Welcome And Why Springdale Matters
RUSSELLHey everybody. Welcome back to another episode of NWA and Beyond. I'm your host Russell King.
CARTERAnd I'm Carter Clark.
RUSSELLMan. Today we get to dive into Springdale, specifically a deep dive. Carter, what, uh, what do you think about Springdale?
CARTERSpringdale is a unbelievable place, obviously. That's where, uh, we have an office here in Springdale, right. I guess, did you know the middle of the road is the Fayetteville Springdale line,
RUSSELLthe boundary? That's why that median's so wide,
CARTERthat weird, quadruple wide medium. Yeah, so Springdale is a unique cool place. The protein capital of the world. I mean, you got Tyson Georgia's, you got central States manufacturing, you got all kinds of stuff that have kind of made Springdale, Springdale,
RUSSELLI mean this with the utmost honor that we, I call it chicken dale.
CARTERThat's right, yes. Proud of it.
RUSSELLYes.
CARTERChicken, peeling and politicking every year. That's it.
RUSSELLYeah. I love it.
Springdale Prices And Value Per Foot
CARTERUh, so why don't you start off dive in. So we're gonna, let's kinda lump together. Springdale and Tawny Town, uh, Tawny Town has had tremendous growth over the last few years. A lot of the new construction stuff that's happening out there. So let's take a look first at Springdale. Uh, kinda what's happening with the average sales price, what's happening there? And then let's take a look at Tar Town.
RUSSELLYeah, as of this morning, um, uh, let's see, uh, average list price in Springdale is$409,187. Uh, average sales price of 4 0 2 400 2,494.
CARTERSo that's a lot better bang for the buck than what we just talked about last week in Fayetteville. So you get,
RUSSELLman, that's a great point. I mean. You can get a little bit, you know, the difference between, uh, fayetteville's, you know, two, uh, 38, 2 32 sold price per square foot, and that's 2100 square feet. Springdale is 1,961 square feet, and that's 2 2 0 5 a square for Springdale.
CARTERSo average of$205 a square foot in Springdale versus the two 30, so you get more bang for your buck in Springdale.
RUSSELLYeah.
CARTERUm.
RUSSELLIf you, if you change city limits, you could spend about a a hundred thousand dollars
CARTERless. Yep. Yep. That's interesting.
RUSSELLYeah, it is.
CARTERSo how many, what's the, what's the market absorption in Springdale right now?
RUSSELLRight now we've got, uh, over 12 months, 269 listings and 102 sales per month. That's a. 2.64 month supply,
CARTERso significantly less so I wonder, yes, if you really look at it about sales, price drives a little bit of that. I think at that more affordable price point, there's more velocity going and so they're selling at a much faster clip. So it's way more in a seller's range in Springdale, just with the inventory.
Inventory Speed And Seller Leverage
RUSSELLYeah, for sure. We've got, uh, in, you know, going back to last episode, Fayetteville 437 listings 138 sales. Uh, Springdale is 269 listings and 102 sales. Yeah, so it's, it's interesting that you get, you know, a little less, uh, sales per month in, uh, Springdale, but there's twice the listings in Fayetteville. Yep. So,
CARTERso what about Tawny Town? What's Tawny Town's got a lot of driving factors right now that's kind of growing out west in Tawny Town. You got a lot of effects that are happening out there. You got the new six 12 bypass that's, uh, coming online.
RUSSELLOh yeah.
CARTERYou've got all that new construction that's happening out there. So what's Tawney town? Market look like.
Tontitown Growth And New Builds
RUSSELLYeah. Average, uh, list price right now is$535,052, uh, with a price per square foot of 2 26. So it's, it's kind of a middle marker, so to speak. If you were just to peel, uh, Fayetteville and Springdale apart, but Tawny town, like you said, has a lot of extra things. It's, you know, a, it's not too far off the interstate, but it. You know, it's got some other, uh, highways and byways coming to it, so there's a lot of growth happening out there right now. Got
CARTERone 12 that's getting redone right now. You
RUSSELLgot, got Walmart right there at that, that intersection? Yep.
CARTERUh, so there's a lot of neat things that are happening out that way. There's some new construction stuff that's happening. Um, you also have other new construction that's happening around Northwest or around Springdale. You got Jacob's Crossing, you got Tuscany, you got Benedito, uh, you got Belmont. That's a McMullen subdivision. That's 2000 to 2,400 square foot houses. You got Brentwood Village and Noah's Landing, which are both Dr. Horton ones at, uh. You know, three 40 price point and one's at four 20 to five 30. So they kind of got it covered on the new construction stuff. Um, there's also some new ones that are coming in at the Courtyards at Butterfield, which is a 55 plus active community. In East Springdale. Um, but there's a lot of neat stuff that's happening as far as new construction, both in east and West Springdale that are really driving a lot of new traffic.
RUSSELLYeah. And old stuff too, you know. Yep. You, you got look at subdivisions, resale,
CARTERresale,
RUSSELLold stuff.
CARTERCome on. That's
RUSSELLa
CARTERgood catch.
