On this episode of The Property Playbook, San Diego broker Peter Carlseen sits down with business coach and real estate investor Jonathan Ghiloni of Action COACH to answer the obvious question: why should landlords care about business coaching? Jonathan explains that real estate has been central to his success for decades, inspired early on by mentors in his life—and a well-timed copy of Rich Dad Poor Dad. After launching and eventually selling his granite fabrication company, he credits hiring a coach with helping him install systems, step out of daily firefighting, and redirect profits into investment properties. In short, he learned how to stop owning a job and start owning a business.
A major turning point in his investing journey came with California’s ADU rule changes around 2019, which allowed homeowners to add accessory dwelling units without traditional R2 or R3 zoning hurdles. Jonathan capitalized by buying single-family homes with expansion potential and adding units to create multiple income streams on one lot. His philosophy is simple and catchy: “Revenue is vanity, profit is sanity, cash flow is king.” By increasing cash flow through ADUs, he shifts property valuation from emotional “what would someone pay to live here?” pricing to hard-nosed income and cap rate math. The result? More stable value, stronger appraisals, and a portfolio that performs like a business instead of behaving like a roller coaster.
Jonathan’s approach is pragmatic and long-term. He doesn’t mind paying over asking if the upside justifies it, views construction costs as instant equity, and keeps his investments close to home—literally close enough to drive by and make sure the weeds aren’t staging a takeover. He avoids carpet, upgrades windows, standardizes finishes, and treats rentals like assets, not sentimental keepsakes (even if his first home was a bit “granite showroom chic”). Ultimately, his mission as a coach mirrors his investing strategy: help business owners get off the tools, build systems, create cash flow, and reclaim their time. Because owning property is great—but owning your schedule is even better.
