What does it take to build a successful property management company while balancing business, family, and life?

In this episode of The Powers Playbook, Aaron Powers sits down with Michael Vasquez, co-owner of Lease Las Vegas, to talk about entrepreneurship, property management, real estate investing, and the challenges of running a business with your spouse.

Michael shares the story of how he transitioned from running his own business into helping grow Lease Las Vegas alongside his wife Shelby, and what it really looks like behind the scenes of managing rental properties and working with real estate investors.

The conversation also dives into building a rental portfolio, lessons learned from mentors in real estate, and the mindset required to run a business successfully.

In This Episode

• How Michael transitioned into the property management business
 • What it’s like working alongside your spouse in a growing company
 • The challenges and realities of managing rental properties
 • Why property management requires strong systems and staff
 • Lessons learned from experienced real estate investors
 • How mentorship helped shape their investment strategy
 • The importance of separating emotion from business decisions
 • How real estate investors can make smarter rental property purchases
 • Why understanding the rental market is critical before buying investment property

Entrepreneurship & Family Life

Running a business while raising a family requires constant balance.

Michael shares how he and Shelby support each other while building their company, and why their long-term goal is creating more flexibility — allowing them to spend more time with their daughter while continuing to grow their business.

For many entrepreneurs, the ultimate goal isn’t just success in business — it’s building a life that allows them to be present for the moments that matter most.

Advice for Real Estate Investors

One of the most important lessons discussed in this episode is making investment decisions based on data and research instead of emotion.

Understanding the true rental value of a property, working with experienced professionals, and having the right team in place can make the difference between a successful investment and a costly mistake.

You've opened the Powers Playbook. Your guide to family and real estate.

SPEAKER_01

Welcome back to another episode of the Powers Playbook. We have another very special guest for you today. So we'll start there. Owns Lease Las Vegas with his wonderful wife, Shelby. How they've been running for, shoot, I mean, I've known Shelby for almost 10 years now. So that's pretty cool. Avid golfer, improving as we speak. And uh all-around good dad, husband, and guy. So welcome to the show, Mr. Michael Vasquez. Thanks for being here.

SPEAKER_00

Thanks for having me.

SPEAKER_01

Absolutely. Absolutely. So I'll start with uh you are now helping Shelby run Least Las Vegas, uh big property management company. Uh how the heck did you get into that?

SPEAKER_00

Uh good question. Um so it was about two and a half, three years ago, Shelby and I, you know, kind of came to a point where we both needed help on you know upper management, uh just finding you know good staff to kind of take take the lead on things. Um and we looked at both, you know, um both options, uh either selling her portfolio or me leaving you know the company that I was with. And uh we found that it was better for you know me to part ways to put my company and come over and help her out. So and I've always loved real estate. Um dating Shelby, uh her parents in real estate. So going back, I've you know progressed to real estate and learned a lot from them.

SPEAKER_01

So very cool. Do you think you made the right decision now that you're a few years into it?

SPEAKER_00

Oh absolutely.

SPEAKER_01

Okay.

SPEAKER_00

It's chaotic. Property management is far from easy. Uh there's always things to do. Uh every day's something different. But um Chelby would come home and tell me how exhausted she was, and I never understood, and and now I get it. It's exhausting. But uh keeps you on your feet and uh I generally like what we do. Um, you know, helping people find rental homes and you know, just the process. It's it's good.

SPEAKER_01

Yeah. Yeah, you guys get a you get to look at it from like almost all perspectives because you somebody's already purchased a home that they could have maybe even lived in before or just bought as investments. So you've got like the the purchase side, and then you've got like okay, now I need to fill it, it might be vacant. Now you have the rental side, which then turns into the landlord side, and then maybe they'll want to sell that asset at some point. So now you're on the listing side. So it's like it's actually kind of encompasses all the parts of real estate all in one. I don't think when I got into the business, I really realized how like like inundated it is with all of the different parts and pieces. Yeah. Um, but you're also getting, you know, tenant phone calls when like the toilet doesn't flush the right way, right? So so yeah, I could see that it's a lot of people. That actually maintenance department for sure. Those are always the reasons I'm like, oh man, I don't know if I want to do property management. Always just like the little things, right? Like the staff necessary. So, which I think is one of the uh coolest things that I've seen you guys do is just the amount of staff you've developed in the business to really handle all of those things is necessary. That's a huge part of it for sure.

SPEAKER_00

Very necessary, yeah. Yeah.

