood courses, private clubs, uh high-end daily fee, mid-tier, really the whole gamut of golf course facilities. And really that's the uh origin of the company and and how we uh started. Um about five years ago or so, we uh took the playbook that we've been using to run and manage uh and deliver customer experience at golf facilities to the world of youth athletic and community recreation centers. And so a newer vertical for us, we've got about 15 of those types of facilities throughout the country that we're affiliated with. Those can be anything from uh eight-park youth baseball complexes to you know twelve-court indoor volleyball facilities, uh some multi-use indoor, outdoor, uh, and the whole gamut. And uh that is what we are working on uh with the city of Henderson to open in West Henderson here in a few short months will be one of those types of facilities and have you talk more about that.

Thanks for that information. So I I know just based off what you're saying, uh, you know, what the you know, doing the golf courses and and uh you know, Henderson is a big golf place too, so I'm sure there's plenty of people that are familiar, but what inspired that that transition over to youth sports and and to work in on sort of that sort of attraction as opposed to why the company changed or the shift in in focus?

Yeah, well, there's been a massive boom in uh youth athletics over the last several years. The uh travel tourism economy for um youth sports is is growing and showing no signs of stopping. Uh, and so we were interested from that aspect. But then also uh one of the municipalities that we work with uh in New Jersey started out with a relationship where we were managing their golf courses for them, and then they asked us if we could step in and help them run some of their other facilities that the municipality runs. There's an indoor ice rink, there's a swimming pool, there's some community ball fields, and they really sort of put the thought in our head that, hey, if you can manage our golf courses, why not manage some of our other facilities as well? We learned through that relationship that the playbook that we use for running a golf course, running a hotel applies really nicely into this new arena. It's all about delivering customer experience, it's about delivering happy guests, it's about bringing people into the facility for the first time and then bringing them back for the second, third, fourth time after that. And so we learned that that that um baseline fundamental customer service mentality that we've been applying to other facilities applied very nicely into the world of youth athletics and community recreation. And so that one account led to more and more, and and and now that's a fast-growing side of our business.

And is that something that happened after you joined Kemper, or is that something that because I know you've got a bit of a history and in some tech and some golf. So where did Kemper, did they find you, did you find them, or what how did that that journey together come together?

SPEAKER_02

Yeah, so I'm on my second stint with Kemper Sports, actually. I I was here uh for a stint for about four years, and and I left to do some things in technology, as you mentioned. I was gone for about seven years, and I came back uh just a little bit less than a year ago. Uh and and one of the reasons I came back was because of what we call our our venues division, and this is you know the youth athletic facility space that I'm talking about. Um I came back because I recognized that that was an area where I could help, where we were really trying to focus on growth, on um building that business, something that you know I've done in my past is working in emerging businesses and really growing new lines of business within existing companies. And so they thought I could uh use those skills to help grow this vertical, and it was an interesting opportunity for me. Obviously, I was familiar with the company and familiar with the people here, and that was uh what really brought me to the company the first time and the second time. But uh the idea that I could help contribute to growing this new business line was was something that was particularly intriguing this time around.

With with that, you know, you mentioned the venues department within Camper Sports. Is that something that you guys are actively seeking, growing areas, or or are areas reaching out to you? Like how did that connection to Wes Henderson start? Was it from a research standpoint, or did they they solicit you or kind of reach out to you?

SPEAKER_02

Yeah, so it it can happen all different ways. You know, we do see requests for proposals that municipalities put out there when they're looking for a partner to help build a facility or manage an existing facility. Sometimes we do outreach where we hear about things that are in the works and uh we reach out on our own to see if we could be of assistance. In the case of this particular relationship with Henderson, uh one of our investors, uh Fume Capital, has got some um casinos in Las Vegas and in Henderson, and so they had that relationship. They brought us into the deal. Uh, and this is kind of a unique public-private partnership with the City of Henderson, where uh Kemper Sports has invested our own money alongside the city's money to partner on the build-out of this facility. Um, we're very much aligned at the hip in terms of the entirety of the process from you know picking out the colors of the interior uh decorations to overseeing the construction project, making sure that it's going to get delivered on time and under budget, um, all the different aspects of what goes into the inside and the exterior of the facility. But this is a unique one. I mean, the short answer to your question is that uh we were brought in by one of our investors initially, but then it's very much a hand-in-hand partnership with the city of Henderson to ensure that um this facility is launched in a way that's going to be impactful for the community, meaningful for the city, and also drive uh destination tourism to Henderson because that is a component of this.

