Hi, I'm Laura Lee and this is Pam. Hi. We are the Texas Lake Syndicate. I know you're asking what is that? And so we're gonna tell you. But we decided that not enough people know what is going on with Lake Life. And we decided we could help you. Yes, we can.
SPEAKER_01So tell me tell us a little bit about yourself, Pam. So been a realtor for 16 years and I live and work on Lake Livingston, which is the second largest lake in the state of Texas. Oh wow, I didn't know that part. 83,000 surface acres. Wow. 450 miles of shoreline. Yeah, I thought it was big. And then uh we're only about an hour north of Houston. So super convenient. Super convenient if you want to live here full time. Or again, going to the airports. I mean, we're and we're situated between two major uh interstates. So it's just Which are uh I-69 and I-45.
SPEAKER_00Yeah, so look them up on the map so you can find them.
SPEAKER_01Yeah, so it's not hard to find because we're so big, but anyway, so yeah, been here living in the area for 29 years. Uh raised all the kiddos here, and now we live on the lake, and we're just having the best time. But it's amazing what people don't know about living on the lake. So we thought this was just a nifty idea to be able to kind of share some of that information.
SPEAKER_00Well, and I'm a newbie to the lake, like I've lived around lakes and rivers my whole life, but I have only been living by the lake for four years here in Texas. So I have a lot of those questions myself, and Pam is gonna help us answer. So we're gonna try. We're gonna try. But anyway, we were at a meeting, we're with Lake Homes Realty, by the way. Yes, we are.
SPEAKER_01We love, yes, we are the largest lake-focused real estate brokerage company in the nation.
SPEAKER_00It's it's incredible. We are on so many uh really all the major lakes in the United States, but in Texas, we're on 229 lakes. That shocked me when I saw that.
SPEAKER_01Yeah, I had no idea that we had 229.
SPEAKER_00Now, we don't have 229 agents, but like for I work five lakes, right? So I just work the one because it's so big, right? So I work five lakes, but different different people have a variety of lakes that they run within lake homes. But the coolest thing is is that once a year we all get together, and Pam and I figured out we kind of had similar personalities, and we had um lots of things that we wanted to talk about, and so we decided to share with you. So we are the Texas Lake Syndicate. Yes, we are, and Bruce Jones, if you know him, is the godfather of the Texas Lake Syndicate. He's our broker. Did you show him the oh we have a little look at us? We got a little bit. That's me and Pam in a boat. Pam and I, if you want to use correct camera. But anyway, um, you cannot believe how long it took me to make that on chat GPT. Say it. It took a long time. How long?
SPEAKER_01Probably 30 minutes. So long. So you lost you lost 30 minutes of your life.
SPEAKER_0030 minutes of my life making making a logo because I kept having to correct chat GPT. So they did not understand what I was trying to tell it. So, but I think we got there. I think we got there. Yeah. So you're gonna be able to find us on a lot of different places. We're gonna be on YouTube, we're gonna be on Facebook, Instagram. I don't know exactly yet where you post a podcast, but we're fixing to find out. Yep, we don't even know that. There's all kinds of tech people up at our office. We're gonna say, hey, put this at a podcast place. That's right. So anyway, um, but we are very excited to be able to share um our knowledge, and then we're gonna not just talk about our lakes, we're gonna have guests, people that come on and talk about their lakes. We got Possum Kingdom, yes, that's a big one, nice, shwanky one, yes, and then I'm on Lake LBJ, which is just west of Austin, around Horseshoe Bay, Marble Falls. So if you know the Horseshoe Bay Resort, that is what most people go for. And there's four golf courses connected with that alone. Then there's the uh Escondido Golf Course, which is very sh and you know all of that, but they're all around the lake. Everything is made around the lake, yes, and so that it's a big lake life community, so that even if you don't live exactly on the lake as I live, lake adjacent. Love that word, yeah, lake adjacent. Um, I see the lake and I'm in the lake and all of that on a regular basis, so it's lake life, even though I don't live absolutely on the lake like Pam does.
SPEAKER_01And you have all these communities that that existed prior to the lake, yeah, because Lake Livingston has only been here since 1969. Um, and now you have we have all these communities that touch the lake. Yeah, it's just unreal, and it creates its own what am I trying to say? Ecosystem. That's what I was gonna say, and I'm like, is it an ecosystem? Make one yeah, there you go. So um that's what really is so cool. It covers such a broad area, and you don't have to be on the lake and spend the money to be on the lake to enjoy the lake.
