SPEAKER_01So I'm always scared that I watched the wrong episode.
SPEAKER_04I was like noting this and I was like halfway into the episode and was like, is his name also David? I don't know. It was a weird, like, they didn't say his name very often. Like they didn't say their names often. A lot of times they do. Like they say their name, their names a lot. This was one that they did not. It's kind of weird.
SPEAKER_05I don't know. Anyway, anyway. Are we ready to get started? Yeah.
SPEAKER_04We are finally getting this recorded after a little bit of a delay because we had cookie disasters. Cookie bonanza. We had like 200 boxes of cookies left at the end of Girl Scout cookie season.
SPEAKER_05And someone thought it was a good idea to post on Facebook to sell them. And deliver them. And it wasn't me. It was me. Anyway. Season two, episode one. We're in a new season.
SPEAKER_04A new era.

SPEAKER_04Which actually I thought it was gonna have a little bit more of a like divergence, I guess, from season one. I thought maybe somebody would look different. No, everything's the same.
SPEAKER_01100% the same.
SPEAKER_04I'm like, this is kind of disappointing. They put they really just like literally rolled through. There was no anything. It was just was the same. I was kind of sad though. I thought, like, oh, we're gonna have a new hairstyle or no, nothing.
SPEAKER_05Season three. I hope so. Or fifteen. I don't know.
SPEAKER_04Season 17, we get a new girl, so that's it.
SPEAKER_02I haven't seen any of those yet.

SPEAKER_04My current obsession is the real estate life of all of the Ohio Love is blind contestants. Because it's so interesting to me that that show was based in Ohio, Columbus, specifically, and all of the women were homeowners, and all of the men lived in one-bedroom apartments.

SPEAKER_05Yeah. Isn't that crazy? I know. Anyway, I don't know.

SPEAKER_04It's a it could be. Anyway, today we're recapping season two, episode one. And I don't remember what this one's called.
SPEAKER_05Okay. Because I said I don't remember what this is called, but I'm calling this the boring one where the husband is kind of mean. That's my name. And you should get home inspections. Yes.
SPEAKER_02Not just trust what they say to you.
SPEAKER_04Home inspections. People. Come on.
SPEAKER_02Like, know what you're buying.
SPEAKER_04If you're buying a house, no matter what the house is, if it is 30 years old, if it is 80 years old, if it is being built from the ground up, number one thing, get a home inspection.
SPEAKER_01People are more concerned about like the back history of like a laptop they're buying than that's like a thousand dollars than a house that they're buying for half a million.
SPEAKER_04People are more interested in like the thread count of their sheets than they are about the intricacies of their home.
SPEAKER_05Because they're dumb. Not all of them. Some people.
SPEAKER_02Seems irresponsible.
SPEAKER_04It's so you're home is the most expensive thing that you will ever purchase. It is what keeps your family safe. It is what you go to bed every night in with your children in their bedrooms, and you make sure that when you have some issue, like your house gets struck by lightning, like our neighbors did a few days ago, that your home is properly wired and grounded to where your house doesn't catch on fire. And yet you're like, you know what?
SPEAKER_05I don't think I need an inspection. I'm good. It'll be fine. It's fine. Anyway, let's get into this.
SPEAKER_04We'll talk about more of that here soon. Anyway, first impression. Chaos. Andrew and Julie. They're our homeowners, like we said.
SPEAKER_01Growing family, like always.
SPEAKER_04Always growing family. Because you know what? People are always getting older. They're always growing.
SPEAKER_01Growing families are the ones that need more space and new homes.
SPEAKER_05We have somebody at our doorbell. Pause. Justin, will you answer that?
SPEAKER_04This is the part of the episode where my husband had to answer the door because somebody's buying Girl Scout cookies. Circle back to the beginning when I said I made a Facebook post about Girl Scout cookies.
SPEAKER_05Riley picked up her cookies.
SPEAKER_01I handed some cookies. Made an extra four dollars. So far I've made an extra six dollars in tips.
SPEAKER_04I've gotten tips too.
SPEAKER_01Which means I'm just gonna I think that bought me a box of cookies.
SPEAKER_04You know what? You sell those cookies. Yeah. Upsell and get the tips. I like it. I like it. Anyway, that was a full circle moment going back to the moment the reason why we are recording our episode late because cookies.