That's the biggest thing, and and I I'm glad that they you guys connected. And you know, one of the great things about Henderson is there's such a uh they're able to be creative and be dynamic about a lot of the projects that we do, and and you know, we're we've got the proximity to Vegas, and so we we know what it's like to to kind of go down that path around massive projects and looking really at like the long term, the redevelopment plan that they've had in place down in in our historic district, the Water Street District, that that's been very successful, and there's you know been a lot of growth and a lot of change, but also still hanging on to that that that historic feel because it it is the oldest part of Henderson. And and I'm not sure if you've been here and been down a city hall, but if you have, then you've been down to the Water Street District. But the other side of Henderson, it's almost like Henderson are are two different identities, but all within the same city. And so with you guys being on the West side, so that West Henderson side, it's really neat because it's a great opportunity for growth and creativity and who's got a great idea about what to bring people uh there. There's a laws a lot of residences there, and there's you know some big projects there, but it's very exciting, especially you guys are are right in a very, very visible, busy spot. So I'm sure there was a lot of uh research put into that. I think you guys picked a really good spot for that. And with with that uh facility in mind and its location, uh what what is it you're doing to try to just attract people there? Like if I go there with my family the first time after you guys open, what is it you're hoping the the the first-time visitor experiences, what they feel, what want what is it that's gonna bring them back?

Yeah, uh I will come back to that question. I have been to Henderson several times. Uh I'm not as familiar with the area as as you are, of course, but um we're super excited about the city, the growth, uh just really welcoming atmosphere from all of the folks that we've worked with at the city, from Mayor Romero to the city council uh to uh Stephanie Garcia Voss, the city manager. But then the the staff at the city has really been working hard on this project. You know, it starts with Lance Olson, the Director of Public Works, but then uh Troy Westover and Liz Fuentes has really been running point, and you know, uh she is uh our arms and legs on site all the time, making sure that everything is getting done really well. And so we we're really excited about it. It's gonna be a state-of-the-art, top-notch facility. And what I would say to you, Kyle, and your listeners is there's really something for everybody here. This is not just a destination for travel sports teams to come and play tournaments at, although it is that. Uh, it's also a place that's gonna have uh indoor bowling lanes, outdoor mini golf, an indoor arcade with crazy darts and all kinds of cool games. It's gonna have a fitness center that will have memberships. Um, there will be you know private rooms for parties, birthdays, graduations, holiday parties, etc. And uh there'll be uh significant discounts for citizens of Henderson as well. So, you know, while part of the goal here is to attract that inbound traveler and bring uh real uh room nights and economic impact for restaurants in the area, for folks who are traveling in to watch their kids play tournaments at this facility, there is also a strong local aspect to it where we want this to be a hub for the community and we want people to feel like there is something for everyone there. And so to answer your question, we want people to be wowed when they come in the door and say, I can't believe we've got something like this down the street, 10-minute drive from where I live, whatever it is for you know the neighborhood that they live in. But then we also want them to just have a great experience so that they can't wait to come back. If that means you know, bowling with mom and dad on a family night out or grabbing a meal or going to the arcade or getting a workout in, whatever it is, you know, we want them to leave feeling like they can't wait to come back.

I'm super pumped about what what is scheduled open day?

We are scheduled to open October 1st. I'm knocking on knocking on wood a little bit because there's a lot of work to be done between now and then. And if if you drive by, you'll see that there's uh a good footprint there, but but we've got a lot of things that need to happen uh between now and then in order for the doors to open on that date. But we're feeling really good about the construction timelines. Um of course, you know, we've got to get the building built before we outfit all of the interior. Uh, but we've done a ton of work already on making sure that uh the interior experience is gonna knock people's uh socks off. And uh we can't wait to get the doors open and and and start you know hearing the sounds of of laughter and high fives and people having a good time once once we've opened the doors.

We're excited for that. And and you know, Henderson, they they really embrace things that are benefit to the community. And I it sounds like this is exactly one of those things. And and you you mentioned tournaments, and I know you guys are gonna be doing the hands-on management of the facility, correct?

Correct. Yeah, we will we will be the managers once the doors open.

Okay, cool. And so when it comes to those tournaments and things like that, is that will you guys be putting on those tournaments or is this something where you're gonna be working with you know different sports programs or e either locally or nationally? And are they responsible for that? You're just kind of in the host venue, or are you guys gonna be putting on your own tournaments and teams and things like that?

