SPEAKER_01We always have the best time. Today we are talking about a design style that is basically a requirement if you live down here in Florida. We are discussing how to transform your kitchen into a modern coastal retreat.
SPEAKER_00I love this topic. When people hear coastal, they sometimes panic and think of heavy nautical themes like anchor wallpaper and seashell cabinet knobs. But modern coastal is completely different. It's a clean, contemporary take on beachside living. It's all about being bright, calm, and effortless.
SPEAKER_01Yes! We want sunlight dancing on the countertops and breezes flowing in from the lanai. Where is the best place to start if someone wants to achieve this look in their home?
SPEAKER_00You have to start with the layout and the light. An open concept is key. If we can remove a non-structural wall or widen an opening, it completely transforms the feel of the space. You want clear sightlines from the kitchen, straight to the living area, or the Lanai.
SPEAKER_01And what about the color palette? How do we keep it looking modern and not like a kitschy beach souvenir shop?
SPEAKER_00I always tell my clients to use the 60-30-10 approach. Your foundation makes up 60% of the room. Think crisp whites, soft creams, or sandy beiges. Then 30% should be warm wood accents, like driftwood, white oak, or bleached finishes. Finally, that last 10% is your sea glass accent. Bring in a pop of muted green, aqua, or soft blue through your bar tile or island paint.
SPEAKER_01That sounds incredibly serene. But Ryan, as a construction expert in Florida, you know we have to deal with intense humidity, sun, and salt air. How do you balance that beautiful, delicate look with actual durability?
SPEAKER_00Durability is everything down here. For cabinetry, we use furniture-grade plywood boxes because they handle humidity way better than standard particle board. We also use low sheen paints and UV-cured interiors so the sun doesn't fade them. And you absolutely need corrosion-resistant hardware, like powder-coated or PVD-coated brass, to stand up to the salt air.
SPEAKER_01What about the countertops and the flooring?
SPEAKER_00For counters, quartz and porcelain are amazing because they are so low maintenance. They resist stains from citrus, wine, and sunscreen, which is huge for Florida entertaining. For flooring, porcelain plank tile gives you that beautiful coastal wood look without the upkeep. Or you can use a high-quality luxury vinyl plank, which is waterproof and incredibly HOA friendly for condos because of its sound control properties.
SPEAKER_01I love that you brought up entertaining. What are some smart storage ideas to keep this beautiful new kitchen completely clutter-free?
SPEAKER_00Clutter is the enemy of a calm coastal kitchen. We love installing deep drawers instead of traditional lower doors for your pots and mixing bowls. Another must-have is an appliance garage. You can hide your blender and toaster behind a cabinet door that has an outlet inside. And honestly, my favorite addition is a beverage zone. Put an undercounter fridge or an ice maker on the end of the island closest to the Lanai. It makes indoor-outdoor entertaining completely effortless.
SPEAKER_01That is genius. Now, you mentioned condos a second ago. We have so many listeners living in condos in Naples. Does that change the remodeling process?
SPEAKER_00It changes it significantly. Condo remodeling in Naples requires a lot of coordination. You have to get HOA approvals, schedule elevator reservations, and plan deliveries in phases. Also, if your building doesn't allow core drilling into the concrete slab, we might have to build a quote unquote dry island, meaning the island has electrical but no plumbing. It takes a specialized team to navigate all of that smoothly.