SPEAKER_01Also, so also going back to I'm always doing home projects. There's nothing more odd than opening your front door when they're when the room next to your front door is plastic wrapped off because we're redoing it. So every single time somebody comes to the door, I have a Dexter room right there.
SPEAKER_04Hello, young lady at our front door.
SPEAKER_01Who bought cookies off Facebook? Off Facebook, nonetheless. Like, I'm literally a part of a Netflix documentary right now.
SPEAKER_04Oh my god, that's so good. Yeah. Someone's gonna call the police.
SPEAKER_01It's awkward. I don't invite any of them in for a reason.
SPEAKER_05You can't you are not allowed.
SPEAKER_01Like, oh, it's cold out? Come on in.
SPEAKER_05That's disgusting.
SPEAKER_02And now it's Netflix. Like that that's how awkward it is.
SPEAKER_04I am dead. Totally.
SPEAKER_01That's just and I also feel like I'm set up here because every single time somebody comes to the door, they clearly know our address. And they were asked to come here, but their name is never one of the ones. So I have to like walk further into our house, leave them at the door alone to contemplate the plastic wrapped room that they're looking at.
SPEAKER_05I am so dead over this. Setup. I the anyway. Okay. That was okay. Unexpected chaos. Shocking. Anyway. First impression, chaos. Growing kids. She's in the kids' bedroom at the beginning.
SPEAKER_04And this bedroom is red as red could possibly be.
SPEAKER_05It is bright red. And I'm like, no child. At age two. Should have a bright red room. That is so not relaxing.
SPEAKER_01But if you ask a child what color do you want your room?
SPEAKER_05Red.
SPEAKER_01It's red, orange, yellow, blue. Pink.

SPEAKER_04Purple. Teal.
SPEAKER_01There's no like there's no like colors in between there. They want purple. Purple. They want orange. They don't want that off color that kind of looks okay. That kind of has a little bit of orange in it. They want orange.
SPEAKER_04Like the yellow in the boys' room that is white-ish.
SPEAKER_01Yeah. Because we're not yellow. Because we were like, no.
SPEAKER_04No.
SPEAKER_02No yellow. Well, let you choose something more appropriate.
SPEAKER_04This is yellow, and that's not yellow. It's yellow.
SPEAKER_02Yeah.
SPEAKER_04But you wanted a pizza room, you know?
SPEAKER_05Anyway. I have a hair on my face. Probably because I'm a mess. Anyway, okay. Back to their house. Okay.
SPEAKER_04They fell in love with the home while it was being built. And then I am looking at it like you fell in love with it in 1945. This house does not look new.
SPEAKER_05But apparently, it was.
SPEAKER_04So it was being built.
SPEAKER_05They fell in love with it. And he says, We looked at the home on Sunday. And then on Sunday night, we owned it. And I said, that's not how this works. Yeah, you can't just walk up with a briefcase. I know. That's what he said.
SPEAKER_02Hand me, hand me the deed.
SPEAKER_04Hello, here are my monies. I will not have house. Yeah, he says we looked at this on Sunday, and Sunday we owned it. No, you didn't. But people think that. People think, oh, we bought it today.
SPEAKER_05Anyway. I'm not sure really what's going on in this house. But they have stuff everywhere. There's kids everywhere. There's kids everywhere. There were kids everywhere. I was like, how many do they have? They only have three, but it seemed like they had 30.
SPEAKER_04It was like just craziness.
SPEAKER_05The stairs in this house are really, really high.
SPEAKER_04I was like, that would make me nervous for these little kids.
SPEAKER_05It kind of like had a view of it, and I was like, ooh, I don't really love that. But I don't know. For some people, that's not a huge issue. And next to laundry, they hate that it's in the basement. That's one of their absolute must-haves. Laundry has to be moved out of the basement. So no storage.
SPEAKER_01My notes were why don't they clean?
SPEAKER_05Uh-huh.
SPEAKER_01And who threw all the magazines all over the coffee table?
SPEAKER_04Okay. It kind of was like reminiscent of like the second or third episode that we watched, where like they walked through the house and it was literally like they took just like items that were like somewhere and just threw them on the floor. Yeah. And we're like, and it's like okay. This is just messy. People are just messy. Like a new house is gonna make you less messy. We lived in a very small house before and we it was clean.
