Hello, how day I'm Dr. Olumide Immanuel. In 1997-98, when I stepped out and started acquiring real estate, there was little that I knew about the intricacies and the complexities of real estate investment and real estate development and the entire real estate world as a whole. In 2001, I started my first real estate development with the acquisition of 50 acres of land. And I suddenly realized that just owning lands and investing in real estate is not enough if you don't understand how to navigate the complexities. In the last 27 years of my life, I've made so many mistakes when it comes to the world of real estate. And as a result of the mistakes that I've made, I've gone on to then use my own mistake as a wisdom channel to help train, raise, and empower other people to do well in the world of real estate. One of the things I've done is in 2003, I started mentoring people to be able to do well in real estate and do it right so that they would not repeat some of the mistakes that I made. The reason why I started that real estate mentorship platform in 2003 was because when I started, I did not have people to show me the way. I did not have examples to learn from. There was no one to mentor me. And as a pioneer in the modern real estate world, I needed to use my head to hit the wall on many occasions in order to bleed and then begin to use the bleeding to help bless other people. If you are listening to me right now, I wanted to know that what I want to share with you in the next few minutes will possibly be the most amazing information that you need if you desire to do well in the world of real estate. Now, I started with what is called the real estate executive masterclass. And that was in 2003. And many of the people you know in real estate today that are major players in the real estate sector are people that I trained, and those that I did not train were trained by people that I trained. So one way or the other, when you look at the entire real estate landscape in our nation today, you realize that there's a threat that links back to me. Now, many of them have gone on to make millions, some of them billions, and many of them have also gone on to lose millions, and some of them billions. Some of them are presently in crisis that they may never come out of. And some of them have entered into all kinds of crises and they have come out of it, and the answers to this crisis are manifold. Now, many of them came to learn, they did not complete the syllabus, they did not complete the curriculum. So they went ahead to use what they heard, use what they learned, and then they did well. But they did not realize that even though the game is the same, the rules keep changing. And the mistake that many of them made is the fact that because they started producing results with the information that they got, they did not stay within the family to pick to keep coming for refresher courses and to keep getting relevant information that will help them. Just two days ago, one of them, a couple that was part of the 2023 edition of the Global Real Estate Executive Bootcamp, were in my office. And why did they come? They came for two reasons. Number one, to thank me for helping them not to make a major mistake that will have ruined their lives completely. And number two, to also apologize for not listening to some of the things I told them that made them to now lose well over 600 million naira. So I'm talking to you as someone that has experience, not just my own personal experience, but experience from people that have listened and done well. Listened, entered into crisis, and then came out and listened and did well without any crisis. Now, I began with the real estate executive masterclass and started training and teaching people a lot of things around the real estate sector. They started doing well. Then COVID came. With COVID came a lot of realities, a lot of complexities, a lot of newness. And immediately after COVID, I began to realize that the syllabus is changing. I began to realize that a lot of things need to be done. Another thing I realized is that even though we've been saying it for decades, that the world has become a global village and the internet is now the village square, it became more real to me after COVID. And I realized that many of the things we're doing in the country, we can duplicate on the continent and even in the entire world. Before then, a lot of people have been talking to me in different parts of the continent, different parts of the world about the need to come learn about real estate and all this. But I'm like, look, the people I've trained, the people I've mentored, they're all in Nigeria. They have access to me, they can come to my office. Some of them did internships, some of them have to work with me directly as realtors and as agents and brokers. If you're not in Nigeria, I don't know how that's gonna work. Then in 2022, boom, the light bulb hit. And then I put together for the first time what we call the Global Real Estate Executive Boot Camp. The Global Real Estate Executive Boot Camp was hosted in 2023. It was$10,000 per delegate, and it was seven days fully residential, the first of its kind anywhere in the world. You can go fact check that. There is nowhere on earth where people will gather for seven days fully residential, and all they are discussing is real estate and how to do well in real estate. It was a very, very ambitious project. It was something that was like, will it ever happen? Because I needed to bring together all the major players that are within the sector to come share and expose to the people what they have never shared or exposed to people before. By the time I started meeting with many of them, I realized that