RUSSELLThank you. But you got a lot of, you got a well, and not even just real estate, but you know, you've got Tyson and George's and you've got so much, uh. Pushing on the community here, you know, uh, manufacturers, you got, like we said, we got, uh, you know, chicken plates. You got central states. You know, you've got, uh, children's hospital.
CARTERChildren's hospital's been such a driver. They're doing a 82,000 square foot expansion right now. Yes. Which is huge.
RUSSELLIt's awesome. I mean, not to mention just downtown Springdale, you know, got the, the Emma Street, you know, downtown effect, so to speak. The revitalization. All that's incredible.
CARTERThere's so much growth happening in downtown Springdale. It's so fun to see,
RUSSELLyou know, and I think that's another reason for us to dig into that because if somebody's from out of town listening to this, it, each episode really kind of peels apart what you expect to see in each city that you might not get if you're just looking for price point or looking for a house.
CARTERRight. And then there's, there's communities too, right? Where you have like neighborhoods like. Harbor Meadows. Yeah. They have basically every price point you go from million dollar homes Yeah. To, to smaller, um, patio, home type living. So Sure. And it's right there, right next to Harbor High School and all the things that are happening there.
RUSSELLYeah.
CARTERThat's a such a great draw. Uh, you got Shiloh Private Schools, which is a draw for the whole community. I mean, you got, there's a lot of people that come down from Benton County that go to Shiloh.
RUSSELLYeah.
CARTERUm, there's a lot of things that are happening, but a lot of the stuff that's happened right there around Children's Hospital has kind of transformed, uh, Springdale once Children's was built. Arve ballpark's right there. Tons of new things that are happening right around there. You got in wax second campus right there. Um, just lots of things that are happening there around the parks and all the different things.
RUSSELLYeah. And I'm sitting here looking at, you know, I'm looking at a couple of different statuses in and specifically in Tawny town. So just to kind of peel that out, like, uh, minimum heated square footage, like, uh, and this is new construction specifically. You know what, lemme go back and, and let me add, add 26 on there because 24 and 25, I, I'd like to see what the difference is for sure. Uh, lemme just change one thing here. All right, new construction, 25 and, uh, 24 to 26. And let me pull these stats. Uh, all right, so minimum price in Tawny Town, specifically 389.$1,121. So 2 0 6 a square. All
CARTERnew construction, right?
Schools Downtown Food And Infrastructure
RUSSELLAll new construction. Okay. The high end is 985,000. That's a 3,600 square foot house. That's four bedroom, four bath, 271 bucks a square. The, well, this is, and, and there's one pending that's higher than that, which is, uh, one point. Uh, 75,000. So one point million, 75,005 bedroom four bath, 3,630, or I'm sorry, 3,669 square feet. But so you've got everything on there, uh, you know, from active and, and pending. At, at least right now, there's a, a total of like really new construction in the residential market. Uh, there's 48 right now. So, yeah,
CARTERjust in tiny town,
RUSSELLjust in tiny towns, there's, there builds out there, there's a lot more new builds and you got everything from, you know, I don't wanna say low end, but maybe even affordable housing to over a million.
CARTERYeah, that's a, that's a fun little fact to look at.
RUSSELLYeah.
CARTERI'll tell you another thing that's driving a lot in Springdale is the restaurants downtown Ry will come up from Fayetteville all the time to go eat downtown. There's so many great restaurants, so many cool things to do.
RUSSELLYou
CARTERgot gas, the bike trails running right, sandwich. You love it all. Yes. It's such a wonderful place and such a, such a growing community. And the other thing that, that a lot of people come to Springdale for is the school system. The school system is always top tier in. All of the state of Arkansas and with all the, there's more schools here and, and more growth with all the different things. You got the Don Tyson School of Innovation, which is a whole new concept to high school. That's really, really cool.
RUSSELLNot to mention going up into Inw, their other location here. Yeah. In Springdale. Yep.
CARTERSo good stuff happening in Springdale all over the place. Tons of new construction opportunities, lots of resale, all the things that are happening downtown with the Emma Street Effect. Just fun stuff happening in Washington County. I think the six 12 bypass will drive a lot of new growth on the west side of Springdale. That's a
RUSSELLgreat point.
CARTERUm, we were talking to Philip the other day about, um, highway Commission things and six 12 is now also gonna connect all the way to East Springdale over by Sonora at the bridge. So that's in the work. So lots of really cool infrastructure stuff happening in Springdale that'll continue to drive growth and keep it in the middle of the heartbeat of northwest Arkansas.
RUSSELLYeah, and on the east side, you know, if, if you're not from here, um, you know. You can take four 12 to, you know, the lake, to all the rivers. You can go to Ozarks, you know, Ozark Cafe and go get a sandwich. You know,
CARTERyou'll be close to everything.
RUSSELLEverything right, right in the middle. And if I'm not mistaken, if it, unless it's changed, Springdale has the largest, the city has the largest acreage of any of the major towns in northwest Arkansas.
CARTERI'm sure of it.
RUSSELLYeah. Alright, Carter, any last opinions?