SPEAKER_05Because we cleaned it. Yeah.
SPEAKER_04So I was like, you guys just need to clean up your house. But I don't know. People everyone lives differently. Okay, so they also have storage, storage, storage. He wants to stay and she wants to go. I thought that was kind of unusual.
SPEAKER_05Typically, it's like the opposite. So interesting little flip there.
SPEAKER_04So now we're at the part where they're gonna talk about their little uh must-haves.
SPEAKER_05They're sitting at this like little table and they have white, like friends televised coffee mugs. So that was interesting. And they are now gonna go into what they need to find a new home. So four bedrooms, three baths, open concept, storage, fireplace, finished basement, same neighborhood, I said new season, same needs. A couple things that I thought were interesting in the fireplace. New like an electric fireplace. For that to be a need, but whatever.
SPEAKER_01I just I just put the open concept isn't going to make the house any quieter.
SPEAKER_04No. Uh-uh. Or cleaner. Open concept is not gonna clean your house. Anyway, to list their house and stay where they are, they want to add a bedroom, create a third bath, add storage, finish their basement, and move their laundry upstairs.
SPEAKER_05This is a very important list of things that they want when you get to the end. Because remember, this is their need. Anyway. They're very much the same.
SPEAKER_04So they do have like a very specific like something that they want. But it's a pretty long list. I was kind of surprised by Hillary's reaction.
SPEAKER_05She wasn't just like, oh my god. Like, that's so many things. She was not crazy. She wasn't nervous at all about it, I felt. So now we are gonna walk through their house. Hillary and David walk in. They're surprised. Okay. I feel like that's usually the first impression, as they walk in, they're like, Alright, you know, I'm gonna say something good before I tear this apart. So the main living room is just a complete disaster, like you said. It's a mess. Like it is a mess.

SPEAKER_05Just crazy. It's like an all-purpose chaos. And then they have a bathroom.
SPEAKER_02Right off their kitchen.
SPEAKER_04Off their kitchen? Why? Gross.
SPEAKER_01Could you imagine the full bath being right off the kitchen, like with our boys?
SPEAKER_04No. No. Oh no. I mean, it's so terrible. It this reminded me, I will never forget this house ever. It was in Clintonville, and I showed this house to somebody. And from the pictures, we just could not figure out what the layout was.
SPEAKER_03It really was like, what is happening here?
SPEAKER_04We can't figure out where everything is.
SPEAKER_05We get there. And because Clintonville, you know, those homes are older, but they were built a long time ago. And many of them had one bathroom in them that was upstairs. They had nothing on the first floor. So we can go in this house. We're walking through. Kitchen, kitchen, kitchen. And then open a door from the kitchen. And it's a bathroom. And then there's another door on the other side. So you walk in. Bathroom. Close the door.
SPEAKER_04You walk out the other side. Second door. You have to go to the bathroom to the dining room.
SPEAKER_01So in theory, you should cook your food. Then you should take your food through the bathroom. Sit down into the dining room.
SPEAKER_04Yeah. Like it was just like I guess like probably the easiest thing when they were like, oh, what should we do? But they literally, it was just like a walk-through bathroom to the dining from the kitchen. It was so weird. So if the doors were just open, you were like walking through the bathroom to get.
SPEAKER_05It was weird. They were like, now we know why it didn't make sense. Because it doesn't make sense. Anyway, the closet is terrible. So much stuff. Just stuff, stuff, stuff. Now we see this is a big part important. The King Cod style attic. And it's livable space because when they bought their house, the builder said, You can finish this at some point. It's all livable. You just gotta finish it and you're good to go. Whatever you want. So like thank you, Miller, for all that true information that will obviously not be not real one day. Because we trust you. Because you are the builder. So who's gonna tell the buyer the truth? Yeah. We'll get there in a minute. So clutter, clutter, clutter. And they have a stuff problem. Too much stuff. They have a stuff problem. So now it's their budget. Their current home's worth 700,000.
SPEAKER_04And their range is 700 and 900 for their next home.
SPEAKER_05That's a pretty big range. Huge range. And then their budget to renovate is 55,000. So Dave and Alchemist grows the 700 and just goes straight to your$900,000 budget. Alright, dude. I see it.