the only reason why many of them accepted was because I was not really somebody they could say no to. Some of them told me, ah, Baba, you want us to come and share all our secrets and all our struggles and all our frustration. But I said we need to help people. We need to sanitize the sector. Because I see a storm coming. I see a crisis coming. And if we don't sanitize the sector, the storm and the crisis will affect everybody. Well, if you know anything about real estate, the storm and the crisis is already here. That was 2022. So in 2023, we hosted the first global real estate executive bootcamp. It was the first, and it was meant to be the last. Because how do we sit down in one place for seven full days, fully residential? Those that attended it, one word that characterized the entire week was intensive. You know why? We started in the morning sometime 10 p.m. We're still in class because the curriculum was just something else. Everyone came with their A game, everyone gave their best. And I'm happy to announce to you that we had people from almost about 18 different countries, and we had people from all over the world that came in to be a part of that event. Between 2023 and now, many of them have gone on to become billionaires, doing turnover in multiple billions. I can say to you categorically that over 87% of those that attended the 2023 edition of Grip are doing fantastically well right now, simply because of the value that they got from that. Then Grip 2023 came, and Grip 2023 was over, and we've been bombarded for the past three years. You cannot make it the last. You have to do it again. I'm not someone that normally bows to pressure, and I'm not bowing to pressure. But as the crisis I spoke about in 2022 and the things I predicted and forecasted in 2023 became a reality in the last few years, I also realized that something needs to change. We've seen a lot of demolitions and many more will come. We've seen a lot of defaults, and many more will come. We've seen a lot of crisis with reference to inflation and the ability to deliver on promises for developers, and many more will come. And I suddenly realized that even though people are asking for us to bring Grip 2023 back and do it again, there was a deeper issue that needed to be dealt with. What is the deeper issue? Because of the low barrier to entry, a lot of people have come into the real estate sector. And everywhere you turn around. Real estate, real estate, real estate. And I realized the market is not saturated, but the method is saturated. And as a pioneer, as one that has been given the privilege to be able to lead and help people in this area, I went back into the archive, I went back into the secret place, and I began to think of what next to do and how to further help the industry. And out of that experience came 15 brand new masterclasses, 15 brand new models. And that is one of the major reasons why we are having GRIP 2026. By the third day or fourth day, she came and she said she has made up her mind. She's no more doing real estate. She's going deep into her fishing business and she's going to focus on the real estate sector of that industry. As I speak to you right now, this is 2026. She's already done a couple of billions in the first few months of this year. Last year alone, she did over five billion. One of them also came to me, I think the second day. Yeah, by the second day, too, and said, Ah, from all these things you are sharing, there is trouble. And as you are speaking, I can see that even the real estate I think I'm doing now. There is fire in the mountain. There's something, crisis is in the future, and I need to look for a way to escape this thing. Before we concluded that one week session, he came to the conclusion that he was going to leave every other aspect of real estate and focus purely on just one niche area: hostels for students. Now, that same person, because he said, Look, I'm a lecturer in the university, I already have a couple of hostel. Why am I doing site and service? Why am I doing cut and sell? I can just stay with this hostel stuff. That same individual has gone on to be a successful individual when it comes to the world of student real estate. As a matter of fact, just two years ago, 2023, or yeah, December of 2024, yeah. December of 2024, I was privileged to dedicate 23 hostels in one day for the same guy. Now he's coming back in 2026, not as a delegate, but as a facilitator. Why am I saying all this? I'm saying all this because there are many of you listening to me right now, you're already in real estate. And there's this arrogance to real estate. When you start having turnovers and you start seeing 100 million, 200 million, 1 billion, 3 billion, and you're already making money, something makes you think that you know everything. You begin to think that you are better than everybody, that you don't need any lecture, you don't need mentorship until you enter trouble that is bigger than you. Many of you don't realize that turnover is vanity. The only sanity is profit. Because most of this money you are seeing in your account is not your money, it's other people's money. And there are technicalities and intricacies to this business that if you don't know how to navigate, it can ruin your life. In the last three years alone, some people have died, some people are now having a stroke, some people have had to run away, some people are about to abandon and go and restart again all over because of the crisis they have seen in real estate. But you need not go through that. Some of us have suffered so that you will not suffer. Generals are known by their scars. And with the scars that we have, we can help you not to be scarred in the world of real estate.