SPEAKER_00Right, and most pa places nearby, uh there's a boat dock five minutes from my house. So you can keep your boat at your house, or you can keep it, there's all these marinas around the lakes too. People keep their so I have five-minute drive to the marina. I'm in the water with my boat.
SPEAKER_01Yes, there yeah, that's what makes it really nice, especially on a lake of this size. And there are multiple marinas on the lake, multiple free boat launches on the lake, so you don't have to pay a fee unless you just want to for convenience or whatever. But you know, so I mean you don't have to be on the water, you don't have to spend great sums of money to enjoy what we call lake life. That's right. And it's it's kind of its own little thing, it's its own little vibe.
SPEAKER_00We go around in flip-flops and shorts a lot. We do.
SPEAKER_01I mean, I see a house, and that's how we show up. Sorry. That's my number one thing when someone complains about, oh, I wish the master bedroom was closet was bigger. Yeah.
SPEAKER_00I do like my Lily shorts.
SPEAKER_01But you don't need as many clothes. No, you don't. Swimsuits, shorts, flip-flops, sandals.
SPEAKER_00Yeah, it's a very different pace. I know when we first came to this area, and we came across that hill down into Marble Falls, and you could just feel your blood pressure drop. It's just it's a different pace of life. It's a different kind of you pick different things to do, and there's always something to do. Right. There's always something going on.
SPEAKER_01Boat parades, those have become like the big thing.
SPEAKER_00Yeah. Boat parades, and then there's things that happen at the marinas. There's always live music at marina cemeteries.
SPEAKER_01Yeah, there's always so you can well, all of your restaurants on the lake. Um we only have uh uh three on the lake right now, and they have live music every weekend.
SPEAKER_00Yeah, exactly. There's always something going on, and then all the communities around that support the lake. I mean, the like I said, Horseshoe Bay Resort has all the shishi events and all the golfing and all that stuff you could ever want, with the hotel attached to it and all that, so it makes a really great lake amenity, and so and then all the different POAs and stuff have events too.
SPEAKER_01So there's so many things going on at the lake, and it it is lake life, so it is, you know, and it seems like because your stress does level does come down, most people are a lot nicer around the lake. They are so we don't even talk about who doesn't even lock their doors around here anymore. No, we don't want to mention anyone that doesn't lock their doors.

SPEAKER_00We have lots of house too. What there's nothing wrong with the water view. Nothing wrong with the water.

SPEAKER_00So um why don't you tell us a little bit about Lake Livingston specifically? Since you are the current pro. I don't know if there's anybody who knows more about Lake Livingston than Pammy Sue.
SPEAKER_01Well, there probably is, but they're not here today. Um, I mean, Lake Livingston, like I mentioned before, 83,000 acres. Uh, it is, I want to say, about 45 miles from top to bottom. No kidding. No kidding. Wow, that's huge. To drive around the lake.
SPEAKER_00Um what's the river that goes through it?
SPEAKER_01Oh, the Trinity River. Trinity River. So we're the fifth lake that is fed by the Trinity River, and we're the last lake that it feeds before Trinity River empties into Galveston Bay. So you know, there's that little fun fact. Um, but no, the lake is absolutely enormous. It would take you hours, hours and hours and hours to drive around the lake. Uh during COVID, I did it a lot. A lot. It was a lot of 14 and 16-hour days in the car, back and forth, north.
SPEAKER_00Everybody wanted to live at the lake during COVID.
SPEAKER_01Oh, yes. Everybody. Everybody wanted to live there, and it was great until we ran out of houses. And then there was nothing to sell. So, you know, there was that. But um, the lake is about an hour north of Houston. I think I said that already, too. Uh, but we have um, I believe we have five towns that touch the lake.
SPEAKER_00Oh wow, yeah.
SPEAKER_01Um, Livingston, the town of Livingston, is the largest. Um, we are about 25 minutes from Huntsville, which is the home of the Sam Houston uh Bearcats.
SPEAKER_00And Sam Houston.
SPEAKER_01Yeah, and Sam Houston. Don't you can't you can't miss Sam Houston on the side of 45.
SPEAKER_00And he's really his house too. That's kind of fun. I've been to his house.