SPEAKER_04Um, so he's talking about it, and then we see Hillary and Desta, and new season, same story.
SPEAKER_05They're sitting there on the porch with their whiteboard, drawing out how the house is gonna look. And I'm like, oh, yeah. Something's never changed.
SPEAKER_04So they're like drawing it out, talking about what they're gonna do. They're gonna, and she's Hillary's like, we're gonna move this all the way here. We're gonna move this all the way here. We're gonna do this, we're gonna do this, we're gonna move the laundry upstairs, we're gonna finish the paddock, we're gonna put it in a bedroom, we're gonna put it in a bathroom up there, we're gonna do this, we're gonna do this.
SPEAKER_05And I'm like, um$55,000. Not a lot of dollars. No. Good luck. So here we go. Immediately. Ripping out the ceiling. They're just ripping like tearing the ceiling up. I'm like, my. What's happening? What's gonna happen?
SPEAKER_01I mean, it was just, alright, let's go for the attic. We're gonna do the attic immediately.
SPEAKER_05And bad news. The attic is not livable.
SPEAKER_02Shocking. Boom. Shocking.
SPEAKER_04So this attic that they bought from the builder of this house, they were told it was structurally ready to be finished. It is not.
SPEAKER_05They have to now add support beams and completely structure the entire attic to live in. More on that later. Mm-hmm. Budget. The whole budget. Every penny. Every penny. More on that later. So they go to their first house. 2500 square feet. Five bedrooms, two bathrooms, finished basement, fireplace. Remember, they want a fireplace. Has galley kitchen. This has every single thing on their list that they asked David for.
SPEAKER_04It has the bedrooms.
SPEAKER_05It has the fireplace. The finished basement.
SPEAKER_04The yard.
SPEAKER_02It just needed a lot of work.
SPEAKER_04It needed a lot of work. But he says this is a one out of ten.
SPEAKER_02He had a lot to say.
SPEAKER_05He said, I wouldn't pay$10 for this house. Sir. You're an idiot. And I don't like you. I don't like you.
SPEAKER_04But it was awful as far as like cosmetic. Like the house had a lot of really good bones, but cosmetically, it did need a lot. Like one of the bedrooms had a sewer pipe running through it that you could see. They didn't enclose the sewer pipe. It was sewer pipe in the corner.
SPEAKER_01I mean if it's priced right.
SPEAKER_04You can fix anything. And it was. I mean, it was listed at$7.79 below their budget.
SPEAKER_05And he said I wouldn't pay$10 for this house. Okay. Now we're back at their new house.
SPEAKER_04We're back at their existing house again. And the contractors are there. They're adding support beams to the house. They're bringing them in through the window, doing all these things.
SPEAKER_05But the builder again had told them this was done. It's not. And I said, I wrote this in my notes right now.
SPEAKER_04This is why, even in a new build, or especially in a new build, you have to do a home inspection. I use a little great company that I recommend. And they go in actually twice in a new build during the building process. They go in pre-installation or pre-drival, sorry, to make sure that all the insulation is in the house. Before driw goes in, they go in, they inspect the house.
SPEAKER_05Then they go in again before you do your punch out to make sure everything is good. Because you're buying a very expensive item.
SPEAKER_01And especially on a new build, a new item that's never been used.
SPEAKER_04Never.
SPEAKER_01You need like some type of quality assurance on that that what of what you're buying.
SPEAKER_05For sure. Just like anything else. Anything else. Anything. Anything. Like I just I just I don't. I can't. I can't.
SPEAKER_04So then I'm like going thinking about that, thinking about it. And Hillary goes, I cannot believe that this did not come up in their home inspection.
SPEAKER_05Those are hurt me, or as I said, Hillary's on my side. And then we see Julie, the homeowner. And she says, Well, there were six other offers on this house. And to ticket the house, we chose to not do an inspection. Dumb choice. And here we are. So again, just just stupid.
SPEAKER_04That's not the way to win a it's not worth it. If you have to forego a home inspection to get a house, that's not your house.
SPEAKER_05Anyway, house shoe with David. Almost 30,000 square foot.
SPEAKER_00Renovated.
SPEAKER_05I said, have we seen this one before? Question mark.
SPEAKER_02Floors were really nice.