SPEAKER_01

Um, I want to go back to you said uh uh previous company. So just if you can take me back, like how did you get into owning your own business? Like, have you always been entrepreneurial? Yeah, like where did that like start for you? Because I'm always interested how people decide this crazy ass thing about like starting their own business.

SPEAKER_00

You you find out that you don't want to work for somebody else. Um, you know, you work for somebody and you know it could be corporations, small companies, um, and you realize that the way that they run things isn't how you do things, you try to, you know, help and and play a role and you know, they're they're not really receptive to you know your advice. And so uh, you know, and also I kind of like you know, making my own schedule and and doing what I want to do. Um Shelby and I vacation a lot and you know having a five-year-old daughter, you know, we want to be able to take off when needed. Actually uh participating in the field trip on Wednesday with her school. So you know, it's just stuff that you can't do working for somebody else. Um but no, on top of that, um, or back to your question, you know, I right out of high school, I opened up a a mobile car wash company. You know, I did that for I want to say like seven, eight years, you know, in this vegasy. You know, I just and it was great. It bought me my first house when I was 21. Um up in Inspirata. I was in the very first phase. I bought a townhouse, KB home, and uh, you know, it was great until uh recession happened. Um and that's when I, you know, got a huge taste of you know what what it it means to be uh a homeowner and you know how quick things can turn around. So um but yeah.

SPEAKER_01

Very cool. Yeah, I bought uh I was Emily and I were 22 when we bought our first house. Nice. I had no idea what we were doing. So the way you figure things out, you just gotta jump into it. Yeah, I just jumped into it and uh we were lucky enough to have her her parents wanted to buy something, and so they helped us with the down payment. Nice, and then we basically, you know, paid for everything then on out and the mortgage and carried the house for 10 years. And it was a learning experience, man. I had no idea what I was doing. I was just like, we had been dating for 11 months. Oh wow, yeah, like not not engaged, not married, just and uh they trusted me enough to to buy the house with her. I thought it was like this is awesome, yeah. So I owe them a bunch for just that taste of having to own your own house, yeah, and then all the things that come with it. So that was a really interesting experience. Um, couple things. Uh, where's the field trip on Wednesday?

SPEAKER_00

Um the park. Um, I'm just kind of going to chaperone. Actually, I had signed Shelby up for it. But uh I just got news this morning that uh Jovi wants me to go. So I'm actually pretty stoked. That's super cool.

SPEAKER_01

Yeah, I love that's like the main reason that that I I think I keep loving and continuing to grow what we do is just being able to like have the opportunities to say yes and no to things. Like that is is huge. Violet has a um field trip, I think it's this month, to the Discovery Museum downtown. So we're gonna go and do that and then take Owen and just like pay for him separately and let him run around in there. So that'll be really cool. Um I'd like to uh transition a little bit to um your love of golf. So uh we played in a golf tournament on Saturday. It was it was great. I had a lot of fun. I need to do more of it, by the way. So you gotta drag me to more of them. Um but where and uh why do you love why do you love golf so much? Where did that come from?

SPEAKER_00

It's it's a love-hate relationship, man. Um you know, you you find yourself playing good one day, and you know, you go out, you know, a week or two later and you know you're shooting terrible. It's you know, you have those good shots and you know what's in you. Um, you know, and you know, you you practice and you go out there and just try to have fun. But uh, you know, I'm I'm competitive. I've played sports my whole life. Um, you know, I I want to win. You know, a lot of my friends are the same way. They, you know, they constantly are improving. Um, you know, and you want to improve with them. You can't go on the course, you know, after you've got been golfing with your buddies for three, four, five months, maybe even years, and they're improving and you're not. So yeah, you you gotta continue. You you just gotta stay on it. But uh, no, I I love it so much. It's um it's nice, man. You go out there and you just do when you, man. Listen to music and playing some golf.

SPEAKER_01

I I I really enjoy being out there doing it too. It's a lot of fun. No, I'm glad you came. I'm glad David will uh will drag me out from time to time too. Um I I need to to to do more of it. It's just so like peaceful, yeah. Being outside and being with friends and just you versus the little white ball, man. It really is you versus you. I think that's probably one of the other reasons that you enjoy it is yeah, it's a it's a test, right? Like it's a it's a it's a it's a challenge.

SPEAKER_00

And uh it's a game of patience for sure. It takes years to to get to where a lot of these people are. I mean, people talk about scratch golfers, and I mean, no thanks. I mean, I'd love to be one, but I've never, you know, it's uh eventually I'm sure I can get close, but yeah, no, it's uh just continue to grow in it.

