For decades, one of the most spectacular stretches of coastline in Mexico State completely under the radar. For one simple reason, it was hard to reach. Now that's changing. Major infrastructure projects have opened up access to this coast, and investment is already starting to move in. The world is about to discover this place. But right now, you can still own real estate here for a fraction of the price of more established coastal destinations. This is Puerto Escondido, Mexico's next breakout beach hotspot. And in this video, I'll show you what's driving the surge of interest here, what it costs to own today, and why I believe this is one of the most compelling coastal opportunities to emerge in Mexico in over a decade. For more than 20 years, I've been a full-time international real estate investor and scout. My team and I spend more than a million dollars every year on travel and research, looking for the best real estate opportunities in the world. We walk the streets, tour projects, talk to lawyers and developers, all to uncover destinations that offer incredible lifestyle and strong investment potential. Mexico is one of the key countries on our beat. I've personally invested here in Los Cabos, the Riviera Maya, and Guadalajara. And today, the emerging destination I'm most excited about is Puerto Escondido. Puerto Escondido is on Mexico's southern Pacific coast in the state of Oaxaca. This is a place that still feels like old coastal Mexico, before the high rises, before the mega resorts. Here, you'll find wide open surf beaches, small tucked away coves, low-rise towns scattered along the coastline. The setting is raw and dramatic. Long stretches of empty sand, rocky headlands, deep Pacific swells rolling in. Puerto Escondido literally means hidden port. And for decades it lived up to that name. This was a place known mainly to surfers, backpackers, and a small number of wealthy second homeowners who build villas here for the privacy and space it offers. What makes this place special isn't just the landscape, it's how the people live here. In the mornings, fishermen push their boats out through the surf. By afternoon, surfers are chasing some of the best waves in the world. And in the evenings, everything slows down as people gather on the beach for sunset. Even today, development is low rise and spread out. It's a place of beachfront cafes, open-air palapa restaurants, and small boutique hotels, though in recent years, it's also gained a new bohemian sophistication. Mixed in with the quaint traditional eateries and hotels, you'll now find fusion restaurants, yoga studios, mezcal cocktail bars, and co-working spaces. There's a growing international feel here. It reminds me of Bali, but with a distinctly Mexican character. Puerto Escondido stayed off the radar for so long because it was simply hard to reach. Your choices were either multiple connections to reach the small domestic airport in Puerto Escondido or a six-hour drive through winding mountain roads from Oaxaca. Now that's changed. And I've seen the shift firsthand. A new international terminal has opened at the airport. Flights from the US have already started. More are coming. And there's now a brand new highway connecting Oaxaca to the coast. A drive that used to take six hours, now takes about two and a half. This is transformative for the region. Because when a place with this level of natural appeal becomes easy to reach, things move fast. This is exactly the kind of shift I look for. When access changes, everything else tends to follow. Developers are already moving in, quietly acquiring land and planning boutique projects along this coast. Yet, even now, you can still own plots near the beach from as little as $25,000 and new condos from $115,000. This is what the early stages of a transformation look like. In a moment, I'll show you some examples of properties here. But first, let's step back, talk fundamentals, and answer some key questions I get about buying in Mexico. The question I hear most often is the most basic: Can foreigners buy real estate in Mexico? The answer is yes. Foreigners can absolutely buy property in Mexico, including in Puerto Escondido. But there are some things to be aware of. Property owned within 50 kilometers, about 31 miles, of the coast must be held through a special form of bank trust called Fide Camiso. This legal mechanism has been in place since the 1970s. It's well established and secure. Millions of Americans and Canadians own property this way. With the right attorney, the process is straightforward, and you don't need residency in Mexico to do this. The bank holds the title in trust, but you retain full ownership rights, including the right to sell, lease, renovate, or pass the property on to your heirs. I've used this structure myself on many occasions. The system works. As always, you just want to work with a good local attorney. Now, let me show you what it costs to own in Puerto Escondido today. Because access has only just arrived, prices in this region can be highly affordable. Right now, you can find plots near the beach from under $25,000, small condos from around $100,000 to $150,000, larger condos near the beach from the low to mid $200,000, big standalone homes in the $400,000 and up. Try finding anything like that in Cabo or Costa Rica's Gold Coast or anywhere along the Pacific with this level of beauty. Let me show you how early this market still is. This plot of land to build your own home is in a new development about three minutes' drive from the beach and about 20 minutes from downtown Puerto Escondido. The plot is just over 2,000 square feet and comes with water and electricity connections. It's for sale for about $23,000. This small one-bed apartment is in a new development near the airport, minutes from downtown and spans about 600 square feet. The community has amenities including a swimming pool and tennis court. It's listed for about $113,000. This larger two-bed apartment is 50 meters from the beach with direct access and has a shared pool with two other apartments. It spans 1,300 square feet and is on the market for just under $290,000. This three-bed home is the kind of home built by the wealthy second homeowners drawn to this coast. It spans 2,600 square feet, sits just 50 yards from the beach, and has its own pool and outdoor bar area. It's listed for around $620,000. When you look at the market here, you'll see that a lot of the inventory is pre-construction, homes and condos. That reflects the transformation taking place. I see two big opportunities as this accelerates. The first is to own best-in-class beachfront condos with incredible amenities. As Puerto Escondido breaks out, you'll want to own right at the top end of the beachfront market. That's where I expect to see the strongest appreciation. Right now, these kinds of communities are very rare, but they will come. Top developers are fanning out along this coast looking for suitable land right now. The second opportunity is to build something new, exclusively with rental income in mind. The rental story here is strong, and I expect nightly rates and occupancy levels to rise further once the full impact of the new airport and highway is felt. Boutique hotels and short-term rentals are already reporting consistent occupancy and premium nightly rates. As visitor numbers surge, the right property, particularly beachfront, or near the main surf bricks, should deliver very good returns. That's why another play I like here is to buy a small piece of land and develop a boutique rental project, say eight units or so. I think it could generate a very meaningful income stream. I stayed in a building like this during a scouting trip in November 2024. Based on my calculations, the owner was generating a gross rental yield in excess of 20%. Puerto Escondido is not for everyone. If you're looking for polished beach resorts, five-star hotel brands on every corner, are perfect infrastructure already in place. This isn't that kind of destination. This is still early. It's raw, it's evolving. And in places it's a little rough around the edges. But that's exactly why the opportunity exists. Because what you have here is something that's becoming increasingly rare. A spectacular stretch of coastline with real natural beauty and limited development. And now, for the first time, it's becoming easy to reach. That combination is powerful. It's the same pattern that turned places like Los Cabos and the Riviera Maya into world-leading destinations. Places that were once hard to access, that suddenly opened up, and then saw years and even decades of sustained growth. I believe Puerto Escondido is at that same stage today. If you buy the right property here, close to the beach, in the right location, you're positioning yourself ahead of the wave.
