I know as I have sold two homes by owner myself, and save thousands. That's right. No traditional listing agent, no giant commission check to pay. No wondering where all your hard-earned equity disappeared to at the closing table. Now, before some realtor listening starts throwing open house cookies, let me say this. There are many great realtors out there, and most sellers will use a realtor. Some of my good friends are realtors, but many homeowners simply don't realize that they may have another option. And that option is called For Sale by Owner, also known as FISBO. I am your host, Fred Turner, and each week I'll guide you through these four topics. Let me share some of my journey with you and what makes me qualified to talk about selling your home by owner. A number of years ago, I published a Homes for Sale by Owner magazine in the Chicagoland and Rockford area for over 17 years, helping homeowners understand how the process works and how they could potentially save thousands in commissions. We had three retail offices, one in Chicago, one in the West Chicago suburbs, and one in the Rockford area. At our peak, we were publishing 60,000 copies of our 128-page magazine every three weeks and distributing them to over 850 locations. Our slogan was Our Mission is no commission. We also offered seminars to educate homeowners on how to sell, market, and price their homes themselves, and how important it is to have a knowledgeable team to assist them along the way. I have helped thousands of homeowners successfully sell their homes themselves, and they save thousands in real estate commissions. I also have seen homeowners make some very avoidable mistakes along the way. Season 3 is about education and equipping you to avoid those mistakes. We're going to walk through the real-world process step by step in simple homeowner language. No confusing real estate jargon, no pressure, and no hype here. Just practical information from real life experience. This season will cover topics such as the five benefits of selling your home yourself, how much money you could potentially save in commissions, how to assemble your winning team, including your attorney, mortgage professional, interior decorator, and home inspector, preparing your home for sale and making show its best, pricing your home correctly so it doesn't sit on the market for too long, marketing your home, open house options, negotiation strategies, home inspections, seller closing costs, and even discount listing options if you decide you want a hybrid approach. We'll also talk about the emotional side of selling your home because selling a home isn't just a financial transaction, it's an emotional one. You've raised your kids there, you've celebrated birthdays there, you've sat around the Christmas tree there, you've watched football games there, you've argued over paint colors there, homeownership creates memories, and selling a home could feel overwhelming. But knowledge reduces anxiety, and that's one of the core principles of the Happy Homeowners Hub. And that's exactly why this podcast exists. I'll be sharing practical tips that many homeowners never think about. Things like pet orders during showings, decluttering strategies, curb appeal, what buyers notice immediately, how to handle low-ball offers, why pricing your home emotionally instead of strategically could cost you time and money. What happens after the home inspection report comes back and it looks like a NASA engineering document? Because trust me, home inspectors will find everything. Some things are important and other things are minor. Sometimes I think they could find moisture damage in a submarine. One thing we won't be covering in season three is the moving process because we already covered this in episode 28 of season 2. This season 3 is designed for first-time sellers, experienced homeowners, empty nesters, downsizers, homeowners that are relocating, and families simply trying to keep more of their hard-earned equity. My goal is not to pressure anyone into selling their home themselves, it's not for everyone. My goal is to educate you and provide a money-saving option. Some people may decide FISBO is right for them, others may decide using a realtor is a better fit. But either way, I believe homeowners should understand all of their options before making one of the biggest financial decisions of their life. One thing that confuses me is this homeowners can spend many, many months and thousands of dollars remodeling their kitchen, bathroom, and basement themselves just to save money, only to give it all away in real estate commissions later on. Throughout this season, I'll also point to helpful resources available at the Happy Homeowners Hub, including forms, checklists, and other downloadable resources. And of course, my seven books designed to help homeowners become more educated, confident, and informed, which creates happy homeowners with no regrets.