SPEAKER_01

Actually, take more time out of the office.

SPEAKER_00

Yeah, see, that's the hard part. You gotta take time from the office, time from the family. It's like, ah, where do I do it? I actually just got uh Jovi. Her first um golf lesson was last Sunday. So I'm hoping if she can get into it. She told me she liked it. So I'm hoping if we can continue this, like dad and daughter can go out golfing. Mom can come right along and you know, have some uh Buddy Marys with us. But there you go.

SPEAKER_01

There you go. I thought I've thought about um even doing just like nine holes and just sticking Violet in the cart and taking her with me and being like, all right, hit the shot. That's what Joey says.

SPEAKER_00

She's like, Dad, do we get to drive the golf cart? I'm like, nah, not this time.

SPEAKER_01

Yeah, I I did I actually golfed a lot more when I was younger. My my grandparents lived in Palm Desert and they lived on Palm Desert Greens and they were on the 15th fairway. Oh wow. So you'd see balls fly by, like every so often they'd get one in the backyard. Like, oh um, and so I used to get out there a lot as a little kid, and then as I got older and busier, yeah, just stopped doing it as much. Um, but it is it is definitely a lot of fun.

SPEAKER_00

I think that's the uh for me, the end goal is get a house on the golf course, you know.

SPEAKER_01

But yeah. All right, well good. Now we know now we know what the end goal is.

SPEAKER_00

That's a good that's good. I shall be it's something different, but yeah, for me.

SPEAKER_01

I'll drop that. Um you're good. Uh so you you mentioned uh I was curious to ask you this, and you kind of mentioned it. How how do you try to balance all of these things? Because you're you're a dad to a young daughter, you own a business with your spouse, right? Then you've got you've got personal time, vacation, like it's it's support.

SPEAKER_00

So you know, Shelby knows what I like. Um she's very supportive in a lot of ways of you know, giving me my time of what I you know what I like to do. And um but yeah, I would say uh, you know, it try to work it in if I can make it like a work thing. You know, that's you know, it's hard to for her to say no and again. But um, but yeah, ultimately it's you know, just kind of navigating around the family and as long as we don't have events or you know anything to do with birthdays, it's weird when kids start going to school how many birthdays there are.

SPEAKER_01

Oh my gosh. The amount of birthday parties that I've been to since my kids were born is more than the first like 33 years of my life put together for sure.

SPEAKER_00

I have I have uh a thing that I feel like any birthdays under four years old, like you know, maybe hold off on inviting everybody and wait till the kids are old and they they remember the birthdays. You know, if they're not gonna remember me at a one-year-old. I mean, I'd love to be there for friends and family, but you know, yeah, we usually take Jovi out of town for her birthday, do something small. Um, this year she turned five, so we did um something a little bit bigger. That's cool.

SPEAKER_01

Yeah, that's cool. Yeah, we've uh messed around and like I think we took the kids to like uh because Owen's January and Violet's February. I think we took the kids to Disneyland one year as like a shared birthday. And then the other one came and they're like, Do I get to go to Disneyland too? I was like, no, that was for both of you. We gotta push this together. Did you not enjoy that? Yeah, I know like when they get older, like it's gonna have to be separate, right? Like they're all gonna want their own thing. Oh, for sure. So I think that'd be kind of kind of funny to see how that goes. But man, the birthday parties are are wild, and like Violet's playing soccer, so like every one of the girls on the team, oh yeah, like they have their birthdays, and then we all you know expect them to come to hers. And it's like this like shared experience. Now she's in school, and so like there's all the like the kids in her class, and it's a lot.

SPEAKER_00

You gotta put her in golf, man. It's a one-man sport.

SPEAKER_01

That's right, that's right. You know, I uh I was uh at lunch today, and the um guy was like, Yeah, a lot of the ladies' golf golf scholarships go unused. He's like, I'm gonna try to get all my daughters into golf. I was like, never thought of it that way. Yep, 100%. I was like, damn, this is not a bad idea, right there. Yeah, do it. Yep, we'll have to get him get him to do it more. Um I wanted to uh ask you about the dynamic of you and Shelby working together. So Emily and I, we run Powers Real Estate together, right? Um, you know, she's in it as much as she can be. We have two kids and she's still with Owen at home most of the time. Um, from uh like not putting him in daycare standpoint for the most part. But do you guys like, does your work and relationship always blend together? Do you try to separate it? Like, how does that work for you?