Yeah, so it's a good question. There's a little bit of a mix of that, it really depends on what the market bears. Obviously, there'll be you know what we typically see for a facility like this is that during the week it's very much community focused. You'll have local leagues, local teams that can use the facility for practice. And then, you know, on certain weekends is when you'll have uh big tournaments reserving the space Saturday, Sunday, maybe sometimes Friday, Saturday, Sunday, and you'll have teams traveling in for those tournaments. Uh, in some cases, we do those ourselves, uh, but the more uh frequent scenario is we're contracting out with a tournament organizer, who's the one that's you know really doing the team signups and team recruitment and bringing those events to the facility. Um we have properties like this throughout the country, and we're seeing an incredible demand for high-quality uh tournament experience uh where you know the tournaments run well, the referees show up on time, uh, the scoreboard work, all those basic blocking and tackling things. But what we really try to do is elevate that entire experience so that there's a place for grandma to sit comfortably and watch the game. There's a place for mom and dad and brother and sister to go have a meal in between games and not feel like it's just you know the standard uh snack shop food, but there's actually a decent restaurant within the complex. There's a quiet place to go take a phone call or read a book if you want to. So we're really trying to level up that entire experience. Um, and and we think that this facility is going to deliver on all of those points.

It sounds like it. It's a little bit crazy to think of like my I'm not trying to age you or date you, but uh, I'm assuming you're from my same generation, and it's it's come a long way from, you know, we played every sport, it's like just one season to another, and and now there's been a big shift in in in especially youth athletics, like you're focused on you know, you pick that sport by the time you're 10 years old, and that's what you're kind of training for. And so that whole experience is something that that nowadays, I even with my son playing sports, it's so much different from you know, we're showing up on a on a uh a field with dead grass and and and rocks in it, and you know, you bring your own chair, you bring your own shade, you bring your own snack. So it's really neat. Now I'm I'm from Arizona, and so we've uh I know a little bit about what uh Arizona has done, and they there's a big softball company called called Big League Dreams, and they kind of did you know a bunch of big softball baseball fields together, and uh you know, this is what you guys are working on is an extremely elevated 10x version of that, and and one of the things that the reason I'm bringing this up is because on those fields they had uh sponsorships from local businesses, and so my question related to that is is is there gonna be opportunities for local businesses to sponsor different things or or how how how would they get involved and be able to advertise their businesses or or be part of this this new project?

Yeah, absolutely. Uh uh thank you for asking that because uh sponsorship is an important part of the overall equation here, right? In order to be able to deliver those types of experiences that I'm talking about, it it does take support from the local community and from local businesses. So the very simple answer to your question is uh come out and see us, come check it out, uh, experience the facility with your family, uh with your spouse, um, give us give us a try. Uh then obviously for local business owners, um, we think this is going to be a killer place for your holiday party, for your team building event, for any of those things that you're doing with your internal uh colleagues or your external customers. Um, you know, keep the business in Henderson and come bring those experiences to this facility. We think it's going to be a great place for all of that. We've got a number of different ways that uh private parties can have their own little segment of the facility. Um but then in terms of sponsorship and advertising, absolutely. So, you know, we're in talks right now with companies that are interested in naming rights sponsorships potentially. Um, but there's also all kinds of opportunities for smaller sponsorship elements of that within the facility itself, either putting your name on uh the VIP bowling area or hanging a banner in uh the basketball court area, um, any number of different things that we can do. We've actually uh just hired a general manager, a gentleman who comes with significant experience in this space and who's a 20-year resident of the valley, so he's really excited to dig in here and start working on any number of different things, but sponsorship being one of them. And uh we will soon have a website up and running that will have that information as well. Um but yeah, we we we have our arms wide open to embrace the local business community in Henderson. Uh we need them in order to be successful and really looking forward to making those connections and building those relationships.

Yeah, I think that's really great, especially, you know, Henderson for as big as it's become, it's it's still at its core, it's it's small town and it feels that way, and everybody wants to keep it that way. Like people really support big things out here and new things. And so even based on the location where you're at, I think you get a lot of that draw from from you know, we'll be still in tournaments and things from Vegas. It just kind of makes sense and your close proximity just down the road from some of those bigger hotels. And is this gonna be primarily focused on Henderson-based businesses, or is there outreach from you know City of Vegas or things like that? Like is this solely a Henderson project that that is gonna focus and connect with the Henderson businesses, or is there openings for other parts uh, you know, like Vegas and like that? Of course, if it's my choice, I'm gonna I'm gonna put my influence where it where it very obviously will be, but that's just a question that I have.

