Good morning, everybody. It is 6 a.m. on June 20th. And welcome to your 6 a.m. call. So excited that you're here. I gotta admit, I'm tired this morning. I didn't sleep that well, but I am here, and so are you, and that makes us badasses. So here we are. Let's get to it. Um, we're gonna get through the day. Hopefully, all of you slept well, and I can borrow your energy today. Um, what I wanted to talk about today is something that I think is one of the most underused skills in this business. And I mean truly underused because everybody has access to it, it costs nothing, and it works every single time. And it's conversation, real conversation, not a script, not a pitch, not a rehearsed line, but genuine, curious, human conversation. And I want to give you two specific places today where this changes everything: the open house and the everyday world. Because the same skill works everywhere. And when you get good at it, your business starts coming from everywhere. So let me ask you something. When you host an open house, what are you actually doing? And if you're honest, and I say this with love because I've been there too, most agents are hosting. You put out the signs, you set up the snacks, you stand by the door, hand out flyers, and wait for someone to walk up to you and essentially say, Hi, I'm ready to buy a house. And then I think sometimes we wonder why the open house didn't convert. And here's the thing. And by the way, this isn't everyone, but this is a lot of people. Here's the thing: the people walking through the open house are not going to hand you a transaction, but they might hand you a relationship if you give them reason to. The problem isn't the open house, it's that we're waiting when we should be asking. So here's the shift. Stop thinking of the open house as a showing and start thinking of it as a conversation opportunity. Every single person who walks through that door is a human being with a story. They're there for a reason. And your job isn't to sell them the house, your job is to get curious about them. Because here's what I know for sure: when somebody feels genuinely seen and heard, they remember you. And when they're ready, or when someone they know is ready, they come back to the person who made them feel that way. So, what does that actually look like? Somebody walks in, you greet them warmly, and instead of launching into the features of the house, you might ask, What brought you out today? Simple, open, and just let them talk. And then you listen. And based on what they say, you just follow up. Every single thing they say will give you your next question. Are you getting a feel for the neighborhood today, or are you pretty serious about making a move? How long have you been looking? What's drawing you to the area? Is there something this house doesn't have that you're really looking for? What would make you feel like you found the right one? And if you feel confident, you can even ask, what's prompting this move? Why do you feel that now is the time to move? You notice what all of these things have in common. They're about them, not about the house, not about you, but about them. And the magic of a good question is that the person answering it starts to feel like you actually care because you do. You genuinely are curious. And by the end of that conversation, you should know their timeline, their motivation, their criteria, and whether or not they have an agent. You didn't interrogate them, you just asked and listened. And then when it feels right, you make the offer naturally, casually, like a person, not a salesperson. You know, I do this for people all the time. I don't mind. I'd be happy to sit down with you, learn a little more about what you're looking for, and just talk you through how I can support you in that. No pressure at all. Or if this house clearly wasn't the right fit, if this isn't the right fit, I have access to everything on the market and a lot of things that aren't even on the market. And I can put together some options that might be a better match and send them your way. Would that be helpful? Now, I'm gonna caution you like I I wouldn't send listings be ever before offering an appointment. That's just my rule. So that's it. That's the whole ask. It's not a close, it's not a pitch, it's just an offer to be useful. And most people will say yes, and some will say no, and it's okay. You just wait for the next one because you've already spent 10 minutes showing them that you actually care. That's a lead, that's a relationship, and that's a conversion. Now, here's where it gets interesting. That same skill works outside the open house in the world, in line at the grocery store, at your kids' soccer game, at the coffee shop. And the question I often get is how do you bring up real estate without feeling like you're working everyone you meet or you're trying to sell them? And the answer is you don't lead with real estate, you always lead with curiosity. Let's say you're at a coffee shop and you're waiting for your order, and someone's next to you, and there's natural moments. There's a natural moment that eye contact, you smile, you don't have to manufacture anything, you just have to be a person. This place is always worth the wait, might be a line. And they laugh and you talk for a minute, and then naturally you could ask if they live around here. And if they say yes, maybe you say, I love this neighborhood. I actually work here, I'm a real estate agent. Not a pitch, just a fact about yourself, like you'd tell anyone. From there, people almost always get curious and ask about the market, and you're off to the races. You're talking about something you know better than almost anyone now. And when that conversation feels like it's winding down, when there's a natural moment, you make the same kind of easy offer that you would make in an open house. I'd love to stay connected. No clothes, no pressure, just a door left open. And you'd be surprised how many people walk back through it. So here's what I want you to understand about everything I just said. The language isn't the point. I know I just gave you a bunch of things you could say, and those things do work, but they only work if you mean them. The agents who are genuinely great at this aren't running a technique, they're actually just interested in people. They walk into an open house and think, I wonder who's gonna come through the door today. They're at a coffee shop and they notice the person next to them and they ask because they genuinely want to know. And people can feel the difference. They always can. Curiosity is not a sales technique, it just happens to be the best one, which I love. So today, wherever you are, an open house, a coffee shop, school pickup, the gym, the swim meet that lasts all night, try one thing. Ask a question you actually want to know the answer to, and then listen. You don't need to force it towards real estate, you don't need to close anything, you just need to be genuinely present with another person. And when the moment feels right, make the offer. Easy, human, no pressure. And the business will find its way in. Trust me, it always does when you lead with people first. So I want to thank you for being here this morning with us.