SPEAKER_00

No, we do really well. So when I ran the other company, it was more um, if we were ever on vacation, like, hey, I gotta take care of this, you know, you know, whose I don't want to say whose job is more important, whose company is more important, but it's like it was hard. Now, you know, I'm more of a of a support to Shelby. Uh and my end goal, I'll tell you, is um, you know, to minimize Shelby's, you know, workload. Um, I've taken a lot off her plate. Um, and same with a lot of our staff. Uh a lot of our owners are getting comfortable with, you know, a lot of our our staff members, and um, you know, they're doing a lot. I mean, Shelby's, you know, growing this company from the ground up and she's done a phenomenal job. So, you know, my end goal, you know, is to, you know, if she's got to come in and and do, you know, small things here and there and you know, limit her workload, like that's that's ultimately what I want for her. And um, you know, we're we're on pace to do that. Uh, I'd like to see her be at home more, you know, and be more involved at Jovi's school and things like that. So, but yeah, that that was ultimately, you know, one of the reasons why I wanted to partner with her is, you know, so I can step in and you know start taking some of the the lead roles and um take a lot of things off her plate.

SPEAKER_01

That's awesome.

SPEAKER_00

Yeah. So good for you. I hope I answered that question. I mean, I think I kind of just spoke about it, but um ultimately, yeah, it works well. Um, you know, she you know, sends me a lot of stuff to to take on for her, and I you know, I knock it out.

SPEAKER_01

Yeah, that's awesome. I think it's it's it's nice that you guys have a like good understanding and uh Shelby probably would work like every hour if you let her.

SPEAKER_00

Oh, without a doubt. Without a doubt. I don't know how she ran this without me, honestly. Like she well, like the staff that she had in place, like it was um we've grown a lot, let's just say that. Yeah, you know, she she Shelby is one not for confrontation. She, you know, if she has a problem, she's just gonna handle it herself, you know. Um Yeah, she's gonna take things back, yeah, but instead of giving them away. Yeah, yeah. You know, so I mean helps that she had, they were they were helping, but um not to the the capacity that she would, you know, her expectations were. She she holds herself to a high standard, um, you know, wants to make sure all of her clients are well taken care of. So, you know, when I came in, obviously I have the same mindset. So it was you know, it was an easy transition.

SPEAKER_01

Yeah, that's true, because you understand her expectations exactly. Like at a very high level. Yeah, that's been my um one of my biggest challenges in in growing our business over time that I've realized is like I want to have a certain level of control because I have like I want it, I want everybody to get I want them to get this experience. Yeah, like the one that I know that I'm gonna give them, but that also stops from being able to help twice as many people. Yes. Because you're unwilling to give away the parts and pieces that can be handled as long as the expectation is set and then obviously it's followed up on and you know made sure of. So uh you learn about yourself running your own business, that's for sure. You learn a lot about yourself.

SPEAKER_00

It's not for everybody. You know, a lot of people think they want to run their own business and and do you know what a lot of business owners do, and they realize that you gotta make your own schedule, no one's gonna make it for you. You gotta set your appointments, you know, you have to follow up on your leads. You have I've been doing this since I was 18 years old, you know, running the car wash company. I gotta go out there and hustle, man. You gotta find the business, it doesn't just come to you.

SPEAKER_01

So I think that's the biggest misconception in starting a business is like, all right, well, I'm gonna start my business and I'm gonna tell everybody about it, and they're all gonna get it. It's just gonna come in. It's gonna flood. Everybody with a car is gonna get me to wash it. Right? That's every startup realtor. We used to we used to get my license and sell those houses. When we when I was coaching new agents, we used to joke that they all waited for the buyer bus to show up at the office. Oh yeah. Like they'd come into the office and be like, all right, I'm ready for a buyer. Yeah. And then they're like, okay, great. Well, in 20 minutes the bus is gonna roll up and they're all gonna get out, and you can just pick which one you want. And then they quickly realized, like, I think, you know, because I I'm I'd be very sarcastic with people, they'd probably like it take them a few minutes and they'd be like, Oh, he's like he's he's screwing with me. Like they're not actually gonna pull up here. So that's a thing. Like, no, you actually have to go find them. Yeah, I think that's the biggest reason why there's such a big failure rate of people renewing their real estate licenses. That main thing right there. Yeah, like having to actually go chase and and find on this market too.

