Most agents are out here chasing more lead sources, more platforms, more strategies and still hitting September wondering why their pipeline feels thin. This episode cuts through all of that.
On this Tactical Tuesday, we're breaking down two of the most misunderstood pillars in real estate: lead generation and visibility. And here's the truth most people miss, they're not two separate things. One creates the opportunity, the other captures it. Skip either one, and you're leaving money on the table.
We start by redefining lead generation from the ground up. Forget cold calling scripts and Facebook ads for a minute. At its core, lead generation is just one thing: intentional conversations with people who could one day become your clients. That's it. And when you see it that way, it stops feeling overwhelming and starts feeling doable.
Then we talk visibility not the "post every day and pray" kind, but the kind that makes someone in your neighborhood think of you the moment they decide they need a realtor. Not because you're the most experienced agent in the market, but because you're the one they actually see showing up.
By the end of this episode, you'll have two concrete questions to answer before the day is done and the answers will tell you exactly where to focus your energy between now and Labor Day.

Good morning, everyone, and welcome to Tactical Tuesday. Again, thank you so much for including our 6 a.m. call as part of your morning routine. Lee and I are always so grateful. And if you are listening to this later in the day, hopefully you find it just as valuable. So today, I want to talk about a few minutes to take a few minutes to talk about two of the five pillars that we'll be diving into during our summer success blueprint workshop this Thursday. Those two pillars are lead generation and visibility. Here's the interesting thing. Most agents think that they are two completely different things, but in actuality they're not. Visibility creates opportunities. Lead generation captures those opportunities. You need both. One without the other leaves money on the table. And we don't have time for that. Let's start with lead generation. When you hear that phrase, what comes to mind? Is it cool calling, open houses, Facebook ads, buying internet leads? Those are just methods. They are not the definition. Lead generation is simply the intentional act of creating conversations with people who could eventually become your clients. It's the process of attracting interest, building relationships, and consistently filling your pipeline with future business. If you notice something, the definition doesn't mention real estate at all. It doesn't mention social media, and it does not mention script because lead generation isn't just one activity, it's a habit. So here's today's Tactical Tuesday challenge. Pick one lead generation activity, just one, not five or not twelve. One thing you know you'll actually do between now and Labor Day. Maybe it's five personal calls every weekday, two handwritten notes, one copy meeting, hosting one open house every weekend, calling everyone with a birthday wish on that day versus a text, following up with five old leads every afternoon. It doesn't matter which one you choose. What matters is that it becomes so automatic that you don't even have to think about it. Small actions repeated consistently beat giant bursts of motivation every single time. So now let's switch to the second pillar, visibility. Here's a question. If someone in your neighborhood decided today that they needed a realtor, would they think of you? Not because you're the best, not because you're the most experienced, but because you're the one that they actually see. Visibility isn't about being famous, it's about being familiar. People trust people consistently that they see show up. Showing up doesn't always mean posting about another listing. It could look like scheduling social media posts ahead of time, going to the baseball game that you were invited to, volunteering at your local charities, supporting in another small business, going to church, hanging out and having coffee after church, showing up at community events, commenting on other people's wins, and introducing yourself to new neighbors. And my favorite, planning a fall or winter client appreciation event today and beginning to talk about it all summer long. Visibility is simply reminding your community, hey, I'm here, I'm involved, and I care. So now here are your two takeaways today for visibility. Don't chase more lead sources. Build one lead generation habit you can keep until Labor Day. Just one habit, one commitment, and one system. Ask yourself every morning, how will my community know that I showed up today? Not will I fill a house today? How will they know I showed up? Because when you consistently become visible and consistently create conversations, your business stops feeling unpredictable. And then it becomes intentional. So today, before you head, hit the pillow tonight, hopefully not now. Answer these two questions. What is my one lead generation habit until Labor Day? And how will I intentionally be visible today? Keep it simple. The KIS acronym, keep it simple, silly. Simple, focused, repeatable. That's how momentum is built.