Yeah, we'd love to have Henderson businesses um being uh supportive of the facility. I think in a lot of ways, the sponsorship opportunities for facilities like this uh make a lot of sense for local businesses. Because in addition to just putting signage up in the facility, we also provide a lot of opportunity for uh activation and touch points with the folks who are coming in the door. Right? So depending on the type of sponsor, the type of business, and what their interests are, you know, they may want to have a booth set up on the weekends, or they may want to have the ability to hand out business cards or or pitch their business or sample their products for folks that are coming in the door. And one of the things that's particularly compelling about a facility like this is you have a ton of footage. Traffic, right? A ton of unique visitors coming in all the time. And so it makes for a really compelling sponsorship. And we think that that uh for local businesses is the is the the biggest win-win opportunity. Certainly, if somebody from Vegas wants to come in and and and do a big sponsorship deal with us, we're not going to tell them no. But we would uh we would love to really emphasize and elevate.

That's that's really exciting. So with you know, what are some of the things that maybe I know the big things that are advertised are like you said, the bowling area and and and some of the different fields, but what are some of the things that that maybe aren't advertised as heavily? Like for me, I I think it it's the benefit you're bringing to the community, is that you know, through tax dollars, through uh the new tourism dollars, and not only that, but are we gonna be at sounds like you already have your first employee, but we're gonna be over 200 employees or so at this facility. Like, is are those the projected numbers for employees?

Yeah, that's one of the things that really gets me excited is the is the economic impact and the job creation, right? So so we're projecting almost 240 jobs just from this facility alone. And so if you think about that, um we've got everything from uh sales and marketing positions to uh athletic director positions, but then we also have uh a lot of entry-level positions, right? This is gonna be a place where a lot of people come to earn their first paycheck, uh, you know, working in the bowling alley or uh working in the restaurant, which to me is super exciting. You know, I think we can all remember our first jobs. Uh I've got you know kids who not that long ago got their first jobs, and so that that's a particular impact that we're excited about, and you know, we will give um preference to Henderson residents when those jobs get posted, and ideally, you know, filling those positions with a lot of local folks.

That's very exciting, huge benefit. Is it are most of these positions? I mean, obviously, like sales and marketing and some of the management positions will be full-time. Is is there a split between what you think will be full-time and part-time? And and are you guys gonna be running, is it seven days a week type of thing, or is it is it daily, or is this an evening type job or something?

SPEAKER_02

Yeah, seven days a week. I do think there's a mix of salary versus hourly positions. You know, just like any other business, some of these are gonna be um, you know, some times of the of the week are gonna be busier than others, so Friday night's different than Monday afternoon, but it is gonna be open uh all the time, every day, uh all week long. Um so we've got a good mix of job opportunities. You know, you asked about the economic output. You know, we're projecting close to 40 million in annual economic output. We think it's gonna be a million and a half dollars in annual tax revenue for the city. Um we think it's just gonna be a massive driver for this uh community and you know, this part of town, but for Henderson more broadly, because as you mentioned, the location is great. It's easy to get to from a lot of different parts of town. And we think that there's just gonna be uh any number of different things for folks to do, whether it's uh a basketball practice for a local league or it's uh uh a spin around the miniature golf course for mom and dad and kids on a Saturday night. Um, so we're super excited about it from a number of different angles, but we think it's gonna be a great asset for the city that folks can be proud of, and ideally uh a great place to deliver some jobs for folks who are looking for some additional employment.

That's awesome. Are you guys doing any collaboration with like our local sports teams, the Raiders, and they've been great for the community, they've been great involvement, the Golden Knights, obviously, and then you know we've got the A's coming. So, you know, with the mix of the different things you're gonna be able to do there, is that I'm sure you're a hundred miles ahead of me, but but I'm sure you guys are already in talks. But my my question is, is there you know, good involvement or good interest at least for those conversations already happening?

Yeah, I think this is one where you're ahead of us. I think it's a great idea, but we're we're not there yet in terms of partnerships with any of those big teams, certainly on our radar screen. Um we've been uh mostly focused on making sure that the construction is on schedule and and and on budget and you know, working on our sales and marketing strategy for when the doors open. But partnerships like that are uh certainly important and certainly something that uh we've got on our roadmap going forward.

Okay. Yeah, well, mm I d I know you'll definitely get some interest from it. You know, the Raiders have been great and and you know, they've been really involved with a lot of different things, a lot of things people don't even realize that they're involved in here. And the same thing with with the nights, you know, being a brand new team and just being fully embraced by the community.