SPEAKER_00

It ain't easy.

SPEAKER_01

Mm-mm. No, no, it's probably twice as hard, honestly, than in previous years. So but that's awesome. That's that's good for us.

SPEAKER_02

Yeah.

SPEAKER_01

Yeah. Yeah. So we'll we'll grow. Yeah. Make that make that fun. Um on the investment side of real estate. Um I know you mentioned Shelby's parents. Is there anything else that like had your mindset on, you know, I want to own, I want to own more than one property, I want to invest in real estate? Like, was that always there or where did that come from for you?

SPEAKER_00

Yeah, so Shelby's parents were big mentors of of mine, Shelby's uh growing up. Um, you know, we vacationed with them a lot. Um, you know, they have quite a few rental properties, um, owned a Kelly Williams office, you know, they very successful, um, you know, good mentors. Um so I'd fish with Denny a lot and you know, we'd have conversations and I learned a lot from him, um, him and Julie. So, you know, seeing what the the the legacy they've built, I wanted that. You know, and and same with Shelby. We both, you know, um you know, had the same drive of of accomplishing that, and and we have, so um, not to that extent, but yeah, we've we've built a pretty good portfolio for ourselves and um you know we've we learned a lot from them and so very cool.

SPEAKER_01

Um what is what would be like your I don't want to say like biggest piece of advice, but for lack of like a better question, what would be like the one or you know, few things if you want, however many that you think would like be the biggest like pieces of advice you could give on how to do that if you were if somebody was starting this and didn't have it?

SPEAKER_00

Um don't make uh business decisions on emotion. Um you know, go do your homework. But um, you know, it just depends on on what you're trying to do. You know, if you're trying to buy rental properties, get with the property management company, you know, make sure it's a smart investment. Um don't always trust your realtor that they know what the rental market is. I I get a lot of um new owners that tell me, hey, my realtor told me I could rent this out for this. You know, well, it's not where the market's at, my friend. I don't want to tell you your realtor's wrong, but your realtor's wrong. So um we partner with a lot of realtors here in Vegas, and um I mean it's not uncommon for them to reach out to us, put us in contact with their clients, um, or we can have an email chain in any properties they're looking to buy. Um, you know, we can guide them and advise them, you know, as to what they're looking at for rental and um help them make an educated decision.

SPEAKER_01

So nice. Yeah, I know I was um I I've been doing that with uh with Shelby for quite some time. Yeah. Like I'd have people that want to invest and they're like, hey, what can I rent this house for? And I'm like, I can help you buy it. Yeah. Um but I'm not gonna pretend to tell you, like, you know, because then if if I tell them it's gonna rent for that and it doesn't, yeah, if they that's the reason they made the purchase, like. It's a heck of a hill to stand on. Yeah. You know what I mean? So yeah, I would just uh send her the address and say, hey, what do you think like this property might be for? You know, there's a couple questions like what's the condition, like different things like that. But that would always be uh a better thing to do. But but you're right, it's the same thing if uh you know I wanted to know what a what a commercial space would rent for. Like I'd have to ask somebody. Yeah, there's no way I'm uh dealing with it every day, yeah. Right. But if you ask me what the house would sell for, yeah, I can answer that. Absolutely. No problem. Yeah. So that that's good. No, I I think you're uh you're spot on. It depends on like what you're investing for. Yes. Right? Like, do you want to buy and hold them? You want to hold them for a long time? Do you want to flip them? You know, is your goal to like park money for a few years and get out? You know, like I don't know. Market might depend on whether you want to do something like that or not. But all different for sure. Um, I wanted to ask you as well. Um, I don't know if you guys are watching on video, Mike here, he's in phenomenal shape. Looks great. Looks great. Uh what uh how do you stay uh in such good shape, like consistently? So I'm asking this question for me. Because like I I'll I'll I'll I'll like you know the roller coaster of real estate? Yeah, I'll run the roller coaster of health. Yeah, so I'll I'll get like in really good shape, you know, like uh I'll train to run a marathon or whatever. And then like the thing that I'm going towards is like I accomplish it.

SPEAKER_00

Yeah.

SPEAKER_01

And then you know, life will hit or I'll enjoy the family more, and like I won't consistently I won't uh be as consistent. Yeah. So what what is your key of being so consistent with your health? Uh look at all photos of yourself.