SPEAKER_01Yeah, yeah, it is. So, I mean, there's lots to do, there's a lot of history in the area. Uh, it's still mostly rural. I mean, we do have some very nice high-end neighborhoods, but it's mostly country. You're you're not gonna be able to drive anywhere too far and not, you know, run across some acreage or you know, RV parks and and mobile home parks and all the things. Anything that you want to do in the country, you can do up here around Lake Livingston. Uh, but from a boating standpoint, um, it's nice and big, so you do see sailboats out here. Oh no, you don't see that on some of the smaller lakes.
SPEAKER_00No, we don't really uh there are some, but you don't see much on ours because we're not as wide as you. We're long and thin.
SPEAKER_01Right. So we have the width, we have the depth uh for that. Great fishing on the lake. Pine Island is the hangout on the lake. I mean, you can almost walk boat to boat, and I kid you not, there's probably 70-80 boats on a given Saturday. Like Crab Island down in the world. Yes, just like Crab Island down in Florida. Yeah. Um, so it's it's a lot of fun, and you meet a lot of people, and but yet because the lake is so big, if you don't want to be at Pine Island hanging out with all those people, go pick, go find a corner. I mean, there's wide open lake everywhere, so you don't have to be part of the crowd. I and just driving over the bridge is impressive, right?
SPEAKER_00Oh my gosh, it's what two, three miles long? The bridge, uh, think it's two miles.
SPEAKER_01Yeah, I think it's two miles. In my house, it's pack a lunch. Yeah, in my house, actually, I actually look at the bridge from where I'm at on the shoreline. Oh, yeah, cool. So shoreline, there's four hundred and fifty miles of shoreline. 450. That's crazy. I've driven them all. That's a lot. I believe that a lot. I believe that a lot, but it's a it's a great lake. Love the proximity to Houston. You're in the country, you're at the lake, but you can be downtown Houston an hour and 15 minutes. So super, super convenient.
SPEAKER_00Yeah, and you are on the east side, so she's closer to um the Louisiana border. So yeah, you're not far from there. So even people from Louisiana would be loving to come over here and enjoy the lake from here. So there is uh that Toledo Bend that kind of goes down the middle, and then you're west of Toledo Bend.
SPEAKER_01We are way west of Toledo Bend, and between us and Toledo Bend is Sam Rayburn.
SPEAKER_00Oh, that's right.
SPEAKER_01So we we have a lot of lakes just in a literally in a two.
SPEAKER_00Yeah, Toledo Bend and Rayburn are famous lakes. Yes, so very famous lakes.
SPEAKER_01Uh Toledo Bend, while it's the largest of Livingston and Rayburn and Toledo Bend, half of it's in Louisiana, so we don't count that half. So we get a we keep our we're the second largest. Rayburn Rayburn gets the number one.
SPEAKER_00My husband's people are from Louisiana.
SPEAKER_01Well, I have people from Louisiana too.
SPEAKER_00So we love them. Yes, we do.
SPEAKER_01Oh, but yeah, it's just there's so much to offer, but and and the the home prices on Lake Livingston are really phenomenal. Yes. I mean, I'm selling properties in the 300s on the water with a boat dock.
SPEAKER_00I mean, boggles of the mine.
SPEAKER_01Yes.
SPEAKER_00But you cannot do that on my lake.
SPEAKER_01No, you you don't have to be a millionaire to live on the lake. Uh, some lakes you do, but a lot of them you don't. So that if they're still very affordable, uh, you know, for the average individual. If they're wanting to be at the lake, we can usually find something too. Yes.
SPEAKER_00So if you're looking for a smoking high deal, are you Lake Livingston? Do not come to Lake LBJ.
SPEAKER_01Yeah, LBJ, not so much.$300,000 would maybe buy the lot. Maybe. Uh you can't you can't buy a lot on the lake for$300,000.
SPEAKER_00And see, that's a high number here. Yeah, that's see, that's the difference. There's so and then it's kind of the difference of living in Livingston or living in Austin, you know, it's just a different total vibe. Yes. And you just have to know that's why we're here. We're gonna tell you about the vibe.
SPEAKER_01That's why we're here. So we can tell you about all the different lakes around Texas and what they have to offer and what city centers they're close to, and you know, convenience. Some people want to be close to a city center and some don't. They want to be out in the middle of nowhere. That's right.
