We're so excited to talk to you about the community of Parkview. Not only one of the most sought-after areas in all of Edmonton, but also one of the most popular for all of Alberta. This is such a beautiful community. Devin has a house listed here currently, and so we get to feature not only the neighborhood for you, but also a little bit about the house as well.

Absolutely. And uh, first off, in regards to the community of Parkview, as Tracy said, it is one of the most desirable places to live in the city. It's uh so close to everything. That's uh one of the first things that uh makes it so appealing. Uh, only a few blocks. Well, basically, the uh the east side of the community is right along the North Saskatchewan River. It's less than 10 minutes from downtown, less than 10 minutes to the U of A, West Edmonton Mall, White Mud Freeway, Yellowhead. It pretty much has it all.

Yeah, if you like to bike or hike, there's walking trails all throughout the area. You've got access to the Mackenzie Ravine, also river valley, like Devin was talking about, which is so beautiful. And you can uh go down for hours along the river valley for a walk or a bike. Uh the Laurier Park is close by, the Valley Zoo, which again is a beautiful area through there, too. And those are areas not to be missed.

Yeah, and then uh when you come into the community, this is one of those areas uh we've all experienced it where you drive in and you just you're a little bit taken aback and you just go, this is so beautiful. And it's the trees and the uh the estate homes, and uh there's a nice uh uh blend between uh in Phill, which is the house that uh we've got on the market for sale, but also some traditional homes that have been around since uh basically the 1950s.

And for families, there's some amazing schools in the area, playgrounds as well, your walking distance to so many great things, plus Bonton Bakery, which is very popular here in Edmonton too, and it's just walking distance from the house.

Yeah, and and if you just take a walk down the uh down the road, you're going to find incredibly friendly neighbors, lots of people walking their dogs, uh, definitely a sense of community. Everybody gets along. Um, there's almost this sense of I've arrived. You know, people that are in the area want to stay here, and people that have this on their wish list, this is the only place that they want to live.

Well, yes, and for that reason, some of Edmonton's most recognized people live in this area too. NHL or Connor McDavid is a name that you might recognize. He's in this neighborhood as well as another big neighborhood. His boss. His boss, that's right. Daryl Case lives in this neighborhood. Yeah, both have properties here, so you just never know who's gonna be your neighbor. There's business owners, uh, because it's private, it's upscale, leaders, uh, doctors. This really is an amazing neighborhood.

Well, the first time that we held an open house, there were 17 people, 17 groups through here, and uh pretty much everybody was either a judge or a doctor or a lawyer.

And that's why you get such an upscale uh group of neighbors through this area because it is such a great place to live. Yes.

Now let's talk about the house.

Absolutely. You start.

Yes, so the house is an infill. It was an incredibly large lot that had an older house torn down, and this uh 2825, so 2,825 square foot house uh was built on the lot. Uh it was built in 2018, uh, and this has uh premium luxury finishings all throughout. Uh it's got a rooftop patio that uh gives you a wonderful view of the neighborhood. It's got a triple car garage, massive backyard, uh, and it's south facing, so you get all sorts of sunshine. And then uh, well, you like to talk about the kitchen.

I do. I love to talk about the kitchen. Right behind us is a 16-foot island, and it's got the waterfall feature on the other side of it, too. Just that's my favorite way of finishing off the island. You know, every house, if it has it, I get so excited. Uh, also, it's got the Sub Zero fridge, frigid air. Um, and then that also has the dishwasher that I keep telling Devin about. I'm so excited. I actually hadn't seen this in a house before where it's got a window, so you can peek in and see how your dishes are doing. That's very exciting when you do a lot of cooking at home and you have a lot of dishes. You can actually see how far along it is in the dishwasher, and that's a feature that I haven't seen before. But the stove is so incredible as well. You've got um six burners on the stove, plus, it's also got the dual cooking inside, so you can have food warming on one side, but be cooking a full meal on the other, or like for Thanksgiving. You can be cooking a full turkey on one side, but then you could be cooking uh potatoes, stuffing, uh, you could have lots of other different dishes. Yeah. Well, I was gonna start making vegetable dishes, but those aren't his favorite. So we won't have those on on top of the stove. So many amazing features as well. And then also the microwave, too. One of my favorite uh ways that they have the microwaves now, this is the big trend, is to actually have the microwaves under the counter. So it's in the island, down low, so you don't have to be pulling hot plates and dishes above your head to bring them down and to put on the island or out on the table. You've got it below the counter. So that's the big trend now, and I absolutely love it.

Absolutely. And uh there's an office just off the front entrance, uh, which is a stunning entryway, especially with the uh the stairs that go all the way up to the to the third floor. Uh three bedrooms upstairs with a massive primary suite, uh, uh huge, uh huge ensuite, huge primary bedroom, big walk-in closet. You're certainly not lacking for space, two other secondary bedrooms, and downstairs there's a fourth bedroom uh with another full bath, and then you also have a large flex space.

Yeah, and lots of room for a pool table down there. They have one set up. So if you have anything to add to a games room or you want to get one started, that's the perfect area for it as well. And I think uh one of my favorite features, well, rooftop patio. Yeah, I absolutely love it. The view is stunning. I said it feels like I'm in the mountains when I go up top there because you just see the tops of all the trees in the neighborhood. So peaceful, so beautiful. And then also the backyard is just so stunning, too. They use the space so well back there, but you feel again like you're secluded, like it's so quiet when you're sitting back there and looking out back, you'd never guess it's a three-car garage, but that's such a good feature because you can always use more space in the garage.

And as well, uh we've seen the house in action when it comes to entertaining. Uh, the current owners love to entertain this 16-foot island. I'm sure that we saw over 40 people around it at one time. This house can definitely handle a lot of people for entertaining. So, if uh that's a a must-have for you in regards to uh something that you like to do, which is entertain, then this is definitely a house to consider.

That's such a great point to bring up, too, because this house also, if you like to just have the house to yourself as well, is set up perfectly for that. So we usually have big groups at our home, but I do like my time when I have the house to myself. And so the spa-like bathroom upstairs is just so amazing to have this tranquil area for yourself and then also lots of areas for lounging. Like Devin said, to put on your favorite sports team and watch that on TV. So it's really an incredible combination of being able to host multiple people through your home or just really enjoy the space if it's just you two.

Yeah, we had a couple people through uh at a recent open house where they actually talked about, despite its size, which is over 2,800 square feet, that it actually has a cozy feel to it, that it's very homey and something that they really feel that uh they can really relax at. It doesn't feel too um over the top and um something where you wouldn't even really be able to relax, you know, throw a pair of sweats on and read a good book and that uh so it certainly can entertain and show its best, but at the same time, you can really relax in this house as well.

You are reading my mind. It's time to throw on some sweatpants. There you go, yes, and just lounge around. Yeah, yeah, and so you should definitely check it out, and then also look into park view too. This neighborhood is so beautiful, and it's the perfect combination of home and then also community as well with it. Uh, park view, phenomenal, and then uh this house as well is exquisite, they really uh match each other well.

So built in 2018, uh infill, um so-facing backyard, two thousand eight hundred twenty-five square feet, currently on the market for one point seven five million, and uh it's it's waiting for you to be its new owner.