SPEAKER_00

Look at family photos. When you see that, you're like, I need to correct that. That's great. Um, I I want to be around as long as possible. I want to be here from my daughter. Um I want to make sure that I'm treating my body right. Um, I'm not in phenomenal shape. I'm I don't know, right? I might be a little above average. Maybe the gym so you'd be in pretty good shape to me. Um no, but I go to the gym, you know, five to six days a week. I'm in there every morning um around 5 a.m. You know, I I like to get in and get out and um you know, get in the office and and get to work or you know, go home. So it's kind of the only time I'm a huge morning person. Um I'm up at 4 30 every morning, so um that's when I feel I just had enough sleep and it's time to go.

SPEAKER_01

That's uh most of my like me time is in the morning. Yeah, like my alarm goes off at 4 05 every morning. Okay, yeah. And so I'll give myself a little leeway if I if I need it, depending on how like you know, if my kids woke me up in the middle of the night for whatever yeah reason, because it's two of them. Yeah, so anything goes. But uh, but I I'm that's my like that's my time for me every day. Yeah, that I can like I know I can get, and I may not get it any other time. Yeah. So that's that's big. I'm big on mornings. You got that huge on mornings. You got that clubhouse gym right down the street.

SPEAKER_00

That's true.

SPEAKER_01

Take advantage of well I am I am back to to training. I'm running a half marathon in July in uh San Francisco. Okay. Goes across the Golden Gate Bridge. Oh, that sounds amazing.

SPEAKER_00

I've done the bike ride across that.

SPEAKER_01

Oh yeah? Yeah, okay. I'm not a huge runner, so still time to sign up. Next question. Uh anything else in your morning routine that uh like is really important to you other than the gym?

SPEAKER_00

So besides the gym, I mean one thing that I that I like to do, and for me, and even when I ran the other company, um, you know, I like to tend to my emails. I I feel that you know, my emails the first thing that my clients are seeing um when they get up and check their emails, you know, I'm I'm the first thing on their mind. You know, I'm I'm priority essentially. Um so that's always been my my thing, you know. If I'm up early and I'm you know knocking out some work, it's you know, I I just want to be, you know, right there, you know, in my client's face.

SPEAKER_01

So attentive to Yeah, I mean you're almost like uh fishing in the waters earlier than anybody else, right? Yeah. I'll have a tendency. Uh David will bring this up. He's he'll say, uh, oh, kids are kids are in bed. Yeah. Aaron's working. Like like my like all all email, it'll be like between like 9 and 11 p.m. and then between like 5 and 6 p.m. Like, you know what I mean?

SPEAKER_00

How do you do that though? I mean, so here's the thing too, is I was gonna ask you that question. Um we're in bed and probably passed out by like nine p.m. the latest. Okay. You know, we're in bed, we try to get to bed like around eight. Um, you know, so for me, I'm I'm getting a solid night of sleep. You know, if you're going to bed 10, 11, that's rough and getting up at four.

SPEAKER_01

I d I don't know, I don't know why, but I've always been like uh five, six hours of sleep and at night. And you're good. That's it. And I'm good. And if and if I get if I get more, it'll be like usually one day throughout the week and then Sunday. Okay. Like I'll I'll sleep a little longer. Um, but even then I I've just never been huge on sleep. It'll probably catch up with me. Oh yeah, for sure. Um if I can most of the time if I if I do work like that, it'll be morning, not night. Yeah. Night is just like, you know, if we're blessed enough to have too much going on and I need to tend to it, then then I'll use the night too. But generally the night is you know, kids, Emily, um, family, and then the morning I'll I'll jump back into what I need to do. And I really do try to utilize the weekends like as much as possible. You know, like I'll I'll utilize the weekends to get rest, or I'll I'll sometimes I'll I'll I don't want to say ignore the business because that's the wrong word, but you know what I mean. Like I'll I'll try to ignore a little bit of a pause. Yeah.

SPEAKER_00

Like it's something I mean I'll respond that needs attention, you know, address it obviously, but if it's something that can wait till Monday. Yep. I mean most people are respectable and understand that you know weekends are I mean, I put in my even the voicemail on my phone a long time ago.

SPEAKER_01

Like, hey, if you reach me on Sunday, yeah, I'll get back to you the next business day. If you reach me after 5 30 p.m., I'll get back to you the next business day. Yeah. Just to like set that expectation. You wouldn't believe how many people in the like since I've done that, it's probably been, I don't know, three or four years maybe, have left me a voicemail that says, like, Aaron, I respect your voicemail. Don't call me till Monday. I love that you're with your family. Yeah, like I think I've actually gotten clients to work with me because of that. Yeah. Like respecting the time. So yeah. It's an interesting lesson. It's hard when you're new in business to do something like that though.