They're always looking for great things to do.

With some of the other stuff that's going on, uh in the construction phase, parking is always the big issue here in town. And so is this going to be is there a parking structure involved in this, or is this just open parking space and and how many spaces? I mean, it's a large facility with a lot of different things going on. How are you gonna you know what's the plan to keep up you know space enough for everybody, not bottleneck and all that kind of stuff, add to our already crazy traffic problem we have here?

Yeah, good question. So for those who don't know, um the site for the field house is in West Henderson near St. Rose and Maryland Parkway, and it's next to the new chicken and pickle facility, which uh really cool property, really, really cool thing they're doing there. And there is a there is a uh very large parking lot that sort of sits between the current chicken and pickle and where our field house is going to be built. So there's existing um parking lot there. We're adding additional parking spaces uh around the complex. We feel good about the plan in terms of the uh parking being able to accommodate both facilities. We do not have plans for a parking structure per se at this point, uh, but we do feel like we've got uh enough parking spaces between what's already there and and what's coming uh to service both of these two um really cool entertainment facilities. And then I know there's a a number of other things that are in the works in that uh general area. Uh and so you know it could be down the road that that there is a need for a parking structure, but right now that's not in the plans.

Gotcha. And so with camper sports, once this is done, what's what's next? Is there more opportunity in in you know within Henderson or or or are you guys shifting to another town or another city? Like what's next on your radar for camper sports in some other cities?

SPEAKER_02

Yeah, we would love to expand our our partnership with the city of Henderson. We've we've talked with the city about any number of different ideas. They've been great partners on this project. So you know, we look for people that are good to do business with, and and the city certainly has been, so we would love to expand that partnership. Uh, we do have a golf course in uh Las Vegas called the Club at Sunrise that we've managed for a while. Uh we would love to expand into other facilities, whether they're athletic facilities or golf courses within the uh overall area. We think it's a great uh market, we think it's a booming market. We know we've you've got a growing city in Henderson and a growing area in the overall valley, so we would love to continue to expand our footprint there. Uh but we're looking at opportunities everywhere. So we've got uh a couple of, we've got a ballpark that we just opened in Mansfield, Texas. That was a refurbished project. We've got a brand new one that we just opened in Sarra Land, Alabama. We've got one in Hendri uh in uh Williamsburg, Virginia that's opening soon. And then we've got any number of other ones that are you know existing facilities that we're participating in. So we're looking for the right opportunities, whether it's uh new or existing facilities, whether it's youth athletic or or golf. You know, we try to be in the uh top tier of whatever market the facility is in. So, you know, I mentioned any different type of golf course or athletic facility, we really want to make sure that uh ours are delivering that premier customer experience, regardless of the customer segment that they happen to be in. But we've got our eyes open for uh really any type of uh existing facility or new facility that could use some operational expertise, you know, that really wants to deliver exquisite customer service, we're the ones to call. Uh, I know you're in the business of delivering customer experience, so you understand the importance of making sure that your customers walk out with smiles on their faces and recommending what you do to other folks, and and you know, we try to do the same in our business.

Word of mouth and the visible presence is huge. So we'll uh one one last question before we end for the day. I know you're a busy guy and you've got a lot on your plate. So the the my question is in regards to the tournaments, are you guys already in discussions with people that are going to be putting on tournaments, or is that something you guys are open to? Can people contact you and say, hey, next year after you open up, I want to do something in January or February? What's the process of that? Is that already in place, or is that something that that is still open for people to get involved with?

I'll say yes to both. We are already working on it, but it's very much still open for folks to get involved with.

So anybody would that be anything that's an exclusive, or you can work with multiple people on that, right?

Based on the facilities, yeah, we we try not to do exclusive deals. Um you know, we we believe that we can fill the calendar without having to do an exclusive deal with anybody. So we try not to. Um we're in conversations with any number of different organizations that we're trying to entice to bring their tournaments to this facility when it opens. And you know, we could show them renderings and pictures and give them the story on on how great it's gonna be and and we we believe it will be. Uh, but then if there are other um audience uh people who are are are listeners of your show that are interested in finding out more or reserving court time, by all means they should they should reach out. I don't know if you'll if you'll have uh an email in the show notes or you want me to to say it on the air.

And you know, we know that it we're still several months away from opening, but we can never have uh too early of a conversation in terms of booking out time at the facility and and not just for the tournaments, right? We again we want people to view this as a place where they can come for a graduation party, retirement celebration, a quincenera, a bar mitzvah, whatever the case might be.