SPEAKER_05The floors were really nice, but the basement apartment. It made no sense to me. I could not figure this out. I still. I I don't understand. Okay, so I need a floor plan. You're in the house. And then you go into a basement apartment somehow. But then the basement apartment has a second floor. I don't understand.
SPEAKER_04And then from that upstairs, when you get back into the house, I didn't get it. I I watched it two times. I could not figure it out. It made no sense. I was like, is this like an underground tunnel? I don't know. I don't understand. Is it like a skywalk that goes from back and forth?
SPEAKER_05Because they're in a house. You go to the basement apartment and then you go up. I don't know. It didn't make any sense. But this one was really nice. It was really nice. It was a decent price. But not in their neighborhood.

SPEAKER_04This is where David kind of annoyed me a little bit because at the beginning they said that they wanted to be in their neighborhood, and then he says, Well, alright, I gotta go back and refigure some things since we're, you know, gonna have to stay in this spot.
SPEAKER_05I was like, they already told you that.
SPEAKER_02That was in the initial ask.
SPEAKER_05Yeah. Which usually it's not, so yeah, that was not a David. That was that was on David. That was yeah. So now we're back at their current home, and it's a tragedy. Nothing that they want to get done is gonna get done.
SPEAKER_02Now they're adding a balcony.
SPEAKER_04Yes. So not only per code do they have to put all the structure in, they had to add a balcony because it had to have a second route of escape. So like it had to have like a second exit from this attic.
SPEAKER_02It wasn't even close to being to code.
SPEAKER_05No. You're good.
SPEAKER_02Not even close.
SPEAKER_04Floors in here, you could live here. No. Not even close. I felt so bad. I felt bad.
SPEAKER_05But also they did that to themselves. They should have had that house like inspected from the beginning. So that was on them. And also like an attic. Nobody's building an attic to be livable from the get-go.
SPEAKER_04Not from jump. No.
SPEAKER_01Not not unless that's built into the cost of the home. They're not gonna arbitrarily add cost to a build. Like you're trying to do it as cheap as possible.
SPEAKER_04100%.
SPEAKER_01Every time. You're like, oh, why don't I just finish your basement for free?
SPEAKER_05Like, no. I mean, like, now that I think about it, I wonder if when they bought that house, they just said, can this be finished? Can we end up finishing this at some point? No. One day. Yeah. And they say, yeah.
SPEAKER_01You can.
SPEAKER_05You can.
SPEAKER_04The end.
SPEAKER_01It's gonna cost you a ton of money, but you can do it.
SPEAKER_04Yeah. Like I wonder now that I think about it, if that's what happened.
SPEAKER_01I mean, I'm sure they didn't tell them it's to code to be renovated. Like, I'm sure those words did not come out of their mouth.
SPEAKER_05Yeah.
SPEAKER_01They just probably weren't even asked the question that way.
SPEAKER_05Yeah. They just like assumed. And we all know what happens when you assume. Anyway.
SPEAKER_02So now David just shows them 50 homes.
SPEAKER_0550 homes. And we the homeowner. And we move back to the reno. Yeah.
SPEAKER_04The homeowner here, Andrew, really is insufferable. I cannot stand him when he finds out about the attic. He starts telling Hillary, you do this all the time, and you should be accountable. And you should know that this is gonna happen. He's like, this should be on you.
SPEAKER_01I'm like, you told me it was good.
SPEAKER_04Yes. If you want to be mad at anybody, be mad at yourself at yourself for not the right questions and not getting an inspection. I wrote, dude, you bought the home without an inspection.
SPEAKER_01Inspection is partly like bringing somebody in who is an expert to ask the right questions and to question everything about the house so that you know what you're doing, what you're getting into. You would ask those questions yourself if you knew what to ask, but you don't because you have another job. Your job isn't inspecting homes.
SPEAKER_05No.
SPEAKER_01So you pay somebody to do it. And you pay, don't pay them a lot. It's not a lot of money. In the grand scheme of things, you're paying$700,000 for a house,$100 is a drop in the bucket.
SPEAKER_05Yep. Anyways. Anyways. Now we're back with the homeowners and they're looking at homes again. Last house they look at doesn't make sense to me at all.
SPEAKER_04It is 3,000 square feet. It checks every box.
SPEAKER_05Every box.