SPEAKER_00

Yeah. But it's important, especially to your family. That's funny. I I'll get uh it's it's wild to me. Because a lot of my numbers on a lot of our listings for uh rental, you know, because I show a lot of them. And uh I'll get people. Last Sunday, 6 a.m., this lady called four times back to back. I was waiting for a text message or a voicemail, something. I finally answered. I'm like, is this is there an emergency? Like, what is the problem? Oh, I just wanted to see about this listing. Is it available? I said, Are you kidding me? It's 6 a.m. on a Sunday. It's God's day. Go to church, lady. Oh man. Call me on Monday. Oh my gosh. Yeah, so uh I mean, I sent her an apology text back, like, hey, like, sorry if I came off route, but like it's 6 a.m.

SPEAKER_01

on Sunday. And you called four times with no voicemail, just leave a voicemail.

SPEAKER_00

Yeah, that's what they're there for.

SPEAKER_01

That's what they love that. That's what they're there for. That's hilarious. Well, very good. Um, do are you okay if we talk about the uh new building?

SPEAKER_00

Yeah, it's exciting stuff right there.

SPEAKER_01

Okay, all right. Um, so I I haven't really announced it anywhere. I don't know if you have either. Not really. I thought this might be an interesting place to do it. So would you would do you want to want to announce what what you bought?

SPEAKER_00

Yeah, so um Shelby and I bought a building. Um it's a condo building commercial uh to move our team. And um okay, so you're yeah. All right. Uh Powers and his team is gonna be joining us um in the new building, uh, looking to, you know, grow our business. And it's it's to get our team to, you know, um be more united. And um, you know, where we're at now, we're kind of spread out, and I just think the functionality of of the new building will um help us improve and um grow. So and it's it's a huge milestone for Shelby and I. It wasn't it's something that I've always thought about, but um, you know, I didn't know to what extent or you know how this would even play out. But uh, you know, all the cars fell in the right place, so it's it's worked out. So yeah, we just closed last week. So yeah. Super cool. Congratulations. Yeah, we'll be celebrating soon. Yeah, we haven't celebrated yet, but yeah, it's still stressful getting uh every all the pieces in place, and but yeah, we'll be celebrating soon.

SPEAKER_01

Yeah, all the ancillary things you gotta set up to help the building run itself and all of that. Yeah, um, well, congratulations. Thank you. First of all, I think it's super cool. Thank you. Um definitely don't do something like that by accident. Yeah. So very well deserved for for both of you to do it. And kudos to Shelby for letting you say yes.

SPEAKER_00

Oh man, she's uh so what's nice about mine and Shelby's you know relationship, you know, marriage and you know, business is um she's more of the the thinker, right? She thinks of all possibilities and um I'm more of the risk taker where if I feel it's the move, let's let's do it. I don't put too much thought into it. Obviously, financially, if I if it's a right call, um that is important and I I do pay attention to that, but you know, the fear of it not succeeding or you know, the fear of making the wrong call, I you know, I I don't know. It's it's one of those things where uh if I feel right about it and um I see the vision of it succeeding, why not? You know, um I'm a go-getter, Shelby's go-getter, you know, we're we're gonna make it work. And um, I think it's I think it's the right call.

SPEAKER_01

I have no doubt you'll make it work.

SPEAKER_00

Yeah. Yeah.

unknown

Yeah.

SPEAKER_01

Yeah, I very much um I think you have to be willing to take the risk on anything to for it to work out. You know, like there's gotta be some sort of risk. And I think that's what holds most people back from being able to, you know, truly be a quote unquote investor. And that doesn't even have to be real estate. Yeah, just in life. Like at some point you've gotta figure out a way for your money to make money. Absolutely. You know what I mean? Like you've you've gotta you've gotta get further than just working for money. Like there's gotta be more to it. I don't know. I've always like I'm like, there's gotta be more to this. Like you can't just be like circular doing the same thing forever. Yeah. Um but that's that's why not everybody's a business owner, too, right? Absolutely. Same kind of thing. So I think a lot of that kind of goes together. Um, but um, I think it's awesome and congrats to you guys. Thank you. Thank you for inviting us, by the way. Yeah, I'm we wouldn't want to be with anybody else, man. So thank you. Um so I'll I'll just uh let everybody who's watching or listening know that we are gonna be moving our office over to the new the new building. There'll be more uh more to share on that. Um we'll still be uh with Keller Williams. Yeah, same brokerage, uh just different office location and uh really partnering uh with Mike and Shelby and their team to like create an entire like cohesive real estate experience, most of all. So like anything you're looking to do in the real estate space, whether it's buy, sell, invest, rent, you know, lease, landlord, like anything, we can service the client. Yeah, which is super cool.

SPEAKER_00

Yeah, it's it's gonna be a powerhouse, man. It's gonna be great.

SPEAKER_01

I'm excited and uh good to do some uh some events and some fun stuff. I'm looking forward to those. So yeah, that'll that'll be really cool. So we'll uh we'll invite at some point here to come once we figure it all out. Yeah. May have a new backdrop on the video. Oh, we will for sure. Yeah, yeah. We got a little podcast room that's gonna be there. We may have to say goodbye to the old wall. Yeah. And get something new. So that'll be that'll be really fun. Um thank you for your time and everything that you uh gave to us. The seat's not that hot. We're pretty nice here. We're pretty nice. I don't ask you about too much bad stuff. Um I do wanted to ask you though, do you have um like uh what's next for you? Yeah, any other anything that comes to mind, or is the uh commercial building purchase so new that we're still figuring that out?

SPEAKER_00

No, no, no. There's there's pieces in play, man. You always gotta you always gotta be moving. Um you know, right now we are looking into you know, s seeing what commercial management looks like. Um, you know, I'd like to see you know us grow in that that direction as well. Um but no, I mean just continue to improve our team um you know, take on management, you know, help our clients, you know, educate our clients. So, you know, we're just gonna continue to do what we're doing, what's got us here. Um but yeah, besides that, I mean I'd I'd like to have more commercial real estate, you know, if that's you know, my cards. So residential is great, but uh yeah, I'd like to see what that plays out. I did um in my previous company a lot of work for uh a big commercial developer and management company out here. Um they taught me a lot, you know, as far as um the commercial aspect. Um so and I saw what they their legacy and what they built, and so yeah.

SPEAKER_01

No, commercial is really interesting. Um I haven't really like dove into it too much even from like an education or learning perspective. So I'm like I'm excited to learn along with you. Yeah. Just to see like what what it's all about. I mean, I know the understanding like of it, but it's not like you know, rehabbing a residential property and moving in. No, yeah. And then it's a whole nother tenant and landlord experience as well. So I'm interested to learn more of about that side too. Yeah, that's good. Seems really cool. All right, man. Uh where if if uh if I'm if I'm a homeowner and I need uh somebody to help me manage my property, or if I'm out of state and I want to buy a rental property and you know, I want to screen and get a really good tenant and you know keep it up, like where where do I find you? How do I how do I connect with least Las Vegas?

SPEAKER_00

So we're on social media. Um you can go to our website, llvpm.com. Um on there, you know, is all the information. You can look at all of our vacancies. Um but yeah, social media is a good place. We've been uh growing on social media, doing a lot more posing, and you know, try to grasp some attention there. But yeah, TikTok, Instagram, Facebook, um, I don't handle a lot of that.

SPEAKER_02

But yeah.

SPEAKER_00

That's okay. You don't have to. Yeah, I don't know much about it. I mean, I know we're on there and I see some of our posts. I follow my own page, so yeah. I see it.

SPEAKER_01

Very good. All right. Well, if you need anything, uh property management services, um, lease Las Vegas will take great care of you. You can always connect with us too, and we'll refer you um already referral of our property management business to you. So thank you. And uh, I'm I'm pretty sure uh most of the people are already like, oh, yep, he sent me there before. Oh, I've looked at that list of vacancies before. Yeah. So we'll keep doing that. Um, if you guys have any anything regarding residential real estate or anything else in the Las Vegas area, um, let Mike or I know. Uh, you can reach out to us uh via email info at powersre.com. And otherwise, man, thanks again for being here. Thanks for having us. I hope you guys learned a lot and uh we will catch you on the next one.

SPEAKER_00

Lots of another one for sure. A little update once we're in the building.

SPEAKER_01

Yes, yes, yeah. We'll have more to come on the building. I know we just kind of like threw that in again like it was no big deal. Yeah, but it's gonna be a big ass deal. So yeah, it's gonna be huge. Cool. So we'll keep going. All right, catch you on the next one.

unknown

Cut.
